We had a bungalow on the beach!! The walk from reception to our accommodation was through lush palm trees through to glorious white sand and turquoise blue sea. The staff were amazing, in particular Magdalena who arranged the bouquet for our wedding vow renewal on the beach. It is a short walk from many bars, restaurants and day parties. Our favourite restaurant was Hartwood. Sit at the bar before dinner and watch the barmen make some extraordinary cocktails which are on the pricy side but worth the money.

This is an older wonderful find tucked among the new hotels and NOISY bars on the beach road. After spending 8 days exploring Mexico City this was pretty much what we needed….beach, books, naps and an ocean breeze to keep the temperature comfortable.
The staff here were wonderful and did their best to accommodate us by moving us immediately to a quieter, very nice cottage. It was much appreciated and they were correct…things mostly calmed down after the weekend.
Breakfast on the beach was a treat. Fresh fruit, homemade jam, a digestif, coffee and good omelettes with eggs from the chickens they raise right at the hotel.
We didn’t rent a car and suggest doing so if you plan to explore the Tulum area.
The beach here is beautiful with sand like sugar. We had to deal with sargassum but it didn’t keep my husband out of the waves. I enjoyed the very lovely pool and had it to myself.

This is a lovely property in a sea of touristy, less serene beachside properties. The staff here is awesome. So helpful and kind. Breakfast is hearty (eggs from the chickens on the property!) toast, juice, fresh fruit, and coffee. The rooms are nice and have a fridge. All of the rooms face the water. We had room 1 that was right on the beach and next to the pool.

Our six night stay here was a nice one overall, but there are many things you should be aware of before booking. Our “garden” room was surrounded by dense foliage that was beautiful, BUT THERE IS NO AIR CONDITIONING in the “garden” rooms - more like huts with a toilet, shower, and bed - that is all. There isn’t even a ceiling fan. Beware of the mosquitos. The other big issue was the running water (which we obviously never put in our mouth) had an extremely odd smell - not sulfur like untreated well water - but something else entirely that I couldn’t figure out. I realize that these garden rooms do not cost as much (as I was looking for a bargain), but with 85 degree temps, 89% humidity and a dew point hovering everyday around 73 you would be amiss not to think you need a little AC. The staff were always pleasant (don’t show up after 10pm- because you won’t find anyone at the front desk. The pool was small, but well maintained. The outdoor sunning beds were nice. The morning breakfasts were nice with fruit, bread, and eggs from the chickens they have on property:).

Very comfortable accommodations (most with ocean views) in an exceptional location with truly outstanding staff. The included full breakfast was incredible with the freshest, tastiest options.
The paths & gardens offered a very relaxed & quiet environment. All the bungalows include a spacious porch with hammocks & views of the turquoise sea. Only downfall which is not at all this hotels fault is the boom boom boom going on from the beach club down the road which only got annoying by around 6pm. Regardless, we did absolutely relax on this vacation & would not hesitate to book a stay here again.

Right on the beach, stunning view from the balcony. The room was very clean and cleaned daily. The staff are very friendly and helpful. Breakfast at Casa Habanero was delicious and a perfect way to start the day. The property grounds were spectacular in every way. Jungle meets the beach. I would recommend this property and if I ever get the chance to go back to tulum I will be staying at Nueva Vida.

Literally on the beach, in the area of boutique hotels which are usually smaller and higher value in terms of service and customers. The hotel is a little gem hosted in a luxuriant area. The room is huge with a view on the sea with strong wifi and a safe, no AC but you don t need one, the night breeze cools the room pretty well. The stafd is absolutely awesome, the breakfast was also good! Highly recommended

We couldn’t be happier with our stay! I booked this because the bungalow had a balcony with unobstructed views of the beach/ocean… When we arrived they wanted to move us because the property beside them was having an event… Listen,Tulum is known for its EDM music scene and nightlife so I can’t complain. We asked to see both rooms and they were more than willing! We chose the room they had wanted to move us to and it was perfect! Little of an obstructed view but at the same time it really was simply amazing and we decided to book an extra night before we decided on dinner that night! Let’s talk food… Tamarindo/Pasha were great although they didn’t look like much on the walk by. Tamarindo had a slightly better breakfast offering than the new cafe on the beach at the hotel but only slightly. Plenty of Michelin rated restaurants within walking distance and priced similar to/slightly less than “fine” dining in the US. The staff was amazing! They were always available but at the same time they weren’t over your shoulder! My only “dig” on this place is that it could use a little upkeep. It is by no means falling apart or “gross” but some of the thatch roofs had tarps to prevent leaks that really just should be repaired/replaced… Boho chic outdoor furniture on pool deck that should just be thrown out… Given the jungle setting the tarps were almost unnoticeable but I’m that guy! We will… not would, stay here next time we are in Tulum and it was a bargain at their current rates!

The view from the room was beautiful. The room was clean and adequately equipped with all we needed. Breakfast by the ocean was delicious and staff was friendly and helpful. The beach was beautiful and water was warm. It was quaint, more quiet, and sustainable compared to many of the larger resorts nearby. Resident chickens provided eggs for our breakfast!

The front desk (Eric) and restaurant (Richard) staff were wonderful. Included breakfast was very tasty, served right on the beach. Our room, though not luxury, was very large and comfortable in a rustic way. There was a water outage one evening, but it was fixed within an hour. Staying within view and sound of the ocean was a first for us and we enjoyed it very much. The property was very lush, different from most of the other hotels on the strip.

Love everything about this eco-resort, and the astoundingly beautiful beach it’s on. The quiet peaceful vibe is so chill, yet its location is surrounded by restaurants and shops, so great variety just steps away. Wonderfully friendly staff, charming grounds with pool, clean rooms, lovely breakfast included and served at their beach cafe. This was my second visit, but hopefully not my last.

We stayed here for five days and highly recommend it! All the staff were so helpful and friendly, anything we needed they took care of (including some guidance before we got there for booking transportation and tours). The breakfast on the beach is simple but tasty and filling. We had the tacos al pastor one lunchtime and it was some of the best tacos I have ever had!

My only caution would be that it’s pretty far down the hotel strip and not very close to the more party-heavy areas, but that was what we were looking for.

Nueva Vida was the perfect place for our family. The room was cleaned immaculately every day by the nicest woman, the beach was just a few barefoot steps away, and the lounge chairs were very comfortable on the beach. This hotel didn’t have a party scene like the others, so we were able to sleep normal hours with a 5 year old. The internet was super fast and allowed us to get work done while lounging on the beach. If you enjoy quiet time or want some space with your family in a beachside hotel, this is the perfect place and I can’t wait to return.

Make sure you’re aware that most of the rooms don’t have AC, and the ones that do are only allowed to use it at night. It’s a rustic hotel. The bed sheets and towels in our room were good quality, and the staff was friendly.

The place is right on the beach and the pool is lovely and so relaxing. The hotel is just far enough from all the noise, but a 5 minute walk to all the action near Rosa Negra.
The staff bends over backwards to help you with whatever you need. We stayed in the Sueño Caribeño suite and it has a nice view of the ocean from both the room and the outside balcony. Just know that the balcony in that suite is outside of the room right by its front door, but it’s still quite private and two steps from the ocean.

This resort is situated directly on the beach and has a very tropical vibe to it which is nice. The stuff were amazing whenever we needed anything they provided right away. For example we asked a gentleman from the staff where we can get some fresh coconut juice, he told us there is no need to look for it anymore because he is going to go get some from one of their palm trees, so we went and lied down on the beach and after a few minutes he brought us to coconuts freshly cut with straws and that was absolutely amazing.

My friends and i booked this place for one of my friends 50th birthday. I payed extra for the AC services . The first night was extremely hot. The beach was full of seaweed. Early morning, we voiced our concerns to the front desk and the only thing he could say is that if we're not happy he can give us early check out but we will have to go through expedia to get a refund for the next 5 days. Unfortunately, we were forced to book another place. They refused to give us documentation that we checked out early.

You cannot beat the price for staying directly on the beach. My one complaint is more about Tulum than the property itself. The noise from the parties and clubs around the area can be heard throughout the night and also all of the prices of food are astronomically high compared to the rest of Mexico and even when I stayed in Akumal. Therefore, you save money on the hotel cost, but spend so much just to eat. I stayed in one of the bungalows at the edge of the property and felt relatively safe as a single woman.

This place is an amazing getaway! We had an oceanfront room with the pool close by and everything was absolutely perfect.The place is clean, well decorated, and has everything you need including a fridge and fans to make your stay comfortable The staff was excellent and could not have been more helpful. My son mentioned that it was my birthday and they knocked at my door in the morning with a candle, coffee, cup cake and a birthday recording on a cell phone of happy birthday. Very sweet and very thoughtful. We will certainly be back.

I have NEVER felt so relaxed on vacation. Perfect little place, where the rustic nature is a complement. We were in the Ola Suite (#14) and I will dream forever about sitting on our front porch (TEN FEET FROM THE BEACH!!!) drinking morning coffee and watching the sun rise. HIGHLY HIGHLY RECOMMENDED!

Rustic but adequate for the physically able

Very nice quiet beach right outside the door of each bungalow. Limited seating with adequate number of very low, partially shaded sun beds with one Adirondack chair, many of which were broken. Pool seemed nice, but lacked a railing to the pool deck and no railing or ladder into the pool. Around the pool there are two sun beds with little shade and only two Adirondack chairs.
Free breakfast right across the road with inexpensive additions available. Many really good, but very expensive, restaurants within walking distance. If one must walk on the road it is quite hazardous. It is narrow with no, or rough sidewalks. Definitely bring a flashlight for nighttime walking. Once there was an open manhole on the edge of the road.
Property seemed poorly maintained. Although requests for needed bathroom repairs were quickly completed.
Daily housekeeping and refill of drinking water was provided.
It’s certainly adequate in a lovely setting. But I would caution anyone with physical limitations to look elsewhere.

The mosquito net was ripped so that wasn’t helpful, room had broken windows that stayed open so bugs could get in easily. The beach was not cleaned so there was seaweed everywhere. Room did not have a hair dryer either so bring your own

Swiss Family Robinson Style Amazing!!!

Nueva Vida is gorgeous!! Sandy paths that lead to your tree house vibe oasis, super relaxing and gorgeous views! Lovely pool and hammocks to enjoy right on the beach!! Service was excellent. Rooms cleaned daily which is important with all the sand. Breakfast was so delicious to start our day and the location is perfect in So-Tu! In the heart of the hippie vibe with gorgeous restaurants and clubs but just south enough to be in the quiet part yet fully walkable. Get a room with an ocean view for absolute paradise! No AC but rooms have fans. We found the ocean breeze kept us very comfortable (early April). Lots of seaweed, but this is something one cannot plan around this time of year but the view is still absolutely stunning! Highly recommend staying here 3 - 4 nights. We stayed 4 and it was perfect. The tree house style rooms are spacious and beds very comfortable but be prepared that the sand blows everywhere and the humidity keeps everything a bit damp feeling. We loved having a fridge for juice and water. Out unit (Espiritu Maya) came with separate bath, sperate kitchen and 2 story bedroom- perfect for families! We thought we would cook but never did. Showers have salty feeling and taste so one never feels fully clean but it is okay in this environment. Just go with the flow. Great yoga options next door at Lula. Terrific cenote right up the road- just order a drink to hang there. Fave restaurant: La Taqueria Pinches Tacos Shop!

One of the first hotels in tulum so ground are large and full of vegetation. The pool on the beach is wonderful. Huge rooms with rustic past but a/c at night. Amazing beach location on the quiet side. This is not the place to stay if you want a dj and Fri is service on the beach. That said you’re next to Lula hotel who have great restaurant and wonderful yoga and fitness. Great for families, singles and couples who want a little old school tulum with a great central (but quiet) location.

We absolutely loved the stay at Nueva Vida de Ramiro! The hotel has such a happy, peaceful vibe—just steps from the ocean. The front desk staff were incredibly polite and helpful throughout our stay. My son and I stayed for a week and will be back. The bungalows were very clean. We were moved from one that had an issue with the AC. The beach was simply amazing, the pool was wonderful. The staff was so friendly and helpful, and being able to order lunch on the beach and drinks was a treat. Electricity in Tulum is not healthy for electronics so thankfully, I had four charging blocks that I used to charge our phones and cameras. The restaurant of the hotel is across the street and was delicious. I can’t wait to go back.

An amazing property at an affordable price. The room was gorgeous - with views of the beach and a front-row sunrise. Front desk was super helpful with recommendations. They arranged a taxi to take us to the Tulum ruins and then into town and back to the hotel. They recommended the scuba diving company - Mexidivers- who were excellent. Their dive shop is located on the beach, so you can rent a bike for the day and cycle there and back which will be a lot cheaper than arranging for pick up and drop off. The hotel is in a crazy expensive area for dining - so be prepared if you don’t have transportation. Meals and taxis are $$$$ - would recommend renting a car/bicycle and venturing along the coast or into Tulum.

What a beautiful and wonderful place. Super close to the beach. Pick Amor Eterno if you’re booking as a couple. Right next to the pool and literally in front of the beach.

Beautiful beach

Location is amazing right on a beautiful and quiet beach. That alone is worth the money.
Our bungalow was not in the best condition overall and the bathroom had a technical problem, which was not fixed during our stay.
But nothing compares to the experience of waking up with the sun rising on the ocean and walking barefoot straight to the beach.
Sunbeds and cabanas free for guests. Good restaurants nearby, both on the beach and on the main street. At walking distance from the popular party zone, but far enough not to be bothered by the crowds and noise.

On arrival we were told that we could not see the room before checking in and if we checked in then we couldn't regret the decision. Seemed super sketchy and we demanded to see the room before actually checking in. As expected the room was very poor and smelled moldy. They refused to give us a statement that we didn't want to check in and refused to help us cancel. All the positive reviews of this place are not real. We also were told by locals that it is a sketchy place and that they had been shut down previously.

Stayed in magico amancer . Was an amazing beachfront room . The resort has an old Mexico feel. Lobby coffee pretty good in the am. Breakfast was ok just be ready for really slow service . The rooms on south end much quieter that the north end rooms because a club plays loud music to the north for a lot of the night so was glad we were far from that. The shower and tap is salty , probably the main thing was lack of air conditioning and fans that didn’t blow air very well. So room was always sticky and borderline uncomfortable for sleeping. Can’t imagine how hot it would be in spring and summer. Would stay again but only in ac room! We loved layin by the pool everyday .

For a two-star hotel it's phenomenal. The beach is perhaps the best my wife and I have ever stayed on and we have visited several including Hawaii, Florida, and California, Costa Rican and European beaches... and by far this was the nicest beach we've ever been on. The breakfast was very nice and overall the facilities were quite nice. Our only complaint would be that it would have been nice to have had just the ocean sounds rather than the base from a local Club playing until about 1:00 or 2:00 a.m. at night. Unfortunately this is preventing us from giving this stay a five-star review. My wife and I kind of checked it up to experience because we knew after reading other reviews others had reported the same thing. On a positive note you can always just think of it as the Jungle Beat. Haha

We enjoyed our stay at this hotel; though the expectations for the room's facilities or condition should be low. The room (Viento del Mar) was very basic, with no air-conditioning and one insect-screen to be able to leave the window open. The ocean view was great, and once you get the the trick of the right currents through the room using the fan and open windows, we slept well. The water in the shower and bathroom doesn't seem right so we should have perhaps brushed our teeth with bottle water. But no serious incidents occurred. The beach has public access and limited hotel users so we were always able to chill out on the sunbeds or chairs. The staff were extremely friendly; the food from across the road at Tamarind was great, though a bit pricey but in line with other restaurants in Tulum. We opted to upgrade our breakfast on occasion for 100pesos and would highly recommend the (vegan) pancakes. The basic eggs were very tasty though! We would book again if we had to return to Tulum. One thing to note is that the road outside the hotel is very narrow and gets easily blocked with cars parking on the side of the road. Walking isn't really recommended in that instance so it makes it a bit hard to get out and buy items from the few stores that are around, unless you use a car. There was water in the room which was a nice added touch and greatly appreciated!

Pleasantly Surprised -- Stay Here If You Can!

I'm so glad I found this place by luck. Nueva Vida is completely different from the monotonous resort / day-club scene that prevails in Tulum. Frankly, the photos and listing here don't do it justice.

The grounds and garden setting are fantastic. Each bungalow or room is creative and different. If stairs don't bother you, Estrella del Amanecer (#18) was an excellent choice. The staff were helpful and friendly, sometimes going out of their way to help. Their English was excellent. When I asked how much (a common question in overpriced Tulum) for coconuts they opened for us, the staff member replied \"free\" when he could have charged.

Ricardo at the front desk was especially honest, genuine, and helpful.

The generous breakfast is held in a real restaurant -- better than the usual low-effort reception breakfast.

The WiFi was fast and reliable in our room.

Guests get a large jar of safe drinking water in their rooms refilled daily. Helpful for reducing plastic bottles, although not enough for two people for 24 hours. Daily housekeeping was superb. Shower was surprisingly hot. Mosquitoes are a nuisance after rains -- but that's the price for feeling like you're staying in a jungle!

Nueva Vida is -just- far enough from the thumping music that you can still hear it, but I didn't find it annoying. The beach area in front and little cabanas / mattresses were cozy and located away from the crowds.

I would 100 percent recommend this romantic place for a stay in Tulum!
