What you see in the picture is NOT the hotel. This is VERY misleading. This is a picture of the mansion across the street. The Greeview is old and run down. The \"Hot\" pool was dirty, unusable, uncared for, like the hotel in itself seemed. It is sad that the owners were nice and helpful, but the property is falling apart. We asked for a hair dryer. It burnt out after one use. The front door is water damaged. The rear sliding door barely slides.

The room had a bad overwhelming smell like bleach used to clean mould. The bed was uncomfortable and dirty. The handbasin had disgusting stains and the shower was covered in grime. The spa was in a confined space and smelt like toxic levels of bleach. Topper pad for the spa had grime on it and gave the impression that it wasn’t cleaned and chemicals were just added in very high amounts. I stayed in 8 hotels/motels over the week all for similar prices and this one is the only place that made me feel disgusted and uncomfortable. I would never stay here again.

Horrible!! The place was not visually inviting at all as soon as we pulled up to the property. It just got worse as we inspected the room then the spa pools etc asked for milk, was told there was cremer in a sachet (thats a 1st) but to take a shower the next morning and it was cold, I couldn't leave fast enough. Such a shame for the community of Rotorua, it really has lost its appeal.

our unit was easily accessed from carpark. Motel was easy to locate. Unit was roomy.

Staff kept to themselves but rooms were very dirty,need a good scrub or paint,and there was no flow to the room it wasn’t welcoming and there was also an incident with others from other rooms telling us to keep our kids away from room 10 as a male was trying to take little kids into his room.The father of the children approached him and dealt with him.Not sure if owners were told …I mean I shouldn’t expect much for $250 a night an we spent 2 nights,but abit more effort on the cleanliness and it might have felt comfortable.Worse experience ever sorry!!

Very basic and unmaintained accommodation. Plug for microwave unsafe and struggled to get this to work. curtains and blinds were shabby, and no bowls for cereal for breakfast - needed to use a tall glass as a bowl. Fridge and small kitchenette was useful to have in unit - very old and unmaintained though. Shower - had to turn shower on to hottest setting and wait for ages for weak water pressure that was warm enough to shower. A one time experience for me I think.

No spare pillows or blankets, and just an oil heater to warm the room. Also cigarette butts lining the ground out back door. TP was also not stocked up.

Property is right on main drag with logging and other large trucks exiting town. It is noisy till after 11 pm. Room had no heating or cooling other than a space heater in closet- fire alarm was also in closet- minus batteries. Shower had very little pressure for hot water. Housekeeping just walks into the room without knocking.

On the upside, place does have some interesting hot water baths and a pool. So far, the Rotorua smell has not been too bad. All in all, I would say this hotel is not quite worth the price I paid for it.

Needs upgrading! Seen better days!

This motel was by chance a perfect location for our evening at Te Puia, for a Maori performance and meal. We could not have chosen better from that point of view. We walked to and from the site, not needing to use our car. Fab!
The motel is in need of an upgrade - for crockery, cutlery etc (all was hotch-potch, didn't match and not enough) as well as furniture which was functional and seen better days!
Staff were delightful, friendly, helpful. Cannot fault them at all!

Basement room with very little lighting. Cut and scratched table top with white residue on it that looked like it had been used to cut up drugs. Paint chipped. Bathroom looked like it was in need of a thorough clean. I didn’t stay!

This is a 1960s style property and is locked into the same area but with 2024 prices. The fridge hadnt been emptied for days as the food in it was frozen. The main light didnt work and management didnt want to be disturbed. No bedside lights and only one wall light no where near a bed. The was a bag of flour in one kitchen drawer. Whilst it is a little cheaper than its neighbours paying a little more will provide a better stay. I was concerned after making the booking and paying it was being used as an emergency accommodation facility such were the clientele and standard of the room.

The rooms had empty drink bottles and cans in it when we got there, we checked in at 4.30pm there were whole bags of rubbish sitting outside our room.
Arguing going on in the unit above us all night.
Reception tried to charge us a $200 bond for the night on top of that.

The motel was really close to the attractions I wanted to visited whilst I was in Rotarua, as it was at the top of Fenton Street. Although for some it may be a bit out of the way, it’s about a half hour walk from the centre of town. The room was clean, and tidy, and the kitchen area had everything I needed. The bathroom was fine, and I appreciated the toiletries. If you are a light sleeper, you may be disturbed by the trucks that run late/early, but I imagine that goes for quite a lot of the accommodation in the same area. I would definitely suggest checking out The Redwoods Forest if you’re in the area too!

No body was there to welcome us . Got the keys from key box. No body was in the reception office till our stay . The toilet sink was making leakage sound all the time could not sleep. They clean the room next day but forgot to fill the supplies needed. When we checkout a person showed in reception to take the keys but he ran away before we start our car . Hopeless stay

The unit we were in needs upgrading.. The ceiling popcorn stuff, is crumbling off. Maybe also needs checking for Aspestos. The slider door and windows were Whistling with the high winds, which made the curtains move.. .The staff ? Manager was very welcoming, he tuned the tv in and also bought in a new heater as the room was very cold.. We both enjoyed a good conversation.. The linen on bed and bathroom were very clean.. Extra pillows would of been good to use, although i did have my own pillow, but hubby had to use a sofa cushion under the supplied pillow, as we both needed 2 pillows... The traffic was noisy, but that because a main arterial road into the city.. i would return if the room was tidied up.. cheers..and thank you

A room with a view of thermal steam from Whakarewarewa geysers and the golf course!! Older motel but clean and comfortable with the spacious floor area, cooking area and bathroom even in \"studio\" units of its time. Also very nice swimming pool,and two onsite hot plunge pools, a real bonus for aches and pains or cooler weather. This motel was full for a good reason. Prices reflect age of unit and the position next to the servicestation (Coffee shop) next door. Noise of traffic stops about 10.30 and starts in morning...but I was forewarned on website and simply shut windows and had a little cotton wool or tissues rolled up for ears if needed !.There are several motels in same spot..all were full up. I would stay again. Great plentiful safe onsite parking. Easy access to town, Rotorua Lakes via Sala Street and roads south to Whaka and other thermal reserves and road to Taupo south.

Thanks for having us! We will come back next time. We liked how the gas station was next door, very convenient for munchies. We loved how there was a pool, but more importantly a filtered hot spa to soak. The staff were very helpful, friendly and professional. I liked how it was quiet so you could rest and relax peacefully while in your room. Things I would like to improve would be to clean the pool as there was lots of things floating around, also if the TV was positioned in a higher setting on the wall so everyone can have a clear view from their beds. Also replace more cutlery in the kitchen as there were no sharp knives, teaspoons. Another thing would be to place the smokers away from non-smokers rooms as their cigarette smoke would go into our rooms - I am athsmatic with lung conditions. Overall, we did enjoy our stay here. Thank you

Would not recommend at all. I stayed here for the night with 3 children, couldn’t use the pools because of grubs looking like they were having a bath! Neighbors had people in and out all night and arguing outside our window late at night. Definitely did not feel safe here, people sleeping in a van in the car park and had their clothes laying all over the outside of their vehicle!
