The photos online were definitely embellishing the actual quality of the hotel, catfish would be a good description. The room wasn’t the cleanest and the sheets were stained. Housekeeping never cleaned the room despite putting the sign out requesting it. Once somehow the sign requesting cleaning was flipped over to do not disturb when we got back. Trash was piling up including the toilet trash that you’re not supposed to flush paper in the toilet. Speaking of toilets there was a broken one on the side of the building (skibidi homage?) along with graffiti everywhere on the walls outside. Loose dogs doing their business everywhere. I actually stepped in a pile coming back from the crowded beach with people hovering around our bag. The rooftop pool was very dirty. No elevator so if you’re disabled you should avoid. No WiFi and the chairs in the garden area were rusted out on the seat part. Slight space in the patio door where mosquitos come in and eat you while you’re sleeping. The last day we stayed the night in a different hotel because the loose dogs fighting in the middle of the night was causing us to not sleep well and we wanted to be refreshed getting on the flight out of there. Has to be one of the worst hotels I’ve stayed in. Do yourself a favor and avoid this hotel and most hotels above CTM-A street because the loose dogs don’t seem to cross that road and 90 percent less graffiti.

I’ve stayed at this property many times over the past 5 years. I have never experienced what I experienced this past time.
The entire building is totally abandoned and falling apart. Stained sheets, totally worn out couch, the light plate fell off when I hit the switch. NO HOT WATER.
I spent a whole morning trying to help the maintenance man fix the boiler. It was totally broken.
I ended up missing an appointment because I couldn’t shower/wash my hair.
I tried using the shower in the room next door that looked like a bodega. No water would come out.
I ended up using another room’s shower that was lukewarm but it was so dirty.
- All the doors were just open, no one running the place, me going in and out of the rooms trying to solve this problem on my own. This went on for 2 days-
All the while I had sent multiple texts to the concierge or woman who was supposed to be running the place. Never ever text me back. It was literally crazy. She never addressed it.
I didn’t leave and go to another place because I hadn’t been feeling well and didn’t have the energy to relocate. It was horrific.
I literally never leave reviews but I had to have them and everyone know. Beware. They need total renovations and to hire a new person to run the place. Crazy.

Clean. Safe. Quiet. Close to the beach and small restaurants, but far enough away from the tourist areas. This is perfect for people who want a quieter experience and a great beach, seconds from their room.
It is also just down the street from Pranamaya Free dive which offers a variety of excursions. Great people.

It was our third stay at Ocean Zen. They really care. Yes, do not expect a perfect place but compared to many other places we've stayed, we had everything we needed. Love that their staff speaks good English, rooms are clean, away from the \"insanity of the 5th Avenue,\" here at least you can SLEEP and have all you need for a get away stay.

We miss visiting with \"turtles\" and look forward to being back in the fall/winter.

P.S. It was great annual business planning and a recharge trip. Wish the rooms would have a \"desk or at least a table.\"

Room was in good condition, well maintained, nice view but NO hot water 😮 also garbage from previous renters were not cleaned, there was a bag full of garbage and a bin full under the sink , good flies all over the place .
The restroom had also a garbage big full of it .

The suite that we had was spacious, clean and had a nice balcony. We were in very close proximity to the beach. The courtyard area was not very well tended, and we had no hot water at all during our 3 days stay. The staff however were as pleasant and accommodating as they could be, but the problem was not resolved before we checked out

This place was dissapointing, it has potential to be great but a few things let it down. The water pressure was the lowest I had ever experienced, making it hard to take a proper shower or even brush your teeth, no hot water either. The pillows were hard and had lumps in them, new pillows would go a long way to making the stay more comfortable. The location is ok, the area is a little dodgy but could be worse and lastly the place is a little run down, it could use some refurbishment and painting.

This is one of the older properties in the area. It has no real amenities - no 24 hr front desk, just a security guard that serves no purpose. Pool looks like it hasn’t been cleaned all season. No elevator - had to take the stairs to the 4th floor to the “office” to check in. Had to haul luggage to the 3rd floor to get to the unit. The a/c unit is not sufficient for the size of the unit. Room temp was not bearable until about 3 or 4am. The only positive thing was the view from the unit and the rooftop. Thats the only reason to give this place a second look.

I wasn’t able to check in to this hotel. No attendant on-site when I arrived around 4:30 pm. Tried to call over and over no response . Waited until 8 pm on-site and decided we’d to get another hotel as it was getting late . Stay away from this place . It is bad condition as well . Nothing lke the pics. Still awaiting a refund I may not get .

It is a Gem on the 5th Avenue. We took a 4 day vacation and I needed to work for 3 days remotely (needed to quite a few health consultations over the internet phone).

Wifi was #1 requirement. Each room has a router and dedicated wifi signal. This is the best connection I've had, both wifi and cable worked GREAT. No drops, no loss of signal...unlike \"all inclusive resorts.\"

Rooms are modern, clean, staff is friendly (host and her son speak good English), place is quiet, away from the 5th street noise, 4 min walk to the beach (very nice and clean-also not noisy, unlike \"all inclusive.\") Hotel is in safe neighbourhood and within 1-7 min walk to great food places. We ate mostly on the 5th but price wise, baja cafe next door has the best prices. Their combos are great. NOTE: eating out prices are the same as in Canada...be prepared.

We also bought food at the super market on the 10th street and fruit from the stands on the 15th (they were SUPER DELICIOUS). It's about a 15 min walk.

We loved sun tanning by the pool and watching the ocean. Next time we'll go for the \"queen bad,\" as there is more room for a couple. We are looking forward to be coming back with the boys, as it is truly a GREAT PLACE.

Special thank you to Mighty and her son...oh yes, we loved the turtles in the pond. Quite the characters have to say. Thank you for creating this place. Each morning and evening I spent quite a bit on balcony in meditation... even though I had to wear the ear plugs.

Staff was amazing, Anna Maria made sure i had what I needed and assisted with any requests I had. About 10min walk to downtown 5th avenue. Nice view from the pool area to the Ocean.

I was traveling alone and am a women so walking back at night was not the best choice, the hotel is in kore of a residential area. The stay was nice and I would stay again.

When we arrived at the hotel, my partner saw a poop in the toilet, and the room smelled like mould.

The area around the hotel feels completely unsafe; when we asked the person in the lobby about it, he just scoffed and said, \"Sure!\".

It's so safe they don't give you keys to enter the building. You have to buzz in so they can check who it is.

Around the area, there are only a couple of mechanic shops, and some prostitutes hang around the area at night and that's it.

The ocean view is about 2 miles away, so you can see some water and assume it's the ocean.

AVOID THIS HOTEL. Worst of all, we asked for our money back since we had to look for another hotel in the middle of the night because this was a horrible place with a horrible area, and just stood with the no cancellation fee two days before the stay, I wonder why they don't make cancellations after, and I would answer that because if you see the hotel and the area around it, you know you won't stay in it.

By the way, the pictures of the hotel in Expedia are concepts of the area, not actual pictures.

This plae is terrible. They didnt have hot water. Said there was a spa but there was not one. The pool looked dirty. We stayed one night and left and they wouldn't refund our 2 day other day. The saying is true you get what you pay for... run away from this property

From the moment I walked into the hotel, I was greeted with warm and friendly service. The hotel staff were always available to answer any questions I had and went above and beyond to make sure my stay was comfortable and enjoyable.

The room was spacious, comfortable, and had all the amenities I needed for a relaxing stay. I particularly enjoyed waking up early to catch the stunning sunrise from my window. The bathroom was spotless and had all the necessary amenities.

One of the highlights of my stay was the rooftop pool with breathtaking views of the ocean, which was just a few minutes' walking distance away. It was a fantastic way to relax after a long day of exploring. What impressed me the most was the safety measures in place - the pool had a gate that opened via a camera and security guard, which made me feel safe and secure.

A little off the beaten track from further south where there are too many people and too many stores. A 5 minute walk from the closest beach with local and semi-local restaurants near by. Also has a small pool on the roof with a view of the neighbourhood. Not a luxury hotel but it has character and that's what we liked about it.

Very small sign above narrow door so took a while to locate it.Had a very steep narrow spiral cement open staircase to the top floor where the office is located, so be careful! Our room had a view of only a white cement wall that separates the building from the street. Takes about 12 minutes to get to the beautiful white sand beach down the road and along a path through the woods. Slept ok but some street yelling in the night. Shower lukewarm.

Reception is at the top of three or four stories of spiral stairs. They don't come down to meet you. First room was interior. What I noticed there were rooms facing the ocean available I paid extra to move. After moving they told me there were rooms available for a couple nights. Then I found out I had covid. I told one of the workers so he wouldn't get sick. All of a sudden there were no rooms available and I had to leave the next morning. Sleazy operation. Otherwise, nice come location considering how crazy central Carmen has become

The staff were great and I felt very connected with the real Mexican people because it is in a residential neighborhood. The coffee shops and restaurants in the area have more charm and you don't get people pressuring you to buy. It's very nice and slow paced. The public beach was extremely close to the location and I regularly took walks in the morning. The roof pool was lovely and nice, but I it was too hot during the afternoon, I think it would help if there were some umbrellas or shade. At night/evening, the roof top had a really good view of the area or the sun set.

This is a true gem in Playa Del Carmen. Spacious and airy, facing the ocean and getting plenty of natural light. And environmental-friendly!
Loved the all glass wall and the balcony. Loved seeing the sunrise every morning from our bed and hearing the ocean at night. Super comfortable bed. Quiet a/c and ceiling fan. Full fridge and basic kitchen utensils and appliances (blender, toaster, coffee maker). Filtered water on every floor. Room cleaned and towels changed every day. Very friendly and accommodating staff!
Great location on the quieter side of Quinta Avenida, right between Playa Punta Esmeralda (our favorite beach, wider and less crowded) and Las Hijas Beach Club (our favorite lunch spot). The street is very circulated all the time - many people walking, running and biking. We felt comfortable walking back from dinner at night and also running in the morning all the way to the city center. Would definitely stay there again!

Stay as far of this place as humanly possible. They have BED BUGS! First is in a very bad area of town. I did not felt safe here. There is no parking as being advertise. Also, all those nice pictures: FAKE! To enter the building you have to scream because they give you no key and the guard is always missing. The pictures of the nice pond with the Budha: a frog’s nest. And worst: BED BUGS!!! I have so many bites all over. This place is horrible. I was not able to check out. Had to leave the keys in the counter, since there was none available when we left.

Th rooms in this hotel are very clean but the location is bad. They said it’s on 5th Ave which is one of the main roads with all the shops. Unfortunately it’s on the other end of 5th which is not safe. Too many stairs with no elevator. You have to carry your luggage up winding stairs. The back of the 1st floor needs cleaning and work.

I only lost part of my money, not all of them. I lost 10 USD and 500 Mexican Peso, and I totally have 15 USD and 2000 Mexican peso, which a suspect only took one highest denomination banknotes. My friend lost 100 USD and 500 Mexican Peso, which also was taken the highest denomination banknotes.Since this is the trip with 3 people, I collected the mutual fund and we counted it every day, and I am very clear that how much money I did have and how much money I was stolen. I found my money was lost on the second night of the hotel, which is March 14th, and I try to solve this issue in the early morning on March 15th. In that night, based on the feature of losing money, I believe the cleaner of that hotel had a big problem. On March 15th, I checked the video and it showed that only the cleaner entered the room. I did bring my wallet every day and only that day I did not since I went to a water theme park. I believe this is the cleaner's problem, but the reception staff told me that since I did not put my wallet in the safety box located on another floor, they did not have any compensation for us. This attitude is very worst, and I did need to leave Playa de Carmen before noon, I have to leave and give up arguing and plan to discuss with you, Expedia for such a situation.

Very peaceful quiet location down on 5 th Ave. away from noisy venders. We were still easily able to walk down to hustle and bustle of 5 th Ave yet still have a quiet place to return, only thing about our room in particular is we didn’t have a lanai or small
Outside seating area directly connected to our room. Would have been nice to have, but rooftop deck was nice. Staff was great!!! Beach access right across the street too.

This was a small hotel with 9 rooms. The location was at the quiet end of 5th ave. We didn’t mind the walk into the busy part of Playa de Carmen. Only 10 min walk in.

TIP: the beach is much better and less busy at this location. If you like to hang out at the beach, I would stay in this area opposed to staying in the busy center of PDC.

The staff here are very good and Jimmy speak English very well. The rooms are cleaned daily and Maria does an amazing job. The WIFI is good, water is hot with good pressure.

It was nice to have a little kitchen area (no stove, but nice size fridge and microwave). A good grocery store is a short walk away (17 mins, across highway near Home Depot), but a OXOX is just around the corner.

Overall we had a nice time here and we felt that this is a great hotel for a budget minded traveller.

The rooms are large, modern, and clean. The rooftop dipping pool is perfect for hanging out and chatting. The staff are great, and the property is safe. There's a beach close by, just a short walk through the greenbelt. There's another one about 10 blocks North, and another about 10 blocks South. Town is super close and the easy walk to everything is on a safe walking path that passes right in front of the hotel. We plan on returning for sure!

Ocean Zen did not disappoint. Oom was huge. Near to local beach, great swimming, nice walks into town every evening and lunch at nearby Sabor. Neighborhood noise at night settled quietly and early. My husband and I stayed at Ocean Zen for a week and it's a beautiful and quaint boutique hotel. The staff are warm, friendly, helpful and do a great job at taking care of the place and guests. The view is spectacular from the 3rd floor honeymoon suites and the rooftop pool is gorgeous and great for photos :) There were only a couple of things that made our stay less than stellar, but they are definitely small in comparison to all of the pros of staying at Ocean Zen Suites. Our room was lovely and simple and the kitchenette had everything we needed to make fruit smoothies and other snacks/meals (there was a blender, coffee pot with ground coffee and sugar, microwave, and a toaster), but there weren't any pots, pans, or oven (which was totally fine). The only thing we didn't love about our room was that the bathroom is not totally closed, so that could be a little awkward Lol. The TV had apps like Netflix so we could sign in and the AC works wonderfully (a must with the heat and humidity of Playa Del Carmen). The location is definitely more of a local neighborhood, but we felt safe and walked to town everyday to try many of the great vegan restaurants :D La Senda, Chlorofila, and The Pitted Date were our favs! Bring earplugs though because there were nights when cats were yowling outside, dogs were barking all night long, or early morning marachi music was played by people outside. Other than those few notes, a local beach was a 7 minute walk and overall, we loved our stay!

I actually did not like that it was about 15 minutes away from the night life . It got very dark in that area and when walking back at night it didn’t feel very safe . I hate that there was only a security guard at night and not anyone at the front desk to help with anything . There was no iron or ironing board in the room . We got stuck on the ground level and the patio is literally closed . No view , just a white brick wall . To get to the office you have to go up the stairs to the 4th floor and that wasn’t convenient. The pool was okay , not as big as it shows in pictures , but the view was nice . I guess for the price it’s okay , I wouldn’t stay again for more than 2 nights

Amazing hotel! They decorated for our anniversary and always made sure we had everything we needed. The view from the pool is amazing and you can see the lights of Cozumel at night. The security guard at night was always waiting for us and watched our rental car for us so we felt really safe. All the staff was super nice!

Hidden gem of playa

Let me first say that from the house keepers to the owner, amazing! Everyone makes you feel like family and so very welcomed! The best hotel in playa for relaxing. On the north end of 5th ave ,extremely clean,cozy and comfortable. A quiet section of the beach is directly across from the hotel .The Oxxo is 2 blocks away, gym attached to the building ,and wonderful restaurants like Foodie is all just a 2 minute walk away. The Best 14 days I’ve spent in Mexico ! Thank you for the amazing dinner at the roof deck pool and all the hospitality.Be back very soon-

Rooftop pool and deck was wonderful. Location was a 15min walk to centre of town through an area was was not well developed, so a little nervous. But very close to great beach

Not the best location, having a car is very helpful. It was gated and they have a night guard so it seemed safe. Neighbors dogs were noisy sometimes, otherwise it was nice and quiet.

Walking distance to a few quieter beaches and cenotes and the crazy part of Fifth Ave but far enough away from the busy tourist areas. Staying here you will experience a real Playa del Carmen neighbourhood and its warm, kind local people, birds, dogs even roosters and bats, just a blocks away there are a couple very good budget friendly restaurants for breakfast, lunch or dinner. Staff was always helpful and gracious. We actually stayed a total of 8 nights, had booked only four originally but found it hard to leave. Slept in a few rooms because they had to move us, to give us four extra nights, each one felt like an upgrade from the last. All were comfortable and super clean with great beds and linens, The front suites had great balconies with views of the ocean in the distance. Kitchenettes with fridges, Smart TVs with Netflix you can sign into, microwaves, coffee makers, dishes cutlery a free programmable safe in every suite. Purified water dispensers on each floor came in so handy. Your front street is a walking, running, cycling path.(some scooters)That rooftop pool is amazing for relaxing under the hot mexican sun. If you thing is five star all inclusives don't stay here. But if you want a secure, clean, friendly, helpful, secure (gated with security staff at night)sanctuary to recharge for exploring PDC. Thank you, Raj, Daniel, Alejandro, William, Gabriella? All the staff here are wonderful kind, people.

Staff is superb. We were made to feel welcome every moment. Overnight security is top notch. Stayed here multiple different times during our vacation and prefer it to anywhere else!!

What Can I say. Nice facility, Beautiful rooms, Gorgeous view The Staff are Amazing, From Daniel the hotel Manager who was informative, Helpful, accommodating, and offered us Real Colombian Coffee and Candies form his personal stash every morning . To Alex the Security Guard and the Maintenance staff who helped me look for my lost Rental Car keys and helped me unlock the car to search the trunk without any expectation of compensation, and just everyone there Thank you all for an amazing experience Sincerely Miguel :)

You cannot match the value and service of this hotel. The staff headed by Daniel is amazing. Daniel was terrific, knowledgeable and friendly. You will look far and long before meeting a nicer, more thoughtful young man. Thank you, Daniel, for your recommendations, coffee, knowledge of the area and thoughtfulness. You exemplify all the characteristics of the hospitality industry and the owners of this hotel are fortunate to have you on board.

The hotel apartment was terrific. The view was wonderful, and you will enjoy the sounds of the wildlife from the lush trees that separate the room from the ocean. We loved the firm bed, the balcony, the free rainwater, coffee maker, refrigerator, large shower and the sunrise! The property was spotless and there is a rooftop pool!

Parking is free and easy, and the staff, especially the housekeepers, are professional and friendly. The property is safe because Alexjandro the security guard is attentive, and you cannot enter the grounds without him. By the way, Alexjandro is funny and can really dance! The office is manned twenty-four hours a day with security camera that see every inch of the property! The beach is a twelve-minute walk away and you can easily get a taxi by walking one block. Netflix is provided for free and the air conditioner can blow the doors off the place

The Wi-Fi is terrific!

Enjoy the locals in an eco-friendly hotel. Stay here! What a gem!
