The outside bar was ok, rooms were dirty sheets and blankets had stains on them and sheets didn’t fit the bed. Floors was very dirty and garbage disposal didn’t work we had plunge the kitchen sink. The grounds was very clean.

When we first got there we had a little difficulty but the lady who i communicated with Lyn Burnette was absolutely amazing. I came from Illinois down to the beach with the kids and she made sure everything was in place for us. Our room was nice overlooking the pool and the beach. They had good food and drinks pool side and the security always made sure everyone was taken care of even more during spring break. Would come back to this resort.

Ok this place is not all bad it just need a lot of improvements with their room and equipment. The staff was very friendly and very helpful, we are very disappointed that the pool was under construction it would have been nice if they let us know ahead of time that the place was under construction since we were very excited to enjoy the beautiful pool but overall it was a very fun place and of course the beach.

The room was poorly taken care of, with bugs and very dirty. The toilets had feces on them and the TV was not properly working, we it didn't work the entire time we were there. I went down and asked for assistance which never happened. The kitchen didn't have all the necessary items to cook etc. It had the bare items and was not accustom to someone staying longer than 2 days. The chairs were plastic lawn chairs in the living room. We had several others staying in the same building and their units were much nicer and had proper furniture and kitchen accessory's. I was not impressed at all and it made it worse that I tried to get some assistance and that did not happen. I was told I could check out. Terrible and Sad because the location and overall building is nice. I did note that the construction was going on but thats understandable. Nothing could be done could be done about the construction and that was fine, you couldn't hear it nor did it bother anyone.

Room was ok. We had to book last min due to a fire in the duplex attached to the one we were renting for our stay and having to shut off power. Nothing was listed online about some of the balconies being blocked off due to construction.
Arrived and our balcony was blocked.
Remotes to the tvs in the bedrooms didn’t work, Dishwasher not steady & was tippy and pulled out from the cabinet it was once screwed to, handle on sink in kitchen was not attached and fell off, fridge leaked water, only 2 forks in entire the condo, carpet ripped in the hall/living room.

Top it all: Housekeeping came to our room at 10:30pm while we were sleeping. None of us heard the doorbell at first and when I finally did as I was approaching the door they unlocked the door with a code and opened it and almost came in until they saw my husband. They claimed to be looking for a jacket. Housekeeping was not in uniform at this time and was hard to identify if they actually worked for the resort. Called security and they told us to call the front desk in the AM and asked if they got their jacket…. There was no jacket in the room. I then called after hours management explained it and all they said was to follow up in the morning. I had to ask them to give us a new code. My children at this point were scared to sleep with a stranger opening our door. Manager apologized via text and gave us a late check out as an apology.

All in all not the best stay but it got us through the rest of our vacation.

I picked a room for the wrap around balcony. Paid more for it. When we arrived I learned the hotle was under construction and the entire balcony was closed off. We could not even see the beach through our hotel on the beach. Staff did not accommodate. We were stuck in a moldy room where everyone of us had respiratory issues ny the 2nd day. No fresh air circulation. Room was terrible. Broken chairs. Moldy showers. Gross.

The cleanliness of the bathrooms was not entirely satisfactory. There was some hair observed around the toilet area that appeared to have been overlooked during cleaning. The interior of the toilet bowl suggested it had not been cleaned in some time, with dark residue visible around the rim. Additionally, the floors did not appear to have been swept. Overall, the cleanliness of the premises was a concern. It seems that the cleaning services provided for the condominiums may not be meeting expected standards, which is quite evident. I would have gladly provided photographic evidence if there were an option to upload images.

The room was excellent the communication with the renter was excellent. We were not happy with the customer service from the guard and the front desk. Very rude and not helpful. Our badges would not scan and not fixed. We asked in person and called them all they told us was if we got locked out at the beach he would send someone to let us in. That gives you no freedom to enjoy coming in the gates when we had plans to enjoy our Saturday. The elevators had two not working.

Property beautiful pools enjoyable.
Unit 1226 - not very clean, mattresses old and worn out! Couch in the living dirty and SOOO USED. Cannot sit properly on them. Coffee table was not even wiped off. Glitter and streamers from previous occupants still visual. Horrible horrible unit- we left a day early!

The condo was in a good location could see ocean and walk right out to pool. The condo needs updating, looks old and deco not very appealing. There is a water problem we never got more than lukewarm water in the showers. We have stayed at several other units over the years and usually owners have stocked the units nicely with pots and dishes and xtra supplies which this unit lacked.

Beautiful property, the condo had items under the bed and behind the dressers from the previous guest. Upon leaving I pulled all of the linen and one of the beds had a huge blood stain on the mattress. The fire alarm went off and no one notified the guest of a false alarm until we took the stairs from 16 floors down, and ran across security. Amongst that it's in a great location. Some upgrades should be made.

Enjoyed our stay, but may not return

I really did like our stay here, but I wouldn't make it a regular vacation spot. The check in process was a little confusing and not a traditional check in. We were kind of expected to know where we were going and what we were doing based on texted instructions. Some of the staff were helpful others were not.
We LOVED our room and had a first floor room that opened to the pool then a really easy walk to the beach. It was crowded in the pool area and the beach. We moved down on the beach and it was better. We swam at 8 am when the pool opened and had it practically to ourselves. So you kinda have to find your way and make it work for you. The one issue I had is that some of the pool rules were strict, but not constantly enforced. We were told we couldn't play with a volleyball in the pool but later saw a big group playing with them. There was the morning security guard who seemed to be looking for something to tell us we couldn't do. I don't mind rules, and me and my family do comply but I get upset when they are not constantly enforced. The bar was great and decent prices and the pool/view was beautiful!!! The ladies in the coffee shop were so amazing and even gave my son some free ice cream on his last day. So in summary, it's a nice place to stay, but I'm not sure if I'd go back again.

Very old and outdated, Saturday pool was closed all day, until the night, appliance broke, dishes where not clean, carpet, disgusting and smell very bad, had to keep shoes on the children,One of the bedrooms lights wouldn't come on., the next one boxspring was broke, couldn't get anyone one the phone, either days
This was the worst place I have ever stayed.Car garage was horrible. Washing machine was broke, and wouldn't open, and left the towels wet dripping water

This is our 2nd time staying there the first one was great but the 2nd one was not so great there were 2 TV’s and neither one worked then the bunk beds mattress were thin and painful so was the sofa bed and the elevators took for ever to get to our floor then when it finally opened it was full you had to wait and parking I have no words. Service is nonexistent. No front desk. There is a number to call from 9-5 but you will be lucky if someone answered. After 5pm is for emergency only. Rude staff. Disgusting room. Disgusting hot tub and pool. Hot tub has strong chlorine smell with body oil floating on top. Pool water is always mirky and nasty. The whole resort smells like trash and piss. Construction with loud banging noise right in front of my door.

We paid for ocean front and got a bottom floor with view of overcrowded and loud pool. The unit is an abomination. Carpet is fifty. Stains are everywhere--carpet, bed sheets, curtains, toilets, bathrooms, kitchen cabinets, fridge. We spent an entire night washing all sheets and cleaning the unit. This unit should not be rented to anyone.

This is my third time staying at Panama City Beach and this room has been the worst. It was not cheap at all. The bed omg super uncomfortable and you could not even turn around because it would make so much noise. The bed covers were stained. The kitchen items were old and dirty. Only one fork ! One roll of paper towel that was soooooo bad that you had to take a few pieces because it would not work with just one or two. The dirt on the curtains, horrible. In conclusion, with that money, you can reserve elsewhere.

Our reservations a suite got lost and Expedia called Shores of Panama and they gave us a large condo on the beach immediately and welcomed us in. Clean, nice personal. One complaint is the parking deck, it was not designed for southern big travel vehicles. Like full size trucks and SUV, but for foreign cars like the mini cooper, smart cars. Lol

The room was for 10 people. The kitchen was poorly furnished. No coffee pot, oven mits, dishcloth, did not have dinnerware for 10 . Didnt even have a baking pan for bisquits, cookies, etc. the carpet was very old. The beds were ok. Dryer not heating well.

To start the bunk bed was unsafe for the kids it has loose boards. It seems like nobody cleans that place. When you arrive at the place it feels like you’re in a prison all the stuff watching you all the time. Cheap bracelet very uncomfortable to wear and you have to wear them all the time. If you’re looking for a nice place to relax and have fun this place is not for you.

Warning do not book this resort!!

The resort was completely nasty. The Air conditioner went out while we were there. The refrigerator didn’t work so we lost about $100 in groceries. The Condo was very dated. The furniture was old and very worn. The pull out bed was full of trash and dirt as if it hasn’t been cleaned. Shower had mold in it. Had roaches in kitchen. The top of refrigerator hasn’t ever been cleaned. The wall was half patched not painted. It took 30-45 to get on an elevator to go up or down. The parking garage was difficult to drive up or down. They were doing some construction on property.

THE WORST!

THE WORST! From broken chairs to wet carpet that smelled like mildew. Glass in the carpet. Broken toilet. The place was very dirty! No extra towels and washcloths. Mo weekend house keeping.I fell out of one of the broken chairs and really hurt myself! 2 days later I’m still in pain. We only had 2 chairs at the family table after they removed the 1 that was broken. After being told by maintenance that he knew it was broken. He just forgot to remove it. The dryer door was broken so we could wash nor dry our clothes. I called front desk several times and left voice messages and no one called nor came. The one time that someone did respond via text I was told that I could check out! This ruined our vacation! Waste of a family trip. I will definitely get home and seek medical attention for my injuries. The hotel didn’t seem to care besides offering to refund the tax that I paid. Said they would bring chairs that didn’t happen. THE WORST PLACE I HAVE EVER HAD TO BEING MY FAMILY TO FOR VACATION!

The condos we rented were not clean. The sheets had stains on them and when the house service person came in, he said that they can’t get the stains out of the sheets when they wash them so they don’t change the sheets when they get stains. They just wash them. Most of the sheets were stained and old. The bunkbeds in the rooms has stains all over the top bunk bed sheets and smells like pee. There was a dirty towel in our room when we checked in also.

This property was a joke. They didn’t clean anything before, there was pee in the toilet. Food particles in the microwave. No towels were provided. No one was willing to answer the phone or help. The TV NEVER turned on when we got there and then come to find out we don’t get our security deposit back because of “TV” damage.I have proof of the mess when we first walked in. Had to buy my own cleaner to clean the place better because it was disgusting.

Don’t go here this place just tries to steal your money and they are all rude. They a running a full on scam here.

The beach was great! The shores of Panama not so much there were always lines for the elevators that took forever. Check-in was at 4 PM on Friday and if you get there early, they didn’t wanna let you hang out at the pool or swim until your check in time. Then we get to our condo and there is black mold all on the inside of the shower curtain, the beds, hard as a brick, the pullout couch had stains all over it and the dryer didn’t work. For $1300 for two nights I think I will definitely find a different resort next time. Buyer beware not has advertised on Hotels.com

Terrible!!! This place is a joke! The condos are very old and smelly. They don’t clean well. The bed sheets have stains and hair on them. The bed sheet doesn’t even fit the mattress. The rooms are very expensive and you get only 2 toilet paper rolls for the entire stay! When we kindly asked to get more toilet paper, we were told to go to Walmart and get it ourselves. The sofa is completely destroyed. You can’t even sit on it, it is that terrible. We payed for ocean front view and there is absolutely no view on the ocean from the room.

Spring Break 2024 was OK

Our stay was ok. Pool and beach were crowded due to high school/college spring breakers. Major police presence in front of condo building and on the beach due to spring breakers. Traffic jammed up every day in front of condo building. Restaurant options within walking distance very limited. Couldn't go into ocean due to rip current. Condo could've been cleaned better. Floors felt gritty due to sand starting Day 1 of our stay. Bedsheets had sand in them too. Cleaning staff should've vacuumed the floors better and provided better washed bed sheets. We ended up washing the sheets ourselves. Found sweat stains on the mattress cover. We ended up leaving 2 days early. If we come back to Panama City we will try staying at a different condo complex.

The Condo was terrible, there were stains on bedding, it was a 3rd world country apartment where the water would shut off and come back on. The Pool was terribly cold, like Northern Michigan Cold. The beach was off limits and there were so man people with no security. Police had to clear the beach 3 days that we were there. It was unsafe for my family. My Wife and Daughters thought this would have been safer than going to Mexico wow, were they wrong. Also, my car was hit! In the parking lot parked. The parking is terrible. Going up a one lane road all the way to the 11th floor in the parking garage and then having to back in so your car can fit in the parking spot was incredibly nerve racking.. Needless to say it was the worst vacation I have been on in a while...

The wall in the master bedroom was pouring water down it and had black mold on the baseboard. It wasn't even raining outside. The indoor pool/hot tub was disgusting. The outdoor pool was freezing and nobody was able to swim in it. There were stains (from what we don't know) on the furniture. The dishwasher left the dishes dirty, leaving behind a black substance on the dishes (we hand washed everything). The front door of the unit was broken. The bar/restaurant wasn't open, even though it was advertised. The best thing about the property was the parking, as it was close to our 10th floor unit. Overall it was terrible. We left a day early. We would never go back.

Staying at this property was a great experience for me and my family! It was very family friendly. Great food and drinks and environment. Unfortunately we had to leave early because i got sick so we didnt stay the whole time we paid for but will definitely come back again and get to stay the whole time!

Overall we enjoyed our stay. Loves the washer and dryer in the room. However, the unit was not up to par. Dishwasher was old and not mounted into cabinet - tilted forward when opened and slides drawn out. Only one burner on stove worked - the others were dirty and smoked when turned on because of old food residue. There was no exhaust fan on stove. Only 1 fork - need more utensils. Towels and sheets thin and cheap. Pull out couch mattress flat and lumpy - could not sleep on it - very uncomfortable. Fridge made strange noises. Tv volume would not go up - we could hardly hear the tv. No dustpan, only broom. Our parking spot was on level 11, so it took 5.5 minutes upon entering the parking garage to reach our spot.

The whole property was filthy. The condo was very dirty too. There was urine on one of the toilets. The floors hadn’t been mopped and barely swept. The TV’s were not operable because remote were broken (tried new batteries). The TV in the living room had a black shadow on the picture. Not enough silverware. Balcony was filthy!!! The instructions to get to your condo wasn’t communicated. You get the condo number the parking but not the floor your condo is on. We needed a push wheelchair and security called a company they found on google, not a vetted company by Shore of Panama. I spoke with the company and gave them information. They said a chair was being a rush delivery. Over an hour later no chair. I called the company and they had no clue what I was talking about. I think your security team and management did an EPIC FAIL! You had sand wheelchairs, which is great, but why do you not have your own push wheelchair? Security said you use to. If this is true, shame on you! Disabled guests spend money just like regular folk! The only positive thing that happened was having to extend due to my husband becoming ill, which is why I needed a chair. The girl that took care of this was very pleasant and knowledgeable. Give her a raise and get her to train your other subpar staff.

This was a horrible experience. We will not be back! We will also leave other online reviews. I wonder if ADA laws are being broken????? Hummmm?

I rented this for my daughter who is in her 50's. It was dirty. She had to walk to Walmart and purchase cleaning supplies. She then found out that there was no room service and could not get towels. 2 of the elevators were overloaded with people and dropped a couple of floors and could not get out for several hours. Had I known all of this and more, I would have not booked.

The views are amazing. The people are really friendly & laid back. Access to the beach is great. Everyone was complaining about the slow elevators & lack of parking. If you do not drive a small compact car it is really difficult to park. Overall we had a great time & met a lot of people. This condo building is very large with a lot of rooms. If you have children I would recommend staying on a lower level where you can utilize the stair’s.

MOM WAS URINATED ON, NOTHING WAS DONE! STAY AWAY!

We got to our “resort” and the parking garage already proved to be a pain, which ehh whatever it’s parking…. Well… we get to the room and it’s FILTHY. The floors didn’t appear to be swept, dirt and filth build up on baseboard, cabinets had gunk all over them probably hadn’t been wiped down in weeks, dust and dirt piled high on fan blades, dirty underwear under one of the bathroom sinks, my sister sat on gum on one of the couches, we couldn’t use any kitchen utensils because they were disgusting and the drawers they were in were just as bad. Then the worst, the people above us, maybe 18-21 year old males peed on my mom off the balcony…. And security did NOTHING. They were still there the next night, and keep my sister and nieces up until 6 the NEXT morning. They don’t care about you, no type of refund offered, you can get peed on and say it’s not their problem and continue to let those people stay there. The pool was cloudy the whole time, and people were complaining about the smell of urine around the bushes that our balcony was above. The washing machine smelt AWFUL so we didn’t even get to wash our clothes or towels. One of the doors was off the hinges, and a remote was missing. Can’t wait for them to try to charge me for all of that. STAY FAR AWAY FROM THIS PLACE!

Dryer did not work. Maintenance was unable to fix. 3 days with 10 people going to beach with no where to dry clothes. 6 elevators, 1 day 2 not working, on 20th floor, 10th floor parking assigned, had to wait sometimes for an hour for elevator. Parking deck was terrible getting in and out.

I did like the fact that is a front beach, and stores nearby, I didn't like the fact to have to drive up to the 12 floors to get to my condo, and I dislike that the property I was assigned maintenance was so poor. that brown old carper was disgusting. and many other unattended parts of the property. I dislike to talk bad things about something but I just want other people to go through what I when through
