Great Location but poor facilities

What must once have been a great hotel in the perfect location has suffered due to neglect. The location is still great but internal facilities are very poor and need major upgrades. The internet was patchy at best and when power was lost one night, it took more than 12 hours to restore. With no explanation or apology from Hotel Management.

Internet didnt work outside of lobby they made you sign a no refund waiver before they gave you your keys, it had the wallpaper falling off the walls the bathroom had black mold on the ceiling, the A/C did not work well enough to be have a comfortable temperature. I checked in and went to a other hotel after staying for 3 hours....

Arrive early but staffs still allow to check-in with great service mind. Also upgrade my room to balcony type which make me no need to wait for other room. I have a problem with my wifi password and safebox, the staffs wilking to help in every situation.
Great location, just one breath to reach the beach. Near Central Beach Festival Pattaya. All is good for me. Thank to all.

Very well positioned to bars and Beach Road.

Shame about it's general state of the building. I don't think the building seen a coat of paint since it was built.

The poolside furniture belongs into the fireplace......... and internet service is 10 years behind.

Great location.

This is an older hotel with a fantastic swimming pool and great location. Directly opposite the beach in the center of town. Easy walk to Central Festival shopping Mall. Very good breakfast buffet. Lots of landscaping and gardens. Has a kiddie pool. Recommended for family stays or laid back, relaxing visits.

A very pleasant stay at this Hotel, In fact stayed there twice on this trip. Close to Beach Road and Transport, A bit jaded but clean, wonderful Pool, not crowded and good staff. Could have better shower plumbing but plenty of room.

.can be very loud on weekend nights (it is Pattaya in all fareness)
.had brown water the first night
.walls are very thin
.first room was a nightmare (but I was moved to a better room withing an hour.)
.very old and moldy shower curtin
.if your neighbors smoke you smell it like it's in your room .

I stayed here for 10 days but I am not looking for 5star rooms . a clean room with good air-conditioned for what I paid is perfect .

Basaya - Better Days

The Basaya Beach Hotel & Resort has an excellent location and facilities: salt water pool; breakfast buffet; decent restaurant and prices, but is old and deteriorating.

The rooms are shabby and in need of renovation. The a/s operates only when you are present, so the room is hot and is difficult to cool quickly. My shower curtain in a premium room was a wreck that I would have tossed in the trash.

The staff are excellent, however, so the good points outweigh the bad, but not so far as I was charged a premium rate during the low season, more than double what it should have been. I asked, and was told that it was a hight season rate. June in Pattaya is not the high season - the city is half dead from lack of tourists.

It's a nice and convenient hotel close to the beach. What made me choose the hotel is its location and the swimming pool which I used almost everyday during my stay there.
Everything seemed to be OK. No complaints.

But attitude of stuff is bad.
When I pay tip for carry baggage and when I ask something to front, I felt uncomfortable .
I thought this hotel did not train enough to stuff .

disappointing hotel

This hotel is totally antiquated and in need of a total revamp. Could not get the shower to work it had a tap underneath which operated instead of the shower okay to wash your feet but had to wash your body and hair at the sink. There is no tea making facility in the room. The pool although lovely is definitely not suitable for children as very deep at all levels. Room was clean and basic. Would definitely not recommended this hotel was extremely disappointed and it did net reflect advertisement of it.

My stay at Bassaya Beach Resort

The place has a lot of potential as its in the centre of everything and couldn't be closer to the beach, markets, shops as its right next to central festival a huge shopping centre and walking street and close so all the pubs and drinking spots but basaya resort needs a major uplift it is really old and rundown, the landscape is okay but needs re-doing, the bathrooms definitely need to be renovated, new mattress needed, the rooms need new flooring and a uplift for the look of it. The breakfast is okay not the best it could do with a bit more variety and somehow keeping the food warm as it was all cold and everyone I met at the resort said its stupid how the buffet finishes at 10am and should go to at least 11:30am. The cleaning well they don't properly mop and clean the floor they have no mop bucket and use the same an almost dry mop for every room without rinsing it when I walked around the room after taking my shoes off my feet would go black. Last thing is there mosquito problem there is no proper drainage around the place where there is pipes for excess water and the water just goes into the gardens and they are very wet garden beds which is a great breeding ground for mosquitos I told management about it because they were all in my room aswell and got bitten all night all they did was sprayed but that won't fixed it, they need a drainage system for the water coming out of these pipes all over the resort

The room was dirty. The airconditioner was not cold, it leaked water and it was noisy. The bed was uncomfortable. The breakfast wasnt very good. Im glad i only stayed one night. Do yourself a favour and spend a bit more. In pattaya you can get a great hotel for a good price. i just used this as a one night stay due to a tour i had booked. 2/10

Good location has nice gardens and pool area and pretty quiet. There are a couple of things that could be improved. Like the big boom gate at the front which you have to walk sideways past to get to and from hotel. Pity the front gate to the beach is not accessable. Also would have liked to bring my own snacks and drinks like you can at every other hotel.

hotel looks tired & scruffy ,rooms need painting as does the building ,& smells coming up from the sink drain makes you feel sick . sunbeds in the garden always taken with towels on yet nobody using them ,& there isn't enough sunbeds or umbrellas ,this was reported to the management ,but nothing done about towel,s holding sun beds all day ,staff asking for tips at the buffet breakfast esp when they know your leaving that day , this is very wrong & should be stopped ,
if this hotel was painted & cleaned up & a few other changes it would be a excellent hotel ,this area isn't sutable for children

DON'T EVEN THINK TO STAY HERE!!!

Don't even think to stay here! It is Not Hotel! I requested non smoking room but when we check-in, the room in 3rd floor was smelling cigarette and phone was not working. When I request to change room, bellboy said \" stay here! all rooms are same!\" he was angry. We change room to 2nd floor but bellboy left us in front of stairs(no elevator) and said \"just go that way\". But.... this second room.... phone was not working too and I don't know from where but there was many fly bugs. So... I request to change room one more time. in the last room was two washstand but one of washstand, NO WATER. Shower curtain really dirty, we had to flush toilet more than 3times because didn't drain well. And... breakfast.... the lady who makes omelet, she was always angry.
I went to many places of Thailand but this place is worst! Never come back!!

I thought the pool area was really nice. If you like to spend time at the hotel by the pool you can't go wrong. However I moved on because the room was very tired and got better value elsewhere. Staff very friendly. If they spend money on the rooms it would be a top hotel. Having said that they were clean.

Comfortable large bed with silent air conditioning.
Adjacent \"family room\" means lack of privacy. Thin separating door between rooms. Can hear every word spoken by neighbouring room. Very unsatisfactory. Cold showers every day.

A cheap, central place to stay.......

It may not suit everyone's tastes but as a single traveler it was ideal for me. I found the reception staff very helpful & had no problem with them whatsoever. Whilst the rooms & amenities are dated & could do with a refurb, generally you're getting what you pay for. A great pool with a small area for kids in one corner, the hotel is ideally situated for Soi 7 & 8 & just along Beach Road, with access via Baht Bus, is Walking Street & all that it has to offer :)

No wifi in the rooms. Had to take laptop to lobby. Water in shower sends from centre of shower head only. Walls are paper thin. You can listen to all the romantic moans and flirtations at 5:00 in the morning and hear every word. Quite the entertainment. Hotel is very old and tired.

I had a standard room, which was pretty basic, had trouble with the air conditioner which was never fixed.
All in all a basic room. Breakfast was OK, but a lot of smokers around. They have designated smoking areas but some people smoke anywhere.

The hotel is in a good location, only a short walk to the beach.
The staff were wonderful, very friendly.

Almost perfect location to stay away from sleaze!

The location suited us very well. It was right on the beach to enjoy the experience with a lot of good eateries and pubs near by. It was also far away from the walking street to not be overwhelmed by the in-your-face sleaziness of Pattaya. The pool was cozy. The standard we took was basic but clean. Food is pork heavy. Staff is polite though slow. Very helpful nonetheless.

I stayed in the wooden cabins which were more expensive. Only small but pleasant. Not worth quite what I paid. Clean. Good swimming pool set in tropical garden area. Watch out for insects biting in evening. This is not really a hotel issue obviously.Good breakfast.Right by beach road. 20 minute walk to Walking Street. Near big shopping centre. If you are polite to the staff, they are nice in return. Most Thai people are helpful, friendly and polite. I thoroughly enjoyed the stay.

I just got this hotel in promotion during low season. It s a good hotel situated near the the beach which was vert pleasant. The bedroom was good size and clean. I didn't have any problem with noise and the bed was good. I was just a bit disapointed by the breakfast wich has few sweet food. It's mainly american/english breakfast. Most of customer were russian. The swimming pool is ok.

It read some good reviews about Basaya and then was expecting a decent stay at a decent price. But my experience there was not at all pleasant. The staff there was not helpful but hostile. Very old building, not well maintained. I would say there are many better accommodations than this.

The hotel apparently is 48 years old, and its first impression appearance certainly looks tired and in need of a a modern coat of paint at least! Despite its aged appearance they have a fair amount of leisure facilities on offer for the holiday-maker. My room was a standard room, with no in room safe which for me is something important, however this information isnt clear in the hotels.com brochure information page. I expressed my concern and the next day I was offered a villa at an extra cost per night for the remaining 10 nights. This is a \"a semi-secluded\" self contained private log cabin (WITH in room safe as well) in the hotel grounds the site is a small complex of about 9 bungalows, with a shared open air jacuzzi. Very nice ambiance and sense of privacy with a good standard of facilities, and its own chambermaid service to boot.The hotel has a pretty good location partially on Beach Road itself , and near to most of Pattaya's attractions including the beach itself. Breakfast was certainly adequate, and the reception staff were pleasant and helpful. Maybe if they trimmed some of the uneccessary trees around the garden and pool area it would give the place a better sense of open-ness, As 3 star hotel it is certainly recommendable.

The room is big enough the bed us confortable to sleep on, the location is great, the only things i complain is the shower is old the water is not coming well and also hot water comes late.
No guest charge in this hotel you can freely go with any one in and out.
Swimming pool was great.
I recommend both families and solo's as location was great for night sleep.

Man muß bedenken, das es eines der ersten Hotels in Pattaya ist ! (ca. 50 Jahre ) ! Ich bin seit 1989 regelmäßiger Urlaubsgast und habe den Werdegang des \"Nipa Lodge, Nova Lodge, Centera Beach Hotel und momentan des Basaya Beach Hotel & Resort\". Seit den letzten Jahren laufen dort aufwendige Renovierungsarbeiten, was auch dringend nötig war.
Positiv zu bewerten: Es ist kein Hochhaus-Hotel und seit kurzem sind auch Haustiere willkommen (Pet Hotel)!!!

Et slitt hotell, men den har det en forventer og trenger av fasiliteter.
Stort ite område skjermet for innsyn ig trafikk med stort bassseng i hagen.
Det finnes garantert ikke bedre beliggenhet om du vil bo sentralt i Pattaya.
Nærmere stranden, butikker, restauranter, uteliv og shopping kommer du ikke.
Men dette hotellet er ikke for barnefamilier,
Da gjennomsnitt gjestene er menn fra 60 år og oppover.

Great location

Little animals at room, no big problem, but not convenient. Breakfast used to be much better before covid times. Some breakfast personnel not polite, but reception and cleaners nice and helpful.
