Our room was located on the “sister” site of the main hotel. We did not have an actual person working the site. The phone in the room did not work and it was difficult to get ahold of hotel staff. Our room had a kitchenette, but it was locked even though we were supposed to be able to use it. Also the water that was down stairs for driving was several days old with something growing in it. I felt the hotel was advertised completely different. It was disappointing, there is also a school yard right next door. We woke up one day to hearing kids yell and we looked out the window and saw the school. I would not stay there again.

The location was great and very convenient. However, the room wasn’t very comfortable. The bed was smaller and different from what was shown in the pictures, and the TV was placed on the side, making it impossible to watch. Additionally, the noise from the nearby tram was very loud and disruptive. 😅

This hotel was good, location was very convenient and it is well maintained. However we were disappointed to find we had to pay more to use the small kitchen facilities and we also would control the temperature settings. The Australian girl Jo working on the front desk at Kings Hotel across the road was very helpful and kind when sorting out out kitchen issues. Over all a good hotel just strange with its kitchen locked away.

I booked a superior room for 6 nights w/ kitchenette for addional 20 euro per night. It has a 2 burner induction stove w/a sink smaller than a pot. There is poor lighting when you cook because the door of the kitchenette blocks the light frm the bedroom light. So you need a flashlight as you cook. The mini fridge can only fit 2 cartons of milk. They provide cooking utensils, plates, dishwashing soap. I was able to use the laundry in the basement for 3.50 euro. But the dryer was not working so we hang our laundry in the room. Staff was responsive when I asked help on how to use the stove. Apart from the location, amenities are just ok. The hotel ad in expedia is misleading coz it indicates room includes kitchenette. Instead they should put \"kitchenette accessible for additional fee\".

There were a few things not working (the thermostat, the shower, the dryer). The room was smaller than we’d expected and there was no place to put suitcases or unpack. The mattress was hard. And we didn’t really love the area. It was fine but we would stay someplace else next time.

I selected a family room with 2 queen sized beds and it was great. So often traveling with 2 adults and 1 teen ager is challenging with space.

Location was also great. Only a 5 minute walk from the central train station enabling easy access to anything in Munich.

Internet was also fast and speedy, but had a problem with VPN connectivity back to the office. It just wouldn't work, but tethering to my travel sim worked fine. Not sure what the issue was, but the hotel was unable to help resolve.

Overall, I would definitely stay here again.

Nice and clean room next to the station.
It's a self check in hotel so not much interaction with staff. Breakfast is possible in the partner hotel across the street which was good. They give an option to skip daily cleaning with a 10 euro voucher usable in the partner hotel which was a nice touch.

The bathroom fittings could be better. The shampoo/soap bottles were old and hard to press. The rain shower had little pressure.

But overall a good stay.

This hotel has no lobby and no one on site to check you in. Despite receiving an email earlier in the day with an access code, the self-service check in did not let us check in. We had to walk across the street to a different hotel to get checked in. On the bright side, the rooms were clean and comfortable. We would probably stay here again.

There is no reception staff at this hotel—everything is handled online, including check-in, check-out, and special requests. While this may reflect the future of hospitality, the reality was less than ideal. The self check-in machine is located in a narrow, dirty entrance, and there’s only one device available. It felt cramped, and I saw several unhappy guests waiting their turn. The room itself was very small and not clean. We had to set up the extra bed ourselves, and even basic requests like toilet paper or bedding had to be submitted via an email link. If you’re not comfortable with technology, I would not recommend this hotel. The only thing I like is there is a small and good restaurant beside the hotel for breakfast and lunch.

Unfortunately 3 stars! The location and condition were excellent! It was close to the train station and walking distance to Old Town Munich. It was clean and comfortable.

My problem is it felt a bit like bait and switch. I booked the king suite after looking at the choose your room pictures. We were staying awhile and saw that it had a kitchenette... Perfect! When we checked in, the kitchenette was locked up tight and when we asked about it we were told it was an extra 20 euro a night to use it.Very frustrating! Be wary of room picures and what you will actually get.

I stayed at Advastay in Munich for an extended period and found it to be a solid base for exploring the city. One of the biggest advantages is its location—just a 4-minute walk from the main train station, which made it incredibly easy to get around by public transport. It's also about a 15-20 minute walk to Marienplatz and the heart of the old town, which I appreciated for both sightseeing and everyday errands.

The neighborhood itself isn’t the most attractive part of Munich, but I always felt safe coming and going, even late in the evening. The property was comfortable and functional enough for a longer stay. If you're looking for somewhere central and reliable for an extended visit, Advastay is a good option.

I was not able to attend my reservation due to a natural disaster in my city at the time of booking. Despite having a valid reason for my inability to attend the hotel as scheduled. The hotel staff refused to offer any kind of compensation as I did not take out their optional insurance policy. I would warn any traveller NOT to book and PAY in advance as you will not be given a refund. The best thing you can do is offer to PAY on arrival, thus avoiding costly fees because they are only interested in making money.

Walls are paper thin. Up all night because somebody was using a sex toy in the next room and it was loud. I will never go to a hotel that doesn’t have live people at the front desk. We had to check in on a kiosk and had issues

This property is in close proximity to the train station which is a plus. Nice and friendly staffs that offered free breakfast for the delay in check-in that we experienced. Room is decent and clean. Our room is parallel to the street so you can hear the light rail if your windows are open which was in our case we had to open the room window facing the street because our room is warm and thermostat is not working well.

Its was an okay stay. It could be better but we stayed only for 3 nights and we got by just fine.

Hotel was nice, but the room was overall dusty. Noises are heard wery clear from the other rooms and street. Airconditioning didn't work properly.
Plus points were excellent location and easy to find. Check in was easy whitout staff and we got everything ready before the stay.

I recommend the near by bar Kosmos and Bayern football fan bar. They use cash only.

Bleiben hier im Nov 2024. It was safe even though there is no rezeption counter. It is located in the safer part of Munchen Hbf. Can’t say the same for the other areas. The room is sauber and high technologie except that the kaffee machine was kaputt. I requested a kettle via WhatsApp and they were very schnell in their response and left it in our zimmer quickly. We will certainly be back when we are in Munchen dieses jahre in 2025.

Liked the location ie proximity to station and transport links . Area itself is run down and scruffy . Appreciated the location of California Bean to the property . Rooms very clean and tidy , bathroom well appointed though I couldn’t get the hair dryer to work . No noise from fellow guests and street noise bearable . Property undergoing renovations so many of the advertised facilities were not available. This was not notified to us. The room was advertised as having a desk and kitchenette yet came with neither. Rooms are tiny. Heating was not controllable and room was incredibly hot.

There are no staff to assist with any issues you may have. It’s all automated from check-in to check-out.

Overall, did not enjoy our stay. Would not recommend.

Check-in is at 3pm sharp and there was a queue of guests waiting to use the check-in system but it did not work! We had to walk across the road to the main Kings hotel and check-in there. We were right above the noisy pedestrians and the trams. Our room was clean, with a very comfortable bed and a spacious bathroom. The rainfall shower head was very annoying though because you cannot avoid getting your hair wet each time you have a shower. The handheld shower head did not work. Every room has a kitchenette but unless you pay an extra €20 PER DAY it remains behind a locked door. The room had a bar fridge, coffee machine, pods and tea bags but no kettle. In the basement there is a vending machine as well as a washing machine and a clothes dryer. You need to download an app and pay via a credit/debit card in order to use the machines but at €3.50 for the washer and €2.50 for the dryer it is worth it. Your room will be cleaned every day, or you can leave a provided gift bag hanging on your door in lieu of cleaning. You will get a €10 voucher in the bag as a thank you. We saved our vouchers and had one breakfast in the main hotel across the road. Munich itself is a lovely city. The hotel is within 20 minutes walking distance to the Old Town. Despite its close proximity to the station we would not return to this hotel, and would recommend a safer location, perhaps on the river side of Old Town.

On our second day of going to the breakfast buffet offered by this facility for almost 20 euros, the main supervisor of that area was accusing us of not having paid the day before for the breakfast.We had to get the front desk personnel involved to clarify this incident that left a bitter taste. We will not come back to Adva Stay or Kings Hotel again. I do not recommend this hotel at all. Plenty of options in Munich

Hotel has no reception it’s based across the road but this didnt affect anything. Checking was easy. Hotel very clean and tidy. Close to train station walkable to main square in ten minutes. Spacious room. Loved the chocolates on St Nicholas day. Also love the 10 euro voucher if cleaner doesnt need to come into room.

I would definitely recommend AdvaStay by King's. The check in process was simple. Located within a 7 minute walk of the central train station and 20 minute walk to the Residenz Museum and Christmas Markets.
The apartment was very clean and spacious.

We enjoyed the location and decor. The lobby of the main location/brunch was wonderful and quite impressive! The front desk was very helpful in helping us navigate elements of our trip.

There were several issues with our room. The secondary shower head was not working, the thermostat was not working and pumped hot air into our room even when turned off; so much that we had to open the windows several times a day in 30° weather. Lastly, we thought that we had booked a room with a kitchenette, but were told that it was an extra $20/day and remained locked during our entire trip. This gave us no way to heat or prepare food.

We loved the Dallmyer coffee pods! The bedding was very comfortable. The lack of dresser to put non-hanging clothes was annoying.

The room was phenomenal, charming, and unique in layout. Everything was super clean and sparkling. The coffee shop downstairs, California Bean, had very friendly baristas, plenty of food options, and deliciously made breakfasts. There were plenty of storage and space. The views from the top were incredible. The only thing that would have been helpful was if the vending machine had laundry detergent. I downloaded the app to use the washing machine and dryer but didn't get to use them. Another thing that came to mind was to have the option of using the $10 voucher for no housekeeping at the coffee shop instead of at the King's Hotel. Other than that, it was a pleasurable experience.

Reasonable size for 3 pax with a queen size bed and a double bed.
They have daily housekeeping but if you decided to go green and opt out of the housekeeping, you will be given a Euro10 voucher to enjoy coffee / breakfast.
Is a self service hotel and there is no kettle for hot water. We use the coffee machine for hot water as well as making tea.
Hôtel is 10mins walk to the train station. There is a tram stop just across the hotel and the main city districts is between 20-30mins walk.

As people who like to get out and about early and often, the location was perfect. A few minutes to the Hauptbahnhof, coupled with the Munich transit app, meant we were exploring as soon as we were out the door. California Bean, next door, was also a welcome start of coffee and breakfast.
