Lovely hotel. Yes it isn’t modern and it located by termini station so there were some questionable characters around but never left unsafe! The rooms have everything you need, comfortable and quiet. Staff were super helpful and kind. Great location! Around 20 min walk to the colosseum which was perfect! Can’t complain!

So 100% this hotel was good value for money and conveniently located. The staff were friendly and made us feel welcome.

It was not the most modern hotel, a couple of areas could have done with fresh carpets and a tidy up.
We had to ask when/where breakfast was, as this was not something we were told.

If you walk the most direct route to the hotel from the station, you will walk past the odd sleeping homeless person as the Church on the corner appears to have a drop in. Good to see a church actually helping people and this is NOT THE HOTELS FAULT, but take a longer route would be my recommendation if you are pushing a stroller.

The hotel met my expectations, look it’s a budget oriented hotel, I think 3 stars is a bit of a stretch.

The best feature was the proximity to the entire public transportation system (train, metro, bus), 4 minutes.

The room was clean (daily housekeeping was excellent), had a comfortable bed, good ac and good water pressure in the shower.

I did not like the bathroom (pics were vague) now I know why.

The shower was open to the entire bathroom floor, it didn’t have a separate step in. Had to be careful when walking out to a wet floor.

The establishment should begin a program to update the bathrooms. The bathrooms are looking tired. It would make a huge difference!

The staff were superb, helpful and courteous.

I read so many reviews where people hammer a place for so many petty reasons. You’re not going to get a five star hotel for this price point.

Given everything, I’d return and would recommend if you’re on a tight budget.

A most attentive welcome at reception and very good service from housekeeping. The presentation of the hotel is ‘traditional’, but set back from the road within a shaded garden in a bustling area just a short walk from Termini is pleasant. There is a modest bar and the breakfast was just fine. The room was meticulously clean, with fresh linen and towels daily. For Rome prices in a jubilee year it was very good value for money.

Good property with good location- close to public transport. A bit further from central attractions but walkable-will note it’s all uphill from attractions on the way home. Staff were polite and check in was easy. Had ground floor room near bathrooms which was slightly noisy with transit traffic

Hotel room was nice and big. The air conditioning worked well. When we checked in, we were not told about the free breakfast and the times. When the room was “cleaned” there was only one roll of toilet paper that was half way through and when we asked for 2 more, we were only given 1. No fresh bath towels were provided. The area around the hotel wasn’t clean and we didn’t feel safe walking late at night.

The hotel itself was great. the location is fantastic for the tourist to see all of the core of rome. The side street it is on is sketchy but that isnt the fault of the hotel and once down the street, everything is excellent.

The hotel is kept in reasonable condition, considering the age of the building, but the linens need upgrading both the pillows and towels. The shower floor is going to get wet as that's the way the shower head points and water pressure is minimal. The desirability to several restaurants and the main train and bus station is what I like.

Centrally located place new Roma Termini

The hotel is centrally located, only steps from Roma Termini station. That's why I chose it. My room (#211) was so-so. The bed had a rather thin soft mattress and none of the drawers in the armoire could be opened. They were all hopelessly stuck askew. I would have liked to take the extra pillow out, but that was impossible. The bathroom was fine with a large enough shower stall to actually be able to walk in without having to squeeze through as corner door.. The two large windows in the room were noise insulating and had European roll-down shutters on the outside. The Italian/Continental breakfast buffet was very good and the kitchen personnel were very friendly and efficient. This also applies to all the guys at the reception desk.
Finally, I suggest the entire inside of the hotel gets a new coat of paint!

1 adult and 2 teens stayed 8 days in August in the deluxe family room with the loft area. There was 3 twin beds. The location is great 6 min walk to Roma Termini and 35 min walk to coliseum area. Felt safe and there are many restaurants and bars in the area. The room was spacious and had a mini fridge, clean, housekeeping came everyday to clean and provide clean towels if needed. There is a cute courtyard with tables to sit and have a drink outside. The only bad thing I would have to say is the shower was very small. Luckily we are 3 small people but if my husband came I don’t think he would fit. Also there is no mirror outside of the bathroom which meant you had to wait if someone was using. Overall this is a great hotel for the price and I would definitely go back.

This hotel is clean and in a great location next to the train station with easy access to the metro and busses. It is about a half hour walking distance to the Trevi fountain, and there are many restaurants, cafes and the grocery store very close by.

If you are looking for 'no frills' you have found it. The rooms are clean, but outdated; and could certainly use a refresh. They do have an elevator and AC. Rooms have a mini fridge and mine had a desk.

The morning reception manager was fantastic, the afternoon and overnight gentlemen left much to be desired.

There is also a terrazzo for guest use which is peaceful and quiet, despite being in the heart of Rome.

Overall, I would give this place a 3/5 stars.

Serene and beautiful

Beautiful hotel, located in the city centre but it's quiet, saw some tenants enjoying reading in the small garden.
Room window has a curtain that can be remote controlled which was awesome

Breakfast was good and they have an amazing garden / terrace for some quiet time amidst the hustle in Rome. Its walking distance from Termini station and close to key landmarks in the city.

Staff were good, breakfast included was a nice surprise. Very close to the Roma Termini station and the Io bus (hop on hop off bus). I was a bit appalled when I first entered our room, even though I had lowered my expectations. Room is in desperate need of a paint job, nice big window but dirty. The door did not fit the frame and you couldn’t lock it from the inside. The air conditioner did not work and it was hot. The wifi was excellent. We stayed 3 nights, slept well .

A place to rest your head

If you’re looking for a place to rest your head for a short stint then I recommend this hotel. I would give it a 3.5 rating not a 3. The staff was very nice and attentive. My bedroom was sufficient and my bathroom was updated. The room was small but it was just me. Unfortunately the AC didn’t work but it did fan the room and circulate the air. Fortunately it wasn’t extremely hot otherwise it would have been an issue. Other reviews comment on the doors not being flush but that didn’t bother me. I stayed on the 4th floor and it was pretty quiet. The water pressure in the shower could have been better. They do ask you to leave your key when you leave the hotel to go explore. This is so they can clean your room.

It is in a great location, near to numerous dining options plus Roma Termini is a 5min walk away.
I did not like the room i was in simply because it was next to the lift and on tbe ground floor, so was very noisy with the other guests. The room itself, whilst small, was perfectly fine for my 3 night stay.

The room is very basic but the bed was comfortable, and everything was clean! All of the staff were pleasant except for the night reception guy my first night. I understand other reviews complaining about the heating and cooling. Nothing worked but I didnt need them too because the weather was temperate. The hot water took some time to get warm enough.

My wife and l were in Rome as a part of our honeymoon trip, they gave us the rooftop bedroom, we could see all the other roman rooftops. We established a very nice connection with the owners.

No wifi in room. There was even instructions on how to connect to wifi in room but a network did not even show up. Went to the front desk and no help. The only place you could connect was in the small lobby. Other than that the hotel was fine. Close to Termini station.

Horrible hotel with a garden FACADE to lure you in

Do NOT stay here!!! So many issues. Even the lobby was wide open doors and 90 degrees with bugs. WIFI does NOT work in room.
I and other angry guests were in the HOT lobby all commiserating trying to use the wifi that didn't even work a few steps out the door of the lobby. The elevator will even drop you off on landings that you MUST go up or down STAIRS with luggage, since it is such an awkward building. The bathroom was UP stairs in the room and the size of a phone booth. It has the equivalent of bricks that hit the back of feet as a \"shower perimeter\" on the floor, while standing at the sink. YES it is that small. You immediately entered to run into a bidet and the bathroom was epic small. L shaped odd room too beyond stairs to the bathroom. Stay somewhere else! Don't be the woman next to me at midnight in the lobby along with others emailing their travel agent WHY they booked them in this bad hotel (the only redeeming factor is it is close to the train station, if you don't care about no wifi and horrible floors and rooms)

What's really infuriating is that I wasted a whole hour running up and down with the slow elevator and trying the different things, because the desk employee wasn't being honest about how I was not the only one who couldn't connect to wifi unless in the actual lobby itself.
I told him I was hot and tired (90 degrees almost in the lobby with the doors open and room wasn't air conditioned and waiting) and to just be honest. And he wasn't

Lovely budget hotel with convenient location

Lovely reception staff, slightly outdated landings but I was shocked by how nice my room was! Nice enough location, convenient for the train station and walkable to various monuments. Stayed in three budget hotels whilst in Italy and this was by far my favourite, would absolutely stay here again if I go back to Rome (I hope I do, it's such a gorgeous city!)

The hotel is very near to the train station so it very convenient. Hotel is a bit old but well maintained. Some slight smell in the room and floor is a bit uneven. Unfortunately, on one of the day we are staying, there was a black out and there was no electricity in the cold winter morning. When we come back in the evening, there was a generator providing electricity to hotel until next morning when we check out. Quite noisy with the generator on throughout the night.

Location was superb, close to Termini station and HOHO bus. Staff was very friendly and helpful to our group of ten, helped secure a room on the spot for family member. Well kept building, large breakfast room, pleasant terrace near entrance. Second floor rooms have access to balcony. Would stay here again.

The property was perfect and the owner/staff were excellent. Although we only stayed one night, the accommodations were very comfortable and near to the Rome Termini so that we could catch a train the next day to Chiusi.
