The bad: More space for bathroom items would be great otherwise no issues with our room. The rooms were clean but one of the rooms had a roach in their kitchen sink :/

The good: Staff is friendly, coffee in the lobby, on site parking, outdoor pool, beer&wine (with sandwhich shop) is across the street, close to saltwater 75 restaurant.

This will be okay if you need a quick, cheaper, place to stay. The location is good. The pool was big and chairs were available during our stay. We stayed in a city facing room, so it was a little loud from street noise. The hotel is older, so expect older, worn areas, however, corners and edges were dirty, not just worn. The beds were small, but comfortable. The room is spacious and has a full kitchenette. Our check in was delayed because our room wasn't ready, check out was simple.

I have a terminal lung condition and the night before leaving i woke up sick and considered going to the hospital. In morning I found black mold in the bathroom ceiling and wall. When i brought it to the attention of the staff at the hotel they said thank you have a good day.

I was skeptical after reading some of the reviews bit thos place was great. I was able to cook our food on the stay to save some money. Everything was working fine. The pool was large enough for my kids to have a ball. It was only a short walk to 74th street beach. Housekeeping came and changed out our towels and washcloths the next day. Overall great stay

The hotel is not completely remodeled. We stayed on the second floor. The bathroom was old and worn. However, the room was clean and there’s a lot of space. There are full size beds, not queens. The pool was very nice and they have plenty of parking. Overall, the place rates “good”.

The room was clean and the A/C worked wonderfully. You can tell they did some renovations because you can see the paint streaks on the walls but the bathroom was very outdated. Outside of the room there were buckets collecting water from the A/C units, the trash was under our balcony and it smelled. There wasn’t an hair conditioner available in the rooms or at the front desk, which i forgot to pack but normally hotels have the small bottles. The beds were small but comfortable. The short walk to the beach was great. I will say, you get what you pay for here. Wasn’t a bad stay but could have been better

We had a great time at Kokomo suites. The room was spacious the balcony was great for the morning coffee. The beach was 2 min walk from the hotel and there were great activities and dining options around the hotel. The pool was spacious and clean. They need to change their beds because we couldn’t sleep at all and to renew the conditions of the room but overall we had a great time there.

The room was cute and comfortable. The condition of the building and the parking are not great. The worst thing was the housekeeping. They knocked on the door at 10:00 am, even on a rainy day when it made sense to sleep in or relax. When they did \"clean,\" it was minimal. Worst than that, they entered our room without permission at checkout time. This was obnoxious and potentially unsafe for my child and me. If you want a place close to the beach with no rules, other than checkout, go for it.

The stay was so so . The staff were not as hospitable as I would have liked. I was also charged $20 to do early check in which I did pay, but I thought that was odd and not in the policy. The parking is also very very limited considering there were a lot of people in this small property.
It was not terrible, but I don’t think I will stay there again.

This stay was adequate. You get what you pay for, and we were paying for a cheap oceanside stay. The AC is placed in a bad place. I think if it had been placed on the wall on the balcony, it would have cooled better. As it was, the room stayed hot, no matter what. The AC was working and was really cold, if you stood near it, but it doesn't vent well into the room. The beds were uncomfortable, hard, and not enough pillows. Once again, you get what you pay for. The pullout sofa was adequate, as were the beds, and the bathroom was as well. The room did have a full-size fridge, which was a plus, as well as a microwave and a cooktop. The fridge worked very well, to the point that food was frozen in the fridge portion. Which is fine, at least it was cold. There is no elevator, which I was not aware of until after booking us a third-floor room, so be ready to walk up and down fairly narrow stairs. Once again, it was adequate. The pool is AMAZING! If I brought more pillows with me and a fan or two to help circulate the air, I would probably be willing to stay here again for the pool alone. And it is steps from the beach. It was clean, and again, adequate. I mean it's not fancy fancy, but I didn't want to pay fancy prices either. I would recommend staying here, but it is a solid 3/4 star motel. If you don't need fancy, and you can circulate the air in the room and bring pillows, definitely give it a try. We were able to see the ocean from our balcony if we looked over the side.

We booked two rooms for our stay. One room was dirty upon arrival with dirty towels and sheets on the ground and food everywhere. The other room had no working AC. The hotel said they would fix the AC. When we returned to our room later that night it was still not fixed. They even came in the middle of the night around 2 am to let us know maintenance would come to fix it in the morning even though we were leaving that morning. We were unable to sleep the whole night as it was was 90 degrees outside and even hotter in our room. We ended up having to sleep on the floor to get closer to the AC unit which was only blowing air not cold air. It was unfortunately the worst hotel experience we have ever had.

Stayed at Kokomo with my 3 olders daughters. We arrived in OCMD early and was very happy that we could get an early check in. The pool are was great. When we walked into the room it smelled very strong of bleach and the floors felt a little sandy but it wasn't awful. The room.has a bit of a funky smell when the bleach went away. The wifi didn't work our entire stay. Reported and told it was being worked on but never worked the entire weekend. This was a little disappointing because we had a movie night planned but it didn't ruin our trip. Overall the motel was average but did the job for our stay in OCMD.

I chose this hotel because of its proximity to the beach, but my stay was far from satisfying. The front desk staff was unhelpful and unprofessional—despite my name matching my driver’s license Expedia had booked me under my short name Greg vs DL Gregory), and it took about 40 minutes to resolve the issue before I could check in.
The room itself was disappointing. The air conditioning was inadequate and couldn't cool the room properly. The bathroom looked outdated, with a toilet that was extremely low and from the 1960s, making it uncomfortable and potentially risky to use. The steps were steep and narrow, making it difficult to carry luggage up. The door was hard to open due to poorly set tensioners.
One particularly creepy incident involved an older male employee knocking on my door without speaking, then only responding when I questioned him—asking if I was checking out, even though I still had a night left. His behavior was unsettling and unprofessional.
The room was not properly serviced: towels were missing and wet towels weren’t replaced, and the bed was poorly made with a short sheet job? On the second day, there was no housekeeping at all. I did receive a call from the manager apologizing for the check-in issues, but that didn’t make up for the overall experience.
While the pool and parking were included and there are some nearby food options, I cannot recommend this place for a stay. The condition of the facilities, the staff behavior, ….

At first we weren't sure of what to expect because we got a great deal. We thought maybe it was Goin to be a bad motel sticky and dirty. But we were surprisingly surprised. It was very clean from the front office to the room and the pool. The check-in was extremely quick. I loved that we had a small kitchen because we were there for a week. Their pool was huge also, compared to alot of other ones we saw. I am already booked again for September. Ohhh and there's a lot of stores, restaurants, mini golf, and the bus picks you right there. Beautiful experience.

This older hotel is rightvon the beach, has easy parking and friendly staff. Has no elevator. Good breakfast joint out front, couple of eating places within walking distance. Very clean beach, lovely clean pool are. Freshly painted bright colors. Balcony overlooking pool was nice. Try eating at Crab Bag along main highway, hole in the wall joint with cool local atmosphere and excellent sea food.

This is a great location! Literally right next to beach. The beds and the pillows were comfortable. The only weird thing was there was no shower curtain. Water kept going into the floor as much as we tried to keep it inside the tub when taking a shower. You will also pay 10.99 each night for parking which is odd. Other than that, I really don’t have any complaints. This is a very basic hotel but served its purpose for my husband and I. The picture I included was from our balcony looking at the beach.

Stayed here for the oceans calling festival. The view of the room was great, and had it been warmer, the pool would have been great to use. Getting to the rooms is a bit of a hassle, and they are in need of an upgrade. Having a kitchen was great however. The beds are not the comfiest.

It was a nice stay for an impromptu night in Ocean City. Everything is well kept the pool looked very nice although we didn’t partake as it was cooler weather. The facilities were free of trash. It was clean. The kitchenette in the rooms are fairly old, but the refrigerator worked so that was a plus. In general, the rooms are very outdated but fine. Bed was comfortable sheets were clean. Bathroom was clean.

The location is great. 1 block from the bay and less than a block to the beach. The hotel is slightly updated. The rooms are recently painted with new floors but the rest of the room including the bathroom was old like the 70's or 80's. The toilet and sink are very low tonthe floor. One thing was consistent which was the stains on the linens. From the washcloths to the towels to the shower mat, shower curtain and the sheets. I did request new towels and got decent ones. I did request new washcloths and got mostly good ones. I did request a bath mat and got one with a blood stain. I requested a new shower curtain and it was never changed. I had a stain on my sheet. I request a sheet change. They made the bed leaving the same stained sheet. If I wasn't traveling on a very low budget I would would not stay here. Even at a low budget hotel you don't expect this. The steps leading to the rooms were steep and smelly. The kitchenette was ok but the few dishes in the room had to be washed before use and there were no spoons. I had to go buy them. If it weren't for location I would have given the place a 1 star.

Room was extremely dirty and to pay for a \"resort\", you expect amenities promoted to be available. No towels for the pool as highlighted. No utensils and no clean bathing towels. Had to wait until 3pm to get towels that were asked for at 8am. The hotel had ample vacancies, so it was not due to being a full house, which would be understandable. When I adviaed that the bathroom sink and cabinet were not secured to the wall or each other, maintenance man did come promptly. He was very nice.
Been coming to this place since I was 6yrs old, when it was Beachmark. Now at 46, I bring my parents and my daughter, a family tradition, we even have our personal favorite room. It is sad to say, that it may be time to end this tradition and that hurts to say, because we really loved this place. Since the change on ownership, it only seems like they want to market a fancy resort and recover their money in the upgrades and paint. No pride in the quality of the patrons stay.

The staff is friendly and helpful. The beds are a little small but I’m 6’6”. The rooms are nice and just as advertised. Restaurants at the beach are expensive so it was a big help having the kitchenette especially with kids. The beach is a very short walk and the pool was very convenient and clean. They do a great job keeping the pool and the motel grounds and parking areas clean.
