The staff was very friendly, but when we arrived, there was no one in the front desk, we had to wait around five minutes for someone to get there. The sheets of the bed where old, and the floors were dirty. We let the staff know that it needed improvement and they very openly helped the and said they would try to fix it, but it didn’t get fixed. The air conditioning was very loud and old. The windowsills in the bathroom had a lot of debris and dust. The metal hardware in the bathroom was oxidized. I would like to mention that the staff was very friendly.

Location is convenient to restaurants, the room was clean, efficient especially for long stays and spacious. My only negative experiences were no paper towel in the kitchen, no hand towels in bathroom, ridiculous resort fee and the young lady who checked me in was extremely unfriendly and unwelcoming unlike the young man at checkout who was very nice. She really shouldn’t interact with guest.

From checking in to check out everything was awful. Waited an hour to check in because they didn’t have our reservation, apparently a communication gap between the host and my wife. Then the room was not properly ready for us for the price we paid. they charge a five star price and give you a two star accommodation. There’s not 1 ounce of personal touch, you book online you do not have any personal connection with anybody at the hotel. Their checkout is at at 11 AM. I asked for 11:30 AM check out and was told I cannot have it.
I was given two keys to check in at the room, and when we finally got to the room, the keys did not work.
If you don’t leave the hundred dollar deposit for the incidentals, then you cannot check in. There are no incidentals that fee is just to cover any damages you might cause.
I tried to talk to the manager about the situation and how disappointed we were and basically was told there’s nothing we can do. That’s basically the scenario in the hotel there’s nothing anybody can do.
I paid $375 for a room that should’ve been $100 because the connection between the hotel and their guests are awful.
I will never stay here again. So disappointed I paid approximately $600 for two nights. I would like to be fully refunded. It was a terrible start to my vacation.

I recently stayed at Lincoln Arms Suites and ended up extending my trip by an extra day after my flight was canceled. The location is unbeatable—just a short walk to the beach, restaurants, and shops in South Beach. The suite was spacious, clean, and equipped with a kitchen, which made the unexpected extra day much easier. Staff were friendly and accommodating, making check-in and check-out smooth. Overall, a great spot if you want a comfortable, centrally located stay in Miami Beach.

The hotel has a faint smell of cigarettes. The pull out couch had a urine stain on the mattress and there were no extra linens for it.
The hotel advertises that breakfast is included but what they mean is if you go to the front desk and ask for coffee-they will give you some weird stuff for the coffee maker in the room.

The stay here at lincoln arms was lass than desirable. The hotel had a smell of mold and mildew which was being masked by a string lavender scent. They had this water pitcher upvfrint that looked like it needed lean. As far as the room, we had no tv, no electricity!! On one side of the room and there was no on call maintenance only the poor frontvdesk attendant who didntvhave a clue of how to fix it. The extra blanketvrequested had hair on it. The pillows upon removing the police cases were stained with what looked like urine. I have pictures. The sink and tub kept draining slowly, again no maintenance. . Upon making staff aware of this , i felt heyvwere a little dismissive and refered everything to their manager. We were there for one night, the hotel was full. Not sure what others experiences were but i didnt imagine that i would be going from floor to floor with the attendant helping her check fuse noxes. She was very apologetic and did the best she could. Shame on you lincoln arms. Get it together. I wa s so glad that the rest of our trip was great and a time was had. I justcwanted others to be aware. If you stay her check the beds, nlankets and check the pillows. There has to be sone standard of cleanliness in a hotel not just on the surface . Thank you for allowing me to share my experience.

Stayed for 14 days so we needed a roomy place with a kitchen to cook a few meals and keep things in the fridge/freezer. The room itself was well equipped with everything you might need for an extended stay. Beds were comfortable and room was spacious. Bathroom small but met our needs. Walk in closet was a plus. Nice to have a small dining table too. A/C is a window unit so was kind of noisy at first, but we got used to it. At times we could hear footsteps above us but it wasn’t often. This is an older art deco building so it’s understandable that things are dated and older, but that was part of the charm. Everything worked fine and to our needs, we are not fussy travellers.
The front desk staff and housekeepers were all super nice and helpful. If you’re looking for a modern hotel with lots of amenities, this is not the place for you. It’s more like apart-hotel. However, you can use the amenities at two of their sister hotels which is just around the corner. Wifi was fast too! Location is amazing, so close to the beach, shopping, restaurants etc.

This was the most disgusting and racist treatment I have ever experienced at a hotel.
I will be posting this negative feedback on the hotel’s website as this was most certainly racist and unprofessional.

Retro boutique hotel with a bed to match
The room was huge felt like a small apartment but I was pretty shocked by how old it was. The bed felt like the cheapest, thinnest, spring mattress that sagged so bad it felt like you might fall off of it all night. I get the retro vibe but the bed comfort didn't need to match. On the opposite side of open doors from the convention center which made it much less walkable than desired.

This is an older hotel with a horrible parking situation.. be careful when you unload your stuff for this hotel I got a ticket in the first 5 minutes of being in S. Miami Beach. You're only options for parking are a public parking lot at $50 a day two blocks away.. or you can walk four blocks for $20 a day..it was super inconvenient and not listed on their website. The front staff wasn't very forthcoming about that either. The bed was uncomfortable, as well as the living room couch. The TV only got approximately 13 channels..they also need to upgrade their Wifi.
I definitely can say I visited S. Miami beach, but will never stay at this hotel again. This hotel definitely needs to be upgraded.

The place is in an attractive, quiet, residential location but also not far from Lincoln Road if you need provisions. Staff are polite and helpful. Only issue is air conditioning is very loud so had to switch it off at night but that cannot be helped.

We were super satisfied by the property and the staff. We were comfortable and close to the ocean drive restaurants and stores. The rooms are clean and beds comfortable. The building is like many in the area, dated but the upgrades make it up for that. We were there at the same time a large group of high school students were and they were extremely rude and loud. I had to complain a few times to the front desk, which isnt like me, and the desk did their best to control the noise. I would stay at this property again.

We were there for 8 days (7-6-14). My biggest regret is booking thru Expedia, definitely go straight to the hotels site. Everyone was friendly. However my stay was better because of David. He deserves to be recognized as a top notch customer service provider.if I was to hire someone to represent my company David would be the one. He was friendly and did not make any of us feel uncomfortable for asking for another stack of towels. My only complaint is the hotel seems a bit stingy. You provided with one roll of t.p., one set of towels and well cheap kitchen utensils and we had to ask daily for essentials. No one ever denied but I think our entire stay should have been taken into consideration. We had four women staying for 8 days. I think having an ample supply in the beginning would have made us feel a little more relaxed. We are happy overall with our stay. The temperature and overall comfort of our suite was adequate. Again anyone looking should book directly with the hotel and not thru a third party. That would have saved us quite a bit of money., not Lincoln Arms fault. They say that first hand on their website.

The location of the property is the best thing about it! They don’t store luggage so if you’re with family you may want to avoid it! We had quite a bit of trouble moving luggage in and out ourselves and then after a night checked out to check into the Uma House right across, as that’s a really good hotel with all the facilities and amazing location. Lincoln has big rooms and a great location nothing else. We asked for a late check out to further extend our stay but they don’t have a policy of extending beyond 12 Noon. So beware of all these details when booking. The price, room size and location are the only upside here.

Hotel is dated, run down and smells. It smells like an animal has been everywhere. Floors are wooden, creaking, carpets dinghy. Staff are not helpful. Everytime I asked for something the answer was “no, sorry, we don’t do that, we don’t have that.” This is a low budget desperate option.

Pleasantly wonderful experience. I’ve been down to South Beach many times and it’s not unheard of to have a hotel appear one way in the pictures and a different way in person. Often times quarters are small and not always clean. Upon walking into the room, it was super clean and a beautiful space. The front desk people were kind and helpful and the location was great. 5 min walk to the beach. Would definitely book this space again.

The issue for me was the lack of amenities. The TV had no channels. The remote did not work. There is no help on the parking situation. I would expect some guidance but you need to figure out on your own and we used the city hall garage. There is no gym or exercise facilities. There is no barbecue outside in the patio for guests to use. There are pools offsite. All that said, the prices in Miami are very high and I would come again to save money, have a kitchen, and know that the room is clean. Unfortunately I cannot give more than 3 stars.
