Ridiculously expensive for an old rundown property. Broken shower screen, door missing off vanity, loose taps, fan that sounded like a motorbike running, decor not stylish (as advertised), kitchen tiny and can only fit one person at a time, needs painting, pool needed cleaning, room configuration strange (entry straight into bedroom), not enough chairs, cracked crockery, cutlery and crockery not in cupboards, beds everywhere ..... not much to like at all. Rating of 4.1 ridiculous. Wouldn't even give it a 1.0.

The cups had to been clean on arrival. The shower would not turn off, running all night and there was no one in attendance to report it to! The air con ticked annoyingly all night. The security lights lit up the room all night. will never stay there again!!

Instead you have to call them and then they'll just talk to you over the phone instead of coming out. Pool wasn't cleaned. The housekeeper tried her best and she was fine but for the owners to not even respond! I will continue to publicise how bad this place was. DO NOT STAY HERE.

This stay for my family and I was terrible. The girl I spoke to on the phone to arrange a late check in was very friendly but this is the only good part. We arrived late at night to find 4 slugs in the apartment two on the wall and two in the bathroom. The bunk bed was assembled the wrong way making it dangerous to access the top bunk. There was a sanitary sticker from togs left on the bars of the bunk bed. The door was broken in the bathroom and wouldn’t close. We contacted the owner to request a discount or refund with no response. Absolutely disgusting. We paid the most for this property on our road trip and had the worst experience. Don’t stay there.

The room was great but was kept awake by the domestic happening in the room next to me at 2am. The guests were shouting, slamming doors, swearing, throwing things around. I got so scared, I left at 3am in the morning afraid they would damage my car.

It was small - clean - tidy and was in range of facilities at Swansea - Belmont - Mayfield etc. The staff were friendly - I often, as part of my recent prior employment, was required to travel a couple of days a week and stay in motels - hotels etc - I base my review on those prior experiences - Belmont Palms suited my requirements adaquately

This hotel is clearly understaffed as no one was present at reception at check-in or check-out. Received a friendly call prior to arriving alerting us to this possibility and advising us where to find the key. But the family room is old, cold and drafty and there was no extra bedding in the room. We froze overnight and had to switch on both ACs to keep warm, but they were underpowered and struggled to warm the rooms.
If you need emergency accommodation for a family for the night then this is your place. Just don't forget to bring your own doona!

Clean bathroom, comfortable bed and clean linen. Ample parking. Very close to Fernleigh Track (15km shared walking/cycle track, a must do when in the region). Only tip would be to request for a room farther from the entrance to stay away from the highway noise.

The owner at the next door motel was really rude and unprofessional - we decided to cut our stay short and were really lucky to find vacancy at the Belmont palms.. we'll stay siding at the Belmont palms.

The property looks a little tatty from the outside, but its a real hidden gem. The staff were friendly, & nothing was too much trouble. The rooms were spotless, & whilst they maybe a little small, there was nothing wrong with them. My wife is pretty fussy, & she was surprised how good the Belmont Palms was. We travelled with family for a wedding & this place hit the spot in terms of location, nearby watering holes, & budget.

Scott also outlined a few options for dinner in the area, and we enjoyed a nice Chinese meal at the Pelican RSL. The room had everything we needed to make our one-night stay very pleasant.

There are no lit up signs, finding the driveway in the dark is impossible. The driveway is also full of potholes and needs resurfacing. The parking is terrible, angled in front of the rooms with no space to turn around, need to reverse all the way out. The rooms are fine for the price and the staff are friendly.
