We had a family room which was below ground and appeared to immediately next to the Tube station and could hear trains on a regular basis.

The ceiling had minor flooding in the morning when the unit above us took a shower.

Aside from that the location was perfect for a morning train and check in was simple.

The good first... If you need a hotel that's reasonably priced for London opposite Kings Cross / St Pancras, with family rooms, this is ideal.

Rooms clean, beds comfortable, didn't stay late enough for breakfast.

However, the underground trains rumbling is every few minutes (not hotel's fault, just take earplugs) and general London noise etc means it's a place to sleep but not to rest. The shower pressure was good however!

You get what you pay for! Cheap \"hotel\", cheap rooms.
I should have walked out when the customer before me wanted to make their deposit in cash.
The checkin person was fine, though not personable. The next sign to leave was the fact I had to manually fill in a paper form about myself for the stay, although they should have had my booking details already.

My room smelled damp. I certainly left the hotel worrying I smelled damp. I didn't have anything to cover the odour.

The bed was fine but the mattress was certainly placed on very cheap metal frames.

All the tiles in my room were pealing. Showing signs of a flood at some point.
Paint was pealing in the bathroom ceilings.
Being on the lower ground floor, my bathroom did not smell nice.

I ended up renting an office to work for the day. The wifi was too slow and there was no privacy.

I did read reviews about the noise from the area. I can accept street noise but I had street noise, noise from my neighbours and noise from general hotel traffic in the halls. My room had to doors to enter but I still heard noise from the halls.

I should have just left the first night and sucked up the room costs I paid.

If you can't afford a reasonable hotel and need a place to lay your head for a few hours, this hotel can be a last resort. Though if you can squeeze the extra money, find another hotel.

Lesson learned the hard way!

Check-in and check out were handled well by the staff, who were very friendly and helpful.

The room was fine, although the bathroom had a stuffy smell and it was not possible to switch the light off. It was noisier than I was expecting, but not unbearable. I also realise that I may just not have been expecting the noise level.

I had a really great stay here! The staff were very friendly and helpful, and my room was clean and pretty big for what I expected in London. It's in a super convenient location near the underground and a lot of restaurants. I came down from Euston and it was a very quick walk from the station to check in.

This hotel doesn't have the most amenities, but personally I don't mind as I wanted to spend my time exploring London anyway. Great value, I would stay here again!

I am actively seeking refund/investigation with Expedia and my credit card company. I stayed in hostels in my 20’s and cots in makeshift medical clinics. This was by far the dirtiest place I have seen. Hair, blood stains, bugs in the sheets. There was a slime/filth clump that was shaped like a dead baby bird next to the toilet. The smell of chemical disinfectant hurt my lungs. It looked, smelled and felt like the kind of place where people pay by the hour. The curtains had weird chunks cut out and missing. I lasted an hour, while on the phone and checking for alternate accommodations. Absolutely foul.

The person at the reception named Omar (I think that was his name). He was very nice and friendly. He upgraded my room and I was very thankful for that.

However, there was a very strong smell in the toilet. When I complaint, I believe the woman was a manager, she said she has checked and there was no smell and sort of made it out as if I was wrong. Following my complaint they had put so much bleach in the bathroom that it was difficult to breath in the room afterwards.

I won’t recommend this hotel.

I have seen poor reviews for this hotel and I do not understand why this should be as it was certainly not our experience.

Basic hotel but in the heart of everything right opposite Kinkgs cross station food shop bars pubs easy access to main central and very cost effective I highly recommended staying here. Just know they will charge you £100 deposit when you arrive which you won’t get back for 3-5 working days

The location is really convenient, many amenities around and very walking distance to any public transportation. The bed is terrible, old and thin and the springs poking while sleeping. Couldn't get a good sleep during the stay. The room is very small, bathroom door can't be opened all the way, stuck with the bed. The only stool in the room is worn. The double door to the room from the aisle is too tight to bring luggages into the room.

The room was facing onto Kings Cross but the internal window could not be fully shut due to brackets in place. This meant that I could not sleep all night due the noise of the traffic etc outside. Worst nights sleep I’ve had staying around Kings Cross (as in no sleep). Staff were friendly and was able to check in at 10.30 which was great but not being able to sleep all night was not great.

Room was a little tricky to find in hotel as located up & down stairs which was a little confusing. Bed kept moving away from wall as was on wheels & the filth under the bed was somewhat in need of a hoover.
Bathroom was a wet room & I only just fitted under the shower head & in 5’3” so anyone tall would have to kneel. Staff were friendly the negatives could soon be corrected.

Lovely clean modern room and very close to the main international, national and underground station (2 minute walk) but down a quiet street. The lovely gentleman at reception helped me with my bag as I was on floor one which didn’t require a lift. However is one for all the other levels. If I get back to London I will be staying again as it was also welll priced.

Does exactly what it says on the tin.
If you’re looking for brilliant value close to King’s Cross(and you couldn’t get much closer) then this place is the boy.
Stayed here about 4 times now and will do again.
Hotel is a bit quirky but rooms are a decent size.
3 twin rooms available too which I like.
Obviously don’t expect not to hear traffic noises on a morning(especially during the week).

The room was in great condition, the check-in was easy and the staff was very helpful.

The noise level adjacent to our room, however, on Birkenhead Street, was extremely disruptive, early in the morning, from 6am to 8am. There are street sweepers, garbage trucks and delivery trucks right outside our window on the first floor. It is very loud, and the delivery trucks have metal ramps they lower to the street, then move supplies to unload, creating loud BOOMING sounds. I don't recommend staying at this property, unless you stay in an inside-facing room, not on the street. There are also homeless beggars nearby, who may solicit for handouts.

Terrible night stay at this hotel with a intermittent drilling like sound coming from the event in the bathroom. This was reported to reception with no action taken or the ability to change rooms. The happen throughout the night and no apology or investigation took place. Terrible customer service. Since reported 3 days ago still no feedback from the manager.

Some rooms can only be reached by taking the elevator and then a few stairs, so not all rooms have direct elevator access. It might be a bit inconvenient if you’re carrying large luggage. The bathroom only has an overhead shower, which is a little less convenient. However, the staff were friendly and polite, which made the overall stay pleasant.

We were so happy with this Hotel, it's on the really handy location, easy to get anywhere. It was clean, simple, but we had towels, toiletry, coffee,tea, mini fridge, kettle, Cafes bars restaurants nearby....
The bed was so comfortable, and also we could leave our luggage at the safe room before check in for free. Thanks a lot

The picture, must’ve been when the building was first built the front of the property needs fresh coat of paint on entering the building the reception was very polite we got to the room and the stairs landing the carpet very very worn tatty and needed to be picked up and thrown away the room clean furniture very old and tatty bedlinen very clean bathroom very clean towels very clean the windows was open on arrival so we try close themvery rotten, my sister went to use the bathroom only to find that she was locked in on the other side of the door

The floor was squeaky, and the air made a lot of noise throughout the night when on cool cycle. The doors of the rooms slamming was not very helpful especially when you trying to sleep.
The beds can do with an update especially when they are forming a sinking hole in the middle. The spring mattress doesn't help when you are trying turn over in the night

Convenient location opposite Kings Cross station with good travel connections.
I had a room at the back side - while avoiding the traffic noise in the front, unfortunately on the back side there are multiple exhausts from restaurants below, making a lot of noise and vibrations during various times of day and night and making for a very poor sleep.
The room itself was compact but clean, though not very comfortable. Small desk, but no chair.
All in all, I wouldn't stay again.

Room was very basic and considering the price, I’d have expected something a bit more. Staff were asleep on the front desk at 6am with the front door unlocked. Bathroom had a horrific smell of sewage so going to the toilet was on an as needed basis. Location to Kings Cross was the only benefit. Avoid

Room we were given was on ground floor so we felt and heard every tube train that ran through the tube route below. We also heard every footstep from the room above so we had very little sleep

Weren’t aware breakfast was included as were not told

Very disappointed. Location across from the train station was perfect, price was reasonable considering location. Paid roughly 200 Canadian a night. The moment we stepped in the front door I knew we made a mistake. If you want an elevator, this is not for you. To get the elevator you need to take stairs and if you’re on the top floor as we were, the elevator doesn’t even go that high. The room was tiny, I can deal with tiny, but this was small. We often bumped into each other or bumped our heads on the ceiling with the slanted roof. The staircase is very narrow, making it difficult to carry luggage. There was a horrible smell in the hotel, which only got worse once we entered our room. Bathroom sink was cracked, cabinet chipped. Shower and toilet however did look updated. Scuff marks along all the walls. Housekeeping was a disaster. Came back after a day walking around to find the bath towel we used and left over the shower had been moved to over the bathroom door. We assume it’s the same towel but odd that they would move it. There was also a bathroom floor mat, which was folded up and put into the corner. Was this a new bathroom floor mat left on the bathroom floor or was this the one we’ve used that they’ve just folded it. They didn’t make the bed. Nothing looked different other than our towels being moved. First thing after checking in was walk around the area to see if we could find smoother hotel.

I'm very disappointed that I've paid over a hundred pound for one night in this hotel. This is a very run down establishment. There are paper signs on the walls stuck down with sellotape, to direct you to the rooms. In the hotel room that I stayed in one of the lampshades was damaged, the other lampshade was dirty with yellow stains on it. The bathroom sink in the room doesn't even have a plug. The hotel is so unprofessional, the man on the reception was wearing a fake 'Dior' tshirt under a dress jacket! The bed in the room was very uncomfortable and the worst thing about the stay was the yellow stains on the bed sheets! I really should get a refund. Horrible stay.
