This is a hotel/motel hybrid - which was not clear to me before we checked in. The door to our room was completely exposed to the outside and that was not a good surprise. Everything was okay and safe after all, but I am not a fan of motel set ups. There are inside rooms, but we did not get one of those. The rooftop pool was great and the property was clean. Staff was friendly.

If they stick you in the floor 1 rooms behind reception, be warned. Absolutely absurd that those are even rooms available. Luckily they very kindly moved me when I was concerned about the noise. The place is clean, basic, had a basic reno fairly recently so the rooms look pretty good. I wouldn't rush back but it's decent.

Front desk receptive to requests. Never figured out the lights. Need better and larger selections of LPs for phonograph. Few amenities in the room (e.g., shower cap). Nice to have wine on rooftop, but would have liked a small snack to go with it. Coffee in lobby of sunrise building should be available earlier — 7 not 8.

We booked one king with sofa bed for the kid. Overall the room is clean. But when we unfold the sofa bed, there are nuts and built up dust on the sofa bed right under the sofa cushions. It was definitely unpleasant to see and clean it. It appeared to that the sofa bed had not been used for a while. When a room is booked with three guests, you would think it is the hotel’s procedure to make sure the sofa bed is clean and ready? We checked in around midnight, non of us had the energy to have cleaning team to come over to vacuum and clean it. So we cleaned the nuts and dust and covered with extra bed sheet. The rest of the room is clean though.

Good Location, room was not ready on arrival. There are two blocks at this hotel I was in the block behind the main reception being a woman travelling alone for work I did feel slightly vulnerable. Room was nice, staff nice but didn't give breakfast voucher at check in when I sat in the restaurant and ordered they canx my order as I did not have the voucher and I had to walk round to reception to get this, member of staff was not apologetic and it took longer than necessary to sort out...frustrating!

We were in town for a work convention and UMA House was so convenient to the convention center. It was within walking distance to a ton of restaurant options and shopping. The pool area was really nice and the rooms were spacious and well stocked. Very nice and would highly recommend for a boutique style experience!

Really shocking experience $50 parking is the only option or you basically get a ticket and in addition to that they charge an extra $40 short fee even if you’re here on a business trip and it’s certainly not a resort. If you’re going there plan on these extra expenses, it was real turn off for me.

Loved this hotel. It’s a quaint boutique hotel very close to beach and walking for restaurants etc.
they do offer the chairs and umbrellas for beach which was fabulous - it is a bit of a walk to the actual chair vendor from the hotel.
There is no microwave on premise - so if you need to heat anything up - this is an issue.
I also mistakenly thought a breakfast (light continental) was available or included but it’s actually just a coffee shop off the premises - a close walk.
The pool area is amazing, with beautiful views.
The concierge was lovely, they held our multiple bags for us as our rooms were not available earlier.
The whole front desk personnel were lovely to clear up any miscommunications about check in.
The room for the value was definitely worth it.
Nice size. And comfortable beds.
Would definitely stay there again.

I had reserved my room beginning Saturday, as I was planning to arrive very late that evening. I completed the check-in process through the app on Saturday afternoon. However, upon my arrival at 6:00 a.m. on Sunday, I was informed that my reservation had been canceled on Saturday. This caused a significant inconvenience, as I had to wait approximately 30 minutes before receiving my room keys.

Once I entered the room, which was booked for two guests, I found that only one set of towels had been provided. Throughout my four-day stay, housekeeping service was inconsistent. My room was serviced only twice, and the second time occurred only after I personally went to inquire why it had not been cleaned. The explanation given was that I had placed a “Do Not Disturb” sign on the door—yet no such sign had ever been present in my room.

When service was provided, the quality did not meet basic standards. The bathroom was not cleaned properly, the trash can was not emptied, and the bed was made with only one sheet, without the additional sheet and duvet that should have been provided.

Additionally, I had booked this stay as a VIP anniversary trip, and I was very disappointed that no amenities or special touches were arranged to acknowledge the occasion, despite the information provided at booking.

Overall, this experience fell short of the service and standards I expected.

Very conveniently located to Miami/South Beach. There were tons of great restaurants and bars and lots of stores. The hotel was nice and in great repair. Valet parking is spendy and even slower than expected (15 mins was almost half an hour). The room was awesome, clean and there was a hand written note with a bottle of champagne, which was really nice. The front desk worker sending us to the wrong building because she is “still new” was less new. Staff was the least friendly (and competent) in the 5 different hotels we stayed in.

The trip of my dreams !!!

I had a wonderful time for my first time travelling alone. I will so do it again and I met some amazing people too.
Uma House was beautiful with old Hollywood aesthetics. The only thing it was missing was not having a hot tub. But I enjoyed happy hour and all the staff was so nice and accommodating not to mention handsome men and gorgeous women working there.
It was so perfect for such a great trip and I was spoiled rotten.

I was given an \"Accessible\", which I did not need. The shower stall bled into the bathroom floor with no barrier, to allow for wheelchair access. Fine. But, with no way to.keep the water within the.stall, water flooded out into the bathroom and from there into the room itself. Took over.a dozen towels to mop up. And even before this occurred, the room had a mustry smell, i assume from previous floods.

Uma exceeded our expectations. The staff will go above and beyond to make your stay great. Uma includes so many free amenities you’d have to pay elsewhere. From the bottle of champagne on arrival, to the free happy hour wine everyday, to the beach chairs is an incredible value for south beach. On top of all of that they let us check in 6 hours early and for a small fee let us stay 4 hours late our last day because we had a late flight. The beds were so comfortable and everything so clean I felt at home the whole time. Wouldn’t go anywhere else, thank you all.

We were thrilled with our stay at Uma House! I travel a lot and am extremely picky about where I stay because I want to be comfortable (clean room, comfortable bed, good amenities), and I want to feel safe. I almost passed Uma house up because the rates were so much lower than other comparable places - I thought there might be something wrong with it. I hit the jackpot with this place. Fantastic location, very safe and clean (no unpleasant odors in the room - I can’t stand musty rooms or ones that stink of cleaning products), bright sunny room, the employees were friendly and helpful, and we LOVED the amenities. Beautiful rooftops on each building, a great pool lounge area, great views, discounts at the restaurant in the sunrise building, free beach chairs at Boucher brothers, and they stored our bags for us after we checked out.
In a few of the reviews I read before booking, people complained about not being able to open windows. The room is very well ventilated and it is hot and humid as heck outside, so I don’t know why anyone would want to open their window anyway. A note for the hotel - it would be great if there were more hooks for hanging beach towels and regular towels.

I put one of my employees up in a room at the hotel as well and she thought it was fantastic. We both plan to stay at Uma again if we find ourselves in Miami Beach.

This property used to be part of the old apartments in Miami Beach that was converted into a hotel. This is maybe the cleanest hotel I’ve been in a long time. The lobby service was superb. I suggest take the valet. Collins Ave is just 1/2 block away and Lincoln Road just 4 blocks away. You can enjoy Miami Beach at it fullest and still have a relaxing staying at this hotel.

Lovely experience with excellent & friendly staff. Lift in our block wasn’t working but no biggie as porter helped u up stairs 1 flight with the cases.
Paid for breakfast in Cafe American on corner which was excellent. Rooftop pool area was much bigger than thought & happy hour was perfect from 5-6 after a day out & about. Would definitely recommend.

Check in process was smooth, all staff were super nice. Location very convenient - Close walk to the beach! Rooftop pool was great - it was clean and floaties were provided.
Cons: we stayed in the building without the rooftop pool so any time we wanted to go back to the room, we needed to walk through the outside street. Wish we stayed in the building with the pool.
Also, the drinks at the rooftop pool were outrageously expensive!!! I was hoping to have a few when lounging around but after getting the first little Margarita at $23 US, I didn’t dare order a second one.

This is our second stay at Uma House. This visit we stayed in the superior suite and it is must book. it was spacious, had two bathrooms, 1 king bed, one murphy bed that we could transform into a hang out area. Uma house is the perfect hotel in the perfect location. adding breakfast to your booking is a must. there’s an option for everyone. complimentary bikes during our stay, 2 beach chairs very close, and happy hour in the lobby from 5-6 everyday. the pool is peaceful and there’s ample areas to lounge and sit. this is our favorite hotel in south beach and i recommend it to everyone. exceeded expectations!

This has been my favorite hotel in Miami Beach. Great prices and couple blocks from the beach. It’s nice and bright and fun friendly staff. Complimentary prosecco for hotel guests all day and night. Nice rooftop lounge with bar but pool is tiny so if you want to lay by the pool, gotta make sure you get there early enough to grab a spot. Rooms are nice and the connected restaurant is really good for all day dining and drinks. Walking distance to many shops, restaurants, and bars.

An Unforgettable Stay at UMA House in Miami Beach

My stay at UMA House in Miami Beach was absolutely fantastic! The hotel is stunning—modern, impeccably clean, and exudes stylish elegance throughout. My room was not only spotless but also tastefully decorated, creating a perfect blend of relaxation and luxury.

The rooftop pool and bar were definite highlights—simply breathtaking and ideal for unwinding after a day of meetings.

I must give a special shoutout to the incredible staff—Dianelis, Denny, Dario, and Liz—who were exceptionally attentive and welcoming from the moment I arrived. Their hospitality truly made me feel at home.

The location couldn't have been better, especially for business travelers. Being within walking distance of the Miami Beach Convention Center was incredibly convenient. After work, I enjoyed leisurely strolls to the beach and dinners along Lincoln Road and Collins Avenue—everything I needed was just steps away.

I highly recommend UMA House to anyone visiting Miami Beach, whether for business or pleasure. It exceeded my expectations in every way!

The room we had (240 I think?) Was fine for a single person on a work trip. My partner and I travel together for work and it was way too small, especially for a 5 day work trip. The staff were lovely, and the pool area is great. Bed's were comfortable. Dark red headboards in a tiny room was an odd choice, and finding anywhere to put things like toiletries was impossible - but the part I really didn't like was that there were no security measures between our hotel room door and the street. Anyone could have just walked up to our door at any time. There were security doors for the interior rooms opened by key but there didn't seem to be any consideration for the rooms outside of those doors. It didn't feel safe and I was uncomfortable. For that reason I wouldn't stay again.

We really enjoyed our stay at Uma! The staff were friendly and helpful, the location is excellent for South Beach, and the room was spacious and complete. We would stay there again.

The only negative is that the hotel is actually two entirely separate buildings, so you will find yourself having to go out onto the (rather filthy) street in your bathing suit every time to go to the pool if you end up with a room in the other building. And there's no perfect building b/c if you're in the 'pool-building' there is no front desk so you have to go to the other for all of that. They should have designed a connection between the building. Not glamorous.

Before arriving I was sent an email to check in online. I uploaded my license, a verification photo and credit card and ticked that I’d be using valet for one night. I was emailed a QR code to use at the desk to get my keys. The front desk staff was friendly but did not take the QR code and instead repeated the process using my license and credit card. The room was clean and comfortable. We arrived at the rooftop bar at 6:50. It closes at 7pm but we were told they were closing and wouldn’t serve any drinks. Overall we enjoyed our stay. Upon checkout the valet moved the car closer to the stroller ramp so we wouldn’t have to walk a bit farther to where it was which was above and beyond. The hotel is more affordable than others and walking distance to the beach, many restaurants, and CVS for anything you need.

This hotel was in a great location close to restaurants and a walk to the beach! We had a comfortable stay and I would stay here again. However, there were a few things that were not clear. The pool is located in a separate building, so if you are located near the lobby, you need to exit the building and walk next door. Also, the free beach chairs provided are a few blocks away from the hotel. Room service is only available in the mornings and if you park a car at the valet, it takes about 20 minutes or more to get your car. Other than these little things, it is a quiet location to relax and enjoy Miami

Unfortunately, there were many issues:

We got the room after 4 p.m.

The smell in the hotel and room was horrible. They probably have an underlying problem that they are trying to mask.

The windows in our room did not open, and our view was of another building less than a meter away.

Beach access is through a third party. We got two chairs far from the beach (an umbrella costs $22) with no drink service.

Finally, valet parking ($49 per night) was a total disaster. They work with a third party that services six hotels and only have two spots in front of the hotel. During rush hour, there was no space to park, and they took forever to retrieve the car (I stayed outside, which helped me avoid a ticket). When we were ready to leave for the airport, it took them over 30 minutes to get our car, even though the standard wait time was supposed to be 15 minutes.

Pros:

Fantastic location: The hotel is in a prime spot, making it easy to walk to the beach, restaurants, and shops.
Spacious room: The room had plenty of space to move around, which was a nice surprise.

Cons:

Noisy doors: The doors slam shut loudly, which meant being woken up several times throughout the night. This was a major downside.

Uncomfortable bed: The bed was not as comfortable as I’d hoped, making it difficult to get a good night’s sleep.

While the location and room size were great, the lack of comfort and the noise made the stay less enjoyable. If these issues were addressed, it could be a much better experience.

Pros:
1.Great location: The hotel is very close to the beach and within walking distance to almost everything.
2.Rooftop and pool: The rooftop area is cozy and pleasant. The pool, while not large, is sufficient and enjoyable.
3.Spacious room and clean bathroom: The room was large, and the bathroom was one of the cleanest and most modern I’ve seen.
4.Ample storage space: Plenty of closets in the room made storing belongings easy.
5.Free wine hour: Complimentary wine service on the rooftop from 5-6 PM was a delightful touch.

Cons:
1.Ventilation issues: The lack of proper ventilation was disappointing. Opening windows wasn’t possible, which made the room feel stuffy and restrictive. Nights were especially uncomfortable due to poor air circulation.
2.Internet issues: While WiFi worked fine for basic tasks, it was slow for downloads. Mobile internet also struggled to connect.
3.Lack of seating: The room would benefit from a small chair or couch beyond the bed for added comfort.
4.Terrible coffee: The coffee was extremely disappointing. Uma House should consider changing their supplier or coffee quality.

Overall:
A solid 4/5. The location, spacious rooms, and rooftop are definite highlights, but issues like ventilation and coffee quality were unfortunate.

Note: The staff were excellent—kind and attentive, though valet drivers could improve.

The Best Hotel...Can't Wait To Go Back

The most beautiful, clean, and impeccably staffed hotel I’ve experienced in years. From the moment I arrived, every detail exceeded my expectations. The attention to cleanliness and the stylish, modern decor create a sense of luxury and comfort that’s hard to find. The staff is not only professional but genuinely welcoming, making you feel at home the moment you walk into the lobby. And a special shout out to Rachel. I can’t wait to return and will make it my go-to every time I'm in the area. Highly recommend to anyone looking for a top-notch experience!
Oh, and it's a block from the beach and 2 blocks from the Miami Beach Convention Center!
