Thè T.V was placed on a small table where you had to look down from the bed. If T.V had been placed on wall in a higher position, it would have looked more inviting.
Also, the T.V took up space on the small table/shelf which could have had either the crockery or toaster and jug placed on it so that they were all crammed into the little shelf they were placed on.

This was ideal as a stopover.
Everything was clean and ready for us - thank you to our hosts.
As a studio unit, there is not a full kitchen (to wash dishes) but toaster, jug and fridge were ideal.
Mattress firm and very comfortable.
Outside private spa bath was lovely, it rained overnight andbit was awesome sitting in the tub under small shelter roof and watching rain fall.

Host could barely speak a word of English, to the point where I almost wasn't able to check in. Smoke detector broken off ceiling, heated towel rail was broken, heating was broken.Tried to talk to Host through google translate. Heater was replaced, smoke alarm wasn't. That same day we never got house keeping and couldn't tell us why. Only given two very thin old towels. Stains on bedding, house keeping left our door unlocked after they did clean despite signage everywhere telling guests to make sure to lock up when going out.

I arrived early and asked if I could leave some luggage in a secure place. I was told no and no early checkin as the room was not ready. It turned out that it was ready so when the owner arrived about five minutes later they totally ignored me and told the receptionist it would cost an extra $20. The cost was not a problem as my luggage would be safe. The room was very tired and dirty in places this was not down to housekeeping but maintenance. Carpets were badly marked and in poor condition. The bathroom floor was not much better. There was no facilities to was the pots I had used and when I mentioned this I was informed it was not included. I didn’t try the jet bath outside as it looked like it had seen better days. Finally just before checkout everyone was treated to an almighty shouting match in mandarin between the male boss and male receptionist. Not once did I get a pleasant greeting or a simply hello. Need I say I’ll not be returning.

Stayed for two nights there was a ball of hair stuck to the ground in the shower and mold on the celiling above also the light outside by the spa did not work my partner asked for milk on the second night and was told you only get one milk per stay it was very small our tea and coffee was not refilled the room was unclean however we made the most of our stay and the beds were comfortable and the hosts were nice enough but we would not return

We chose this motel because it had such a high rating. Maybe the other rooms are better but ours was dated and seriously run down. It so needs a make over. Staff were friendly and it was clean but no amount of cleanliness can make up for aged and worn chattels.

Basic and comfortable room. Comfy bed. Liked the spa bath in the small private courtyard out the back.
Owners may need to spend a bit of time on maintenance, eg, the moss and cobwebs in the courtyard. Could also see the Smoke alarm was not working.
Overall, a pleasant stay.

We booked the motel based on the pictures due to our place not having space for us until Saturday. The pictures did NOT match the facilities. Inside is not bad but the couches are not moved evident of the dust bunnies beneath them. And due to us needing 4 beds and there were only 3 we had to utilize the sleeper couch. The bathroom is small and in the middle of the room, not like the pictures and the lawn chairs are on concrete. There is also no place for children to go play outside. Not a bad place but not one i would recommend for people travelling with small children. (Also dont go on the pictures)

We had trouble with the hand basin it was blocked and dirty, and the hot water was not hot enough to have a shower. The heater only had one setting it got very hot so you had to turn it off, then back on when you got cold.

The owners could not speak English, it was very difficult to communicate with them.
The photos on the website did not match what it really looked like.
The 'spa' was cracked & very old.
There was only 1 dishtowel & nothing to wipe the counters with.
The website said that there was coffee & a plunger in the room, biscuits on arrival, hairdryer & toiletries - there none of those things, only a liquid soap dispenser.
The bathroom looked nothing like the photo, the floor was old & stained. There was no nice shower cubical & no nice basin as per the photos on the website.
Very disappointing.

This is a slightly tired and dated motel, but for the price paid we cannot complain. The “spa tub” bath has seen better days , and we would not have wanted to sit in it, but for showering it was acceptable. We slept very well as the bed was surprisingly comfortable.

They tried to put me into a cheaper unit when I paid for the studio with outdoor tub. Got into the unit and the tv didn’t work the taps on the spa tub was stiff and not working properly and the shower only had two settings cold or nothing. Never come back again.

There was no sky tv which was advertised online. The wifi connection horrible. The room didn't have milk in the fridge. Had to wait couple of hours. The bathroom could use some TLC. The shower head was rusted and corroded needed to be changed.

A very bad experience the stay at this place

When checking in, there were non speaking or reading english people at reception, was a very confusing situation.
Complained about the toilet cistern, was broken and making a continuous high pitched noise after the first night.
supposed to be fixed the same day, not so.
Was told they couldn't do anything about it as it was old and broken, they wouldn't lay awake because of it , so shouldn't I . After a bid of a heated discussion told the man to leave my room ,and solve the problem the next day this was at night. Next day I was offered a different room.
If the money was not already taken from my visa account I would have walked away. The room was two nights rehired again, to different People, without the problem being solved , the People complained about the problem, but were told nobody else had complained about the problem.
I would never recommend this place to anybody, as they are no professional people that know how to deal with customers , and charge money for sleepless night .
My brother and sister in law were offered two bars of chocolate when we were leaving . a very bad experience

Road noise from main road if door or window left open. No cooking facilities for price $130 per night. Microwave on shelf under TV so is kettle which is dangerous if not compliant. Tiny shelf with two glasses, two cups, tea, coffee, spoons no cutlery all crammed in. Large bathroom. Tall cupboard containing only ironing board and blanket uses too much space that could be used to insert kitchen bench and cooktop. It is just a small ensuite unit. There are better for price but they were booked out

Excellent value for money. The property was a little dated but the size of the room was large, the extras of cutlery, crockery, teas, coffee, milk and biscuits were great. The spa was fantastic after a hot 30 degree day. For the price I definitely recommend this motel.

Loves the fact that we had our own private spa pool. However there were no hair toiletries given with the room, they did not restock the sugar in our room when the cleaner came through and I do not believe the sink gets cleaned properly ever and the floor hadn’t been mopped properly if at all before we arrived. Very minimal cleaning was done.

Three interesting days in Rotorua.

Our few days were really lovely Good weather and the Birchwood Motel and Spa was a pleasant walk to the Whakarewarewa Thermal Village. Whakarewarewa was well managed with informative guides. The Redwood Forests were delightful with well maintained paths and very easy to walk even for the elderly like us. These were specifically what we went to Rotorua for although there were many other things that we did. Birchwood Motel and Spa needs a little TLC and unfortunately the spa was not able to deliver any jets but the water was hot. The staff were very polite and when asked to clean something for me they did with a smile. Management apologised for the lack of jets in the spa and said that he did not know it was not working. However the bedding was clean and smelled fresh as did the room. The bathroom was a little awkward with the door being so wide.I actually got my toe stuck under the door trying to negotiate the space. But overall I think that with a little effort in hanging the curtains properly and making sure that pots are cleaned and minor things that Birchwood is not a bad place to stay for a couple of days.If the gardens were a little more tidy we would have been able to sit outside but I am sure that at the end of what must have been a busy season we can imagine that at another time all would have been very pleasant.Traffic noise was a annoying at night but we cannot blame that on anyone as life goes on,... we are not all on holiday.
