This hotel has bad management and we did not get into the hotel, it is worse than Airbnb , it showed its name as “HOTEL” Grifoni, but there is no RECEPTIONIST or anyone or real person who can answer the phone and speak English to help foreign visitors on site. We stood in the rain ☔️ in front of the hotel and left , so very disappointed 😔 , please avoid booking this Airbnb , NOT HOTEL, and make the same mistakes I did

Great location, close to train station and water taxis. We liked that it was in a quieter neighborhood but still had excellent dining options within easy walking distance. It was nice to retreat back to the hotel after visiting the busy tourist attractions.

Not much to say good or bad. This isn’t really a hotel. It’s a room with a code used to entry. There is no front desk. No one to call if you have an issue. Communicating leading up to the stay is basically zero. Expedia also can’t really do anything to help communicate as the Grifoni doesn’t really respond to Expedia either. That said, the room was nice but small and once we got the instructions on how to get into the building and then the room, it was fine.

It just looked like someone tried to renovate but did it DIY style. The hooks for the towels were done with sticky tape and fell off, no control over our own air condition, tv ended up not working when raining, bed was hard.

The check-in was easy did not have to meet with anyone, we were given codes for the main door and to rooms. It advertised that there was AC, but the thermostats are locked and it was pretty warm in the room. The main bed was fine, but the extra bed was very hard. Was located in a good location.

Disappointing Stay at Hotel Grifoni Venice
I recently booked a stay at Hotel Grifoni in Venice, expecting a decent hotel experience for the $420 per night rate I paid. Unfortunately, my stay was far from satisfactory.
From the moment I entered the room, I was met with an unpleasant surprise - a swarm of mosquitoes. Despite the fact that I had not opened the window, it seemed the housekeeping staff had done so when cleaning, allowing these pests to infiltrate the room. I spent a significant amount of time and energy trying to eliminate the mosquitoes, which left me feeling exhausted and irritated.
The size of the room itself was acceptable, but the lack of a proper table and the presence of only a small bedside table was quite inconvenient. This made it challenging to work or unpack comfortably, as I had expected from a hotel at this price point.
Moving on to the bathroom, the size was adequate, but the lack of a countertop and proper ventilation made it feel quite humid and uncomfortable after taking a shower. Additionally, the towel hooks felt loose and insecure, and the towel warmer was visibly dirty.
To add to my disappointment, the hair dryer in the bathroom was broken, with the electrical wire exposed, posing a potential safety hazard.

Do not book this hotel- there is no one at the property and no response when you message or call. We called because the AC was not working, they said they would send someone, no one came. Parking says it’s on site and it is not, we had a hard time finding parking and when I reached out hours before we arrived I didn’t get a response but 2 days after we checked out. Lots of hotels in the area, pick a different one.

The central area was good. Really convenient was the grocery store right across the walk and the two restaurants right beside were good quality and price. Inconvenient was the no AC allowed at all if the outdoor temp is below 25°C. The windows open and along with the outside air comes the outside noise. But, that's Venice. The shower was small. Might be difficult for a bigger person. All things considered, was pretty good.

The hotel was nice but we prefer to stay somewhere that has an actual front desk when traveling, if there are any issues its nice to ask someone in person to speak with, we also noticed there were no hooks for hanging things & there was a family next door with a baby & several small children that were very active so & we could hear them speaking, crying & running up & down in the room & the stairs, we asked for a fan or to turn on the \"fan\" mode on the a/c system to help tune out the noise but that was not allowed, so I would say bring ear plugs but the place was clean & the restaurant across the street was EXECELLET, its not high end but is VERY GOOD!

A lovely 4-night stay at this hotel. We didn’t have any problems with the key codes for the building and the room as they were sent through to us in advance. The room we had was large, comfortable and freshened up daily. The location is great - close to the train station and near lots of great shops, restaurants and cafes.
The only negative is that the walls of the hotel are really thin, and so you can hear people coughing and walking around in the rooms nearby. We didn’t find this too much of an issue, however, but something to bear in mind if you’re looking for a really quiet hotel!

Worst hotel in years.
I travel 60-70 nights a year. This was probably the most unorganized and unhelpful hotel I've ever stayed at.
As others have pointed out- they have no front desk, so they send two links- one is for checking in online, the second is to pay the city taxes.
The first link they sent was obviously broken, and they didn't respond to a request for a correct link for almost 3 weeks. I finally had to call FIVE times the day before check-in- their Whatsapp wasn't working, they weren't receiving emails, they weren't receiving text messages.
They didn't respond to hotel.com messages either. Finally hotels.com called their number and got them to send an actual email with the correct links after I told them I would cancel the reservation if it wasn't received (remember, no way to enter the hotel!).
Upon arrival- their advertised air conditioning didn't work, and the thermostat was dead. I called their support line- the lady on the phone, who couldn't have been more unhelpful, demanded proof that the thermostat was dead, and asked for a video. So I sent a video- she was supposed to call me back, and did not.
At that point I wrote it off. Do NOT stay here under any circumstances if you wish to actually enjoy your stay in Venice.

If I could give a 0 I would. They kept sending broken links to upload documents. It took forever to get that sorted with them, but eventually we did. Then come check in time and they never sent the codes to get into the room. I had to find another hotel at 10pm. I texted and called them at 7pm (was supposed to have the code at 3) and no response. The next morning they casually text, sorry we forgot to send you the codes. They wanted me to then come at that moment. I said no.
Completely unprofessional to leave people stranded because they forgot.
Expedia eventually did a refund. The relocation service on Expedia though was not good. The only thing they could come up with was a hotel 45 minutes outside of Venice. I did a search at 10pm and made one phone call and had a new hotel. Not sure why Expedia had such a hard time.

We really appreciated where it was located, within walking distance to lots of things, and easy access to restaurants, bars and coffee shops.
Having a keyless entry was great - no keys to think about.
It was very quiet at night, making up for some bad sleeps that we’d had in Florence!

Enjoyed our stay at Grofoni hotel. Our room was a good size and very clean. The location was really good too, about a 10 minute walk from the train station and 5 minutes from Sa Toma. It was a quiet area, very local and not too ‘touristy’, with a couple of restaurants outside and some really good trattorias close by.
We heard no noise from the restaurants outside. We could hear the people above us walking around but it wasn’t anything we couldn’t handle. If this might bother you, just bring earplugs. The room had air conditioning too but we didn’t need it as the weather was quite cool. There is no lift in the building so bare it in mind if you’re less able as you’ll need to carry luggage up the stairs.
The hotel doesn’t have a check in desk so everything is done via links send in email. I had issues with this on hotels.com as they seemed to redact the emails that were sent from the hotel. I called them a couple of times before we were due to arrive and had to pay the city tax in a link, and then check in with a Google form. You then get codes to enter the building and your room via WhatsApp message the day before your arrival. I’d suggest calling them if you don’t receive your check in links.

The staff in the morning during breakfast, Teressa, had have provided excellent service, met our requirements for the food even for next day when we had to check out early in the morning. Once we booked Grifoni, I have to be honest, I saw some reviews and was upset that I couldn’t cancel my reservation. I expected the worst and was anxious leading up to our stay. However, there is absolutely nothing wrong with this boutique hotel.
We had no problems finding it. I used Apple Maps because Google Maps gave directions over nonexistent bridges. Apple Maps provided two routes to get there from either the Ferrovia (train station) or Piazzale Roma (bus terminal). I was under the impression that finding the hotel would be a huge task, as the reviews had suggested. To my surprise, we arrived after only a 12-minute walk with no problems. Keep in mind, my young children, husband, and I had five pieces of luggage to haul in the incredible heat.
The room was spacious and perfect for my family of four. The bathroom and shower were also excellent and larger than many of the bathrooms in 4-star hotels we stayed at in Italy. We didn’t opt for the included breakfast since there are plenty of cafes nearby that offer breakfast options.

We thoroughly enjoyed our stay at Grifoni Hotel. The best part of the stay was interacting with Teresa in the mornings and enjoying her breakfast and amazing cappuccinos to start the day! She’s very hospitable and extremely helpful for tourists who aren’t familiar with the area. I would suggest packing lightly because Venice doesn’t have roadways that vehicles can travel on, the walk from where you’ll be dropped off to the hotel is a little under 3/4 of a mile and includes several sets of stairs and small bridges that need to be crossed. I would highly recommend the location as it is in the center of the city yet not on the main canal so you avoid some noise from the lively city. Enjoy!

Room was spacious and clean, but the bathroom window was see-through. Streets can be loud so pack earbuds. It was a little stressful getting there without any in-person staff. The lady who cleans and prepares breakfast was wonderful. We enjoyed the breakfast options.

This property was in a great location. Easy to walk to from train station. There is grocery store right next to it. It included a nice breakfast. The room was clean and nicely decorated. The bathroom was clean and had a large shower with a hand held. Although there isn't a front desk the property provides codes so you can access the property's main floor and a storage room where you can leave your luggage before check in and after check out (that room also includes a toilet). My husband had left his medicine in the room when we checked out, and we were so thankful that the cleaning staff found it and contacted us shortly afterwards just as we were about to leave on the train and we were able to run back and get it. The hotel ran out of water while my child was shower. It only had burning HOT water. Then no water at all. Text the hotel staff and didn't get back to me until the next day. No front desk staff.

Initially our first impression was great that this hotel was very nice but soon after that faded. The bathroom smelled extremely awful worse than sewer water! The cleaning staff was very rude. Whoever was responding on Expedia wasn’t clear about how to pay taxes since the links they sent didn’t work. Finally they said to pay with cleaning lady so we did and she yelled NO, NO, NO! Like we were children, when tried to pay for the taxes with a card. I gave her cash then she didn’t have change so I had to overpay not by choice. Will not recommend this place to friends or family and will not consider this hotel again.

The room was very clean, and the hotel has gone through major renovation, yet maintaining its original facade and historic nature. The balconies were particularly pleasant opportunities for a relaxing start to the day. The booking process was a little unusual. Had to reach out to get the correct link to an online form, which was later sent through WhatsApp. I also had to pay the city tax through a site, and this could have been due to my check in date and time being Sunday at midnight. I was given a form with pictures and directions on how to arrive but Maps was able to direct us as well (we compared both) the code to enter the building and then enter the room was very easy.

Very clean, comfortable new room. If you are after a quiet out of the main part of Venice spot this is perfect. It is a bit of a walk to St Marco, however it does have restaurants and bars close by with a small convenience store right at front.

The place is nice! The bed a bit hard, only 1 pillow per person you can ask for more but since is contact less you will get what you need next day. Don’t follow the directions they give you! They make you go grow a lot of bridges that are not adécuate with ramps for luggage. Follow google for me was easier on the way back!

Nice location! Away from the busy area of the square, but easy access to all activities. Had no trouble with a late night check in. Just note that if you have large luggage, you have to carry your luggage over several bridges. There is no elevator, so you have to carry your luggage up several flights of stairs depending on your room. Also no place to store luggage when leaving, so we did find a storage place near the train station that wasn’t too costly for the day. Room was very spacious and slept 4 comfortably. Bathroom was nice size and shower was large. Room and facility was very clean! Had trouble with the safe and turning on the heater. Since we checked in late, there was no one to help with these situations even when we called the phone number provided. Breakfast was very good and fully supplied. Hostess was gracious and kind. Good location away from the business of St Mark’s Square, yet close and within easy walking distance. Found many quaint shops and great restaurants when walking to get to our destinations.

Hotel is in a good location in the middle of main attractions ( rialto bridge and st marks square) however I was extremely upset with the fact that no one mentioned that there wasn’t a reception at the hotel and that you had to check in through a third party agency. We lugged our bags all through the streets to the hotel only to be told we need to walk somewhere else to check in. There was no mention of the agency at all nor the signs you need to follow to find the area to check in after we found out that we needed to go somewhere else. We needed to call 3 times on our journey just to figure out where to go, completely unacceptable! This is overall a very nice place to stay in. Reception is about 12 minutes walk from the hotel itself and you can't check in till 3pm so if you have big luggages I wouldn't recommend it (you have to cross several bridge) but you can always take the vaporetto. The staff were all very friendly, and they give you clear instructions on how to get to the hotel.

Clean Rooms but frustrating check-in process/fees
The hotel room was nice and breakfast was good with freshly baked croissants. The problems are with the check-in process. After the booking, we got a text that we have to check-in at a different location than the hotel and that they will charge 5 euro for every bag that you leave with them in case you arrive before the check-in time.
The hotel is about 2-2.5 km away from the place where you are supposed to check in with both the places not having any elevators.
The actual place of stay had very clean rooms but there was no one to assist in case you need anything (as there was no reception desk).
After a long day of walking and sight-seeing, I didn't appreciate going all the way back to the check-in place to pick up my luggage in the night and then having to travel for 2.5 km to get to my hotel room, which wasted a good 1-1.5 hours of my time.
Also, the fact that the 5 euro fee for holding the luggage is not mentioned at the time of booking especially if you are traveling with family or kids.

I had the pleasure in staying at Grifoni with my family. However did not enjoy the distance in having to check in from my room, no elevator so we had to walk with our heavy luggage to the 4th floor and limited breakfast. Not one of the most comfortable place to stay with all the money I spent one night.

Finding hotel check-in area was a horrid experience and I was expecting it too. Bring Eruros to pay city taxes before getting room code. Traffic bad. There is a 525 address across alley too. They like to make fun of lost tourists there. The reception area does not fully disclose rules and pitfalls of the area to guests. We were told to buy water taxi tickets on the boat. Only to receive $60 fine per person. Purchase BEFORE leaving dock. Welcome to Venice! Asked hotel service for 2 days for some extra pillows. NONE ever came. Said they would call us back. NO calls. Only given 1 flat pillow per.person. very basic room. Walls are paper thin. They love their noisey dishes at 6am. Cold American coffee. jackhammers every morning at 8am. No sleeping in for you. Be prepared for a good walk when getting off the water taxi to get to your room too. No elevators at well. Hard bed. But that was consistant.

This is not a hotel, there is no reception and no one there only between the hours of 8-10am when I lady makes coffee. We had to collect our keys from a different location. Also we booked a double and a twin and only the double was made up. When we asked the bed to be made up via text as requested by then they said that this was not possiable. I could of paid less and just had a double. The next day they cleaned our room and I assumed they would then make the other bed but they never did. Clean rooms and bathroom and great location. But they did to change their advertising as this is not a hotel!

My husband and I were very dissapointed in this hotel. To start you have to check in at a completely different location.. they have no elevator so after walking there and walking up two sets of stairs with luggage we were early and they couldn't let us check in before 230. Understandable that we couldn't check in but they charge 5 euro per bag to store your luggage this is the first place that charged for this it should be included. After finally getting to the hotel there is no elevator in the building so be prepared to carry your suit case up the stairs again. The room was nice had a big bathroom but the bed it self was like sleeping on the floor.

The buding has less than 10 rooms and is kept very clean. There is a supermarket and restaurants across the street from the hotel. The rooms seem to have been remodeled recently. You have to check in at the Venice Pleuwy office located at Piazzale Roma 515. The hotel building is approximately 15 min walking distance from the Venice Pleuwy office. No front desk service at the hotel but the staff from Pleuwy was very helpful and available until 11:00 pm. The hotel has no elevators. It looks and feels like a residential building in Venice.

Hidden Gem of Venice
Definitely a great place to stay in Venice. Just make sure you check in on Santa Croce before heading up to the site, best Piazzale de Roms. Due to space concerns they don't have a lobby there on site. This place is smack dab in the middle of most things. Great pasta around the corner, gelato about 4 min walk away, St Mark's Basilica 17 min walk away. A grocery store is literally located across the street. The free breakfast is limited but delicious. The decor/trimmings/fixings of the room are great. Definitely well worth the price. It's not the Ritz Carlton, but it has the necessary comforts! The water bus stop is about 6 mins away. We couldn't have found a better gem. We will definitely stay again when we return.

The lighting was interesting and the shower was great. Breakfast was good, but just a bit awkward with the lady making our coffee out of a cupboard. I would definitely stay here again!

A lot of Money for practically no service
Arrived to collect keys and then had a boat trip to th property with 4 Sui cases, took us half an hour. Parking was also half an hour away and £32 per day!!! Room was small but clean. Distinct lack of mirrors in the room - it want an apartment, it was a bedroom and bathroom. Air con was excellent, powerful and effective, all newly refurbed and very nice. Breakfast was basic buffet, nothing cooked but was fine. Check out is 10am sharp though, so be prepared to get moving straight after breakfast.

This was an extremely nice property. Modern, Clean and in the heart of Venice. The room was extremely large new and well kept. I would recommend this property to anyone and would pay for their evening if they were not completely satisfied.
