This property is perfectly located to enjoy everything Nice has to offer.
The room was clean and beds were comfortable.
The rooftop terrace was a lovely space to enjoy drinks or snacks that you have brought. Or catch a little afternoon sun.
Staff were welcoming and helpful.
I may have missed arrival instructions, but it would be advantageous to have the parking garage code on the day of arrival as there is no where to wait in your car while checking in.
I highly recommend this hotel for a few nights stay in Nice!

Really liked this place. It's a good size, comfortable, great balcony and well-located close to tram stop. Being slightly outside the main tourist frenzy is nice and it's an easy walk to the centre and to the main train station. The kitchen is well-stocked but beware of the multiple threats of how much they are going to charge you if you actually use it! The difference between the warmth of the staff and the warnings that plaster the room was a bit jarring, and it's naughty that they advertise the kitchen but don't mention that it's an additional charge to use it. But it's fine if all you want is a cup of coffee and a bit of cheese for breakfast (just make sure you clean well before you leave!) and the fridge is a decent size so really useful to have. Overall a good base and reasonably priced for the area, especially given the size of the space.

This hotel had a lovely lady at check in who was friendly and helpful but that’s where the good thing ended. The room was okay but nothing like it showed in the photos. The three stand out worst things: it does NOT have a pool on the rooftop terrace. It is advertised as having one and even goes so far as to say ‘relax by the rooftop pool’ but I promise you, that’s a lie. There isn’t one. Second: there was a silverfish in the bathroom which is a form of cockroach, not nice at all and lastly but certainly not least is the noise from the street below. We were in a room above a traffic light and the noise from below was horrendous. Constant mopeds revving and cars/trucks going up and down stop starting. I cannot express how LOUD it was. It went on all night and we barely got 4 hours sleep, I kept thinking we’d left the doors or windows open because it was simply that loud but we hadn’t, it’s just so poorly sound insulated. It ruined our stay and we left 2 days early. I absolutely would not recommend this hotel.

Great spot with a nice balcony and terrace to sunbathe— even allowed me to check in a couple of hours early since my room was ready. I’m sooo glad Roxana works here. She was my favorite, she helped me with any questions big or small. She’s kind, approachable, friendly, hospitable and sweet. Even helped me get a nail appt at a nice salon nearby. I truly appreciated her help and if it wasn’t for her I probably wouldn’t have liked this place as much because the other staff is okaaayy. I didn’t feel as welcomed by them and mainly saved my questions for Roxana because she was always warm and kind to me. A lot of restaurants and shops nearby, only a few minutes walk to the beach. I felt safe traveling as a solo woman and everything was within vicinity. I walked everywhere and loved the sights and everything about Nice. Housekeeping staff and night security were amazing as well. Merci beaucoup roxana!!

First, I booked a suite with 2 bedrooms, but we got there and it was a one bedroom studio for 4 people. We had to go to a hotel next door for the night until they had a 2 bedroom suite available. (They assisted and paid for the hotel night but the hustle to pa k and unpack and switch places at night was not best thing to do.
We forgot an ID card in the hotel and we communicated with them about it and they suggested to use a prepaid DHL service, which we did. It has been 3 weeks since then and they did not send the ID yet and they even stopped answering to our emails.

The hotel is beautifully located, just a few minutes walk from the sea. It was perfect!
The staff was amazing and helpful with all questions we asked. Our room was spacious, with all the amenities. The only negative was the lighting, both in the main room and in the bathroom. It was quite dim and difficult to see to put on makeup and contacts. Additionally, the bathroom had no fan, which meant the ceiling was beginning to show mildew.
I can’t speak enough about the wonderful staff. We had a real problem and they went out of their way to help. I highly recommend this hotel.

We stayed for 3 nights and really recommend staying here. The apartments are very clean,
spacious and well organised with a kitchenette, fridge, dishwasher and we booked a small balcony which was lovely! The area is less than 5 mins walk to Promenade Anglais and perfect for an easy spot for beach, bars, bakeries and food shopping. Honestly, couldn’t recommend this place enough - visit the sky terrace for your own amazing views of Nice! Already planning to come back 😊😊

Located very close to promenade and tram also. Good rooftop area with sea view. Nice to have kitchen area and supermarket is close. Unfortunately during our stay we had bad experience with lack of hot water and couldn’t get a hot shower on any day of the stay. Staff tried to help us but the switch in the room cupboard kept flicking off all the time. Door closer on the room also seemed faulty/stiff and the door wouldn’t close without pushing it hard or waiting along time for it to shut.

The hotel is in a good location. Its a 5 minute walk to Promenade des Anglais, 5 minutes to the Tram for access to airport and about a 25 minute walk to the train. The rooms are large and well laid out and the kitchen is well equipped for a short stay. The private balcony is also nice.

I have stayed here quite a few times. The rooms are large enough, clean, the location is good. For a 3 star hotel in Nice, it is good value for money. I like having the kitchen-corner, Lidl is just around the corner, and I like best the rooms overlooking the back of the hotel, they are much quieter.

I had breakfast on my first morning there. It was a huge disappointment. Breakfast is served from 7-10 and I went in at 9am. The policy is obiously not to replace once something has run out. Everything was prepackaged, the only bread available was nasty sliced white bread, there was no fresh fruit left. At 16euros per person, I would have expected much better. But it was my choice. On the following days I bought from Lidl and ate and drank what I wanted.

Nice space with balcony and seats outside. The kitchen had a stovetop and microwave oven refrigerator and dishwasher. 8th floor had more outside terrace with chairs and a view of the Mediterranean. Laundry is available for a fee 5 euros for wash and 3 euros for drying. Nice clean machines. Definitely a lot of outside smoking which wafted into room on 7th floor when windows open or out on the balcony. Great price and nice amenities

Good location but staff needs some work!

We stayed here for 4 nights in August. The studio apartment was basic but met our needs - it was great to have something a bit bigger than a normal standard hotel room.
It was very hot so we didn't use the balcony or sun terrace but both looked like great places to chill. The hotel is close to supermarkets, the beach, bus stops and L2 tram line. We were on the road side which was quite noisy in the morning from traffic.
We arrived late and we realized when we got to our room that they had given us a double bed rather than 2 singles. The staff member at reception wasn't able to help as he was only a night member of staff which wasn't great. It meant we had to get the situation in the morning but it was sorted quickly.
The staff weren't very friendly - they barely acknowledged us when entering or leaving. We also had a fire alarm go off early morning (burnt toast) - once we made our way downstairs, there were no staff around to direct us to a muster spot which let a lot of confused guests in the reception. If this has been a real threart, we wouldn't have known what to do or where to go which was unacceptable.
Other than this, it's in a great location and the rooms are decent size.

The property from the outside doesn't look anything special being on a main road but the rooms were as described in the blurb and were very clean tidy and well kept. We had a room facing away from the road and the balcony and views were great. I wonder if having a balcony overlooking the road may not have been as nice. The terrace on the top floor was quiet and a sun trap. Location is brilliant both for the tram (200m) and the beach 250m . We would definitely go back

We had a great stay here. We wanted a bit of independence so having a wee kitchen with a fridge etc was great to have. It was also nice to have a balcony to sit out on and have a glass of wine. It was a clean and quiet room. There was a 24 hr reception which was good as our flight was very late. They also brought us to the airport at the end of the stay. (40 euros extra)

The hotel clerks were not helpful in giving directions or giving recommendation. The lobby had some brochures. Upon arrival we were informed the washer and dryer were broken. 8 days later they were still broken. The bed size was smaller than expected. On day 2 of an 8 day stay we asked for another roll of toilet tissue and was informed we had to go to store and buy it.
It's location was good. But there was a lot of traffic and trash was picked up around midnight.

The room was nice. Beds comfortable. The lock on the door was difficult to open. Breakfast was the worst on this trip. Coffee wasn’t good and breakfast selection was very limited.
Parking was horrid. Very tight spaces, the one way drive down was so narrow and steep our rental was too big to navigate it with out scrapping the sides of the car.

Superb accommodation. We were on the 7th floor with a sea view and a street view. Well-equipped kitchen with small dishwasher. Two minutes to the sea, and restaurants and shops within minutes. Spotlessly clean and well-decorated. Excellent tram system throughout Nice and tram from the airport to the hotel was only 1.5 Euros.

This property is not for ever one. We visit Nice France many times and like to stay in an apartment, so this is our 3 time at this property. Our goal is to find local food and cook it in a kitchen.
We like to walk into the old town or take local transit. This is really close to the Promenade and you can walk into town along the shore.
When we got to our apartment is was ready and clean, the bed was good and we love the view out the back to the Castle on the hill.
The kitchen is out fitted okay, I bring two knifes to cook with and that worked out very nice. We also bring paper towels and extra toilet paper.
The apartment is only cleaned once a week, so you have to keep it clean yourself. So if what you want is a well located spot, close to the Promenade and your own kitchen amenities in Nice France then this is a good place for you.
And I want to thank the staff, they were very helpful and spoke English extremely well.
And as a note, you can get a Nice transit card for 10 trips on Trams and Buses in Nice for 10 Euro, the Tram to the Airport is down the street. But be informed the 10 trip card does not work on the Bus to Cannes or Monaco.

The room was a good size and it’s extremely close to the promenade along the beach front. It’s around 20-30 minutes to the older (and prettier...) part of Nice though the hotel itself isn’t in a particularly nice area. The staff at the hotel were pleasant and Enrique, who checked us in, was very friendly and recommended somewhere for us to get something to eat on our first night. The room itself was a good size and it was really handy having a fridge to keep drinks cool. It was also air conditioned which was great. The condition of The room wasn’t amazing - the floors were dirty, the bathroom was a bit shabby and could use a re-paint and the small balcony had a clump or hair lying on the floor. If this hotel had been £100 cheaper it probably wouldn’t have bothered me but for the price I would have expected it to be a bit cleaner. Overall it was fine for what we needed but I won’t be back I’m afraid.

A good base in Nice

Had a good time here. Studio was comfortable and had everything we needed. Clean and well furnished. shower was great and easy to use. Staff were friendly and helpful. Only minutes from the beach. Easy to get to from the airport on the tramway. Communal hallways less well maintained than the rest and need some minor updating.

The check in was smooth and the receptionist was very helpful with a map and showing some key points and directions to get there for our stay.
The room was clean and spacious with a kitchenette which was handy for breakfast and being able to make your own food when you liked saving money at restaurants.
The rooftop was nice and relaxing, although a pool or spa would have made it perfect.

A five minute walk to the Beach, and fifteen minutes to the centre of Nice, the Residhome is set on a fairly busy road. The views from our little balcony on the sixth floor were fine, and from the Terrace on the eigth floor, quite exceptional. Rooms are clean and well kitted out with a hob, microwave, and dishwasher. The Air con is efficient, and the double glazing keeps out any traffic noise. There is a tram stop to the airport and into town nearby, and a useful Lidl just 100m away. We enjoyed our stay.

We enjoyed its location and proximity to the beach. All attractions were easily accessible by bus, and the airport was only 30 minutes away on the new and efficient tram line.
