Lovely, except for the insufferable noise from the beach club next door during the day. The rooms were spacious and clean. The air conditioning was great. There were these really cool, large swings on our balcony. Ample drinking water was provided in the room. The staff was very sweet and kind. It is unclear to me how anybody could relax and enjoy the room or swing or the sound of the waves with stadium-level bass booming from 11 AM till 7 PM. People did not appear to be partying or dancing during these hours, in fact, that was hardly anyone around. The hotel is a very close to some of the finest restaurants in Tulum, which is why I selected this part of the beach strip. With the exception of weekend nights, the music that was played in the hotel, and in the hotel bar and restaurant was absolutely charming, but you could barely hear it because of the booming from next-door.

We had an excellent stay at Kanan Tulum. The hotel offers a truly unique, adults-only experience with beautiful jungle-inspired design throughout the property. The aesthetic is stunning — sand floors, lush greenery, hanging trees, mirrors, and thoughtfully designed photo moments. You genuinely feel immersed in nature while still enjoying a luxury atmosphere.

The staff was friendly, professional, and attentive. Housekeeping kept our room clean and well-stocked daily. The private beach area was a highlight — relaxing cabanas and lounge beds with a peaceful vibe.

The room layout is very open-concept, which adds to the overall design experience, but privacy is limited (the toilet area does not have a traditional door). There is also no TV, which we personally enjoyed because it allowed us to disconnect and fully relax.

It’s important to note that this is not an all-inclusive property. All food, drinks, and bottled water are purchased separately. Dining on the strip can become expensive if you eat out daily. However, the location is great — the hotel sits on a lively stretch with restaurants, boutiques, coffee shops, and stores all within walking distance, so there is plenty to do nearby without needing a taxi.

Overall, this hotel is ideal for couples looking for a romantic, design-focused, adults-only getaway. It was perfect for what we were looking for.

I recently stayed at the Kanan Tulum Hotel for 8 days. The property and rooms are very nice and gave a very unique experience. Joel at the front desk was the best from the first day greeting us to our last day checking out! I received 3 spa treatments, a master massage, the rejuvenating anti-aging facial and the cocoa wrap. They were all nice, but by far my favorite was the master massage with Laura. I cannot recommend it and Laura enough. Her energy is very calming and therapeutic and adds to the services she provides! We had dinner 1 evening up in a nest overlooking the ocean and that was a fantastic experience and dinner with Ricardo as our server! Totally recommend this as well!!

Now the reason for only 4 stars. The service in the restaurant for breakfast by the beach as well as service on the beach was hit or miss. Many times I had to go up to the bar to order my own drinks or food. 1 day we were offered an umbrella from the sun, another day I asked for an umbrella and was told no, although when I brought up the fact I was provided 1 the day before they did bring and set up 1.

We were upgraded to a partial ocean view room which was lovely! However the entire experience in the room and out in the beach was a little tainted by the competing clubs on both sides of the Kanan, along with the Kanan playing techno music all day every day. The music continued to 1am -2am every night, although I do believe this came from a neighbor club and not the Kanan itself.

Our room was fantastic and the beach was beautiful – these were the two best parts of our stay. The service at the hotel, the attitude of the staff, the food was all extremely disappointing. We came to celebrate my husband’s birthday and I had been in touch with concierge services for a month and a half with several small requests such as decorating the room, cake and music at our welcoming dinner, et cetera and they did nothing. For the first night I let it go thinking maybe it was a lack of communication but that seemed to be the theme of our entire stay-anything we asked for, anything I had pre-booked was just forgotten about and the worst part was the attitude of the staff when we tried to follow up or ask for anything- it honestly seemed like we were a constant bother to them . We asked for an airport shuttle and they quoted the price at US$170 saying that taxis would cost more, we got a taxi for $100 on the Street outside the hotel. We asked for their help in making reservations and they just forgot in both instances. We asked for ice to be sent up to our room and staff lied and said they had been waiting outside of our room and we told them to come back in 10 minutes. The food at the beach bar and the karma restaurant were also terrible, but but we learned our lesson after two terrible meals in good news is there are plenty of great places to eat nearby. Overall would come to Tulum again but would definitely not stay at this hotel.

Everything was very expensive! Creaky bed, leaky refrigerator in the room! I was still okay with everything above until the day we checked out. They told us to wait that they need to check the room before we left there! After while they said they’ll charge us $65 and I asked why. They said there is blood stain on the sheets. I couldn’t believe and asked if I go back to see it. Of course there wasn’t any blood stains

They experience at this property was absolutely horrible. I will never return again. I was constantly approached by drug dealers. I was even approached and physically assaulted by one of the men who was attempting to sell me drugs the staff allowed them onto the premises. I also experienced having room service left outside of the door, where in the middle of the night I could hear someone outside of the door eating the leftover food that was sitting there for well over a day. Needless to say the experience was horrendous and I will never go back.!!!

The property is stunning and the rooftop to the different nests is amazing! The view from the nest is unbelievable. Walkable to Hartwood, Casa Banana, Elios. Definitely this place is Instagram material but the downside is the room is outdated- the room needs serious updates for sure. The wooden in room tub is useless. We got a room with an ocean front view with balcony and we couldn’t enjoy the balcony as much as we wanted to. Wish they would’ve done more with the mosquitoes. For the price we payed per night, were expecting something more. Would not stay here again.

Gorgeous property, beautiful scenery, and the nicest, most lovely staff. We eat traveled, unfortunately when there was much seaweed on the beach, which is certainly not the fault of the hotel. However, there was much garbage strewn about the seaweed. If the seaweed is not going to be removed, then at the very least the garbage should be removed. To say you are an To say you are eco-friendly but not remove garbage simply just not make sense. Also, the wear and tear on things like the bathroom door handle and door room lock should be repaired. On the other hand, the accommodations were extremely comfortable, and the food was incredibly good.

Hotel is pretty, very unique and in the best location. Food is good. Room service people are very nice but the office people not helpful, arrogant, dismissive. Warning.. music is so loud that u can’t really talk on the tanning beds or cabanas. It’s blasting from 10am to 6 pm. Some nights till midnight. U can hear music in your room. I didn’t think it will be this extreme. Beds are ok, but the pillows are hard like cardboard. Bathrooms are open, meaning there’s only glass covering middle part of the body, bottom and top is all open. Kinda like airport doors. U cant have privacy in the bathroom or shower, this is problematic if u travel with someone u dont want them to hear you taking number 1 or 2 lol. Also there is no elevator. And there’s many many steps to walk around the property, like 3 floors. Rooftop restaurant is on 4th floor. Definitely not for everyone. I wish I knew All this. That’s why I’m writing detailed review for others.

And with how much money we spent it would have been nice if breakfast had been included although they do have 3/4 caffeinated nespresso pods in the room for you which are replenished everyday as well as a jug of drinking water. A nice touch would have been hand or body lotion although they do provide aloe and mosquito repellent. Overall beautiful hotel that combines the natural elements into the aesthetic.

Kanan is the most picturesque hotel I've stayed at, comes alive when you hear the waves and breeze of Tulum. Unfortunately, once you arrive you'll quickly realize you're staying at a nightclub that has a hotel...not the other way around. The all day, overly loud music takes away any chance of fully relaxing and resting...even more so when they compete with the other beach club next door. Its torture.

Pros:
-Most unique looking hotel in Tulum
-Clean, spacious rooms, ok view
-Staff are good
-Location is great

Cons:
-Music is loud, all day. Vibrates through the walls at 11:30pm. No peace and quiet here.
-Price is one of the highest per night.
-The club attracts outsiders who are just there for the day. They get drunk and high, and now you're sharing the limited spaces with them.

… you want to have a great time! There is a beach club during the day and a restaurant that converts into a nightclub in the evening. Great music and lots of bass from 11am-1am. Pack your earplugs or find accommodations elsewhere.

… you want to be looked after by the amazing beach club staff. Joel and his team were amazing. I believe we were checked in on every hour.

… you want to enjoy delicious food in beautiful, breathtaking spaces. We enjoyed an amazing dinner in special ‘nests’ as the sun set and in the rooftop overlooking the ocean.

… you want to enjoy shops and restaurants nearby. The resort is centrally located and walking distance to more than you can ever get to.

… you enjoy beautiful, clean beaches perfectly suited for swimming, riding waves.

… you like people watching. Beach club lounge chairs, fun swings and unique cabanas are perfectly situated to enjoy the beach and enjoy beach-goers reactions to the resort.

… you enjoy beautiful, lush, bohemian decor that relax the mind and body.

.. you don’t mind the beauty Tulum has to offer despite the construction you can’t escape. We were on both ends of the Avenue, and construction was perpetual and resilient. Nonetheless, we thought it was worth every moment.

We had the most incredible time! The property is gorgeous and embodies the vibe of Tulum. We loved the tree house effect with the many levels you can walk up to have a beautiful view while lounging by the beach, getting a massage or having drinks/dinner. Rooms are unique and clean. The food is excellent! Some of our best meals here. Staff was wonderful. Angeles is the best masseuse. Julian and Ricardo took care of us on our pool/beach days. The concierge service through What’s App was so convenient. We cannot wait to return!

We checked in and knew immediately that we did not want to stay here. First of all, we had a sea view blocked by an ugly, delipidated orange building (a true eyesore); second, our room reverberated with a disco beat; third, we were next to a construction site that started making noise at 8 am on a Saturday; fourth, we were directly under a kitchen where we could hear very loud noises of furniture being moved and people moving about. We knew we did not want to stay here so called expedia to see if we could check out early and get a refund. I understand a refund is possible if everything is well described and we did not happen to take note. So, although we accept that the hotel is noisy with a DJ playing music that can be heard in the rooms even with the door closed, we did not expect the construction noise, the kitchen noise or the ugly view. Even with this and two attempts by Expedia, Sebastian, who apparently is the off site person making the decisions, would not allow us to check out with a refund. Sebastian even lied saying there was no construction. We stayed only 1 of 5 nights, despite no refund. Most of the staff were friendly, but one person argued with us that the disco beat could not be heard in the room. And then when we countered this, he said that people like it that way. When we called the front desk at 11 pm about the loud kitchen noise the first and only night of our stay, we were told that the kitchen was closed. It was not. No apologies.

I have wanted to stay at the Kanan for over two years now and was finally able to do so but the fact that a bottle of water is not complimentary is ridiculous. We were thirsty and ordered 3 cans of soda which costed us about $20 US dollars. You literally get NOTHING for free. While it may not be all inclusive you can atleast provide your guests with a bottle of water. It is also known to have a jungle esthetic but the amount of sand that’s in your room is insane. Please read all the reviews before booking this hotel everything is extremely overpriced.

It was truly a beautiful place. The hotel is like a tree house with all amenities. The staff was excellent and the service was superb

Despite having on a braclet to identify me as a guest, I was asked over and over if i was staying in the hotel. there is a gate that closes the property around 9pm. The security guard was slow to respond to my request to open the gate. She was surly when she did finally open it. I was again asked if I was a guest. As a solo female traveler, i was upset that I couldnt gain access in a timely fashion. There are hardly any people on the street during the week. So there was a potential for danger. I complained to the manager, who was apolegetic , but not very sympathetic. No microwave, no TV. Lots and lots of stairs. Sand at the entrance made it irritating to walk to your destination. It was expensive, but not that great in my opinion

My husband and I went to Kanan for our 20th Anniversary, and we enjoyed it immensely! The location is very convenient for shopping and dining. The prices are high, but that is to be expected in this part of Tulum. The hotel itself is beautifully unique with lots of natural wood and vignettes to take some amazing photos. The room is comfortable with good water pressure, nice hot water, and air conditioning. Many people commented about the loud music that plays constantly on other reviews, so we were prepared for that. I will say it was still louder than I thought it would be, but we made it work. The drinks at the hotel were pretty weak, but the food was delicious. The only other con was that the bed has seen better days. It was soft and comfy, but bowed in the middle which made it difficult to stay comfortable. We enjoyed our stay, and would recommend the spa and the Rooftop restaurant as well as the beach club.

Outstanding hotel with amazing staff!

The resort is unbelievably unique and beautiful. You feel as if you are truly staying in a treehouse in the jungle, yet mere steps away from the beach. The staff was always nice and helpful. The location is great because we never had to take a taxi, which I heard was very expensive. You are in walking distance to a large variety of restaurants, pharmacies and convenience stores. I had a massage in the spa and it was fantastic. We ate lunch at the beach club every day and it was probably some of the best food that we had while in Tulum. The salads & ceviche were outstanding! We stayed in one of the tree house suites and the room was beautiful and clean. The ONLY negative would be the loud music from the attached club at night. It was tolerable for most of the week, but starting on Thursday night, the loud music went on until around 1:00 a.m. Maybe it is not as loud in other sections of the hotel, but it was really loud where our room was. But that was truly the only negative we could say about the hotel.

I loved how close it was to the restaurants and convinient stores. The freezer in the mini fridge actually kept my ice frozen the whole time. Beach was great. Coffee was great in the morning.They provide bug lotion and after sun lotion.

Strangely designed boutique hotel. Everything is built up in the air in an almost treehouse style. Our room was huge and very pretty with an outside rickety staircase up to a “nest” where you could look out over the area (and get food). Beach here is beautiful and facilities in the same style. It is generally a bit tired looking but definitely cool.

An awesome experience

Loved our stay here, every part from check in to check out was seemless. The property has so many cool parts to explore and take photos, from the beach up to the bird nests. Service was great and prompt. Perfect location in the middle of the hotel zone on the strip. The rooms are spacious and well designed. The daily yoga class offered was great. The spa was a perfect option for a day that rained. Would definitely return!

We were on the 2nd floor and our room was facing the ocean, so we used our balcony a lot! Looking out over the resort was so beautiful. The staff was super friendly, the room was very clean and the tub was so cool!! We would definitely stay there again.
We used the shuttle service the hotel offered from the airport to Tulum and back to the airport. Was very nice, they had a sign with our name on it when we got to the shuttle pick up at the airport. And for our return they were very prompt picking us up at the hotel. Kanan is a great place to stay I will be recommending it to my friends and family.
