We rented a beautiful 3 bedroom condo in Tower 1, overlooking the beach. The condo itself and the resort amenities were exactly what we were looking for, and exceeded expectations.

The place was very dirty the floors were so dirty that just walking around the place the bottom of your feet turned black you had to wash them before you could put shoes on tThesink smelled musty and don't even open the dishwasher you would gag from the smell the staff was rude and didn't care said the place had been cleaned that morning and the bed was a tiny double bed with an egg crate bed topper stuffed under the sheets very uncomfortable we slept apart most of the week And when you talk to the staff if you could find one that spoke English nobody cared and said it was cleaned that morning that you arrived and there was nothing to be done. I paid $200 for cleaning fee and all they did was sweep the floor. There was papers and bottles behind the dresser and tv stand. Very disappointed !!

Dirty, smelly vacation accommodations.

My stay was not what I expected, the unit cleanliness was well below my expectations.The floors were visible dirty as well as counter tops in the kitchen. Upon initial entry of the unit, the odour was moldy and musky, this odour remained for my entire stay. The sofa had a covering that was obviously filthy seemed as if it has not been washed for a very long time. I was very disappointed with the unit - the smell and overall cleanliness made my stay uncomfortable.

Overall it was a good week.
Good-views in tower 1 amazing! Room was big and plenty of room and nice kitchen.
Bad-parking sucked barely any garage parking at night at all. Toilet paper was low, no soap, fees are high.
Ugly-fees, everything in Panama beach is inflated prices. Weather is rough. Pool closes when it may rain haha
So there’s a lot of options on the beach!

The location of this property to the beach is wonderful and easy to access from either buildings. Contactless check-in was a breeze and available in a timely manor. There are many restaurants, water and amusement parks near which makes it perfect for both families or couples.

The unit I stayed in was good but would be great if the tv’s were updated and there were available blankets or comforters on the bed.

The ad for the property was incredibly misleading. What they don’t tell you is Tower 2 faces Tower 1; and there is a VERY busy street in between them. From our condo all we could see was Tower 1 and all you could hear was the traffic. Waste of money.

The room smelt absolutely terrible. Walls were stained. Furniture was stained and old. It’s a 1 star hotel with 3 star pricing. Pictures showed for the room we booked weren’t accurate. Receptionist even stated rooms get falsely advertised. Paid extra for a deluxe room and that just meant the sofa opened. Cancelled and had to find somewhere else.

Liked the location...central...did not like the high fees before rental...did not like the fees if you wanted extras.(ex. houskeeping).did not like paying for parking twice and not getting a response when calling mgmt...did not like the list of things they could charge you with if they deemed it necessary...took many pictures to show problems we saw upon arrival so we would not be charged...put a damper on the trip...next time will stay at hotel.

Had a problem when we got there. They gave us a one bedroom. I had booked a 2. Resolved the next morning. We were in Tower 2. If you want a beachfront, you need to try to get a Tower 1. No problem with the elevators!! A previous resort was a nightmare. You will love this condo resort.

What I didn’t like was the fact that you have to check in 72 hours prior to you coming down nobody can foresee the future! Life happens
We called to check in and they basically told us they didn’t see our reservation so because they didn’t see it they said that they would just put us in a room for the night it was immaculate
And while putting us in that room for the night they told us that our room was being worked on by maintenance because the air was down. They gave us a time to check out of the initial room they gave us which was early and in the process we called again to see if I room was ready and we spoke to someone else and they I said that our room was being cleaned from it being vacant the night before

Long story short they gave our room to somebody else because we didn’t check in 72 hours before hand which caused us to be homeless because they were kicking us out of the unit that they had given us before

Don't Believe The Price Quoted - It will be more!

The condo was as advertised ..... however nothing else was. The price I paid was only 1/3 of the cost .... I had to pay a 354.00 resort fee before check in. The directions and information for check in were totally incorrect. There was no one at the desk (4 other families were there looking for someone also) and we could not get car passes or wristbands. EVERY phone # went to voice mail and after waiting over 30 minutes (no one called any of us back) one of the people waiting went to look for someone - anyone. He found a security guard who gave us a paper to put in our dash and told us to come back the next morning to pick up our car passes and our wrist bands. This was at 5:10 pm - not late since our check in time was 5:00 pm. It is very poorly run.....and the \"surprise\" fees are absurd.

Room was switched last minute

I was contacted 28 hours before our check in by emerald resorts and told that my condo in the grand panama resort had sold and we were moved to another condo 2 miles down the road off the beach. We were vacationing with 2 other families who were staying in the grand panama. Needless to say this was a major disruption to our plans and caused our vacation to be much less enjoyable because we were separated from our family. I know the sale of property doesnt happen overnight and someone had to know the property was under contract yet two weeks prior my payment for the Condon was withdrawn from my account. We did receive a partial refund of the amount however overall the vacation was not what we had planned and hoped for for the last 6 months.

The condo I booked was for 8 people. The ‘dining’ room table was a pub table with 2 stools. There were only 2 coffee cups and not a regular coffee pot. It is customary that I usually do buy something and leave it there for the next guest, so that is what was left this year. The condo was nice, but for sure could have been better stocked. My family and I may be a little spoiled on what to expect, but this one is at the bottom of my list. We have stayed here before (a different condo) and Grand Panama is super nice. Overall, my family had a great time, nice and peaceful stay.

The property was ok. I had 1 bedroom, 2 bunks and a sofa bed. An insect of some kind was crawled from under the sofa bed so it was never used. One of the blankets on the bed was dirty, could upgrade to leaflet. Light fixtures had dust on them. I thought the hotel was on the beach , but no it was across the street with ocean view not so bad ..... would not be my 1st choice of stay the next vacation

We spent a lot of money to go to the beach for a week, and when we got to our room, there was hair on shower walls from previous guest. The floors hadn’t been swept, and we saw at least 5 roaches. Not to mention the room was for 6 people and could have been 8, but there was only silverware for 5 people, and no skillets or cooking utensils. We were very disappointed. Especially with how unclean it was since it’s supposed to be a big deal with cleaning due to COVID.

We arrived at the resort early because a family member owns a condo at the resort. And, because we flew across the country to see a sick family member. Upon arrival we received our parking passes and wristbands. We were given our room number and told that we would receive the code to enter the condo at 4:00 p.m. At approximately 2:00 p.m. I received a call from the resort claiming that we no longer had a room because they discovered mold in the room we were assigned. We were told that we would have to change resorts because they didn't have any availability at the property. That was not acceptable because we were there to spend time with family (family member with dementia) at Grand Panama. We asked to see the mold and we were shown a picture. The mold covered the entire bathroom ceiling. There was no way the resort didn't have notice of the mold prior to our arrival.

We didn’t get in our room until three and a half hours after the check in time we were told. The only reason we got in is because my wife called the helpless lady at the front desk out. She said she only had the numbers to call that we had many times. When my wife demanded a manager, then she miraculously had a number to get someone to get us a room. Called for maintenance and housekeeping as soon as we finally got in Sunday and Monday. Finally got someone to answer. I was told they would be there Tuesday. They never showed up or called. We went out and bought towels and light blankets that we were promised. The kitchen table leg was literally just propped under the table to hold it up. Ther was some nasty dried up ketchup looking stuff all over the bar stool and dirt in the corners. Not enough dishes or cookware for our party of seven. Otherwise The room was nice and beautiful view. Location was great. The lack of communication and customer service, I will never use Emerald view resorts again. Even one of the women at the front desk said that we wouldn’t have any luck getting customer service from emerald view. It is a shame such a beautiful building has such a terrible leasing company:-(

Very Disappointed Customer!!

Well, if I actually would've got to stay in the room, I could say. The people above my condo started a kitchen fire which caused my room to get flooded out, so after the first night they moved my group from this ten star room to a two star one which was all they had left. I didn't arrive until 130am the next morning and never got to stay in the room I paid for. Then they only reimbursed me a minimal amount which I don't think was right, and the two people in my group that got there before me were thrown out on the street while the people above us who caused the fire got to return to their condo which I also don't think is fair. Not impressed at all, and I'm a reasonable person, but I should've been refunded more money that what I was. I'll never consider this place again for a vacation that's for sure!! Two thumbs down!!

The pool deck is nice. However, the security team that patrols the pool deck think they work for the KGB. I got in trouble with security twice, once for hanging a towel on my 2nd story balcony to dry and once for tossing a ball to my 2 year old son in the pool. You're not allowed to do either.

The security team constantly would close the hot tub for several hours as a punishment to teach us a lesson for having more than 10 people in it (apparently COVID-19 guidlelines), even though they never would put a sign up indicating no more than 10 people at a time. The supervisor over the security team actually told me this and was cocky about it (proud of himself).

Prior to check in/arrival, I was never told that there is assigned parking for the majority of the parking garage and that i could only park in spaces painted yellow. This would have been extremely important information to know going in and when I was stopped by security trying to check in due to towing.

The A/c in our room didn't work when we arrived. At least this was tended to rather quickly. However my definition of clean and theirs was way off. We found a wine glass with one of those nose airway openers stuck on it,...in the cabinet which means no one ever washed that glass. We washed everything prior to using it. The floors were also disgusting. Walking barefoot for 5 minutes and the bottom of our feet were as black as asphalt. I had to go to Walmart to buy house shoes for the duration of my trip.

The condo was pretty and the view was beautiful. However, the first two days there, we endured horribly loud construction on the flooring upstairs for hours, non stop. It was so loud that we couldn't hear each other talk, the TV or ocean waves and it also woke us at 0800. I notified the facility both days and all they said was \"it should be finished by 5pm, we apologize\". Had I known there would be that horribly loud atmosphere, and that we couldn't sleep in, I would not have ever booked this condo. It ruined what was supposed to be a quiet, peaceful 4 day weekend. In addition, the refrigerator froze over in the lower part so some fresh food was ruined and drinks frozen. It also leaked at the bottom so we had to put a towel on the floor.
The person at the desk in the evening, Debra was not only rude telling me that l what I said \"was not true\" when it most certainly was, she was also being very disrespectful to the gentleman on the phone as I waited to discuss parking tags with her. The bottom line is, I was very disappointed in my stay although the view was beautiful.

Great resort, nice staff, good central location that's convenient to most all needs. Unit is well kept and decorated with a very nice gulf view. This is our 3rd or 4th stay here and it's still fantastic. We've always rented a 1 Bedroom unit with Gulf view and never disappointed. One issue only (and with just this stay). The blower unit for the Air-conditioning is located in the bedroom in a closet next to the bed. It was disturbingly loud and interrupted our sleep at night. It was only common to this unit and not the others that we have stayed in.

I booked the stay through Hotels.com they told me that there was no hidden fees when I checked in it cost me an extra $278 plus an extra $20 for parking and pool bands. The ad says ocean view we were in tower 2 behind tower 1 if we got on our balcony and leaned over we could see the water. The patio furniture was torn from the metal so we couldn't sit on it. the beds had 1 inch mattresses. so hard. there were tons of tiny pillows for decoration but only 2 regular size pillows for the master, no extra sheets or blankets. The decor was from the 80s. No broom, no mop. the pool at tower 2 was ice cold but it did have a small hot tub that we had to beg to use. A group of 6 men in a 6 person hot tub wanted teen girls and little girls to get in with them. Tower 1 pool was warm but the hot tub there was constantly being drained.

Had to book this property last minute (in the AM) as our previous room at a different condo was a disaster. Was able to get parking passes and wristbands for the pool immediately, even though our room checkin wasnt until 4pm. That gave us a place to relax and wait for our room to be ready. Two different buildings, one beach side and one across the street, but still gulf view. Was able to enjoy both pools and Tiki Bar. The room was ready ahead of schedule and was blown away with the cleanliness and how well kept it was. Will DEFINITELY visit this property again.

The property was nice if I had been on the beach with a gulf view. Instead I was on the opposite side of the road from the beach since Expedia uses misleading terminology in their adds. Gulf view means gulf view. Gulf view doesn’t mean that I can see the air conditioners and roof of the building on the beachside of the road. Expedia should be ashamed. Misleading for sure.

The view is the best thing about this property. Everything else was disappointing. For the amount of money you pay to stay here there should be someone available to assist. At check in we could not receive our wristbands (which you needed to be at the pool). The girl said the person who hands those out left for the day and we could call security to get maybe get some and our parking pass. Once called the guy had me come all the way back to the lobby and was rude. We arrived at 7pm but somehow I was the issue. One bathroom did not work our entire stay. The drain did not work from day one so everyone had to use the master bathroom. We called a few times and had to leave a voicemail and we never received a call back. There was no soap, no dish cleaning fluid, no broom. They supply you with a few rolls of toilet paper and one roll of paper towels. Not sure how we were supposed to clean anything. Elevators were congested.
The parking garage is a joke (good luck finding a spot) and don’t forget, after all the money you spend to stay here, you also have to pay an additional $20 for a parking pass in addition to the ridiculous $290 resort fee I paid (and for what???).

The condo room was updated, clean and just a very nice place. However, the master bed was in horrible condition. The mattress was extremely old and had two deep indentions on each side. Two people were unable to sleep on that mattress and someone with back issues definitely will not be able to sleep on it. It was a shame that the owners spent the money to make the place pretty but didn’t spend the money to provide a decent mattress.

The check in process was just awful and confusing. The price that was shown on your website with all of the fees included was nowhere near the ending price including all fees. Once I arrived at the location, i found out that there were more fees that made the price much more. Overall, this made the experience hard to enjoy and something should be fixed.

Best family vacation

Started out being late but the staff did stay alittle bit longer than they were supposed too, to allow me to check in. I stayed in room 1301 and it had an excellent veiw of the strip and the beach. All three of the bed rooms had a bathroom like advertised and everything was super clean. Everything that you need and want is really in walking distance from the condo. Overall i would give the stay 10 out of 10

Great resort but u should tell your customers upfront about the resort fees before arriving and the incidental charges should be refunded when the room is checked! Other than that everything was great!

I like everything about the property. Love the fact I had ocean view from my room. It was very spacious and clean inside. And very quiet at the property. The thing didn't like is that had pay at the property you were staying at. Overall everything was wonderful. 😍

The girl that checked us in was so rude and discourteous with no customer service skills while talking to us
The carpet was so wet that water was standing in the hallway. No trash bags, the tea pot had something burnt in the bottom and couldn’t be used.
No information about the resort about where where, ie the way to the beach,

Wonderful Place

This was the only place with availability in the area. We were very pleasantly surprised with the spaciouse and beautifully decorated 3 bedroom, 3 bathroom \"condo\".
Luckily I did read the reviews prior and brought some cleaning supplies for the bathrooms and kitchen. (I am a germaphobe). The place did need a good cleaning but it was not too bad. We will stay at this facility again. I give it an A - 8/10

The parking was terrible. There is not enough room within the parking deck for the amount of vehicles. Our room was DISGUSTING, there was sand in our beds, on the floors, and on the living quarters furniture. The showers had not been cleaned and still had soap scum and hair in them. The bunk bed located in our room had someone else’s BLOOD on the underside of the comforter. I expressed my concerns with the front desk receptionist and was told that “it was not her problem”.

Horrible!!!

My stay was horrible. Our room wasn’t clean, the kitchen table had dust and crumbs all over it as well as the countertops. The floors tuned all of our feet black on the bottom. 4 out of the 7 beds were messed up or the mattress was not fit to sleep on. This was a horrible stay and we were all disappointed with the Grand Panama!!!

We were pleasantly surprised and thrilled at this property! It is located right on the beach and within walking distance from Pier Park and many other restaurants. The condo we stayed in was absolutely beautiful!

Bad experience from start

I paid for my full stay, but to my surprise there is another fee upon arrival of $249 plus $20 for parking the second car. We found the condo manifested with bug, dirty pillows.
I will not advise anyone to stay or do business this way. Call customer service, been told someone will call us next day, but we never received a call. I took pictures to upload later for prove. I will call my credit card to dispute the charges and I will call better business bureau as well to file a complain, because no one should be treated this way. The kids were so excited to spend the weekend at the beach, but you killed that excitement.

Very convenient, close to the beach.

Very pretty condo, with very spacious kitchen and bathrooms. I liked that there were enough beds for everyone in my group. Washer and dryer were extremely useful. Great stay all together. We really enjoyed it.

Ok Stay - Bad Customer Service

The beach and area is great! However, the service and our room was not. The person that checked us in was very short & rude. She looked bored, she didn't even greet us. I was highly unimpressed. We paid too much money to receive such poor service. Our bed comforter had a blood stain, the restroom had poop, only 2 towels when it that room sleeps up to 8 people. There was trash left on the floor. The furniture looks old but still ok. The bedding and couches need to go.

The condo (2-507) was very nice and clean. My only problem was that the beds were horrible. Some people like soft beds, but these were so soft had no support I ended up sleeping on the couch which was the most comfortable that I could get. The bunk beds needed a board underneath the mattress as they would fall through the wooden slats. Besides that, everything was great. Everything we needed in the kitchen. Nice view. I would stay there again, just hope to get a unit with better beds.

Great condo, but in Tower 2 (across the street from the beach). Did not know this prior to arrival. For future reference, the Travelocity & Grand Panama need to communicate which tower the condo is in. I would have stayed somewhere else if I had known this prior to booking it.

Very unimpressed at every turn. Nightmare. False advertising in my opinion.

This was my worst experience I have ever had on vacation. For starters, when we arrived to the condo, the condo was not on the beach but across the street. From this pictures advertised it looks like this condo is directly on the beach. It's not!! Pictures are very misleading if they are the actual pictures from this unit which I highly doubt.
2. Also open arrival they told me I owed another $233.xx in resort fees after I had already paid in full. I have booked at least 20 vacays through vrbo and this was the first time I had to pay more money once we arrived to the property. (I guess it's somewhere in the fine print)
So I spoke with all and every party involved and waited with groceries in car for over an hour and they told me I had no option but to pay.
3 Once we finally made it to room the master bed was a full bed. The add clearly states queen. So my wife enjoyed 3 nights on the couch....
4. The floors of this condo were filthy. We had to wear our sandals. If you walked around barefoot your feet would be black and covered in sand in less than 30 steps. It was disgusting.
5. The bedding for the pull out couch was a few sheets throwing in a pile jumbled up in the closet. We had to wash as they to were filthy.
So my review of this unit is 1 star. Would have been negative if it was an option. I have filed a formal complaint with vrbo so we shall see what becomes of that. Take my advice, do not stay in this unit!!

We Love Panama City and the Grand Panama Resort

Me and my family thoroughly enjoy Panama City when we visit and we love the overall experience staying at the Grand Panama Resort. The entire staff is friendly, the location is awesome, and the convenience to things we do in Panama makes the trip special.

My family and I came down to Panama because it was my mother's first time coming and we wanted to show her a good time. We only stayed 3 nights and 2 days the check-in was very quick and easy we got everything we needed up front room keys, parking passes and wrist bands When we got to our room everything was nice and neat although we didnt use any of the kitchen appliances except for the dishes and microwave we had what we needed if we wanted to use them (like a coffee maker, can opener etc) the Master bedroom was great! (a little small in size as far as the room space goes) but it was overall nice and cozy for my mother...now for the guess bedroom it was a little small too but I was disappointed to see that while the living room and Master bedroom had hanging flat screen tv's the guess room had a tiny box tv (confused face). The room was supplied with everything that we needed for our stay but if you come to the resort make sure to bring your own wash cloths because they don't supply those for you.

Double your rate with extra non disclosed fees.

The actual stay wasn’t bad. The disclosure of price/fees before you choose the hotel was terrible. After booking with no cancellation, I got the other mandatory fees in an email. The total with fees for the room ended up costing more than double the advertised rate. That’s great, but disclose all this up front before I have no choice to back out of the rental.

Expectations high delivery disappointing

The 3 bedroom ocean front condo we stayed in had several defects. A broken glass in a cabinet, scrambled tv signal in the master suite, no handle on glass shower door, shower knob broken, sink clogged and shower head fell off. We had a broom but no dust pan Maintenance was quick to respond but they were not the sharpest cheese on the cracker, the repairs they made were not high quality. For eample, they put a ziptie on the chandelier chain to keep it over the table and they told me they knew the shower handle was on back order but offered no alternative so how were we supposed to open the kissing glass shower doors and why we we charged top dollar for substandard equipment?? The good news is the staff is friendly and the management was great once I complained she was polite apologetic and refunded me my damage waiver fee and maintenance fee. This place could be nice with higher standards but right now the price doesnt match the quality of the product they really should drop a star level and lower their prices atleast until they get their ducks in a row

We had a wonderful time! There were a couple things that could of been better. The elevator wait was probably the most disappointing having to wait sometimes 20-25mins. The view and the room was amazing!
