The shower head was broken and sprayed everywhere. It got everything wet in the room. Maintenace came and fixed it the next day, but then the shower drain quit working. It flooded the whole bathroom and living area. When I went to the front desk and stated it was an emergency, they said they couldn’t do anything. I wasn’t put in another room, maintenance didn’t come by right away, and all my clothes were soaked. I couldn’t even shower (my mother was the one who showered and noticed nothing was draining). I asked for a refund and was told “I can’t do anything because my manager isn’t here”. There was no urgency from the staff. I was very disappointed in how we were treated.

Quiet location in a northern suburb with easy access to the 38 streetcar and the Oberdöbling S-Bahn stop. Grocery store next door and café adjacent to the lobby. Microwave, fridge, good lighting. Modern fixtures with a little bit of old-time elegance (as the name implies).

Its all good. The only issue is I had to move out as they are fully booked. I asked for the best apartments or even the smallest and they were booked solid for a week. I had to go to another place but will be trying to tske an apartment for a minth next week. Nice place. Sauna, cafe and all the nonsense one requires.

Rooms a bit smaller than I thought they would be. Beds slide on floor very easily when sat upon. Also lots of room noise from within the hotel, people moving furniture around etc.

Living Hotel Kaiser Franz Joseph was new in the 1980s when I lived in the Sieveringerstr, so I thought I'd give it a try. Then I needed to move the dates for my trip. Every other hotel in Austria accommodated me. This one gave me the run around for two weeks saying I needed to speak to a manager, but I was never able to contact one, nor was expedia able to, so I lost the money. Don't bother saying here, lots of great newer, better run places in the neighborhood.

The business ruins are interesting. The outlets in some parts are not conveniently placed. The dishes are locked up so i had to call for someone to get to them. The bathroom is adequate, but small. It's cozy, but clean and in an affluent area of the city with easy transport options. There is a small kitchen and plenty of stores where you can get food.

I went with my family with 2 under 5 kids and as we all know how messy with kids but every day room was cleaned and tide when i come back in room i always get clean room i am so happy with my stay even they clean my utensils that left in sink i can recommend this place whenever i visit Austria i will book living hotel without any hesitation ❤️

Very nice hotel and staffs … location is a bit far from city center however take 38 tram from the hotel through the end about 20 mins and you reach city center … 2 sparking water and 2 beers included every plus coffee and tea … also mini kitchen in the room is a plus. Really recommended if you want a nice hotel with good price .

It everything you want in a hotel.

We only spend one night. The rooms were clean, the beds were very comfortable, they had water and beers in the fridge for us. The staffs were friendly and professional. It was very quiet so we were able to get much needed rest. It a very beautiful hotel.

Nice hotel in a nice area. Convenient for public transport into Vienna. A couple of restaurants nearby but easy enough to go into Vienna to eat. Basic cooking facilities in the room inc microwave. Supermarkets within a couple of minutes walk. Small bathroom but adequate, good hot shower. Beds comfortable, pillows not so. Asked for extra pillows. Breakfast not too our taste. Cold meat, salad, bread, only eggs and sausage warm with baked beans on one day. I would recommend this hotel.

Very nice looking entrance. Overall hotel room was clean, spacious, quiet and had all necessities. We arrived few hours early and allowed early check-in. It even had electric burner stove with sink and foldable cutting board. Love the complimentary water and beer in the fridge 😃

Well managed hotel for a decent enough price. It’s located in an outer district of Vienna, but it takes only 1/2 hour to reach the city centre by public transit. Staff is very cooperative and friendly. Coffee shop in the building, 2 grocery stores in the immediate neighbourhood. Excellent shopping options (somewhat upscale) on the nearby Obkirchergasse. A few decent restaurants close by.

Best of all is the location. A few steps to the streetcar that takes you downtown in less than 20 minutes. 2 grocery stores on the block, 3 excellent places to eat within the block. Pharmacy across the street.
I first had a single room which was very small and I found not too inviting. I switched to a double which had been remodeled and which was fine. I think the lighting could be improved. It had a small kitchen area where I cannot see fixing a meal, but ok to store snacks in the fridge or reheat something. All rooms seem to have an outside area, either a balcony or a little veranda. Breakfast buffet is nice. I particularly liked the receptionist, Angela, who is helpful and personable. The one who was on duty when I arrived not so much; she told me the room was not available until 3:00 and did not suggest storing my luggage until then . All other personnel are polite and helpful.
The rooms are cleaned by demand; days when they are not cleaned the hotel will donate 4 Euros to charity.
All in all, I would stay there again.

Good value. My only criticism was that my intended room had a smell of cooked meat. Rooms have cooking facilities. However, reception gave me another room that was most satisfactory. Airy, comfortable rooms, with balconies overlooking the garden. Very good breakfast. Can recommend this hotel.

My stay at the Franz Kaiser Joseph was excellent and provided a perfect escape for our trip to Vienna. The staff were all friendly and accommodating and the parking below was a nice affordable amenity. The rooms were well kept and the noise level was calm and quiet which made it easy to sleep peacefully all night.

Good place outside the city center for tourists

The property is listed as a business hotel but I think that’s because you get a mini kitchen in the room. There are several public transportation options to get you to the city center in about 30 minutes. The breakfast buffet is pretty good in the European style. The front desk staff was very friendly and helpful. You will get room cleaning service daily. There are several cafes nearby and even a McDonalds, although I don’t understand the concept of fast food in Vienna. Highly recommended.

Although the hotel was some distance from the city centre, there were very good tram and train links not just to the centre, but also to other districts. The fact that the hotel was at a distance meant we had to use public transport, which gave us the opportunity to see everyday life in Vienna, which was fascinating!

There were restaurants near the hotel in addition to the restaurant in the hotel.

The hotel facilities were very good, and the two bottles of beer and two bottles of water was both unexpected and very welcome!

Great, reasonably priced (for Vienna) hotel. We arrived at 10pm so the McDonalds just round the corner was a godsend. Nearby tram stop takes you to the centre of Vienna in 10 minutes (11 stops) for €2.60. Room was great. Had a balcony which was very good for smokers. Would definitely visit again.

Terrific location in the 19th district. So much is easily accessed by walking and public transportation. The room (their largest) is relatively spacious. The floors were not clean. The one rug was stained. Hallways and stairways were never clean—a piece of trash was in the same spot for 10 days. My room was kept clean with daily housekeeping restored since COVID changes were reversed. Supplies in my room were not replaced, I had to repeatedly ask for towels and wash cloths. Most employees at the front desk were kind and helpful. The air conditioning stops working during the night causing the room to heat up. The electricity in my room went out twice for no reason—it was fixed quickly.

Would not recommend this place, unfair treatment. No buffet breakfast I understand due the virus, no sauna, no housekeeping but other guests seemed to receive it. Had to ask for water and beer that was supposedly to be in mini fridge in first place and they try to shame you and give a very hard time. Never would return to this hotel. Never. Felt very abused. I paid for almost three weeks stay and had to do my own housekeeping after six days. Very rude and unfair.

The hotel is very easy to get to from the airport costs 2.50 with the train and takes about 40 mins although you do have to change trains. A short walk from the station to the hotel. From the outside the hotel looks old and dated however the rooms have been done up and look excellent. While I was there they were doing up some more of the hotel so it may change more next I go. The room had a little kitchen which was ideal after our flight to make something quick to eat. (the spar in Vienna airport is very handy) the hotel gives you from tea, coffee, hot chocolate and beer which was and excellent treat.
The breakfast was well worth the extra money and was excellent. You got lots of fresh bread and fruit as well as cooked bacon and sausages. There was also a good selection of cold cuts and cheese. I make a fresh waffle for breakfast. There was a good selection of tea and coffee available. Although the breakfast is self served however the very friendly staff are available to help if needed

Amazing! Tram 38 or down the road a main station or tram 37D to City Center but people should get off at other stops on way as lovely places with food and shopping etc. Everything g you need. The saunas x 3 and infra red treatment booths are excellent with cold power showers for healing. A superb place. Slightly noisy if you have bad guests but this was for half hour. Really am happy about finding these place. Sleep was lovely. For U.K. speakers the TV and Cable cannot be changed so if that’s what your after you can use WiFi for Netflix. FREE beer and water for your stay. Food shopping next door. Travel by tram to CC and then all over to the main sites is easy and quick. Do not use the hop on hop off bus. Takes ages and I saw one place for half hour. Get a two day travel ticket which also works on all transport in Vienna City Centre which covers the Hotel route. Also not far from the tourist spot Ginzing.

Great location. Nice cafe within the building. The single issue was that on my first stay there I had sent a message from the hotel web site requesting the shuttle pick me up at the airport. Somehow they never managed to get this done so I had to pay nearly double for a regular taxi to the hotel from the airport; 67 Euros.

Loud traffic and construction noise. I received a room facing the main road right in front of the hotel. Given that it was in the middle of the summer, I wanted to sleep with my windows open. The noise coming from the street was too loud to sleep so I was forced to sleep with closed windows which was unpleasant. I asked the front-desk if it was possible to change rooms. The people working at the front-desk were not helpful and rude and told me that they could no accommodate me at this time and that I should just do with what I have, given that this was the room I had booked – there was no indication on their booking website of the kind of traffic that one hears in those rooms. Then in the morning I was woken up by construction noise, only to realize that the hotel is undergoing major construction. Vienna was great, the hotel wasn’t. Will stay somewhere else next time. Also, if you are thinking about booking this hotel, I would ensure that the construction is done before you arrive.

The room was very dirty. When I arrived I had to change the bed sheets since there was dirt on them. The desk was sticky as it appeared to have residual spilled Ice-Tea on it, so I had to to wipe that clean myself also. I don't know if this is true about the entire hotel or if this room just had bad cleaning staff, but there was substantial dust everywhere and it just made for a very unpleasant stay. I cannot recommend staying there.

Old hotel, brand new room. Needs a revamp of the main part, but looks like it was being refurbed when we were staying there.

Balcony room is great. Lot so of storage space, lovely modern living area.

Down sides: sink in bathroom was blocked.

Upsides: 2 beers and 2 waters put in the fridge everyday. Nice extra!

It was a very nice hotel that fit my needs. The room was small, but it was, after all, a single. It had a small 1 person bed and a kitchenette. There are 2 grocery stores and a pharmacy very close. It is close to Vienna's public transportation system. The hotel staff arranged airport transportation to and from and it worked perfectly. It is a distance from the major visitor interest points, but the public transportation system in Vienna makes it easy to see, including the Christmas Markets.

It's not a luxury hotel. It's not at the bottom end either. It provides good, clean, reasonably priced accommodation that fit my needs.

night calls from reception desk!!!

Nice hotel but I don't recommend this destination if you are single women. I got the phone calls at 23:00 from the reception desk like \"Hi honey!\". I felt very uncomfortable and unsafely. I don't know what kind of guests do they usually have - maybe some women look for such adventures but not me, definitely!!! I travel a lot and this was first time I meet such a situation.

Great place, easy to park

We stayed on a Sunday night, getting there around 5pm and there was plenty of space to park on the road. I doubted my ability to read the parking signs but it was really pretty obvious. I was parked on the opposite side of the road directly opposite the entrance to Billa.

The sauna was great but the steam room was out of order.

Our room was on the first floor right above the entrance so we could hear people arriving and talking under the canopy however it didn't stop us falling asleep.

The only down side is house keeping. We were there for one night with checkout at 11am yet they were knocking on the door at 8am sharp and two more times before 10am. Make sure you use the do not disturb sign!

Unfortunately my stay was ruined by the opposite 5 rooms being occupied by some very very inconsiderate Arabs who have no respect for the wellbeing of others and also how to treat the hotel rooms with respect in the sense that other people will be using these rooms afterwards. I happened to see the disgusting state (food all over the floors ) that the cleaning ladies were left to deal with. the children were allowed to scream and run up down the corridor at 10 pm like it was their personal space. No respect!
