We've had a good three night stay at the Olala hotel. The location is great for visiting central Porto - 15 minute walk. If anything to comment on is that the noise insulation of the rooms could be better, but the area is very quiet otherwise.

We didn’t get our code until late. When we got in we couldn’t get into our room. Didn’t understand first floor is not the ground floor. The cleaning staff could not speak English but finally a staff appeared who did. Then our shower drain was not draining so we could only use it 2 or 3 minutes without a flood. We had booked the guest house in two part so the 2nd last day, we found out our door was locked and we couldn’t get back in. We would have to wait u til 3 to try and go back in. It was very unsettling wondering if we would have a nplace.

The bed was comfortable and enough room.

Accommodation was clean but bathroom tired. Single beds were actually bunkbeds and not suitable for 3 older ladies travelling together. Getting into property not the easiest either, as code not sent. It had a hostel feel about it. Good position.

The beds were small and one of our friend had to sleep in very uncomfortable sofa bed. Blanket wasn't enough. Pillows were very thin. Door lock wasn't working. Avoid these studio apartment and spent few quid more for a decent hotel otherwise u will ruin your trip how we did.

This property needs some TLC and requires a hand rail for the stairs (safety). The place was not clean and we sent Olala photos of our complaints. The bathroom wall and door frame were separating from the floor. The shower door did not close properly so the water made the bath mat and floor wet. The floors were “cleaned” with a dirty floor mop which we cleaned to show the dirt to Olala.
Being able to communicate via the internet only made it frustrating. Olala apologized for the issues but it is not the same as having someone to talk to. The photos shown on the website do not represent the condition of the property. I did ask the company if they inspected the property to check the upkeep and condition of the property on a timely basis but they did not answer. I think this place is overrated, posting a 2015 Hotels.com 4.8 rating in the entrance area is ingenious….. 8 years old is up to date. I think a lot can happen in 8 years. Do not rest on your laurels.

Book directly through olala. Hotels.com didn’t send me any of the necessary information for check in until 30 minutes before I was checking out.
There is no reception and it is a contactless check in process, so it was lucky the cleaning staff was there to assist with check in. This is an excellent property and location at more than a fair price.

There are many comments about this place. Wish I would have read them. After a long journey there is absolutely no one there to check you in and no code to get in. Sat in the beating hot sun until the cleaners came a few hours later. The phone number is disconnected. Hotels com should NOT rent this out if there is no one to let you in and no number to call . Stay somewhere else and avoid the trouble

I was traveling with two friends to Porto and we all agreed that the hotel was cute, clean and comfortable. The staff was really accommodating and friendly - fun actually! I highly recommend this hotel for your stay. To top off everything, they provided a breakfast with egg, cereal, yogurt and pastries/bread and coffee!!!

The property was totally acceptable. It was a ten minute walk from Camphana train station and another ten minute walk to the city center and the river Douro. It was a good value for the money spent. I certainly would recommend this property.

Modern and charming guesthouse in Porto

A wonderful B&B well located within easy walking distance of the all tourist sights. The accommodation is spacious and comfortable with the lower level having a kitchenette and living room, a bathroom halfway up the stairs to the bedroom upstairs. Modern and clean, the friendly staff, and the great welcome we received from Francisco made it a great place to stay. We were welcomed and given an extensive guide with the use of a city map, while offered drinks and snacks. Breakfast was typical of European continental but with a larger range of food as this guesthouse has 22 rooms.

We were warmly welcomed and offered a welcome drink. This was much appreciated. The entry and common area was bright clean and cheerful. The sun was shining in through the glass and things sparkled.
Our room was spacious and had a little kitchenette (which we didn’t use). However we thought it a great “plus” for this accommodation. The road was quiet and we liked that the guesthouse was in a residential area. There were a number of shops nearby like grocery, chemist, bar and fashion shop to name a few. We were also quite near the metro station. At night we were directed to a local restaurant and enjoyed the meal there.
Breakfast in the morning was varied and abundant.
We would definitely recommend Fine Arts guesthouse ( and have already)

Front of guethouse should be more prominent, hard to tell where the guesthouse was from street, especially when is is raining.

Terrible service, and they’re dishonest too!

I’ve never had a worse experience in that we had to leave to find suitable accommodations. When we arrived here during the day, the door was locked, and there was no sign. We called but it went to automated box. We called hotels.com who also called the hotel and got the same result. Eventually we left. Rather than admit their fault, these people claimed we were not there at all. I had walked across all of Spain and then traveled all the way to Porto.... this was the only low point. I wouldn’t recommend this place to anyone.

Great location and facility

The location is great, we were able to walk everywhere. The rooms are very nice, each one is different but all are nice. We had a lot of room, both inside and outside as there are seating areas outside. The breakfast was nice with many choices. The staff was helpful and friendly. If we ever return to Porto, we would stay here again for sure.

A pleasure to stay here

We were sent a welcome email on booking thanking us for booking and asking about arrival time and bed arrangement. On arrival we were given a warm welcome by Lurdes and a complimentary drink. All of the staff we met were very helpful.The hotel was unique...very interesting with careful attention to detail. Out apartment was spacious and had everything needed for a short stay...including tea and coffee making facilities. There were comfortable outside seating areas. The continental breakfast was fresh, plentiful and varied. Plenty of bars and eating places nearby and good public transport. Will definitely stay again.

This hotel has quality facilities and a fabulous breakfast. However, this hotel is not located in a tourist-friendly area and local people in Porto are tired of tourists and people buying up their property and most places you go you will be looked at with/ or treated with contempt. Even the receptionist of this lovely place treated us with thinly veiled contempt behind her smile. The hotel itself is very good.

We stayed in guest room 5 which was up some iron stairs and off a lovely courtyard. There was a well appointed kitchenette and more stairs to the bathroom and more stairs to the bedroom. Very stylish but quite challenging if you have mobility problems. Mind you, that applies to the whole of Porto which is fascinating but never on one level.!

First night was as if we were in a club no one informed us that there would be loud club and people cheering till 3am right behind our wall. There also was no room cleaning during our stay so dont expect to have your room made up. Breakfast was store bought nothing extraordinary would rather have eaten out. Over all rating C-

Very friendly staff.
Very simple property. If you're looking for some luxury, look somewhere else.
Our rooms were clean.
Our beds were very uncomfortable!!
They put 2 twin size beds together: mattresses were hard and beds were uncomfortable.
Also, very thin walls. You can hear people next to you.
Breakfast was simple but you won't be hungry.
Location isn't too bad once you'll figure out your way around. About 20 min walk to the center or 5-6EU cab ride. Next time I'd prefer to stay more centrally located.
We had no problem finding parking right next to the property.

On arriving at the place looked to the left and further down the area looked tatty and the outside of the hotel is very non-descript. Once inside everything was in total contrast it appeared immaculate, the photos are a true representative of the place. It is modern, stylish, an old house(s) with a courtyard that led to several rooms. Ours was a room at the back, a ground floor, bathroom on another level and the main bedroom on a mezzanine level. Breakfast was good, the location was very central, Porto is a very walkable city. The surrounding area very safe - would definitely return.

Really nice place to stay. We appreciated having a kitchen to make tea and a snack but there are local places and down at the harbour by the bridge to eat. I liked the decoration, the included breakfast was a bonus and you can park on the street in the evenings. There is a underground car park for longer stats around 7mins away.

All That Glitters Is not Gold.

Our experience at what we thought would be a great venue, was spoilt by staff who \"have no soul\". It started when we arrived: no offer of a chair for my wife when we filled in our paper work. No showing to our apartment, no going through all the equipment - A/C, TV, etc.
When we booked, the website listed \" self-serve\" laundry. After checking with reception, they requested that we use the laundry later in the day. No problems with that. When we went to use the laundry, we are told by a guy - night manager? that we must pay €5 & the washing will be done. When we showed him their web site the response was \" it is a mistake.\" In the morning we again checked with the reception & were advised that we could use the laundry. When we tried again at night, the same fellow again said we must pay. After checking the web site, the \"self-serve \" laundry had been removed. When you book a venue, you do so as per the conditions listed & don't expect the rules to change once you are there. Good will would have been established had they honoured what they had promised.
Great design, very clean but management \"very average\". Be aware that the bedroom is on a mezzanine floor & with the a/c down below, it gets quite hot upstairs.

Good location, clean room and fantastic services

This is not your typical hotel. It was like a department building reconfigured to become hotel rooms. The front desk people are super friendly. One staff promised me to reserve a taxi for a morning flight and did it perfectly. He even prepared some breakfast and put in our room. It was the morning after Porto's biggest annual festival (a whole night celebration). We have a room to accommodate all four of us which is unusual. The room is clean with comfortable beds. There are a lot of modern paintings in the room and the hotel. Overall great experience.

Charming apartment with great staff.

A renovated, cool, old building in a very charming neighborhood. Finding a hotel room in Porto that's large enough for 3-4 adults was challenging. Fine Arts Guesthouse had a kitchenette, dining area and small deck. The furnishings aren't anything posh, but clean and functional. The free breakfast was good with local specialties.

Had difficulty connecting to Wi-Fi. Management tried to help but seemed to feel the problem was my equipment rather than their system. While I had had no problem connecting to other hotel systems it was a problem here and management said that was said by other clients but the problem was nothing to do with the Fine Arts system but rather something to do with my laptop.
Second problem is parking. Only available on the street in an area where cars double park because it is one of only 3 free parking streets in the area. This results in going round and round looking for a spot to park.
These 2 issues would stop me returning to this guesthouse.

A great weekend in Porto

We were a family group of three adults on a weekend break to Porto. We found our family room (on two levels) in the Fine Arts Guesthouse comfortable, clean and peaceful. Our room had a kettle and fridge which was handy. The staff were friendly and helpful. The breakfast was nice and plentiful. There was a metal staircase outside to our room which would be a problem to a person with mobility difficulties.
There were shops and places to eat nearby and the Metro transport is a 5 minute walk. The guesthouse is about a 20 minute walk from the historic centre of Porto

Nice boutique hotel walkable to downtown

Picked this boutique hotel very close to our travel date, as preferred choices were unavailable. Turned out to be quite nice with modern tasteful decor. Location was a little out of the way, but still walkable to the edge of the downtown core passing through interesting neighbourhoods. Also quite close to the metro, if you are short on time.

Ended up with a triple room on ground floor since it was the last room available. Room was huge, with more room than needed, but still reasonably priced. Other rooms (probably smaller) on above 1st floor seemed more unique with interesting setting/entrances.

The bathroom was OK but definitely not a fan of the shower. The floor is too flat which easily pools water at the back and spills outside onto the tiles. The half-glass wall doesn't help with splashes either.

Our last night was unfortunately the worst due to the guests directly above walking heavily with shoes on, and banging/moving/packing their luggage well past midnight. Not sure if anyone was at front desk to speak to. I suspect all the ground floor rooms suffer from the same issue of not having enough noise isolation from upper rooms. Even the stairs present a problem when someone walks on them.

Also unappealing was the fact that during off-season, the room directly across from ours is used for additional breakfast area. One of the mornings, a very loud group was having breakfast in there and woke us up.

Room near back half of hotel, on 1st floor would be a lot better.

One of the best

This ultra modern guest house has everything and is kept in as new condition. We stayed in an upstairs unit which was on three levels. Bedroom top (like a loft) and bathroom a few steps down in the middle. Very comfortable and quiet. Breakfast was very good. Proximity to downtown very good. Just a short walk. Only negative is parking. Free parking is available on the street but difficult to find. There is a pay for garage a short distance from the facility.

The main issue I've had was with the free parking, there is no free parking that needs to be corrected on the site. If you can find a parking on the street you park otherwise you pay 10 euro for parking at a nearby parking. Free parking was one of the main reasons for my choice so it was a hassle. Waited for kne of their employees to leave so I can take their parking place. On the other hand; room is excellent, Francisco gave plenty helpful info and if you don't want to deal with the busy Porto downtown streets the location is excellent. The Front Desk information given on the public transportation can be improved. One concern is with stairs; even if you want to use the bathroom, you need to go up/down the stairs in your room.

Fairly fancy style of decor (modern art), friendly English speaking staff, walking distance from the historic centre of the city (but not next door). Clean and spacious rooms, but some equipment might be improved (noisy fans, showers). Overall, memorable experience. Good location. Excellent breakfast. Free fruits all day long.

We booked the Fine Arts Guesthouse last minute while taking a train from Lisbon to Porto. Reviews looked great and the price was right.

The staff was very friendly, the beds comfortable and the breakfast was a great spread.

However the room we stayed in (3 bed) had black mold in two areas of the bathroom. One was a large 2ftx2ft area and the other was more of a line. Outside of the mold everything else was fine.

A decent enough location to walk to the water and some nice restaurants nearby.

This was a fantastic value with wonderful breakfast. There were umbrellas for borrowing (which came in very handy), the staff was very friendly, and the room was huge with a mini fridge and in-room supply of coffee and tea with mugs and hot-water maker. It's a little bit away from the center of town and therefore a quieter but still walking distance to a couple of train stations.

Modern comfortable and friendly hotel

Stayed here for 4 nights in August and thoroughly enjoyed it. This is a modern hotel in a quiet location a short walkable distance from the centre of Porto. We stayed in room 3 which was a mezzanine. The room was spotless and bright. The kitchen area was a nice to have and the living space was usefull to sit, relax and plan the rest of our stay. The aircon was in the bottom level and was very cool, however upstairs where the bed area is, was much warmer. After a day or so the temperature was more equal, so it was OK at night and it was 33C during the day. There is a quiet central courtyard to sit and have a drink or a read. The breakfast was simple but tasty and quite filling and in a nice conservatory area out the back. The best plus was the friendly and helpful staff and a big thanks to Francisco for his tips on local fish restaurants and general advice. A well run, affordable and comfortable place to stay. Thank you all!

One of the highlights of our 2 week Portuguese vacation. As often in Portugal, the hotel does not look special from outside, but is outstanding once you get inside. The neighbourhood looks shabby, but perfectly safe, and has undeniable Porto spirit. It is 15 min walk from downtown Porto. The hotel is small, just several rooms, so it feels warm and cozy. Our loft was spacious, comfortable, and artfully designed. The minor inconvenience is that the bedroom is on the upper level of the loft, so on hot days it can be warmer than necessary as A/C is on the lower level. But at night it was just fine. The breakfast was delightful - squeezed juice, local cheeses, hams, jams, coffee etc. - everything delicious and fresh. Special thanks to Francisco, who gave us very useful info on sightseeing including not so obvious areas of the city, and all other staff who helped us a lot, and made our 2 day stay in Porto so great. Definitely recommend the hotel, and will stay there again.

Wonderful Guesthouse

We were arriving very early before check in time and the room was already prepared because staff contacted us in advance when we would arrive to accommodate our check in. After a long overnight flight and being tired it was so nice that the guesthouse offered breakfast on the day of our arrival. The staff is amazing !! Veiry helpful, accommodating and knowledgable. Our suitcases were stored for nearly a week so that we could hike the Camino Portuguese. All in all a very nice place and great city. Thank you!

The design & location are great, breakfast was good & wifi worked well. Staff speak very little English & weren't easy to find most of the time. My room was clean & decorated nicely but it was ground flor & very humid/damp - I had to keep the doors open as much as possible to let fresh air in.

Great Ultramodern Guest House

Great ultra modern guest house with friendly and helpful staff. Ultra clean. Arrival was accompanied with a glass of port and biscuits/cookies and a sit-down conversation with the host on how to get around the city and what to see. Great introduction to Porto! Room.... or rather mini-apartment including a kitchenette although we hardly used this facility. Francisco was a gold mine of both information... and opinion! On the evening before our departure we returned to find another two glasses of port in the fridge, more biscuits/cookies and a farewell note from the staff. Nice. Included continental style breakfast was comprehensive.... but not served till 08:30h. This meant missing breakfast if you wanted an early start to your day. Guest house is located in a quiet residential area just off a main street roughly half way between Campanha Station and the central area of the city. Walking time to either is 20 to 30 minutes. Local bus services between the station and central area run nearby. We did not use these, preferring to walk. However, on our last day it was raining heavily so the receptionist phoned for a taxi for us to the nearest metro station. Cost 5 euro. Overall a great and friendly guest house that we would like to return to at a future date. Good value. Highly recommended.

Great hotel, maybe the best we stayed at on our two week honeymoon. The service was impeccable, from a welcome drink to making reservations for us for a restaurant. Breakfast was great. Bed was a little hard and the neighborhood was a little out of the center, but still walkable for the motivated.

Hotel situated in an area that makes it easy to visit a great deal of attractions from historical sites, water front, restaurants, shopping etc. Nice size room with partial kitchen area and hotel is easy to find. Parking could be a problem depending on arrival but we had a spot 10 meres from hotel. Nice buffet style breakfast and friendly staff. Gave good information on the area.

Very clean and comfortable. Loved the comfortable chairs to sit in after a day of sightseeing. Small kitchen also came in handy for drinks and snacks. Staff freindly and helpful. Breakfast was very good with a great variety served in a nice setting. Port on arrival and last night very nice touch. Small courtyard was nice to get some fresh air.At first glance neighborhood didn't seem that great but there were restaurants, coffee shops and stores very close by. Small local cafe/bar next to hotel that served home made meals at a very reasonable price, we never spent more than 10euro for 2 meals including wine. Would stay again.

Friendly and comfortable Guesthouse

The hotel staff was very welcoming priorand during our stay. The room, which was a loft was clean and had a kichen and separate tv area. Very art deco and tasteful. The breakfast was very good with a variety.

The location was convenient. However, the GPS was helpful as the address is not obvious from the street.

Nice place to stay in interesting neighbourhood.

Great location, in interesting neighbourhood with cafés and galleries. Easy walk to both Metro and centre. Célia was really helpful on arrival, giving us lots of tips for what to see, where to eat, etc. Breakfast pleasant, the glass of port on arrival and last nights was a nice touch. The layout of the guesthouse is very attractive, and the rooms would suit touring guests or anyone on a longer stay as they have a hob, kettle, cooking equipment and so on.

Good location for price

A short walk from metro station and center of town. In a residential area. Staff was great. Wifi in public areas was weak and didn't work in the back rooms. When I asked the staff about this they said that the wifi doesn't reach the rooms in the back so those don't get wifi. Other guests echoed this during breakfast. Should be advertised as some people rely on having wifi to plan and make trips. Not a bad stay but just know this is no where near a 4-star hotel (more of a 2.5 or 3). The hot water in the showers also didn't last very long so if you're taking a shower after someone you're out of luck. We were in room #4

Hotels is in old Porto, so keep your expectation to that level. Its a good clean place in middle of old city. Very close to nearby metro and walk to city. The stuff members are excellent and helped us plan our day. Thou hotel offers free breakfast but there is great cafe shop around the corner where you can experience local breakfast for family with great experience and price

Very pleasant stay

Had a quadruple room for family of four. Hotel staff went out of their way to make our stay comfortable. Breakfast was simple but well done. A bit out of the way from the center of the city, but this provides a quiet abode only 15 mins walk into town. Recommend for those looking for a more personal stay in a quieter area.

Great place in a working class neighborhood

We enjoyed our stay at the Fine Arts Guesthouse. It appears to be a remodeled r2-story rowhouse with additional rooms across an enclosed courtyard. We were driving and found that parking on the street was no problem. It's a short walk to the center of Porto and all the attractions. It's also a short walk to the top of the funicular that will save you a long uphill walk back from the riverfront restaurant district. The neighborhood is definitely working class, which we found delightful. There are several inexpensive restaurants and tapas bars near the guesthouse as well as grocery markets and wine and cheese shops. If you are looking for a spotlessly clean place to stay that is also inexpensive and includes a wonderful breakfast, this is it. Each room also has a small kitchenette including a microwave and small fridge. The furnishings all appear to be made by Ikea.

Lovely guesthouse, wonderful staff

I only stayed here for one night, but would have been happy to stay for longer. The standard of decor is high and the general atmosphere is refined and comfortable. I would like to see it in the summer when it would be possible to enjoy the courtyard.

I was welcomed and given a quick rundown of the area and places of interest before being shown my room, which was a nice touch and made me feel welcome.

The room was very comfortable. All I would say is that as it was in the roof and there is no central heating some people may find the room cold in the winter. I didn't and the air conditioner was enough for me, but I can imagine some people being cold, so something to be aware of.

All in all, a very pleasant and comfortable stay and I wouldn't hesitate to recommend.

The only issue that you have to be careful of is the location. It's on a residential street and if you're driving, you are likely to miss it at least once :) That being said, it was a charming place to stay for the nights we were in Porto. We were greeted warmly and offered Port wine and cookies upon our check in so that was a great welcome. Our room was spacious and had a kitchenette, the decor was simple and modern but well done. The room was comfortable and clean, the shower was a rain shower and very nice after the long drive from Cascais. They people who work there manage 2 guesthouses (the other one was 2 doors down) so they were not always at the reception but there's a little bell to ring if you need help and it was never longer than a 2-3 minute wait once it was rung. They were very helpful with suggestions on restaurants and had good tips about how to go about walking and exploring the city on foot. The breakfast was included with the room, there wasn't a lot of variety, more continental style but it served the purpose and was good. If you're lucky enough, the parking on that street is free so if you find a spot, leave your car there, you're better off walking through the city anyway. The location is about a 10-15 minute walk from the city centre. Overall, nice place to stay, great value and friendly service.

The staff welcomed us with a glass of port wine, cookies, and a brief talk about Porto and recommendations of where to go. The room was very nice. We were on the ground floor but really didn't hear any noise from passersby at night and slept well. The breakfast was great.

GPS from rent-a-car could not recognize the street you are on. Same google map/direction could not get the place. With the help of the people on the street we finally find the place on foot. Very hard to find the parking.
Everything else was very good. We recommend the place, specially to people who don't mind the stairs.
