I didn't like the fact we had to pay for toilet paper, shampoo conditioner, clean under the beds they were filthy hair clothes left in drawers trash left in drawers no laundry soap only one bath towel for a person no extra bedding for the fold-out couch no extra blankets no extra nothing I was very disappointed I will not stay there ever again ask galore it just was a nasty experience

Regal Palms is a very tranquil resort. The lazy river and pool area was amazing. The location was superb. It was just a 3 min walk to Publix and several restaurants. The resort itself has a great bar and grill and all the employees were very kind. The pond in the back was very entertaining. There were turtles and baby alligator in there. You could watch the fireworks from Disney off of the balcony. Overall, I would give it a 7 out of 10 for family vacation.

The check in process was weird since I didn't think I needed to check in with the door code they gave me being at the top of the instructions so figured I was good

The elevator was in some rough shape and could definitely use new flooring.

The space itself has been newly remodeled so very pretty but the bathrooms needed quite a bit more attention paid to. There was some gunk in the guest bathroom shower that we only ended up using the primary for showering.

The sheet on the primary bed had some sort of plastic covering for the mattress underneath which I completely encourage, but it made a lot of noise during the night with any movement and retained heat to over heat us.
Because of that we moved to the two twins and the mattresses were much more comfy and quiet but the sheets were pilled and elastics came up every night since they were cheap sheets.

All in all a very average stay. Not bad, not great.
Probably won't stay here again next time.

Also, never used amenities but still got charged resort fees so keep that in mind as well. Use the amenities if you can to get the most bang for your buck. You're gonna get charged either way

It’s was a great place. The kids had fun. I enjoyed the three bathrooms and the king size bed. The beds were a bit squeaky and there was only one big sized tv in the home and two small ones. The internet wasn’t pretty good either. For the most part the stay was great. The manager of the property was wonderful. I had no issues with utilities. There was plenty of space and even some dishes that were available. All and all great spot. And right near the entrance and exit so easy to navigate to the property.

The unit itself (privately owned) was extremely outdated and was just a roof over our heads and nothing more. Too much to list the wrongs of this unit, but Regal Palms was great.

Family vacation turn into a nightmare

This was the most uncomfortable place that I have rented to stay the place was full of roaches and my wife is terrified by it, instead of a family vacation it was a nightmare for us and in top of everything the reservation was sent the the resort wrong with 1 day less which meant that I had to go to the reception again to activate my card to be able to get inside the property because when I got to the gate after coming back from the parks the card didn’t work and it was because the reservation was sent wrong I will definitely will not be using this site or that resort anymore in my life. Almost forgot the key to enter The townhouse was a code and it was never provided to me when I checked in, which meant that I had to call a number that was wrong to get this info because the front desk could not provided that info and I sat outside the house with my family and my two daughters for almost 30 minutes trying to find a number that could provide the information.

There was only one T.V. working in the 3bedroom town home no wash clothes or towels available had to wait till the next day in order to receive them. Sofa and loveseat felt like fleas were bitting you had to sit at kitchen table the entire stay.

Once we checked in and I usually do an inspection on the property because I don’t want to get charge for something that wasn’t me it was two holes on the wall the TVs were about 16 inch TVs one room didn’t have a cable box Wash cloth that was only for for eight people

The Resort looks very nice from th outside but.. the inside of the townhouse is not what you expect. The most important thing in a place is the cleaning and was very poor, besides one of the bathroom the bath tub was not drained. Anyway I do not recommend this place for another family vacation.. Sorry.. but for the money for rent it is not accurate.

At check-in, the front desk advised that there was little they could do to help us and if we needed anything to call the management company. The 1 phone number provided to us was for \"emergencies\", yet, not one person answered our calls.
When we enter the townhouse, it was full of carpet everywhere. The house smelled DISGUSTING, so musty, and humid. This was a problem because 3 people were extremely asthmatic. The moment they stepped in their throats began to close up, their breathing became difficult causing them to overuse their inhalers triggering a health concern.
We didn't expect carpet everywhere because our Expedia photos showed carpet in only one room, the master bedroom which was fine because there were 2 other rooms.
We go to the front desk, they were very helpful in trying to contact Keith from RPRSM, who was, apparently, the only person that could help us. When they were finally able to reach him, we explained to him our situation and we asked if we could please be moved to another townhouse. He was so UNINTERESTED in what we had to say, he was rude and acted as if we were bothering him. His response was \"what do you want me to do about it?\" & quoting his EXACT words: \"you should have done your research\". Keith refused to return our money, after hours on the phone with Expedia and Expedia trying to contact him with no solutions. Thankfully, Expedia took it upon themselves to refund our money.
At 1 am we had to go looking for a separate hotel.

Staff was pleasant. The facility we stayed at was just average. Rugs and cooking ware were dirty. Also no one from the staff contacted us or showed to see if we needed extra towels, toliet paper, anything. No phone in the facility. Had to call from our cell phones. Staff was made aware of that and was told it was going to get fixed, it never happened. Experience

We stayed here over the weekend and we loved it...
Our town home was 3 bd/3bth, Nicely furnished and extremely clean. Owner was very sweet and her property was well taken care of. The king size bed room had a large tub with was a plus, In the other 2 bedrooms was 2 twin beds in each room perfect for our family friends that atayed with us. Pool area was really nice we had alot of fun in the lazy river and and on the slide. Wish my youngest was big enough for it shes 1 1/2 you have to be 49\" or bigger, she cried for 2 days she wanted so badly to. I only wish she couldve sat on my lap. Hot tub was nice we didnt venture into the gym area since we had 4 kids with us. Arcade was okay, not the worst. there was at least 4 or 5 games out of order every game was $1 per play some games old but still fun. Food and drinks were delicious and fair priced we thought. Gratuity is automatic so be aware! We tipped alot our first day for not realizing. Wristbands are given for each guest for entry into amenities and resort townhomes( with a $10 charge if lost) Towels are also $10 charge if not returned. Bring our own Floats, you cant rent them and we ended up paying $35 for 3 tubes at the store there. Someone did take off with one of ours the first night which was a bummer. Overall our stay was nice and we would stay again. We vistied Legoland about 30 min. Orlando/Disney is the same about 30 min from the resort as well. There is a publix next to the resort which was nice for groceries.

There was a communication problem on how to get into the property. An email was supposed to be sent with the code to open the key box and I never received it. I had to go back to the Reception and they had to call someone to get the code. The property tubs could of being cleaned better. The jets were full of mold. The WiFi did not work and when I contacted the number the front desk gave me the person did not know the right user or password for me to use the WiFi.

Liked that it had three bedrooms, three bathrooms, a full kitchen, and a washer and dryer. The location is close enough to get to the Disney parks, but also a short drive from stores for supplies that may be required. The pool and water slide were also great for some relaxing time at the resort.

I only liked the pool area with the game room and bar everything else was ok.... We only had 1 roll of toilet paper per room after all used up we were told we had to buy our on. In their policy they wanted u to clean up and wash your wash your towels and if you requested more they was a 10$ hold per towel on your credit card if u lost your resort wristband pass or didnt turn them back in their would also be a 10$ charge each wristband. I wouldnt stay there again EVER...

The property we stayed in was infested with roaches. It was horrible. The resort said it was nothing they could do and it was the property owners responsibility for insects. The home we rented was not comfortable. There wasn't a broom to sweep the floors. It wasn't cleaned well. I had to scrub all the bathrooms before my family used them. It was a terrible experience and i will not be returning

I like the house, and i love the pool but from what i heard from others and seen from our place i think id look into some new cleaning people. There was old food, no one seems to high dust. And the leather furniture was peeling and very crappy looking and crappy feeling from all the peeling. And one of your male workers over the game area was VERY rude to one of our party members.

The house was clean and nice, no deck, just three chairs next to garbage bin, nothing at the property except the swimming pool, we stayed for 4 nights, and the pool was closed for maintenance for 2 days (half of the pool one day - half of the pool another day; the management did not care, the door screen was off, refused to extend my stay even for 1 hour - the place was literally empty after the spring break... I would never go back there

We enjoyed our stay. However, there are some definite updates that need to be made. Normally I would not mind so much, but the beds were TERRIBLE... If I were staying a couple days I might not mind as much, but if I am going to sleep somewhere for 7 days, I want my bed to be comfortable. Other than that complaint, we had a great stay. Unfortunately, for that reason, I would not stay here again for that amount of time...

The property was in a location that was close to our sons baseball games. The photos and description of the townhouse were misleading. It was very run down. Stained and torn carpets, worn towels, sheets and bedding. No household products other than a small bar of soap and one roll of toilet paper. It also had bugs. We would not return.

Loved the pool and lazy river. The townhouse was spacious. The desk staff were excellent.
Most fixtures in the unit were loose, dryer was vented into the unit, about 1/2 of the games in the arcade were out of order. Only 1 hot tub. Thin walls made night time outdoor shenangins a bother for sleeping.

Resort fees are excessively high for what you get. Not even a swimming pool, but actually a wading pool. When we arrived the temperature in the unit was 60 fahrenheit. Furnace did not work. Tried calling maintenance next day, but phone did not work. Went to the office to report problems. Told me that maintenance would look after the furnace and IT would take care of phone. Went back second day and complained. Received the same response. Went back third time and again nothing fixed. Heard others complaining of problems not being dealt with. At this point just gave up complaining. Spent two weeks there with no heat/AC and no phone. Temperatures were 80F in bedrooms second week. Had an issue with rental car, but could not call them because of phone problem. Had to drive to airport and exchange car due to phone not working. Would never return to this resort and advise others to beware.

One towel per room, insufficient towel for seven people. TVs broken and fixed only the night before we checked out. Sofa in the living area sinks to the springs, coming apart at the seams. Carpet worn on steps. Multiple bites on spouse arm, leg, face which look similar to bedbug bites. Spouse going to a physician today for extremity bites and itching. The place was unclean. Impossible to get assistance even for extra towel, to report concerns and broken TVs because we were told it was a personally owned place in a resort. We were not made aware of this before we rented at 154 Bergamo, Royal Palms in Davenport, Florida. X

Expedia dropped the ball on this one! After a long day of travelling I get to the Regal Palms to check in only to find out they don't have an access code for my booked unit, the person at reception was very apologetic and tried to resolve the issue to the best of their ability. After 30 minutes I was able to get into my unit only to find a HUGE cockroach in one of the bedrooms! 2 days later the AC unit started to leak, I called the number the receptionist gave me incase of any issues...I call...the person tells me that they are very sorry and they would get someone to come in within a few hours.... 5 days later I am still waiting. I had to turn it off in 90f (30c) weather with 2 children!

The overall property is clean and the amenities are good, but I would never stay at La Mirage 212 again!

If you are going to stay at the Regal Palms NEVER STAY AT LA MIRAGE 212!

Worst place I've stayed at. The unit we had was unclean and a fire hazard. I have a 1.5 year old and there were two electrical outlets with no cover plates. EXPOSED wires!! It smells like smoke, the master bath and sink wouldn't drain water, there are doors missing on the nightstand furniture, on and on. So disappointed that we spent $300/night on this place. We didn't even stay the last night of our reservation. Can't speak for the resort amenities because we left early, but this unit needs a gut job and new management. Unit Calabria 3510. Management company Cornerstone.

Old, dirty homes on the inside. Wi-fi didn’t work because we were given the wrong password. Cheap vertical blinds on all windows that were missing 1-3 on every window with no shades, so little privacy and no darkness when sleeping. Carpet on stairs was worn to the point you can see plywood. Furniture was stained, damaged or broken. Front desk was not helpful, when I went to ask about Wi-Fi I waited in guest services line just to be ignored until I went back and waited in the check in line to be told to call an 800# because there are over 40 property management companies on site and they have no control over any of it.

Beds need to be upgraded they are a little hard to sleep in. Couches were Dirty and stained when we bring it up to maintenance they said it couldn’t be cleaned because unit had been rented back to back. Overall it’s ok but honestly everything needs to be cleaner and upgraded. Their pool and lazy river is so nice we all enjoyed that very much family friendly and they keep lawn and common areas very clean. It was nice that you have a whole kitchen where you can cook, near by Walmart, gas stations, restaurants and pharmacy 20-30 min drive to universal studios.

Do not stay in unit 233 or 256 Calabria. I stayed here before and the unit was nice. These units by this owner have the bare minimum and are not very clean Remotes didn't work. one room only had one Chanel because the remote wasn't working the other room I had to change the channels manually. Iron was BROKEN literally and sharp where if we werent careful we could easily put a whole in our clothing while ironing. Lint trap in dryer looked like it was notemptied for MONTHS, coffee maker spilled all over counter and grains would eventually fall inside coffee maker we still have no clue how.. did not work properly at all the stove was so dirty the surface was clean however the actual electric part where the plate goes was FILTHY when you cooked on it it smelled horrible and both houses were like this. Had to wash all sheets and towels towels looked like they were stepped on or came out of a bag that had towels just sitting for days. Sheets were old and thin and smelled. Sheets were not adequate enough for an air conditioned space. When we told the owner he told me ***OH YOU WANT A 5 STAR HOTEL*** no sir just a clean one. Thanks ! I would not stay here again because the office could not help me because these are individually owned and rented homes all different property owners and managers you have to call the number given for each house and pray they answer. I paid a nice amount for this home for 6 days because I like to be comfortable and its a shame that these owners don't care

I have stayed at Regal Palms before and it was great. This time was a great mess. We only had four towels and two wash rags for a 4-bedroom 3-bathroom townhouse. The house was lacking all of the basic things to clean.

Look elsewhere for a place to stay

Regal Palms as a resort seemed acceptable. However the state of the unit we stayed in was deplorable. Dirty carpets; smelled like smoke; showers were grimy. Was very close to checking out and finding another place to stay.

This was not the best unit to stay in. Much of the furniture is broken, outdated, and stained with food. Towels were left in a bag near the front door.The housekeeper was contacted and tried to take care of most of the issues. She was very helpful and friendly. Maintenance also came to fix the closet that almost fell over on one of us. Besides all this, we decided to keep this unit. Days later, we discovered that the drawer to one of the dressers was missing screws and wouldn't close up. The overall experience was nothing compared to how it was last year at this resort. We came here again this year anticipating it would be just as great. This year we just made the best of an awful situation. The resort itself is nice, but this one unit needs more cleaning and care.

NOT GOOD!

This place was not good. The rental was run down and had old, somewhat tattered furniture. The carpets looked really gross like they had not been cleaned ever... the pool area was very pretty but the water was so dirty and cloudy. The staff was very friendly and the food in the restaurant was good... a bit pricey but good.
We stayed one night and tried to cancel the rest because of our dissatisfaction but we were not allowed. This makes me very angry because I felt like I was held prisoner, just so I wouldn’t lose my $400...
Never again will I stay at this resort!

Condo was filthy when we arrived. Dead flies all over the place, hadn’t been vacuumed Windows infested with dead and living flies. The bed sheets had hair, fresh bodily fluids, and food. We called and we were moved to an “upgrade” after and hour. The upgrade has a leak in the ceiling from the bathroom upstairs, also dirty, and an electrical short in the stairway, and management never answered our calls. Over all very frustrating and disgusting to say the least. Over all these condos need the health department involved not clean at all, healthy nor safe conditions

Meh.. Good deal, fair unit..

I've stayed here many times prior with wonderful results. This time however we ended up in a unit that wasn't nearly as well maintained. I'm learning that some owners of the units take better care than others. Wonderful resort property though. The pool area is great, wish they'd open the Tiki Bar again. Fitness Center is Ok, not great, but not terrible.

I stayed in one of their four bedroom townhouses with my boyfriend, my son and my sister in law. The house was absolutely beautiful! The pool area was gorgeous! And every staff member was extremely helpful. I will absolutely be going back to stay here. I never enjoyed my stay at a place so much! And my son loved the fact that he could go nigtswimming lol.

We enjoyed staying there but I called the housekeeping/owner 3 times starting with first day of stay I left messages no one never came nor called back..we had to bathe in cold water our entire stay..no hot water at all

It was really fun experience and comfy, felt like home! I didnt like how we had to grab a wrist band everytime to swim. Ants in our place, chair was broken. And hole in the couch. Othereise it was amazing!!!

Regal Palms facility is good. The properties are individually owned and very run down. The property managers were great but they cannot force owners to upgrade their units. They clean them the best you can but when furniture and flooring needs to be replaced there is nothing they can do.

We travel to Orlando frequently and have stayed at this resort in the past; however, this time showed the inconsistencies in the properties managed at the resort. This property had stained carpets, a ceiling fan that we couldn't turn on because it shook so bad, a couch that we had to pile cushions on to be able to sit because it was so worn that you fell into it each time, and very limited linens and pillows. We could not get the cable to work so I called the management hotline and sat on hold for 15 minutes with no answer. The letter says that the front desk can't help with problems like this because they are managed separately but I tried to give them a call anyway only to be met with no answer and to leave a message. We usually stay in properties similar to this and this one is more expensive for a poor quality. I was looking forward to the pool area; however, the strict restrictions on towels and towel cards, along with a fee to replace lost wristbands took away from the experience. I do not want to worry about my 6 year old losing a paper wristband and then being charged for it. This property is not worth the rates they charge, we will return to other properties in the area and will not be back to this one.

So Dirty.

The 4 bedroom townhouse I got was so dirty. And had no towels. I was able to find one towel under one of the comforters that was full of the mold.
I call the property management and no answer. No I’m ever called back. This is the worst place ever

The towels were dirty and so were the beds. The curtains were broken. The beds had hard small pillows. We were not comfortable. The furniture and beds were old and old fashion.

Condo Units are VERY dated

That would be ok if the units were actually clean! Apparently the folks at Regal Palms have nothing to do with the units and make it clear upon check in that if you have any issues call the maintenance company not them. Should have sent red flags up at that point. Don't know how they determine which unit you get assigned to but ours was a disaster. It was very dirty and really smelly. The springs were coming through on two of the beds, the comforters and carpets were stained and there was a baby toy under our bed which means they obviously didn't even clean under there! The sliding door to the patio was broken, not a broom or vacuum to be found so had to purchase all my own cleaning supplies. I called the maintenance company but they said there wasn't much they could do other than contact the home owner (who was out of the country and could not be reached). The pool, spa and restaurant area were pretty nice but not enough to go back. What was supposed to be a great vacation turned into a stressful nightmare. So disappointed!

Good low frills value for large groups

The townhome was clean which is a priority of mine. Ease of check in and check out.

I think the fees are astronomical for what is a no frills property.

The home itself while clean had low quality mattresses, puny pillows and very little blankets.

If it was only my family of four, for the $445 for two nights, we would have stayed at a luxury resort like Gaylord.

But to have all the families together for extra bonding time, I guess it is priceless.

Note to renters: bring pillows and blankets, coffee filters, soap and sponge, and bathroom toiletries.

Non-responsive Property Management and Expedia

Reserved a four bedroom unit from Expedia, Property Management company provided a three bedroom unit. Smaller unit was not suitable for the size of our party. Property Management company did not return multiple phone calls. Expedia collected money from me for a four bedroom unit but I was provided three bedroom unit, and Expedia refused to refund the difference. Recommend NOT doing business with this property or with Expedia - I won't be!

The room was dirty and had bugs crawling around, the frig leaked water every where and the toilet kept getting clogged. However the resort pool was amazing
