Great location and clean, spacious rooms, but there are some important things to note before booking.

First, there are no phones in the rooms to contact the lobby; all communication is done via WhatsApp. Please be aware that the front desk is closed during the night and early morning, so support is not available 24/7.
We stayed in 5th floor, which had a persistent plumbing odor and unstable furniture. The shower pans in both rooms are extremely shallow, leading to flooded bathroom floors. Also, there is no elevator, and while staff helped with bags at check-in, you are on your own if you check out before 1 PM. The building is also hard to find as there is no visible sign outside.

Overall, this property feels more like an Airbnb than a hotel. If you expect traditional hotel services and 24-hour support, this might not be the right fit for you.

Nice room, horrible service in emergencies

I will pre-face this by saying I travelled alone. Excellent room and location. However staff was very rude and unhelpful when I had a medical emergency. There is no lift (which is fine, I am 23 and able to carry my own bags typically), but I threw my back out on the way up and was in tremendous pain. Could not sit up, stand, walk, or bend down. I called asking for help (ice or pain killers) and was promptly told no. I had to ask for assistance carrying my bag up the one remaining staircase, in which she was very rude but did bring the bag. When she came in the room, I was kneeled over on the bed unable to move and crying. She promptly dropped my luggage and left. No human kindness in offering me any help or making sure I was okay. She was out of the room in under 10 seconds despite seeing my condition. She did offer to call a doctor when I called reception on the phone, but I needed to try pain killers before visiting a doctor in a foreign country where I do not have insurance. By the time I was fully debilitated in bed, unable to move at all, reception had closed (closes at 7PM) and there was no one to call for help. I had to call emergency services and be taken to the hospital for pain killers. Horrible service in the case of a medical emergency. It is a shame because if she had been helpful or if the situation didn’t arise at all, I would’ve had a pleasant stay. But because of this, I cannot recommend this hotel.

I was a girl alone for a night in Nice for a transit and I felt safe the all time! There is a unique and personal code for each guest for the main entrance, hallway and the room! The room is super comfortable, stylish and clean. The staff gave a great service.There is no elevator but it’s perfect to have an extra glass of wine without feeling guilty ;)

The stay was better than expected. The room was clean and the personnel always made sure drinking water was replenished every day. The only minor thing is that the pillows were very thick and they had no additional thinner pillows to offer. We could also hear the people on the floor above us most of the time. It is located in a very central area with access to restaurants, cafes, pharmacy, and very close to the train station. However, because it’s located in a central area, on the weekends it can get pretty loud at night if you’re trying to sleep before 2am it may not be possible. Overall we very much enjoyed our stay and we would stay again at this beautiful hotel id we come back.

This hotel is very central and close to many shops and restaurants. I love the modernness of the rooms and even the ease of access to the rooms/hallways via access codes. Very nice! I enjoyed how close it was to the beach. Despite the lack of elevators, the 2nd floor is not a bad walk up and the receptionists were very helpful in assisting you with your luggage.

This was such an unexpected clean and contemporary room. The only downside was my sink was very clogged so I ended up brushing my teeth and using water from the shower. The rain shower was a pleasant surprise that I very much enjoyed. Perfect water temperature, perfect water pressure. Towards the end of the night people were smoking in their room so I could smell it from my room, that’s the only downside if you’re not use to smoke smells.

Our suite was very clean and in an excellent location, but it was not luxury as advertised. The furnishings felt cheap, and the amenities were generally lacking. The couch was wobbly, the bed creaked excessively and the toilet felt like it might detach from the wall. The all glass shower in the middle of the room is an interesting design choice, made worse by the fact that the doors didn't contain all of the water so after every shower the surrounding floor was all wet. It was surprising not to find other standard things in the room, like an iron, but it was provided when asked.

Despite being disappointed with the quality, the location, powerful AC and beautiful view made for an overall decent stay. But, we did not feel like it was worth the price

Our stay at this location was amazing. The room was wonderful and was cleaned everyday. It was walkable to old town and food options were plentiful. No elevator but the stairs were not too bad. We would stay here again. Only complaint would be the pillows. A bit too soft for our liking.

While the room was decorated nicely and was clean, it felt very cramped. It felt like a closet with very little natural lighting. The safe stuck out from under the bed which was a tripping hazard (I stubbed my toes multiple times). The photos of this room on Expedia booking site are misleading - although the shower was great and the staff were nice. The \"balcony\" connected to another room with no seating. It was in a good location but underwhelming.

The property location is fantastic and in an upscale area with lots of shops and restaurants. The size of the property was also very spacious and beautiful finishings. My husband also enjoyed the haman and the large bathroom was a plus. However, the sofa and the linens and curtains were extremely dirty and need replacing or good steam cleaning. The bed is extremely uncomfortable and needs replacement mattress. I would have given it 5 stars if not for those elements. Be prepared for a long climb up, which we knew when booking from other reviews so that did not surprise us, but it is a hike. Overall would recommend compared to the other options in Nice. Just encourage management to steam clean or replace the sofa, bedsheets and curtains.

Not quite what we expected. Good for younger folk.

The photos made the space look great. In person, it was less impressive but overall a good experience. We still liked the layout of the room. But the bed is a little too soft, and the bedding well used. The name is not on the outside of the building, so it was a little confusing. They did send a photo of the door with the room access info that hadn't downloaded on my phone. Technically on the fifth floor, but there is an Entresol floor before the first floor - 120 stairs up. We did okay, but this is better for younger folks. Enjoyed our stay overall, but will look for a better fit for our age and comfort desires next time. Staff was very nice.

The photos looked great but we were worried it might not deliver. We were wrong! The unit was exactly as pictured... even better with not 1 balcony but four!! Wow... what a beautiful property and the location is excellent! Just a 5 minute walk to the beach and old Nice. Restaurants and shopping just steps away. The only minor downsides are that the 4th floor is really the 6th (remember no elevator) and the front door doesn't have any signage indicating that you're at the right place (we weren't the only ones confused). We would definitely stay at this gorgeous and modern hotel again!

We had upgraded our rooms to the deluxe hamman suite and it was as per the photos. We couldn’t fault the room or the location. Lots of restaurants and bars and fancy shops.
15 minute walk to the train station.
Our friends room has a few minor problems, there was no wardrobe and ideally needs a mirror above the sink.

This boutique hotel is gorgeous! We felt like royalty from the second we walked in. The hospitality here was incredible. We could have gone to Prague knowing nothing and without a single plan and it would have been perfect. They gave us a map and walked us through an itinerary for our stay with amazing recommendations for restaurants, bars, bakeries, and everything included. The room was stunning, especially the painted ceiling! We will be back!!

Overall, this stay was great. It was in an ideal location, close to everything you could possibly need, and I would stay here again. However Expedia did not send us the needed information to acsess the building and it was difficult for us to get in at first. If it weren’t for people leaving we never would have gotten in. I will say the walls in the room were extremely thin and there’s no elevator if you need access. But the room was clean, and comfy, with friendly staff. If you’re here on business, the wifi is terribly slow, I would recommend the hotel look into upgrading their wifi package.

Maybe if the pictures weren’t as deceiving, I’d give it more stars. Location was great, staff friendly. However, do not be fooled by the pictures. At least the room we’ve stayed in, it was tiny compared to how it was pictured. The kettle had mold in it, looks like the water hasn’t been changed for weeks. The bedding was polyester and impossible to sleep on, considering how hot it gets due to the room being so tiny. Id choose a different stay if I could do it over again.

Great central location to be in, especially if it's your first time in Nice. There's literally cafes and restaurants downstairs, with bakeries and the nearest supermarket just minutes away by walk - and not to mention all the shops!

The hotel itself is very boutique - a very subtle entrance (we missed it when we first arrived), but I loved having a pin code to enter the building and room as opposed to carrying a hotel card. We had the Superior Suite with Balcony and it was well worth it - spacious, clean and a view to the street below.

The stairs are no joke (we were on the 4th floor), but we were very fortunate that Florian helped carry one of our bags up and down on check in and check out. When we didn't have the suitcases, walking up and down the stairs was fine - helped justify eating all the local delicacies during our time there.

Would definitely happily stay here again, loved it!

Wish there were not so many stairs! They helped me when I checked in but when I left at 5am no one was around so I struggled bringing my heavy bags down 3 flights of stairs. On my third and final trip, a man had taken one of my suitcases and started up the stairs with it. When he heard me come out, he abanded it and rushed past me as i asked why he took it. Maybe he was trying to help? It was weird. Other than that and too many stairs, a cool place to stay!

This was one of the best stays we have ever had. The room was fantastic and the location was great. This is an amazing value. Our room was on the second floor and so the stairs were not an issue. When love the pin code entry system so no key or card had to be carried around with us. Hope to stay here again next time we are in Nice.

Wow! What a stay, our suite looked exactly like the photos, beautiful, spacious and light. We were celebrating our anniversary and it really felt like a luxurious suite, the chilled champagne and glasses on arrival in the fridge made it even better. The hammam and bathtub was a nice addition aswell the Ritual toiletries. If you don't like stairs then this isn't for you - it didn't deter us and it was clearly stated when booking there is no lift. The kind gentleman who checked us in carried our suitcase upstairs for us. The area is lovely and buzzing, but the street is nice and quiet. Plenty of eating options closeby and really easy to get to from Nice airport (we took a bus). Would recommend and we are also looking to come back and stay here next year!

Definitely one of the nicer hotels I’ve stayed at in Europe. Check in was a little complicated but we ended up figuring everything out. The staff was accommodating- helped us with our luggage, provided umbrellas, only thing I didn’t like was being woken up every morning by someone knocking on the door to clean my room. Very nice to offer the room clean but maybe they should try those door handles saying do not disturb or come on in! Otherwise everything was great. I Guess you can’t be too mad about woken up when they are just trying to clean as much as they can! Location was perfect. We felt extremely safe. I would definitely stay here again!

Conveniently located in Nice, my wife and I stayed in a unit on the 5th floor. As others have pointed out, the stairs are no joke… the room itself is nicely decorated. The shower and tub was romantic. And the view of the square was quite nice. Some of the things we didn’t like (other than the stairs): mediocre bed, must vacate room by 10:30, Wi-Fi was very spotty. Overall, I think we would have preferred an actual hotel. I could see how some people may really enjoy this place, especially if you’re vacationing in Nice. For us, it was okay.

The decor and location of this property are great. Unfortunately our room had a fatal flaw…the shower repeatedly flooded our entire room so we had to take very brief and limited showers. We reported this issue to the staff each day. They insisted it was fixed but it clearly was not when after 30 seconds of showering the flood began. Even more disappointing was that they did not reimburse any of our price paid for this extreme problem that compromised our comfort and safety. We were offered a free bottle of wine (valued at 12 euro) and a travel set of shower/bath items. Avoid booking.

There is no elevator and the main manager a French lady called Monique was trying to kick us out from the first minute we walked in. She had a another booking after mine and she was pursuing me and bothering the whole time to leave she was not helpful. The only member of the staff that was helpful in this whole ordeal was an Italian lady that was actually helpful and respectful.

To conclude if you are a backpacker that moves around has no luggage and don t care that the manager pushes you around this is the place to be.

it's not a hotel, it's a building with some apartments in it that belong to this company. There is no elevator and some apartments are on the 5th floor (read 6th as the floors are French). So if you have heavy luggage or a baby - good luck.

The check-out is from 10.30 am to 11.00 am. When we returned from the breakfast at the nearby restaurant at 10.20 am. a lady at the reception yelled at us and asked why we were still there and didn't check out yet.
Public parking is quite far and there is construction in the neighborhood.

We didn't have the room that was showing on the site. I was disappointed on that aspect. The main reason that I reserved this place was that I wanted to stay for one night there with their design and feedback from other. The manager told us that the other rooms were already booked and they gave us this room.

Our room was clean and nice as well with small balcony.

Beautiful apartment and terrace, 6 flight walk up

Beautiful apartment with an awesome terrace that gives you views of the mountains one way and the Mediterranean the other. Moreover, you get sunrise and sunset directly into the apartment which makes it glow and really highlight the unit as well as Nice. ..... but it’s six flights up without an elevator. Highly recommend thinking it through before booking, especially if you have heavy/a lot of luggage. Also, don't count on any information or service. This is more like an AirBnb than a hotel. Very misleading advertising. The woman who greeted us and checked us in was very sweet but knew ZERO about dining recommendations or even how to get to and from the airport other than “uhh there’s a train shuttle nearby or you take a taxi” ...but when asked for more help like the actual shuttle station or cost or timing, she could not provide any. This created a lot of unnecessary and added stress for us. Why advertise this property as able to arrange an airport shuttle if it cannot fully provide the service? It’d be wiser to just remove that statement.

Be aware that information presented here or on the property website is inaccurate or missing.

The place is called bed&breakfast and on the website they list continental breakfast as first line. However the reality is that you have to pay extra for a cup of coffee, a spoon of jelly and a slice of bread.

The property has no elevator and you have to go up 6 to 8 flights of stairs polluted with cigarette smoke and dumpster smell.

Great location !!

Initially booked a room with air conditioning but when we arrived the initial apartment only had fans. We were then relocated free of charge to a superior room/ suite which was spacious, new and modern with a fantastic view.

Nice room, good location.

We stayed for one night and had a really nice time. The location is great. There’s a lot to see in the area. The room was nice and clean.
The one annoying part was that the hotel is on the fourth floor and there is no elevator.
But overall it was a great experience.

We had a wonderful stay at Le Dortoir. I loved the pin code access to the room, the trek to the 4th floor was a struggle but we got used to it on the duration of our stay. Our room was very modern and stylish with a lovely view outside. The location was perfect, very a quiet street with close access to public transport and promenade. The staff were extremely helpful and attentive. Small breakfast of baguettes and other viennoiseries with many different drink options. Would definitely stay here again and recommend to friends and family.
