I loved area, the location was great! The staff was very attentive. However the apartment itself just needed to be a bit cleaner. I saw a few crawling insects, but from the south it wasn’t a huge bother but it was alerting. And the gas in the stove didn’t work. And the TV inside wasn’t working, as well as the wifi wasn’t working either. And lastly because I came during the cold season, the blankets and bedding provided wasn’t accommodating. They were thin, and the pillow cases were stained. I’m not a perfectionist but improving these issues would definitely boost your place! I believe if someone would have checked a few things prior to renting they’ve would’ve seen these issues.

Worst rooms ever.

First room one nine 0 six. Very dirty. Chairs had who knows what kind of stains on them. Closet door hanging of the hinges. Because they couldn’t get internet or a/c working we had to change rooms.

Next room ten ten. Had to get WiFi working in two days with repeated calls. Come to find out they just paid the bill. Plus this a/c didn’t work either. Fortunately the weather was great!

Barely any utensils in the kitchen, several outlets and bed side lamp didn’t work. A few dead roaches in cabinet and behind microwave. None of the window shades were operational and sliding door was about to come out of the track and had no lock.

Shower was awful because you either had a scalding hot or freezing cold shower. Watch out kids!! Took several minutes to tweak it to be able to stand underneath it. Black mold on the bath sink.

Picture in ad was for riverfront but neither
room had one.

Regarding having to have a code just get in the building our second night there a woman either drunk or on drugs banged on our door and tried codes to get in at 5 am.

Only positive was that when I called the number they were quick and helpful considering the circumstances.

To start, the unit was not cleaned at all. Dust everywhere, debris on the floors etc. There were no extra towels or a way to get any. The sheets on the bed were ripped AND dirty. The blinds to the balcony were broken so the sun came beaming in every morning. We had an incident where a maintenance man came to our door TWICE and was upset we wouldn’t let him enter the unit. And to top everything off, the unit had roaches. ON THE 15th FLOOR! Absolutely unacceptable. I will never book with this vector travel or expedia ever again.

I was completely dissatisfied and I want a refund:

- dirty bathtub upon arrival
- roach infestation
- front door dead leaves piled up; back door opened into a dark filthy alley with two garbage dumpsters
- no advance notice of renovation; hallway ceiling tiles missing and placed on hall way floor
- no dining table
- no patio furniture
- thin, old towels
-picture shows river and bridge view; but I got City view
- inadequate response to complaint from Vector travel

This was not up to Hotels.com standards and they should not be allowed to post in the future.

The setup of the room was good, but it was half cleaned and I found 3 roaches crawling aroundin the bathroom shower. The building is under renovation so there's going to be some noise which is fine by me . There also is no front desk or anyone to call if you need anything. I personally would NOT be returning here!!

Home away from home!

Everything was so nice! A lot better than what I expected for the price! The view off the balcony was off the top of a roof but you can also see the bridge so it was 100% worth it! The entrance doors locked at a certain time so it was very safe! Great area walking distance from everything. Only thing i would have to say is bundle up because i tried to cut the heat on due to them having the air on 60 when we walked in but it wouldn’t come on.

Skip this place!

Bad part of town, very old unit, when attempting to shower..you got hot water at the faucet but when you pulled the diverter valve to use the showerhead, you only got cold water! Blinds were broken and unable to really close them..no curtains so no way to keep out the morning sun thus no sleeping in! Would really like some of my money back...including the almost $50 i paid for 2 days of parking! Never again.

Minor issues, but very great place to stay!

Loved our stay! Few issues, but overall our stay was comfortable and loved the place provided dishes because i dod cook fir my husband. The bed was comfortable and we loved it came netflix and cable ready. I think you can get a bigger ironing board, that very tiny board was a bit hard work to iron grown folks clothes. More for ironing kid clothes. However, we were very pleased and satisfied. The building is under renovation but still easy to move around. And the lobby building smelled really fresh and clean. Someone did urinate in the elevator, but we were leaving so we never cared of that. Saw a roach in the bathroom, saw small baby roaches in the kitchen in the sink area. Everything else was clean. Did find a cigarette butt on the balcony. Neither one of us smoke, but we got it up so we wouldn't be blamed or charged. We did take our own trash out to the chute and we rinsed our dishes and wiped down. Only tbing i wasnot satisfied with was our door handle was very loose and noticeable. Did feel too safe leaving our expensive things in the room. But, we did and everything was fine. Regardless of those issues I would definitely recommend this property as a great place to stay when traveling. We loved Memphis, loved the area also. And lastly, park in the parking lot across the street from the building. It was $12, security patrols the lot and you could enter the building quickly from the back door going through the hotel parking lot in the rear. We were definitely pleased!

Hi , There is a lot you guys can fix, I would like to reach out to Expedia for a refund. The chairs in the studio is nasty and dirty with stains on them. The kitchen chairs are broke and loose and they wobble. The air does not work in here, it’s really hot in here. We tried to use the fan but it is broke and shaking & making a lot of noise. This beds looks nothing like the pictures, this is a cheap steal hard uncomfortable bed. I would never stay here again and I would like my money back. Thank you

The front door is in a dirty alley way and the buildings garbage dumpsters are directly next to the door. It smelled terrible when entering and leaving the building. There is NO parking at the building. We had to pay to park in a neighboring lot.

I liked that it was very near the part of town where I grew up and I was able to share that place with relatives. I also liked being on the 15th floor where old landmarks were easy to identify from my 'helicoptic view'. Gorgeous accommodations!

Apartment has a great location. Trolly runs and stops on both sides for the apartment building. View from balacony was beautiful. Bed was super comfortable. But, thats where the good thing end. I arrived late at night on the first night and couldn't get in the building with the code provided. Thankfully someone who lived in the building let me in. Walked into the ceiling falling apart, the blinds are broken and missing slates. So much light from the outside of the building kept the room lite the entire night becauae of the poor condition of the blinds. The balcony door did not lock! They had made some makeshift pin you had to stick in a hole drilled in the door. The air vent was black from the dust collected on it. Floors were quite dirty. Couldn't walk atound barefoot or you had black feet. No hand towels and no floor mat for after the shower were provided. Finally you had this great balcony with no chairs to enjoy the view. Pictures were very deceiving on the website.

Vector Property owns several units in this building which had dirty bed coverings from the start. There are NO instructions on where to park and the garage we used was for an adjacent hotel. They ONLY offered 2 wash cloths for your entire stay there in which they told us that's what the laundromat on the 3rd floor us for, after I asked for two wask cloths to use for my and my husband's showers for our final day there (4 days and 3 nights stay). The patio blinds were mostly broken. The shower liner were nasty. It was changed AFTER I asked them to. The toilet stopped working then in the middle of the first night, it flished on its on and released a horrendous odor! The Property Contact was working from home where you here chickens in the background. So she was nowhere near the Property at all. I had to send pictures of a dirty unit before she moved us to another unit the morning after our arrival.
The view of the river is the ONLY good thing that i can say.

It was ok. The location was nice given it was right downtown. It is rather outdated and could use some updates. The view was pretty, the bathroom was old and needs to be remodeled, and the hallway smelled like there was a gas leak, but that just may be the age of the building. It’s tough to say if I would stay there again. A later checkout would have been nice as well as an earlier check in but that’s not an option, even though they said the earlier check in time could be, but you get charged. If I were to stay long than three nights, it’s unlikely I would stay there.

The place does not appear as it does on the photos. The bathroom doors don’t close properly or lock because they’re old. The bathroom tub faucet was broken and poured out hot water. The tub had hair on the wall. The bed had detergent residue all underneath the sheets. The remote didn’t work properly. You had to step two inches from the tv to change the channel or turn it off. The rental company did communicate with us to ask us how things were and for a five star review. This isn’t a five star place even with great communication. Wish I had chosen another place to stay.

The room matched the rate for the most part and we were ok with things until my wife made a late night bathroom visit. I jumped up and went in to find her clutching a piece of toilet paper with a dead ROACH in it and seen 3 more on the floor. Needless to say we checked out a day early in the morning. My wife alerted management on the way out. Of course she got a “your kidding” and a promise to take care of it right away. I understand this is a dated building and pest control can be a challenge but this is totally unacceptable. Reading the reviews after the fact brought up numerous complaints of the same problem. It doesn’t look like they are committed to truly cleaning things up here so buyer beware. If your just looking for a cheap place to flop between outings maybe this is the spot for you. If your expecting 4 star accommodations then pay the extra money and book accordingly. Just my opinion.

A decent place for the price

The place was clean, the floor was filthy, but if you didn't wear white socks or went barefoot you wouldn't have known. The tenants played music from 730am to midnight ALL day and night long. The location was great, about a 15 minute walk to beale Street. Overall, it was a nice place, just be aware that its half hood, half decent.

Was not given correct entry code, had to stop on a 600 mile drive to find internet access and send digital copies of drivers license, and agree to additional security deposit on top of the base rate paid to Expedia for the stay at the property. Property manager did not respond to phone calls, their voicemail was not set up, had to find other lodging at 9 pm on night of arrival, Literally begged the property manager to handle over the phone instead of the on the internet, They refused, despite not being able to access the property because they did not give me the correct access code. Hall ways dirty. I have no way of knowing what room was like, I never saw it. An hour after I arrived they emailed me a different entry code. I had already checked into another hotel. The management of this place is horrible. And after all that, River City Flats denied a refund. Just sat NO!

The property was OK. I would not go back because it wasn't for me. The location was good but it was way smaller than what it looked like in the pictures. This apartment was adequate for my needs. It was only a short walk to the Cannon Auditorium which was my primary destination. The bed was very comfortable and the river view was a real plus. The coffee maker and microwave were old and need to be updated. Overall though, I enjoyed my stay and I'll probably book it again next year.

They only things that was good about this property is the view of the Mississippi River and the close proximity to attractions downtown. Other than that the studio apartment looked like a cheap hotel . There were roaches, torn cheap vinyl flooring, wall repairs that look like an amateur did it and outdated kitchen and bathroom. It looks nothing like the pictures advertised. You also can’t use the gym it’s for residents only and you can’t do early check-in.I wish I had used a hotel instead.

The floor was covered with vinyl tile that was lumpy from previous flooring underneath. It did not feel safe or clean. The view is pretty good for sunsets and it could be a nice set up. The problem was that the blinds were broken, the bed seemed cheap, and there were roaches in the kitchen in the morning. There communication was a little over the top, but I guess that is better than none. They recommend parking across the street at a pricey lot. If you go talk to the front desk at the Comfort Inn, you can pay them $5.00 for 24 hours in their garage with in/out privileges. Just tell them you are staying at the Flats.

The view was amazing but there where a little to many bugs we found in the room the hot water was hard to get there wasn’t enough toilet paper or a place to get any toilet paper or towels from I called the number that is in there door for assistance and they told me that the number that is on the door doesn’t register for that building. Had a great view, clean building on outside. I did encounter double deposit charge issues which had to be fought the whole day I checked out. So an overall mixed bag. If payment issues with the property owners, not Expedia, were smoother, the stay would have been good. I did encounter some pests in my room however.

I would like to leave a review for the room that I stayed in recently at the Renew. The location was great, however the bed was extremely hard and was not in the frame completely. It seemed as if it had been knocked out of place which caused it to be uneven. I tried calling the front desk but no answer. I also had trouble opening and closing the patio door (it kept getting stuck and not fully closing). Other than those things the room was fine. I would have liked to have direct contact information so I could have possibly changed rooms.

The overall stay wasn’t terrible. They have a lot of little things they can and need to improve upon. The bathroom had a separate door for the shower and toilet but I guess the floor was uneven so it wouldn’t shut. I don’t expect all kitchen supplies to be provided but they didn’t provide pot holders so I had to improvise on that one. Found a big brown stain on my pillow case as well as on the sheet. Not sure how that was missed because it was big so that made me question of the sheets had actually been changed. The comforter was extremely thin and had the threading coming off all over was well overdue to be replaced. An extra blanket or two prop used would have been nice it was freezing outside almost our whole trip. Found long black hairs all over when we arrived.
There was plenty of space for our stay. Had no problem accessing the building or room. They were very accommodating to let us in early and checkout late. They were also very prompt in getting an issue with the toilet continuing to run fixed

Room was in a nice central location, about 15 min walk to Beal Street. My there were a few things that were negative about the property but my biggest complaint is that the rooms they show do not correlate with the room you are given. Choose a riverfront room with a beautiful view of the bridge but when we got there found we were given a completely different room just looking at the back buildings of the city. Also they don’t give you much there, one roll of toilet paper and two small towels and that’s it. Unit is also not as nice and clean as shown in pictures. But for a quick stay where you just want somewhere to sleep I can’t really complain for the price.

I’ve been to this location three times. It’s been good every time. The one complaint I do have is the cleanliness. The floors are dirty every time, as if they don’t mop after every time a guest comes in. The sheets had black hairs on it this last time, which neither my partner and I have. It seems as if they do the bare minimum to keep the place clean which I do not appreciate, especially in the middle of a pandemic. I take my sanitation gear everywhere I stay, but I don’t expect to have to wipe hairs off of the sheets or wear socks inside so my feet won’t turn black.

This place was totally misleading from the pictures they shown. The bed was very low like a kids bed mattress was super hard And room was very nasty vents looked like they have never been cleaned in years, Tub was dirty And the few towels were there had red hair strings on them the owner didn’t offer anything but to come clean it (which due to Covid I wasn’t comfortable with that) Because this should’ve been done n sterilized before I got there! When I arrived that night I didn't have the room number I was staying in and no code for the outside door to even get into the actual building. They only emailed me the code to get into the room I was staying in for the night. It was raining and I was calling them and I got no answer I was just on hold forever. My boyfriend was upset because this was a getaway for his birthday and we couldn't even get into the building. There was a security guard and he just sat there like we was even at the door and I'm still on hold trying to see how I get into the building and what's my room number. Some neighbors finally walked up and I was asking them some questions. Well they went to talk to the security guard and finally got me into the building and I'm still on hold. Once I got into the building the security guard called a man that worked for the building and he didn't know anything either. He did suggest that I send them a email and then finally someone called me. She said they had emailed me the information that I needed to get into the room. I never got that email and she was very rude and didn't want to at least give me the first night free for my pain and suffering. I will never rent anything from this company again. It was just bad business.

Nice view. Apartment was clean and well appointed. Looked like it had been recently remodeled.

Exterior of the building is lit by powerful flood lights. The cheap blinds didn't do a very good job of keeping the light out. Made it difficult to sleep.

Building requires a 4 digit code to enter. Got locked out of the building when the code stopped working. Spent way too long standing on the sidewalk trying to get the management company to solve the problem. Finally had to sneak in behind another tenant. Potentially dangerous if it had happened late at night (this is downtown Memphis).
