This was by far one of the most disappointing places I've stayed.

The walls are incredibly thin, so you can clearly hear your neighbours. Communication is almost entirely through automated messages that never actually address your concerns. When I reached out because the room was unbearably hot, I never received a response. Ironically, on my last day they had no problem sending an automated message asking if I wanted to extend my stay.

The property is covered with security cameras, but instead of making guests feel safe, it feels more like you're being constantly watched. There are no staff members anywhere on site if you need assistance.

My room required climbing 56 stairs and was located in what appears to be the attic. Even more concerning, it wasn't shown on the evacuation plan.

The shower isn't even inside the bathroom. The water pressure is extremely weak, and the water never gets properly hot—only lukewarm at best. The bathroom door won't stay closed unless you physically hold it shut.

The only window was filthy and extremely difficult to open. The flooring is a strange mix of plastic flooring and laminate, clearly added later to create an extra room. The workmanship looks very amateur, with uneven sections, bumps, and poorly installed flooring throughout.

Air con and parking on hotels.com and clearly a lie!

Overall, the room felt like a cheaply converted attic rather than a proper hotel room. I would not stay here again and cannot recommend it.aper thing

Do NOT believe the photos! This is a formerly glorious home that has been carved up into individual rooms. I’ve stayed in places like this before,but the lack of quality of workmanship says let’s do this as cheaply as possible. Shower doesn’t drain. Garbage and poorly maintained exterior and interior says make money,who cares about anything else. Springs in the mattress sticking into my ribs made for a fitful night.neighborhood was inner city typical. But come on…do better.

Clean and tidy and comfortable but this is without doubt the noisest place I've ever stayed. There is supposed to be a noise curfew between 11_7 but that all goes out the window when there is nobody there to police it. Doors slamming all night partly down to the door closing system and you can hear every word spoken in the next room and when that is 3am first night and 4:30am second we were unable to have a full night sleep.

Don't get me wrong it was a cheap price so my expectations were not that hight but the least I expected was a little quiet and privacy.
The conversion was obviously done on the cheap with no sound proofing which is a shame

Awful, will not return here. It is not a hotel, it is a glorified hostel fitted out and maintained on the cheap to take advantage of Belfast's inflated hotel prices. My list of grievances is long, so I'll stick to the key ones. The very uncomfortable bed was a thin, lumpy mattress, whose every spring I could feel, set on a cheap, creaky metal frame. The closest I've had to this before was an old folding camp bed. The blind was ill-fitting such that the room filled with light. The room was not serviced during the 4 days I was there, even though I saw a chambermaid in the property. The microwave and fridge in the kitchen were filthy and, again, were not cleaned in 4 days. The cushions smelled of smoke and there were cigarette burns on the windowsill. There is more besides, but that should be enough to give a feel for how bad it is.

As a mainland Brit, I was pleased with the amenities offered for the price. There were some things (a kitchen) that I wasn't expecting, but I gather are pretty normal inclusions in NI. But nothing was unwelcome: the other guests were unobtrusive, the location was good, and the stay overall was very pleasant.

Loved the bedroom in a room in the room; this protected my sleep from outside noise and light. Best sleep in a hotel room yet! Good location, close to where I needed to be. The hotel doesn't seem to have staff on location, but when I rang the number, the guy answered promptly, super friendly and resolved my issue (lost door code) immediately.

When I arrived, I was put in an attic room with a broken window. This window has huge gaps around it which would of made the bed wet. However I contacted them on the app and they quickly moved us. The room we moved in to was alot better, more space and no broken window. It's about 20 minutes walk away from the main square so not too far, lots of charity shops, shops and food places around. The bus route is just at the top of the road. The mattress and beds needs upgrading. People would happily come back if they beds were better. Feeling every spring is in the bed puts people off coming back to this place.

The room was fine. Bathroom had hair from previous resident. I got an email at 11pm saying my reservation was cancelled even after completing the check-in process and being in the room. Could not contact the hotel management and OYO Customer Service was no help. Wouldn't offer refund either. I would say don't recommend unless you're okay with potentially having to move hotels at midnight.

20 mins walk to the city centre..The area where this is located is so run down and this building is one of the few which is not boarded off ,but there is a Holidayinn just opposite. The bed was comfortable and the room was very clean. There was not much noise even with close proximity to the main road..The bathroom was not as clean with @#£/ stains on the wall and my bad luck decided to take the toilet brush to clean the toilet. It was so dirty and the sight haunted me for a couple of days..Overall acceptable

Check in was easy and good location for Belfast and beyond. The blinds are in no way lightproof and the bathroom amenities weren’t actually refilled between guests. I think the mattresses need updating and the room in parts looked like it hadn’t been completed as the rough edges of a lot of mdf were visible. I think it needed maintenance in the long run

We booked very far in advance and ended up in room 10, in the attic. We were not informed when booking that there was the possibility we would have to lug all our bags up a significant amount of stairs. There was also not hot water no matter how long you ran the tap and the room was freezing, the radiators would not turn on. Also, found a used condom on the top of the wardrobe, surrounded by dust.

Check in was very difficult and awkward. The ad implied this was a real hotel but it was one of those crazy places with an off site owner/operator. No one was there. As I had a SIM card number, phone calls were impossible and I did not get an email OR text about how to get in. Just by chance one of the owners happened to drive by and issues were resolved, but it took about an hour or more.

It was one of the worst experiences for me. I gave this rating just for whoever was answering the text otherwise it was horrible experience.
The room was generally clean.
The noise gosh that was bad you can hear people shouting and hitting the walls.
There was a creepy man that made it worse for me I already reported him on text and the person on the phone said they will handle this. Which I appreciate but sadly it still made my stay awful.

Our stay was going great for a few days. However, the e-locks failed and we were locked out of hotel front door and room for over 6 hrs. The locks were finally taken off doors, leaving us no way to secure our belongings if we weren't in the room. We had to check out a day early and the owner said she would refund our locked out day & the day early we checked out. I have yet to receive our 2-night refund. I have spoken w Oyo Customer Service and owner and still nothing. I will probably have to eat this refund, but beware if you stay here and are unhappy for can't access your room you are out of luck. Really disappointed in this customer service.

Very basic accommodation, I suppose you get what you pay for and it was inexpensive for Belfast. Metal bedframe and lumpy mattress, scratchy bedclothes and a kettle which had to be boiled on the floor because of plug socket location.
Noisy not from outside but from people coming back late at night and slamming doors then walking on creaking floors directly above, could also hear someone’s tv clearly.
All said I had to try it out to find out and as mentioned it was inexpensive for a night in Belfast.

The hotel was nothing like its picture. I heard the couple in the next room talking like they were right next to me. Internet and tv did not work. No staff to ask questions. Cup supplied for water in room was dirty. Desk was broken with splintered wood showing. No where to charge phone. Window shade broken. Broken piece of flooring. Heater did not work. Bed was uncomfortable. Left in the morning and went to the hotel across the street and procured a decent room. I really think I should get my money back.

Kitchen facilities limited, and smelt really damp.
Needs a deep clean overall and if you leave food in the fridge it is at your own risk, ours was stolen on the first night.

Uncomfortable bed; springs coming out of mattress, extremely small bathroom, no fan or air conditioning, smoke lingers from other rooms & from outside, no real employees at location, poor management, kettle in the room did not work, terribly kept kitchen (no pans, no silverware, no paper towels) literally no function to the kitchen except fridge & microwave. I texted with an off site employee for pans and was told the oven does not work. I would NOT recommend staying here unless absolutely desperate and had no where else to go... if I wasn't overly exhausted, I truly would've asked for a refund and stayed across the street at the holiday inn express. In addition to all of these inconveniences the room that was marketed to me looked nothing like the pictures.. I mean NOTHING! The sitting area was very run down. This was not an easy stay

I needed to stay 1 night in Belfast, it was a great place to stay for my needs. I was a bit stressed with my door keypad because it showed a lower power symbol and I was worried I'd be locked out. I quite enjoyed my stay, bed was decent, my favorite thing was the shower was small but so relaxing. I was only in the room for about 12 hours, most of them sleeping. I slept well so no complaints there. However there was a few stains on things like the towels, but nothing that made me not wanna use them. Maybe weird for a review but give me my desk and my pc, and I could live there, like it had all the essentials of a bedroom environment. It was like staying at home without my personal belongings. Will stay again if I ever need a place to stay in Belfast.

The room was confortable with everything needed. I expecially appreciated the fully equipped coffe/tea corner. Excellent position, close to the universy quarters with lots of pubs/restaurants/cafes/parks and a short walk to the city centre.
The only suggestions I can give is to have a more confortable mattress and to oil the bathroom door that screeches noisily.

I would give a higher rating as I generally had no problem with the hotel.....but they need to shore up their self check in process as i was emailed the wrong room number and my access code worked to open the door. This led to myself and child walking in on a woman who was in the shower. I will say that the staff answered the contact number right away and quickly resolved the issue but it was still extremely awkward.

Stayed for one night and glad we didn't have to stay longer. The check-in process and all the pre-check-in admin was genuinely awful - so much pointless bureaucracy and identity verification, just to receive the entrance code for a one-night stay in a dark and inhuman building with no other people.
The code didn't work at first, as they sent me three different possible codes. All of this stress could have been avoided if the hotel could be bothered to employ an actual staff member to meet the guests. The whole experience seemed like everything that is wrong with modern tourism - geared towards cutting every possible cost (staff, decor, customer service) in order to focus on profit.

Stayed in Room 2, and the experience was far from comfortable. By 5 AM, the heater started making a loud noise, waking me up. With no call service option, I had to endure it until I finally managed to switch it off after multiple attempts, leaving me to sleep in the cold.

The bed could be better, and overall, the room felt cheap. I understand it’s a budget-friendly option, but compared to places like Travelodge at a similar price, this fell short in terms of quality and comfort. Would not recommend unless significant improvements are made.

Stayed here on Saturday night the room was absolutely freezing the place wouldn’t no how to put the heating on there was people making nose all night then went to go get a shower it flooded out my whole room accusing to slip anyway wake up next morning but late walks out my room 2 of the staff said that I owed them more money for staying about over time I said I’m not paying over my experience no heating and shower peeking Whitchurch is a hazard she said that I did it! Absolutely horrible place. The first night was fine but when I returned to the place in the afternoon I was locked out of my room and given the code to someone else’s room. The front door lock was ripped off the wall. My room was robbed and my money was stolen. When I tried to contact the hosts they stopped answering my phone calls. When I finally got ahold of them the following morning they said to call the police as there was nothing they could do “these things happen” they said. The worst experience. This is NOT a safe place. I filed a police report.

Check in time is 3pm as per emails I received and the website however I was told when I got to the property by customer services that I had to wait to 4 to receive the code to check in which wasn’t ideal but ok. Then it was 4:30 and I had yet to receive a code so I rang again to be told actually it’ll be 5 before I could check in. Not acceptable as I already was going to be late for my plans. Luckily I found a local number in one email which put me through directly to someone at the property and this was sorted for 4:50. I then was given the wrong code for my room. And finally the blind for the skylight was useless so not a great sleep at all.

room infested with bed bugs

Booked two rooms for two nights for a business trip.
Luckily we didn't stay in the rooms for long, as one room was infested with bed-bugs.

Woke up after first night completely covered in bites (face, hands, legs, arms, back), which then prompted us to pull back the bedsheet only to find live bed-bugs crawling over the mattress, along with a lot of their waste... Stayed on the floor of the second room for the second night as couldn't find any bugs in that room...no staff on site to talk to and by then quite late with no available near-by hotels. Spoke to Hotels.com about the issue (provided a photo of one of the bugs on mattress, also have video of two crawling on surface of mattress along with their excrement), for which they phoned the hotel who replied that they are 'upholding their cancellation policy' and that no refund was available.

The accommodation appears to be an ex student house or multiple occupancy, which has been converted to an unstaffed hotel. Had a couple outside our room on arrival arguing with staff on the phone as they couldn't access their room via pin-pad for around an hour, so not a very welcoming start.

Had to fumigate our work vans and equipment as didn't want to bring the bed-bugs home with us as they can be incredibly destructive. This place needs to have pest control assess the entire property, as this is unacceptable.

At a first impression it seemed really good, until I opened the bed and saw that the bedsheets had stains and hair. A pillow, below the pillowcase, had what it seemed blood stains.
The 2nd day, in the afternoon, I was in bed and a man walked in into my room to leave fresh towels. He didn't knock, he just opened it. Of course, after that the experience was not relaxing at all, as I didn't know who else had the code to open the door and when someone could just show up.
Location is good, near botanic train station, and self check-in is convenient.

No table/desk to set laptop up only a small shelf had to message someone to request a chair . no hooks to hang a coat or towels. No physical contact from anyone. Stay away from OYO Queens Quarter in Belfast.

The information I got from Hotels.com state "Front desk staff will greet guest on arrival". There is no Front Desk. Its one of those places you have to call somebody to get a code to enter the building and your room. Also Hotels.com book this then turned around and raised our rate for this poor room. The building is former student housing. So the room is a former dorm room. There is a kitchen there with dishes and glasses that are dirty. No staff on site to clean stuff. No staff on site to ask tourist related questions. As tourist we prefer places with staff, we use them as resources during our travels. Hotels.com lied to us on this booking, they should refund us our money on this one.

Worst room I’ve ever stayed in.

Everything was done by phone and lock boxes. Was greeted by a bag of laundry and a garbage bag just inside the front door on arrival at 2pm which was still there at 10am the following day. The room was sparse, dirty with no creature comforts. I had to phone to get the heater turned on, the handbasin had hair and toothpaste in it, the bed base was filthy and torn and the bed sheets were so old they were ‘bally’. The kettle was filthy and a mile away from the only power point and there wasn’t even a spoon to stir the tea with. The heater was underneath the built in table so the heat really didn’t spread around the room.

Bare Bones Accomodation

This is bare bones accomodation. There is no staff on hand to check you in or out. It's all done through lock boxes. The room was very small and the bathroom even smaller. There were towels provided but a basic amenity like handsoap for the bathroom was not. There was no bath mat either for inside or outside the shower and it was very slippery. It was also very noisy throughout the night as people kept coming and going.

The accommodation was not cleaned after the previous occupants had used it. The hotel did not respond to rectify this. Awful, no refund or apology from the hotel or Expedia.

Appalling do not stay at an Oyo hotel.

Absolutely nightmare. 1st room was smelling and tv not working. Toilet dirty and stained. Moved to 2nd room , window seal with big black flies and noisy. People banging doors . Got a text message in the morning asking us to stay one extra night for free as compensation and we declined. Who in their normal will even think of spending an extra horrible night there. Not worth it even for free. We asked for deduction for the price and there was no response. . Nothing was worth what we paid for. Bed was uncomfortable and base damaged and dirty. Will never put our feet there even for free.

Great stay at Kate’s B&B. My mate brought back a yoke and was able to service her without any drama. Lovely fry the next morning and the cook was a delightful woman who loved a wee bit of cheeky banter and knows how to cook an egg. We had a shower in the corner of the room which is absolute genius especially for the lads who are into voyeurism

Very convenient for centre of Belfast. good clean basic facilities.Helpful friendly resident manager. Booking from Expedia created problems where booking was confirmed on a Saturday by email with non-refundable payment of £67.51.An email on Monday (which I did not see while travelling) said the price should be £70.00. Fortunately the Manager was able to give me another smaller room for the night when we arrived at the property. This is an Expedia Problem which I have experienced before where bookings are found to create problems. I shall remember NEVER to book through Expedia again. I would however stiil book at Kate's.

This is a a very small space but if you don't plan to spend much time in your room, you're fine. The breakfast was great (limited hours) and the location is nice. I had made a mistake on my initial booking. They were hard to get a hold of but accommodating once I finally got through.

VERY CONVENIENT LOCATION

Very convenient location about 1 mile south of Belfast City Centre close to Queens University and only a few minutes walk to Botanic Railway Station with services across Northern Ireland. The full cooked breakfast was excellent and the service good. The only criticism would be the condition of some of the decoration and the back yard visible from some rooms could be tidier.

I stayed at Kate's B&B during my brief stay in Belfast. It's in a nice area, near the University, the Botanic Gardens and Ulster Museum, and a 15-minute walk from the centre.
My room was comfortable and clean, and the staff always helpful and accommodating.
