o free parking, very tired decor. Why are all Malmaison's so dark? Why does every hotel in Belfast have pictures of the Titanic and those yellow cranes? Try for something a little different. The room had a tiny window that was very difficult to open to get fresh air, a broken dirty venetian blind, a broken toilet seat hanging off it's fixing, a broken shower gel dispenser, dirty grouting in the bathroom that really needs to be replaced. Standing in a tiny bath having a shower with low water pressure is not really the height of luxury. Broken coffee machine at breakfast, far too long to wait for any hot food at breakfast. A loud air conditioning sound in the room all night with a control dial in the room that had no settings. But on the positive, free sky sports on the tv in your room, that is rare. And the staff were very friendly and helpful. But let's be honest, this hotel is the definition of \"sweating an asset\" dry without investing anything in refurbishment. Do yourself a favour and book into the Titanic hotel and enjoy a proper hotel.

Great location and the staff were lovely and welcoming. Unfortunately, the room was very disappointing, especially as we paid for an upgrade. There was peeling wallpaper, tired paintwork, and the bathroom wasn’t properly clean, dirty grout, stained sealant around the bath, and grime around the shower screen. The hotel has potential, but the room condition and standards really need improving.

The customer service on check in was great but on check out I stood for a long period of time without being acknowledged at the desk by the person on reception. He could have said, ‘I will be with you in a moment’ instead of completely ignoring me and he didn’t ask me if my stay was ok.
My room was lovely but during the night there was loud noises like a washing machine was running.

Wasn’t off to a great start when there were men standing in the doorway of the hotel smoking whilst we were coming to check in. There was no1 on the check-in desk when we arrived at 3.15pm.
Room was boiling hot, and decor was dated and the room looked tired - banged up skirting boards. Bathroom needs a deep clean as was dusty around the sink unit. Zero ambience in the bar and had a 10min wait on ice whilst 3x staff were cleaning around the place - lights much too bright in the bar. Used to be a good bar.
Was not asked how the stay was on check-out. This was the second time we’ve stayed (first time was years ago) and second time we’ve not been asked how the stay was by the reception

The Malmaison is centrally located. The breakfast was very good but the best part was the staff. The manager who booked us in was very courteous and and went over and above in upgrading our room, sorting a late checkout and making the stay that little bit more special for my partner's birthday. It was much appreciated.

We would recommend this hotel for its excellent location. It’s close to the river for walks and only a short distance from the city centre, shopping and nightlife, making it a great base for exploring Belfast. Our room was lovely, with a very comfortable bed and everything we needed. The complimentary tea, coffee, biscuits, bottled water and the 2 alcoholic drinks vouchers were genuinely appreciated. Breakfast was delicious and the restaurant staff were excellent, friendly and attentive. The main disappointment of our stay was the lukewarm welcome from the receptionist. As it was our first trip to Belfast, we arrived excited to check in, but the front-of-house experience felt flat and unwelcoming throughout. We arrived about 1 hour before checkin and politely asked to leave our bags and use the gym, but we were made to feel like an inconvenience. As the first point of contact, this was a noticeable letdown. The bar itself has a great vive and good happy-hour offers, but we experienced some inconsistency. On our first night we were told Prosecco was included in happy hour, yet it rang through at full price. We later received a refund, but it caused confusion. On another evening we tried to order food from the bar menu and were told to go to the restaurant, only to then be told the bar snacks we wanted were available after all. Our order was eventually taken. Overall, this is a beautiful hotel in a great location. Despite a few service issues, we would return and recommend.

Stayed here 2 nights, great location to Cathedral quarter and city centre. All walkable. Hotel was a bit tired looking and room smelled a bit, also very hot. Radiator in bathroom was either cold or scalding hot but did come with a warning. Lounge area was great, nice and comfy and bar staff were all pleasant. Great happy hour and tasty cocktails. Didn’t take breakfast so couldn’t comment on that. All in all a very accessible hotel.

Overall the hotel was great for my 1 night stay. Only areas that were a minor niggle to me were that the room was pretty warm at night as was the gym in the morning. The room had a slight smell that someone may have been smoking in a past stay. Not sure if that's the case. It just had that slight smell! Otherwise, staff were great, breakfast excellent, happy hour was very good value.

Excellent hotel in excellent location. Parking in Victoria square car park is discounted at the hotel. Two minute walk.
Everytime we go to Belfast we try a different hotel and have liked all of them. But I will definitely return to this one. Stayed in Goliath suite. Can’t say enough good about the staff.

Stayed in the Goliath suite and really not impressed. All the fixtures and fitting are old and tired, room not even cleaned to a high standard. There was what looked like a McDonald’s chip on one of the sofas. Fire place hanging off the wall, remote control was covered in some kind of sauce that no one had bothered to clean. Corner of floor full of dust and bits. Considering this would be one of the best rooms in the hotel it’s pretty disgusting. One thing I have to say is the staff are brilliant, friendly and couldn’t do enough for you.

The room was clean but showed signs of age such as mold between bathroom tiles and the vinyl on the bath peeling, not quite a 4* in my opinion more a 3 star. There was a temperature control in the room which didn’t work as it was boiling but they do provide a fan in the room. The location was very convenient.

The hotel offers a service whereby if you don’t have your room tidied (you can call at reception for fresh towels etc) you get a free drink at the bar ( up to £7.50 per person per night) in return for being more eco friendly which for a short break is a great idea in my opinion.

Sadly, slightly disappointing.

I recently stayed at the Malmaison Hotel, which claims a 4-star standard. Check-in was simple and efficient, and the suite I was given was surprisingly spacious. However, the room was grubby, tired, and showed clear signs of wear, with furnishings and carpets both in the suite and throughout the hotel appearing worn and untidy. I was particularly disappointed to find broken glass on the bathroom floor, and the bath tap dripped continuously through the night, further disturbing sleep alongside the noise of screeching seagulls directly outside the attic suite.

Having stayed here in the past when the hotel was always immaculate, this was a let-down. The property is in need of refurbishment in certain areas, though it still has the potential to be a fabulous hotel once again. On a positive note, the food in both the bar and at breakfast was terrific, and the staff service throughout my stay was excellent.

This is a nice hotel.

My room was comfortable, but I was staying during a heatwave, and there is no air conditioning - despite a knob in the room which seems like it would control it. The room got very hot during the day, despite not facing anything other than a building opposite an alleyway.
A normal rotary fan is provided, but is quite noisy so can't have it on while sleeping.

The breakfast is significantly overpriced at £23 for a hot breakfast, which is by no means large. Better to walk into town and get more for half the money.

Otherwise a pleasant stay and staff were kind and helpful.

Traveled with a group of friends for a concert. We loved this hotel. Clean, quiet, spacious rooms. The staff were helpful and friendly. The location was perfect - so close to shopping and pubs. It was also so close to CHSq - it made our night out easy and fun.

Booked as a treat for our last night in NI. Have to say we were disappointed. The hotel is very tired and tatty - in need of a good refurb. Walls and furniture scuffed, carpets grubby. On top of this, no AC (even though it wasn’t particularly warm during our stay, 18c max) so the room was hot and stuffy. A fan was provided but this is no replacement for AC which is what we expected in an upmarket hotel.

Run down and needing investment in the rooms.

Hotel social spaces are fine but the room I was in was badly run down. The window was hanging off one hinge, dirty shower head and then I scalded myself in the shower when the water was so hot and the tap to turn it off was broken!

Air conditioning in the room can’t have been working as it was boiling up in the attic floor so couldn’t get a decent sleep either

Then in the morning the coffee machine was broke so couldn’t even get a coffee with breakfast which is a standard offering and terrible not to be on offer.

If your staying in room 309, it’s wheelchair accessible which we didn’t request but it is also next to the cleaners and Housekeeping store, so the 7am wake up was appreciated. As the store was right next to the room it was very noisy while they got equipment out it was as if they were actually in the room

This was our favorite stay out of the 3 locations we visited. The staff went out of their way to give amazing service. The fella behind the bar is a ray of sunshine and everyone was so nice. We arrived late after all the kitchens closed in town and they helped us with food delivery and then check in with us the next day to make sure we were able to eat! Exceptional town, exceptional people. Just know if you go in the summer it is HOT with no AC (spoiled American here).

When I checked into the room, the air con wasn’t working however upon calling down to reception, I was moved to another (upgraded) room immediately and without hassle. Can’t complain at all really.

Lovely hotel in a good location in Belfast near Cathedral quarter - club deluxe room was slightly smaller than expected. They had run out of espresso capsules in rooms but reception did offer nice coffee by room service. Bar was nice and comfortable - did not use breakfast facilities.
Main gripe was the bar closed at 11pm which I found strange for a city centre hotel - this was not advertised anywhere and arriving back in at 11;15pm was annoying. But overall really nice place to stay and would recommend
