We loved our recent stay at Sivana Tulum! This is a very small unique hotel, with a small staff, limited amenities, and a fabulous location. If you are looking for an all inclusive luxury experience, look elsewhere. That is not what Sivana Tulum is about. Each room here is unique, with a rustic feeling that is part of its charm - It feels like Tulum before Tulum was discovered by the rest of the world. In most rooms AC is available only at night, but we did not miss it- our room stayed nice and cool anyway, with breezes coming off the ocean. And Sivana's beach location can't be beat. Despite the crowds nearby, it feels very private. Also, it accumulates minimal sargasso compared to other locations we visited on the beach, which is a nice perk!

The hotel is really cute and clean and the staff are super friendly and helpful! Had to book last minute because the hotel I originally booked was terrible they were there to check me in at 8pm less than an hour after I booked and it was an incredibly easy check in. They have a hotel dog that is incredibly sweet and loves attention but will leave you alone if you don’t.

Lovely rustic place. Beds are comfortable and rue beach is lovely. I noticed it was o e of few places that cleaned up their beach section daily.

If you're only lookong for a place to sleep this is a good option, but if what to vacation and veg at the hotel, go somewhere else.

I would not recommend this place for everyone. I loved it, but the hydro and water is shotty. One morning there was no water, we had to abide by \"if its yellow let it mellow, if its brown flush it down\", there was no hot water the first night but no issues the other nights.

This is the quiet section of the hotel zone and no restaurant at the hotel. But some good food near by.

Do be aware there is no fresh water at the hotel. If fact all fresh water must be trucked into the hotel zone. 1l of chlorinated water is provided daily with no meams to keep it cold.

This hotel has salty water in the bathroom and shower. Made it very uncomfortable to shower and brush teeth. Rooms are super small. Staff is nice and helpful. Beach is small but cozy. Our room was facing the main road and we could hear everything. There is pharmacy right across from this hotel. For the price they charge per night, they should have fresh water in the bathroom. They do have convenient parking and few places to eat very close by.

Celebrated our baby moon at Sivana. Staff were very kind and sweet and we enjoyed seeing the dog & cats daily.
This hotel is more rustic than others nearby. Water turned off one day for a few hours, AC is low and available only at night, and our room frequently got bugs. However, we are in the jungle and we appreciated how quiet and peaceful it was. We also love when breakfast is included.

Nice hotel close to famous “Matcha Mama” and “Follow the Dream” sign…breakfast was include which is a huge help to your pocket considering how expensive is Tulum. Special thank you to Camila at the front desk, she was always helpful and gave us great tips and recommendations as this was our first time in Tulum

Charming Thatched Roof Cabins

Positives: We loved the grounds. There were palm and banana trees, hibiscus, bougainvillea and other tropical foliage that attracted birds. Our thatched roof room was fantastic. King-sized bed was very comfortable. The balcony was a fabulous place to relax.
Negatives: the water was untreated, salt water, with intermittent hot water. You need to brush your teeth with bottled water. The saltiness makes getting a hair brush through your hair a challenge. Finally, the A/C unit from the neighbouring building blew hot air in through our bathroom screen window.

Stayed at Sivana for the weekend and I couldn’t be happier with my choice.. it’s a perfect little quiet hotel away from the noise of Tulum’s night life.. surrounded by nature, cozy and intimate it’s the perfect place for a couple’s getaway. We stayed in the ocean front room and were serenaded by the sound of the waves every night.and even though they have a small staff they are all very attentive, they even helped me decorate the room for my wife’s birthday and got her a cake. So if you’re looking for a place to disconnect from the noise and just relax Sivana is a great choice!

The property is in a good location and they do a good job of keeping the rooms clean. The air conditioner is only allowed to be on between 8 pm and 8 am but we found that it didn't really cool the room during the night. The breakfast was not great, not many options, and if you wanted more food you need to ask. They did not clean the beach loungers and basically left everything for you to do on your own. No bar service during the day and no restaurant on site. Overall, would rate this property as a 3.

Sivana was a little gem in Tulum. Our room felt like our own sanctuary in our tree house and the staff was always attentive and helpful. Sivana gave us exactly what we needed and is an a great location. The breakfast was simple but got the job done and we loved having our waterfront coffee. Would return!

I visited Sivana while in Tulum for a wedding. While other guests chose other hotels, I opted for Sivana as a more economical option and was pleased with my decision. Sure, the AC is only on in the room during the night but that's really the only time you'll be in your room. Sure, the restaurant isn't 'fancy' but the service is great. Paying 1/3rd what other wedding guests paid at other hotels down the street was well worth it and I would recommend Sivana to anyone in the future!

I was really looking forward to staying here after seeing the photos but I was disappointed. The a/c wasn't functioning and it barely cooled the downstairs where it was located. I slept upstairs where it was stuffy. I really wanted to open up the doors and sleep with the sound of the waves and to get air but they advised me not to due to the mosquitos. Please install screen or a mosquito net. Screen are a necessity! I had to sleep with the doors closed and I wore a mosquito net over my face that I had packed for camping. The view on the balcony was great but the hammock was way too high and it covered the view. Bummer! The bathroom faucet is corroded. Lots need updating.

The hotel is located right at the Tulum beach which is really the best that this hotel offers! If you book a hotel on the other side of the street, your access to the beach is much restricted and you have to pay additional for the beach chairs. In this hotel, it's all included. The hotel has a small bar/restaurant where you can get delicious smoothies and some food for a relatively cheap price (compared to other places in Tulum, though it has to be said that all of Tulum is overpriced!)
The rooms however are not of the best quality. The windows have these old curtains that are a bit ugly and the bathroom shower is very provisional. Nonetheless, the hotel provides shower gel, shampoo, and conditioner for your use.
The hotel staff are very kind! They were attentive to our arrival already a few weeks earlier and stayed responsive to our messages. It's better to write to them in the Expedia chat, because they do not pick up the reception phone.
Overall it's a good offer for the price-quality relation it offers, and is recommendable.

This resort needs a lot of updating. Location is great and beach is small but perfect. Old rooms are horrible and had to kill a roach twice. We got transferred to newer concrete rooms and they were great.
The single best thing about this hotel is the staff!!!
Wow!! Just sooo friendly and accommodating and honestly went above and beyond to make us feel welcome and at home.
The updating and renovations needed is both the staffs fault
Thank you staff for making our stay so great!!

This hotel is cute and looks like the photos. I enjoyed my stay and would recommend if you’re looking for an experience a little different than your average hotel stay.

Pros: You are on the beach a few feet away with an amazing view! The staff is friendly and helpful. They carried our bags all the way to our top room. You are a few minutes drive 15/20 away from the ruins. They have their own parking across the hotel which was nice with all the traffic.

Cons: The traffic to get into the area was horrible. Very small crowded street. If you don’t like big crowds I would not recommend this area. Getting to the hotel was a little confusing as they don’t have an actual address you get there using the neighboring address. The bed was a bit hard and uncomfortable. The running water was salt water so we had to use our drinking water to brush our teeth. The air conditioner ran from 8 p.m. to 6 a.m. which was fine for us. However, the AC wasn’t as powerful as the coolness didn’t even reach the bed and the unit was located right in front of us. Not sure if that was due to their electricity running off of solar panels. They also do not allow you to drink your own beer at the beach as they required you to buy theirs. The most unpleasant thing however was the cockroaches we continued to find throughout our stay. One was in the bed with us which was gross.

Before booking I had read reviews and was aware of AC and bed issues. I recommend if you’re looking for the same!

Pudieran mejorar dejando más de un rollo de papel de baño en estancias mayores a tres días al igual que servilletas y cambio de toallas ya que a decir del encargado solo le indicaron que lo que nos dejaron al inicio sería suficiente y eso lo podría entender en estancias de uno o dos días no de cuatro
