After checking in we found the air conditioning was not working, tried to call the front desk and phone was not working, nor was the TV. Had to walk back down to reception where we were told we were pre warned about the air conditioning ( we were not!!) and there was a fan in the room- there wasn’t. The lady argued saying there was and said in regards to the phone not working- most hotels don’t have phones anymore anyway. When she came to our room, she finally agreed we indeed did not have a fan. One was delivered- but it literally just moved the hot air around. The fan stopped working in the middle of the night and our toilet was on constant flush.

Location wise, this hotel is great. But this hotel needs serious maintenance and updating and until this is done, I’d personally avoid.

We stayed in 404 side sea view,I wouldn’t say the added cost for the side sea view was justified.The bathroom has been updated but the room not,a fan was on upon arrival and well received.
We parked onsite which was a good idea as Brighton parking is ridiculous.The hotel is situated on the seafront further along towards Hove so ideal for the cricket as the county ground is 1 mile from the hotel,£6 one way for a taxi.overal would stay again for the money saved on parking.

Run-down and grossly overpriced. No air-conditioning and no fan, and the window barely opened, so it was hotter in the room than it was outside. Room overlooked student accommodation and there were very loud parties until c.3am and c.5am on the two nights I stayed. When I was finally able to sleep the bottle bins were emptied in the alley underneath the window at 06:30. Complete shambles.

We parked in the basement which was amazing in the heatwave! Hotel was clean and although it is dated it is tidy and room was clean. Air conditioning was not working but the room was cool and an effective fan was placed for us. Bed was really comfortable and hotel was great location.

We had Premium room, unfortunately no aircon;( heat in the room was unbearable in this weather-my kiddo got heat rashes .
Sofa bed was also very uncomfortable to sleep. Pros: brilliant location, great breakfast, clean room and toilet, iron, kettle and mini fridge in room just a bonus. I wouldn’t recommend for family with kids as very hot in the room.

Great stay! Really enjoyed our stay in Brighton last weekend. This was a very pleasant hotel, perfectly situated for the beach and other Brighton attractions. We received a friendly welcome, the room was pleasant and the breakfast was great. There are some areas of the hotel that could do with a little TLC and modernisation, but nothing too bad. Would definitely stay here again.

The hotel was clean, well appointed and in a very good beachside location. The only downside was the apparently thin walls. We could hear the people in the room next door arguing very clearly when they came in at 3am. Better sound insulation required.

Staff were helpful from checking in to checking out. The hotel was very clean but going through an upgrade so some areas were a bit jaded regarding decor. Our room was beautifully clean and the beds were comfortable but the pillows weren’t great and could have done with being replaced.

Their system said I had not paid for breakfast, I had. The room was not cleaned without my insistence, apparently they were too busy! Spent 90 mins in foyer while it was done. Room keys did not work very well. Changed but still not working properly. Woken just before midnight on final night, banging on door, He refused to say who it was, Said I had to prove who I was as no one should be in the room. No apology given. A man banging on my door just before midnight telling me to identify myself to him smacks of the travel lodge incident where women are put at risk. Following morning, no apology, blaming the company we booked through, finally offered a small refund which I am having to claim through a third party. I had very little sleep after the incident. Left as soon as possible as I was left feeling very uncomfortable.
There was a real sense that I was an inconvenience. All problems were the fault of anyone but them. Very poor customer service. Not a good experience at all. Returned home far more tired than when I left. Not good fro a short break.

Though some may say the breakfast was basic, to me and family, it was great. Wide choice of foods. No matter where you sat, you could see a TV! Rooms were clean. The staff were friendly and helpfull especially as one of the lifts was not working ,helping older people getting their suitcases up the stairs from the carpark.
Room was clean and comfortable, also bathroom, breakfasts was excellent and staff very helpful ,
Although nothing was said we think the central heating was not working, although there was a load of small heaters dotted about the lounge was quite cold.
Would still recommend to friends.

Long queue to check-in. Was then told I needed to pay for parking which I had already previously included with my stay. Receptionist then checked when I contested this and apologised.
Upon check-out was told I needed to pay for our breakfast. Again, explained that this should have been included with my booking. Had to provide evidence of this via my booking app.
Walls are very thin as we could hear other guests talking in adjacent rooms.

The room was not as requested at time of booking. Whilst I know room requests are subject to availability, when I enquired I was told the hotel was full and a room change was not possible. However, I subsequently heard a conversation where a man was saying how noisy the hotel was and had been offered a room change. I was clearly lied to!

On the subject of noise, at around 5pm I was in my room and thought a nightclub had opened nearby. It turned out to be the people in the next room playing music loudly with heavy bass. I had to knock on the door to ask them to turn it down. It genuinely felt like a nearby nightclub.

In addition there were constant bangs and other noises. It sounded like there was a metal grill underneath our room, constantly scraping open and closed. Thuds seemed to come from underneath and above us.

That night, at around 11:30pm there was the sound of people returning to the room next door and then, loud laughing, talking etc clearly heard through the wall. I banged on the wall and it quietened down temporarily. However it soon started up again and meant I did not get to sleep until around 2am, despite using earplugs. The walls seem incredibly thin. I should not be able to hear anything from other rooms or above and beneath me and yet this stay was characterised by noise all the time.

I was subsequently told the hotel was previously an office block and had not been adequately soundproofed.

I would never stay here again. Very disappointing stay.

I chose the hotel for the parking. Unfortunately the lift from the basement car park is broken (and has been for some time) and you have to use a call bell for help with luggage; there is no way to know if they have heard you. I waited for 15 minutes, I also tried phoning reception but it rang out with no reply.
By the time someone arrived I was very upset after a long drive and being left for so long. The basement car park is dark and unpleasant, I felt very vulnerable. She said she had to deal with the queue at reception first, shrugged and did not apologise. Neither was she strong enough to lift my case up the stairs, another hotel client had to kindly help.
The lift issue is a big problem - only one lift is functioning for the whole hotel, used by clients and staff. It is slow and crowded, stopping at every floor.
The hotel itself is jaded and tatty, with poor maintenance and bodged decor. It really isn’t in good condition at all. Room cleaning is hit and miss - great some days, a few new milk pots thrown at the tray with nothing else done another.
However when I contacted the manager about my check in experience he made every effort to speak to me to discuss it and apologise. He was very helpful and has arranged some compensation for my distress which he was able to see when he played back the CCTV.
Advice for clients - drop your bag at reception *before* parking your car, and expect a wait for the lift at busy times of day.

Rooms and bathrooms were clean and spacious and the staff helpful and friendly.

Unfortunately our stay was marred by two issues. The first, a very loud and abusive argument at 0100 to 0230 between the occupants of a neighbouring room was not the hotels fault and the reception staff attempted to deal with it the best they could.

The second issue was that only one lift was working during the period of our stay and we frequently had to use the rather smelly, damp and dingy stairs. The lift from the car park was also out of service requiring us to carry our luggage up a poorly signposted concrete stairway. Only after we had done this was any assistance offered by the staff.
