I didn't expect much as it was the cheapest of all the suitable hotels I looked at. Was pleasantly surprised though - my room and the bathroom were VERY clean . Shower was lovely and powerful - water always hot. No issues with TV. WiFi connected instantly and stayed on the whole trip. I always go out early and eat when I am out and about, so I did not use restaurant, but it seemed popular. Bar had good offers on too. Friendly staff at desk.

Staff are friendly and explained everything about our stay upon check-in as to times of breakfast, the bar, reception desk and how to get in touch with them if we needed anything. They were available 24 hours should we have needed anything, even down to booking a taxi. Nothing was a problem. The whole place was very clean and tidy, room was very spacious even with ours only being two single beds, we still had plenty of space for our suitcases and ourselves.

We were very pleasantly surprised by our stay at this Ibis. I’ve stayed in a few good ones and in a few really not so good ones in the past, so my expectations weren’t great. I was therefore really surprised (and happy!) about our experience. First, the staff. Wow! They were each and every single one of them possibly the friendliest staff at any hotel I’ve stayed in. They were lovely and friendly and kind and really helpful. Our room was really great! I don’t know if all of the rooms are like this, but, we got lucky enough to get a room at the front with huge bay windows, that actually opened! And finally, the room was quite clean (bed, sheets and towels etc) but it appeared that the floor hadn’t been swept well, but honestly, I can live with that. I
Actually liked the area. It was very close to Botanic train station and walkable to the centre of Belfast. It’s a pretty mixed neighbourhood, with young people and students as well as young immigrant families, older ‘professor’ looking types, to a few street folk, who although sketchy looking, were never ever threatening or scary.

Th hotel was ideally placed for what we wanted. We were visiting our granddaughter at Queen’s University. It was clean and the staff were welcoming and friendly. Our room was spacious quiet and had everything we required.
We did not have breakfast there but we did have coffee. The service was excellent.

Very well located for access to Belfast city centre and beyond. The train station at Botanic provides easy access to trains north and south of Belfast. There is lots to do around the university quarter, Great Victoria Street and Dublin Road. The hotel itself is well equipped with a 24 hour bar and access to food. The staff couldn’t have been more helpful

The receptionist was great and the location excellent. However we were given a disabled access room with an ancient shower that had a plastic curtain with mould all around and low pressure shower head which made our showers feel awkward and unpleasant.

The rooms are basic but clean and comfortable.

The walls are paper thin and you can hear everything happening next door.

I messaged at 3am and 4am as the room next door was having a party and very little was done.

Would avoid if you value a good nights sleep.

I made a formal complaint and requested a follow up as to why next door were allowed to make so much noise resulting in less than 4 hours sleep for us one night, and no one bothered to get back to me.

Petit hôtel situé près de Queen’s College (QC) à Belfast. À environ 12 min à pied du centre-ville. Compte tenu de la proximité à QC, un choix abondant de restos et cafés à 2 min de marche!

Chambre sans tapis, ce que j’apprécie toujours. Ce qui manque dans la salle de bains est du revitalisant pour les cheveux, ou offrir un combo shampooing 2 en 1. Il n’y avait qu’un savon pour les corps et les cheveux et c’était horrible pour les cheveux!

The staff at this hotel are the friendliest I have ever come across from the genlleman on reception when we arrived, the lady behind the bar and Ciaran the barman. I didnt get the names of the other staff unfortunately. Brilliant service.

Convenient; friendly staff

This is a small budget hotel, conveniently located to lots of places. Used it to meet with friends in a get together nearby. Staff were very friendly. Rooms comfortable. Was nice to be be able to sit and get a beer late on in the evening.

Room was clean but pretty small. The bathroom was really small, I'd compare it to one on a ship. Staff was great. Hotel was very quiet except the heating/cooling split was very noisy but easy to turn off and wasn't needed anyway. Parking was on the street but free; could be a challenge depending on the time of day you try to park. Very close walking to a wide assortment of restaurants.

The greatest aspect of this hotel is the staff, they were so kind and helpful to me during my short stay and went above and beyond to assist me hours before check in. Highly recommend, great location with many restaurants, cafes and pubs nearby and a short walk from the train station.

No frills, but clean, well maintained and comfy

This is a comfortable and clean hotel with friendly staff. It’s a bit no frills, only 1 towel per person and they are not really big enough to wrap round you unless you’re a pretty slender person, but like I said it’s no frills. The no frills bit doesn’t take away from comfortable beds, clean well maintained rooms and good air conditioning.
I’ve got little legs and bad knees so walking into the city took about 20 minutes but it is fairly close to botanic train station and various bus stops. When you don’t want a massive walk for restaurants there were plenty within 5/10 minutes walk from the hotel. We didn’t have a car with us, but if you did you’d need to compete with street parking spots as there is no car park. I would recommend this hotel.

Stayed at this hotel for 4 nights during the Open championship 2025.

The location is ideal as a base in which to explore the area using either the road or rail networks. The hotel is clean. spacious and the staff were excellent. For example, I forgot my phone charger. This was awkward as all my tickets etc were on my phone. I approached the reception for help and they couldn't have been more supportive. They used their own fast charger to initiate the charge then gave me a cable to use for the rest of my stay. Thanks to Badrul, John, Deepanshu & Ciaran.

The same staff members also ensure both the bar and restaurant areas are efficiently managed.

In summary, I had a gold standard experience.

Accessible bathroom had an unusual amount of mildew on the fixtures.

Staff is very friendly and helpful, but there were a couple of staff people who seemed undertrained.

Room was spacious and has AC! The AC was much loved in the unusually warm weather we experienced.

So stayed here for several days, and it was very convenient. I loved being near the University, a location with a good vibe and plenty to do.

This hotel had a great staff… Amanda was particularly helpful arranging my tours and finding things to do around Belfast.

My stay here was fantastic! The staff especially Claren were super nice and so helpful with directions and places to visit. He was just amazing! We loved the food they served at their restaurant. The pizza and chicken strips were delicious! If you stay in Belfast stay here and I hope you enjoy this place as much as we did! The beds were super soft and everything was clean. It’s also super close to the Ulster museum, Queens University and the Botanic Gardens.

Gosh I had a terrible stay at this hotel. The staff were wonderful and very friendly. But the cleanliness of the hotel was terrible. There was no soap in the shower, and the shower was filthy. I was so disgusted by the condition of the place.

It's a converted older building near Queens University. I had a great view over the rooftops. Has those weird lunar module bathrooms.
For the price it would have good to have proper cups rather than paper, and a fridge. But I understand financial and pandemic challenges

Bad Hotel

The staff had no control of customers requirements, told the hotel had Irons, this was not the case we got offered 4 irons all where damaged and did not work, it was a case of back and too the reception, eventually i sat in the bar and waited for one to be supplied. it was never going to happen, can't raise a Purchase order over the weekend? so i asked could i fix one of the irons by using parts off others to make one good one. bye now 4 hours out of our day had gone.
asked for food told they didn't have any. then they indicated the fridge was off, then after further discussion's they eventually found food and made use panini, curry, chips & pizza (what was all that about). the hair dyers in 3 out of the 4 family rooms over heated and you continually had to wait for the thermostat to reset before the ladies could dry their hair.
too many small issues but generally extremely poor for £233.00 for two nights for a standard room.

Manager very rude

The manager Rebecca Tyagi was very rude and did not make us feel welcome at all. I had 4 rooms booked and 3 of them were not ready for check in and we had to wait at hour for them to be cleaned. Do not recommend this hotel for a family or group booking. I was extremely disappointed.

Location is very good for eateries.

Parking facilities are pretty good, if there’s no space outside the hotel you are allowed to park in the hotel down the road.

Only negative I had was that we were checked into a room that could not possibly have been cleaned sufficiently as there was a pair of stale contact lenses on the bedside cabinet. Under normal circumstances I would be a bit miffed but just throw them away, however because of the Coronavirus I was particularly angry because it showed that the room had not been cleaned well at all. I would expect rooms to be cleaned significantly during these times so was very disappointed to find that it had been left in this way for me to check in to, for a 5 night stay, whereby no cleaning is carried out during your stay. I reported it to the front desk and they were again very good, moving us into a different room straight away.

Lovely stay in a very central hotel in Belfast.

We were just delighted to get away for a few days. The hotel had just reopened on the day we arrived and the check in/front desk staff were visibly delighted to be back at work and welcoming guest back to the hotel. Check in was really easy and very quick, the hotel didn't seem to be that busy (which was the same for the entire city) but this was great because I would say that during a normal summer, this hotel/area would be very busy with traffic and crowds. The staff members that checked us in gave us some really good recommendations for attractions in the area and beyond, super helpful and friendly, could not fault them one bit. We had breakfast booked for both mornings and because of ongoing COVID restrictions the breakfast was served in breakfast bags. At first we thought this was a bit of a let down but we treated it like a little picnic. The food served was fresh and plentiful and the hot breakfast was made to order and very tasty. The room itself was comfortable with a massive double shower in the ensuite. Great aircon in the room and loads of TV channels. The room was spotless. I would definitely stay here again because of the location, the price and the staff. €250 for two rooms for two nights B&B, can't beat that.
