I had stayed here a few times over the last few years and never had a problem, however I am extremely disappointed with the stay this time
The bathrooms flooring was turned up and mouldy from where it has got wet. This is not my main concern as I appreciate this is a budget hotel.

The issue with this stay was no hot water. The shower was warm for around 2 minutes then went freezing cold. I waited 45 minutes for the water to reheat which it didn't and even the sink tap was freezing. In the end I had to boil the kettle for hot water and use a cup to rinse!

Even for a budget hotel this is not acceptable as I expect hot water to shower as a basic.

When I reported this when checking out I was told we could have given you another room - that would have been great had the water have not turned cold once I was already in the shower mid wash!

Very disappointed with the issue in the first place and then not doing anything other than making a note when the complaint was registered made it worse.

It's a shame as I most likely won't be returning. Especially given when I looked to book the best western up the road was only £14 more! Wish I had paid that now.

Friendlyness of the staff could be improved..
parking lot should be only for overnight guest, it was horrible. I understand is first come first serve, but anybody can go and just park and pay. Cars were occupying 2 spaces and others were not supposed to park in some areas and they did, making us trying to get out impossible.
In the morning of our check out, at 10am the housekeeping team knocked and ask like this:
At what time are you leaving? Without any hi! Or goodmorning, no respect or basic knowledge of hospitality.

This was my second stay at the hotel. I first visited last summer for leisure, and this time I came to escape the chaos of the city. I stayed for eight nights. The staff were friendly, and my room was clean throughout my stay. The hotel offers several restaurants and a café, along with a new vegan-friendly menu. The gym, pool, and sauna were all nice bonuses.

It’s a budget hotel, so you get what you pay for. The location is lively during the summer months, while winter is slow and quiet. There were a few minor issues, such as the hot water supply not always being steady. Overall, though, it was a decent place to stay

Breakfast not perfect- no question about quantity, but quality sometimes lacking, and no hash browns (serious failing for one daughter!). Tedious having to pay for a relatively small and dimly lit pool, but we didn’t use it often.

The positives: great location and has a car park (£5 a day)

Bad parts:

Check in is from 2:30 but rooms available from 4. We arrived at 5:30 and told we needed to wait 45 minutes because no rooms were clean. No empathy or apology for this.

The hotel is VERY tired and looks like it was decorated in the late 60’s. On entering the hotel there is a strong smell of smoke due to people
Congregating near there smoking.

The quality of fixtures and fittings is around one grade below a travel lodge everything is VERY basic. The rooms don’t even have towels for example.

The room was cheap and the location was good for us but despite this we wouldn’t return.

The hotel is in need of a complete renovation. The hallways are gloomy and have a prison feel. The wood chip needs to go, carpets replacing and the furniture updating. We were in a family room and transitted through many fire doors to get to our room. The room was large and sufficient, but only had 1 towel bundle for a single person.the water pressure is also woeful!

On a plus note it was cheap and the breakfast good. The staff were polite and parking only £5

No hot water in the room from either the hand basin or bath taps. Maintenance could not fix this, so I had to change rooms in the early hours of the morning. Shower on new room wasn't working. Finding a parking space was difficult. Asked for compensation and was only offered a balcony room next time if I book direct.

So it's a budget hotel and that's okay... I've stayed before so knew that in advance and last time was fine. But this time was very bad. Basically a number of basic things wrong. Shower didn't work, i.e. I couldn't move the plunger from bath to shower head. When I did then water went everywhere. Then I found there was no hot water (night or morning) and was just running cold. Plus the shower gel and hand wash bottle were empty. Also the room was 13.5c when I got in and the heater wouldn't stay on. So I had to give up with heat. I was staying to get the Le Shuttle early the next morning, so I didn't need anything fancy. Sadly it was a terrible night sleep in the cold and no shower the next morning. I told a member of staff the next day and they were a bit disinterested. He said 'you should have asked as we have some shower gel here somewhere' - totally missed the point. Anyway, I sent the hotel a note to see if they would put it right and nothing came back. So seems like they don't really care which is a shame.

This is a good 2 star hotel. If you go in expecting more than a 2 star then you will be disappointed. The only negative I would say is that there was a private event on so we were in the bar area for the entertainment. Limited seating for the size of hotel when the big hall is shut for an event night.

The staff are very friendly and welcoming. The hotel is dated but comfortable,clean and great value for money. It is situated right in the hub of the harbour and close to the old town and shops. We've stayed here a couple of times and will definitely be coming,back.
Theres great entertainment daily and a real feel of that holiday feeling .

316 on 25/10/2025. Firstly, we discovered bed bugs in our room, and my partner woke up with multiple bites on her body. This is completely unacceptable and has caused us significant distress. I have several clear photos of the bed bugs as evidence for your reference should you need them. You will also see a bed bug on the Luroking under the bed. Given the severity of this issue, I strongly recommend that the hotel engage a professional pest control contractor such as Ecolab to carry out a full heat treatment of the affected room and to take it off sale until the problem has been fully resolved to avoid further incidents for future guests. Additionally, we noticed a white powdery substance under the bed, which could potentially be a drug residue. A photo of this has also been captured and can be provided if needed. This raises serious health and safety concerns that I trust the hotel will investigate immediately. There were also several maintenance issues in the room, including a very loose toilet roll holder and extremely poor water pressure in the shower, both of which detracted from what should have been a comfortable stay (also have photo + video).

Folkestone is now quite arty, with lots of independent shops.

The moment I entered the lift I began to wonder if I had booked the right place. It looked tired! When I landed on the 3rd floor the corridors were not inviting, surely they had seen better days. The carpets, doors and everything was anything but contemporary. Some old fashioned can be nice but not this one! It was clear this hotel has lacked investment or any effort to modernise the place. I arrived in my room to realise the place he not been cleaned after the previous user. That heightened my disappointment. The place was simply not nice…..
many guests were there with their dogs/ pets and with the poor cleaning regime I would not feel comfortable using rooms that have had pets. I would not revisit.

We enjoyed our stay at this hotel. Only there 2 nights so adequate for what we wanted. We had a balcony which had a nice view as hotel was on the sea front.

The bath needs changing as very stained. Fortunately we only shower and used the mat to cover it otherwise may well have asked for a room change.

Perfect for an overnight stay before picking up the Shuttle which is 15 mins away.
Plentiful buffet breakfast for an additional £12 pp (but only £10.50 if we’d paid there), however it was swimming in grease and we’d recommend giving it a miss and picking up something at the terminal.

A Hotel never to forget..... Was possibly the busiest weekend being Bank Holiday...... I've never seen such a busy reception /foyer... It is totally Budget end of the spectrum and EXTREMELY popular. You get what you pay for and the regulars are happy. People we met were great, down to earth, real people..... Regards breakfast, decoration, bathroom(I don't want to give a bad review)....... This place fills a need for people on tight budgets(or who are just tight)..... Will never forget.

Two great things about this hotel:
Great mattress.
Great location.

The less impressive:

Walking through a wall of smoke day and night from all the people smoking at the entrance. Despite signs not to. This was horrible, especially when with children.

On entrance to the hotel (and overcoming that carpet - woah!) you can smell the pool, that’s fine and exciting for the kids. Then you enter the lifts and we all commented on the off bad smell. The doors opened to our floor and again, cigarette smoke smell.

Having to use key cards to access the corridor is a pain, but your hands being left with a greasy film from using the handle is worse.

The room was ok, though the door aggressively slams and I feared for small kids fingers. The fire doors separating the hallways need buffering as these cause noise throughout the night.
The warm tap was akin the heat of lava and spurted out water in fits and starts. Not ideal.

Our bins weren’t emptied for 5 days which was quite something. More places to hand damp clothes from the beach would be useful, as would a fridge.

A ‘market’ selling bulk from Temu was set up on the ground floor at the weekend. Half expected suspiciously sourced old games consoles and TVs to be traded in a back room somewhere too.

What an experience. Won’t be staying again.

We checked in at about 18.30 pm 1 hour after used the bathroom sink blocked tried to ring reception no answer then went down about 10.30 to many people waiting to been seen at reception to tell them the sink blocked waited to be seen but to long wait went back to my room then went down again about 12.15 am reported this to the guy at the reception he said someone will come but no one came then in the morning about 8.30 am I got up to have shower but no hot water coming so went down at 10.00 am checked out told the lady reception what happened she said only sorry I told her about sink and hot water issues with shower

There was no parking available on checkin. We were told to go to another lot which charges 20 pounds off site. There was nothing to say that the underground car park was full. After driving all the way in we had to back up the entire way out of the car park. The springs on the bed were poking through making it an uncomfortable night and there was no shampoo in the room. We paid 49 quid for a double room where the bed was comfy and the place was clean. Basic and a bit tired but can't complain for the price. Convenient for the euro tunnel (10 mins) and coming the night belt meant we didn't have to get up at 2am. The harbour is delightful and a couple of mins walk away as it's the creative quarter. Good for a stroll. Lovely pubs nearby. Would stay here again.
