The property is showing signs of tiredness, the radiator on the bathroom was heavily rusted. The elevator in the property was out of order due to a leak and based on the radiator it was not hard to see why. Please note that on Saturday nights the restaurant turns into a club, even on the 2nd floor it was far too loud to sleep, thus went on till 2am. Had thus have been made clear I would not have gave booked. Hugely disappointing.

The front desk staff at House Hotel Belfast was extremely helpful and friendly. Easily our best experience with hotel staff during our 2 weeks in Ireland. The area has many options for dining and is a short walk from Queens University and botanical gardens as well as the local transit train with easy access to the airport.

The property needs to be updated. The lobby is in awful shape. They ran out of hand soap for the rooms. The safes in the hotel no longer work. No face cloths for the bathroom. No air conditioning in the hotel. I asked to leave after the first night and could but no refund! I would definitely not stay there again. Staff was very nice.

I have to say I was taken aback when I arrived into the lobby as it was very shabby in appearance, floor needed to be swept and the paint work and general decor was in my opinion very shabby and off putting. A general tidy up and a coat of paint all over the lobby would make a very different first impression. I did not see my room when I arrived as it was well before check in time and I wanted to drop my luggage and go to town. I must say the reception staff on the morning of Wednesday 2nd were very welcoming, friendly and polite. However I was somewhat apprehensive about my stay because of the general appearance of the Lobby.
I am very happy to report that I was pleasantly surprised when I returned later in the evening and found my bedroom. The bedroom and bathroom were very clean and comfortable, my luggage had been delivered to my room and again the staff in the evening were very helpful. I reminded myself not ever to judge a book by the cover as I had a very comfortable, restful night's sleep and a lovely shower in the morning; so overall a GOOD experience. ideal overnight stay on my travel through Belfast.

The House Hotel is a quirky, small boutique hotel attached to a restaurant/nightclub. We were slightly taken aback at the rundown appearance of the main areas and hallways, but the room was clean and the beds were comfortable. Everything is painted a very, very dark grey (hallways and room itself) which do not do any favours to your sense of safety. Considering that this hotel was extremely expensive compared to others we stayed in around Ireland, I would have expected a higher quality experience.
All that said, we did have a relatively quiet night (with some street noise) and the location was very central. Lots of great restaurants close by (we loved Scalini Italian restaurant a few doors down!) and the breakfast in the attached restaurant the next morning was delicious, and served by the most wonderful and friendly waiter in all of Northern Ireland!
I would stay here again, but only if the cost came down to the 2.5 to 3-star-ish level that I feel it deserves.

Hotel was in a good location for what we needed. We had a concert at the limelight and it was walking distance. Check in was very smooth and staff were helpful and nice. The room and hotel is very well decorated and the blackout curtains were definitely the best we have ever found in any hotel..... however the only down side was the shower . Sadly the shower only trickled and I was unable to wash my hair it was that bad. It would of been easier to wash in the sink. There was also a terrible smell in the sink, think maybe it was blocked etc but overall I would definitely stay again.

Thought the room was dark and cosy and it good condition. The bed was VERY big and very comfy. Shower was a bit weak but very warm. I thought the included breakfast was brilliant! You can pick from the restaurant breakfast menu and we had what ever drinks we wanted included! Only small gripe is that you can tell downstairs that it’s a bar in the evening because lots of things are a bit rough around the edges. It’s a perfect stay for music/shows at the Empire or if you are drinking in the area. Ear plugs were provided but I wouldn’t stay here if you wanted somewhere guaranteed silent! We did sleep well but we were in late anyway so missed the noise.

Staff friendly but disappointed by the fact no food or bar Monday through Thursday due to owners selling..staff suggested somewhere which was spot on but i didn't feel i could relax and do some work have a beer etc before my meal...i will have to find an alternative for when im back in june and will sadly not return to house hotel...not told in advance of this issue

Stayed for 3 nights. Great location with a variety of restaurants and takeaways on the street. On street parking was by chance as very busy during the day. Train station near by. Staff were very friendly and helpful. Noise on the Wednesday night in the street was awful the rest were quiet. Half an hours walk to the Waterfront. The hotel and room decor was lovely but lighing is very dark and it all seems a little tired in need of a freshen up.

I had to cancel so didn't stay, to be fair to the hotel I didnt book a flexibke rate but given the racial rioting I thought they may have made an exception since I personally didnt feel safe with that environment. What a shame.

We were due to stay the weekend of the Belfast protests and decided we did not feel comfortable due to our understanding that much of the violence was near the hotel. We expressed our concerns and were told by hotel staff that there was ‘no reason for concern’. I was told by a staff member that the riots were not near them despite a business at number 19 on the same road being set on fire, cars set alight in the area, and some nearby

Stayed at this hotel recently did receive a email that there was a private venue and the noise would be a bit louder that usual. There was a full on party from 1 pm till 7 pm with around 500 people was not what we were expecting the noise was shocking people very drunk music was vibrating our bedroom walls, we went to get food at the bar and we’re turned away for almost 3 hours because of cleaning up from the party ect, would not recommend to stay on the august bank holiday weekend

Lovely, friendly staff. Nice room, comfortable beds and good shower. Bar and restaurant was a nice atmosphere in the early evening and good food. However, whilst we were warned that the underground club had reopened after we booked, we were not informed of the full DJ set that took place on the ground floor until 2am. This was a Saturday night and was incredibly loud (you couldn’t hear the basement club noise), and kept us up for a good while. It’s a shame given how nice the staff and aesthetic are, as well as good location.

The staff could NOT have been more lovely and friendly and accommodating. Unfortunately though our room was pretty shabby and the safe, the towel heater and the room telephone didn't work. It was also pretty dark in our room with aggressive overhead light. There was also no fridge and we couldn't control the temperature in the room. While we loved the staff I wouldn't recommend staying here.

Staff were lovely and very helpful. Was able to check in early and had noted request for a quiet room. The room itself was quite tired and needs refreshing - lots of marks and chunks out of the wall. Shower in bathroom was nice but bathroom itself needs updating, fresh towels etc. Room itself was generally quiet but walls very thin, could clearly hear people talking in the corridor and the noise from bar below (even from the third floor). Breakfast was very nice and was lovely and quiet before 10am! Overall just okay, wouldn’t stay again!

The staff on reception are fab and really helpful - the service in the bar/restaurant far less welcoming. Smoking area is on the main street at a public bin. Bedroom was dark and the bed ridiculously uncomfortable. Bar closes at 10pm although theres a night porter service from then on - just really not the best place Ive stayed

So on arrival we checked in headed to our room to be met with a unacceptable smell so called to reception and a receptionist decided to take it upon herself to deal with the issue starting to pour bleach down a shower drain we asked to be moved to a different room but they were fully booked so we decided to leave. Lovely hotel, great location (20 walk to city centre) & train station close by (Botanic stop). Plenty of bars & restaurants in the area. Hotel has its own bar & small nite club in basement. I didn’t have dinner as it was fully booked due to Christmas parties but did have a lovely breakfast. Staff very friendly & room was comfortable & clean. Our room was at front overlooking entrance but no noise could be heard. No car park but on street parking on side street is safe. Would definitely stay again & highly recommend

The staff was kind, funny and helpful. The bar and restaurant are a beautiful atmosphere however when you get to the rooms, they are more like a bed and breakfast. The room was stuffy with a slight smell. While there was a fan in the closet area it was not very strong. The bathroom has a smell, like the pipes are eroding and gases are being emitted. The shower knob was coming off and the water never turned hot. I was looking forward to a shower and thankfully I was only there one night. So no shower. The bed was hard and left comfort to be desired.

The staff is my main reason for loving this hotel! We were only in Belfast for one day and I ended up seriously injuring my knee and needed to go to the hospital. The staff were so amazing and helpful, they got me ice, called the hospitals to make sure they had an emergency department, booked us a cab, and generally made me feel calmer in a scary situation!
