Another Great Stay at the Kings Manor Hotel Portobello Edinburgh. The Hotel, Food & Staff were All 1st Class and it is the Perfect location for Exploring East Lothian or having a Night out in Edinburgh. Thanks to All the Team at Kings Manor we will be back.

The hotel is very nice with friendly staff and a nearby newsagent. The hotel is also close to Brunstane rail station with regular trains to Edinburgh Waverley, and there are nearby bus stops for buses into Edinburgh city centre. The room is clean and, although fairly basic, is decent size and contains everything you need. The breakfast is of good quality, and the adjoining gym and spa are definite bonuses.

Had a lovely one night stay. Both rooms were clean an smelt clean they were both spacious and liked that we could see the sea over the roof tops. One down point of hotel were the carpets they were a bit tired.The pool facilities were excellent and not too busy when we went. We ate in the Bistro where we found the food first class and reasonably priced. Breakfast was good with plenty selection the only fault were the toasters they took forever to toast. The staff in in hotel and leisure facilities were all friendly and polite. We would definitely stay here again.

Firstly Tay is a credit to the hotel. She was efficient, prompt and friendly and did her best to help for the duration of our stay. There was also a gentleman with her who also brilliant.
However, our booking was cancelled by a colleague. The next day the same colleague was rude and had not added the complimentary breakfast that was offered. The room was good aside from the issues with the water.the

The hotel is older, but they have done a good job keeping it nice and tidy. It was clean everywhere. It has a pool, gym and restaurants which is nice. The room was small, but it was fine, because it was just me. Bathroom was nice and clean, updated. Bed was hard but they added a few duvets and that helped a lot. Everyone was super nice and hospitable. No hidden fees. Would stay again.

To be honest, it was just a very average hotel. I wouldn’t stay here long, but if you’re doing just a quick overnighter, there’s absolutely nothing wrong with it. The room was very small, but it was very walkable to the beach.

Lovely room with a window I could open. Nice clean bathroom with a bath. Pool facilities were excellent, I used it twice during one one night stay. The reception staff were helpful and they let me store my bike inside, that was super kind. I thought it was an excellent overnight stay and I would definitely return.

The room was very clean and had everything we needed ( except a hairdryer).
Staff were lovely and friendly. Nice atmosphere! We would not hesitate to stay here again as the location was also close to family and a leisurely bus ride into Town. (Princes St etc...).

Only fault we had was when we arrived for check in I was informed about complimentary towels for pool ,As I hadn’t brought any swimwear for me and my husband I went shopping for some ,In morning there were signs up saying pool was closed for maintenance big disappointment for us as feel hotel would have been informed previously about this and wouldn’t have had to shop

The hotel is in a quiet area of Edinburgh and was easy to find. The staff were very helpful and my room was clean and comfortable. I got a great nights sleep. The only downside was that the hotel is a bit tired and could do with some new fixtures and fittings e.g. worn carpets. Given the price, it was very good value.

Property on the outskirts of Edinburgh. I picked it to avoid stratospheric prices in city centre over the weekend. The bus stop is across the road and you can normally get to the city centre in about half an hour but in traffic this can stretch.
Check-in a bit chaotic. The hotel feels a little tired but generally ok. I wouldn't discourage people from staying here, but I wouldn't particularly encourage them either..

On holiday and chose this hotel for our stay. A very good experience with an excellent and helpful staff. The rooms and hotel were very clean with comfortable beds and onsite parking for a fee of £8. Will definitely consider this again for future visits.

Extremely courteous and helpful front desk staff. Helped freeze an ice pack for our milk cooler and she even brought us a mini fridge that we could use for the night. The staff was very attentive. Wish we could have stayed longer to use the spa amenities. Our room was significantly larger than we expected. This hotel was nice but should not be described as “beach front” - It’s about a mile away and involves walking several side streets and no water visibility from the hotel.

Lovely Stay on the outskirts of Edinburgh

Had a lovely stay at King's Manor. It's situated midway between Edinburgh city centre and Musselburgh, with good bus links in both directions right outside the hotel.

My room was clean, comfortable and quiet. And the food was delicious especially the Haggis, Neeps and Tatties.

They asked me to leave a review and give them a rating of 10. Here is why they don’t deserve a rating of 10:

1. They had plenty of parking on site yet charge customers for the use of the car parking. It was subsidised but not sure why we need to pay for additional parking when they have their own
2. The hotel was dates, carpets looked loose in places and like they needed a good scrub
3. The rooms were small and the bathrooms tiny
4. We requested our rooms to be cleaned and changed, none of that happened

Stayed two nights in a family room with our grandson. Very comfortable large bedroom with Queen sized bed and separate single bed. Bathroom was clean with good quality shower over the bath.
He enjoyed the Swimming pool, jacuzzi, sauna and steam room.
The Breakfast was excellent and the in-house restaurant was perfect for coffees and drinks in the afternoon and for evening meals.
Bus stop into Edinburgh was 50 yards down the road with buses at a regular 10 minute interval and the return bus stop right across the road. Easy 30 minute bus ride into the City Centre. Easy drive to the beach only 10 minutes away in Musselborough.
Thoroughly enjoyed our stay.
