Got to the hotel, self check-in which was fine. Walked along the corridor, through a door down some stairs, holes in the walls, along a corridor, opened the door & the stech of urine was absolutely disgusting. Picked bags back up & walked out.

Winter night stay

It’s a Great location with very kind and helpful reception staff however the room was cold and the central heating did not switch on until about 8pm. The reception staff were unable to override this but leant me a small fan heater. I didn’t use the shower in the en suite as that room remained cold even when the central heating finally switched on. Having said that, the bed was very comfortable and the dining room is gorgeous with Rennie MacIntosh style windows.

Words like \"rustic\" and \"quaint\" come to mind. Room was spacious and had a little sun room attached. Bar in the lobby was dark wood and charming. Lodge is a very appropriate name.

However, the beds were very uncomfortable. Felt like a mattress on plywood. Lack of communication in the staff meant we very nearly didn't get breakfast. We were reimbursed by the staff for the cost but was still awkward. Staff were willing to help with bags as there was no elevator.

Forget any reviews older than 2018 this is a very cosy and comfortable hotel. The room was a fair size considering it had a double and a single in the room nicely furnished with a great shower room and plenty of towels. The service was fantastic, the staff were so attentive and even allowed us to eat our takeaway in the breakfast room. The breakfast was continental but has plenty of fresh croissants and boiled eggs, much to my sons delight. The only down sides was the actual town itself, we really struggled to find somewere to sit and eat with a toddler without driving out of town.

Good value, nice resort, lovely location

Great value for money, even with the extra charge for electricity. I would preferred that to have been up front. Can't help but feel ripped off when extras are added over and above the website rate. Having said that we would definately go back. Nice resort. Good bar, spa and other facilities. And a beautiful 10minute walk down the Birks of Aberfeldy to the town centre.

This is by far the worst hotel I have ever stayed in. My family and I were horrified at the condition of the room and spent over an hour trying find an alternative hotel but couldn't due to demand placed by the Edinburgh Marathon. The beds hadn't been changed, the radiator was hanging off the wall, the bedding looked filthy. The images say it all but Hotels. Con should consider removing this from their site.

I don't think this can be an hotel,

I don't believe this is an hotel, it is more a hostel, if you are looking for a hostel then ok but should not be sold as an hotel. We checked in and were so disappointed that we went searching for alternative place to stay, found somewhere and returned to collect our bags never to return having paid for 3 nights. There were no staff there when we collected our bags so I phoned the number on the desk to tell them we were leaving, he just said OK. I asked about a refund, he just said No.

This hotel is awful. The bar is not worthy of the name . Want a vodka and tonic?- no tonic!!!
What bar doesn't have mixers, not run out of, just doesn't have!!
The room is so small you have to move the chair to the door before you can move around.
The windows are painted shut and have a wooden on lock for a lock (see photo).
The stairway fire door was wedged open by a purpose made wooden wedge.
We booked 2 nights stayed 1.
I'm still awaiting my refund for the second night.

Tucked away in a very much residential area, this “Private Hotel” did not have much to offer other than a bed for the night.
There is no restaurant or offerings of an evening meal other than directions to the local offerings which I have to say were poor, but hey, there was a bar.....
I got a takeaway and came back to the hotel and ate in the breakfast room on a dirty table.
The bedroom was small with an even smaller tv and dusty shelves. The curtains were not fixed to the curtain pole and so not able to close.
The shower....well this was fitted in a space bigger than intended however this was rectified with plenty of silicone sealant, albeit not very well.!!
To room looked like it had not long had a lick of paint....so did most of the light fixings.
All in all this shouldn’t be classed as a hotel, at best it is a hostel

We had a friendly check-in. The room was clean and nice prepared for us (2 guests). After the first day (of 3) the room was cleaned but not properly the following. Wasn't that bad because it was our dirt. All in all I'll book this hotel again.

Run a mile!!

Would not stay here, even if they offered me a free week. Checked in staff looked disappointed that we interupted her film. Room was freezing so we advised the staff of this and her reaponse? 'Yea, it would be, as they've not been on.' So she offered us a heater, as the heating doesn't come on till 2000hrs!! Never heard of that before, and her response before giving us the heater??? 'You can have this, but I'm not sure if it works!!' Had to laugh at myself. Bedroom, was filthy, toilet/bathroom was full of dust, and dirt, as for the beddding again sheets was horrible full of marks and stains. All in all my recommendation is to stay on the streets, it would be cleaner and warmer. As we checked out, the staff asked was our stay a good one, I said no, and told him everything above, and all he said was sorry, and to have a good day!! So for the price is not worth it. Find somewhere else to stay, bsst advice I can give to anyone.

Being two women traveling together, we did not feel safe staying at this hotel. The room we were in had not been painted nor cleaned in a very long time. The shower had mold on the walls. We had pre-paid for the room and we lasted several hours before we decided that we couldn't stay overnight. We left and found a much better room.

Do not be drawn in by the affordable cost for a room. It's definitely not worth the cost no matter what the price!

Basic but friendly and comfortable

My elderly father stayed here when he came from London to visit a friend in hospital in Edinburgh. The Edinburgh area was booked up as the Edinburgh Festival was on. However, Boreland Lodge is conveniently located 5 min walk
from the station for buses and trains to Edinburgh (and Glasgow and Dundee).

The staff went that extra mile to be friendly and even gave him a lift to Edinburgh on his first day.

A continental breakfast was provided but my father soon found a pub in the main high street by the taxi rank which sold an excellent cooked breakfast.

Other guests were a mix of tourists and construction workers. The atmosphere was relaxed with the guys watching football on telly in the bar and enjoying a pint - right up the old mans street.

Worse than cheap backpackers in Africa!

My wife and I spent one night at this so-called hotel. We arrived late (as advised to the staff) and found the room key waiting for us on the reception desk. The room was too small and beds not clean, nor was the carpet. Towels were tatty though clean. Shower was OK. There was noise from footsteps all night, from above and from the corridor next to our room, leading us to suspect that other activities were afoot that were not normal in a hotel. We wonder how this place gets a licence. It is certainly the worst we have stayed in, world-wide, including Africa.

Best kept secret a bit away from Edinburgh

Hotel is an old nunery. Old, but quaint. Clean. Management is friendly and accommodating. Small rooms, but good beds. SAFE, 5 minute walk to train station. Most days we could get into Edinburgh in about 20 minutes or so by local train. Areas to eat in town include a bar (great food), a fish and chips place, and a Chinese place uptown....about a 10 minute walk the other way from the train station. Not bad unless it's raining. We only paid $47 a night!!!! Can't beat that! Photos on their site are pretty true.

WORST PLACE I HAVE EVER STAYED IN

First of all, This is more of a hostel, not a hotel.
When we arrived the clerk started to check us in. then his cell phone rang and he proceeded to have a five minute personal conversation until the hotel phone rang he hung up and explained to someone that a certain guest checked out early because she didn't like her room.. I should have left then.
Check in took over 15 minutes. The clerk walked us to the basement to our room the door wouldn't open all of the way because it crashed into the bed. We had to squeeze in between the wall and the bed then close the door to access the room . Room is not an accurate description. Closet with 2 twin beds squeezed in is more accurate. The bathroom was horrible, dirty and the shower leaked spraying water all over the room. The walls were paper thin you could here everything from 2 rooms either side including televisions, alarms, showers toilets etc. you also could hear every movement from the first floor. like being inside a drum . It was so bad my daughter and I went out until 11:30 just so we didn't have to be in the room. The worst part was when weren't to go to bed and pulled the blanket down there were numerous white stains on the blanket.We both slept in our clothes without blankets. With our towels over the dirty pillow covers.
We traveled 8 days all over England Wales and Scotland staying at different hotels each nite this was hands down 10x worse than any other place . Expedia should be ashamed for offering this propery

Great staff but poor accommodation standards

Has potential but lack of investment in providing the basic standard of accommodation. Simple things such a curtains that are not falling to bits to lack of coat hangers. Simple fixes really. Staff are very helpful but they are firefighting to provide a service. Hotel ok for cheap and cheerful digs - hence the pricing. Good for Rosyth 10 mins, town 15 mins walk and not bad for Edinburgh via bus or train.

Nice for the price, so easy to get to from EDI.

I was searching for a cheap hotel after missing a flight. The staff was here super nice and helpful, and it was clean. I think you get what you pay for though, it was less than 1/2 the price of the most inexpensive I could find, so I can't complain about it being a basement room, the heat only working til about 3am (I was there late and left early, the bedding was cosy!), and kind of an older shower. The big plus that I didn't see mentioned was that if you take the 747 from the airport (every 1/2 hour ish), the bus drops you about an easy 5 minute walk away. So even though the room seems far away, it's only one 1/2 hour, straight shot to and fro bus ride away!

Boreland Lodge Hotel is a dump!

This hotel is a farce. The paint is peeling off the walls, the ceiling is falling due to water damage, the bathrooms have mould, the carpets are dirty, the bed linens are stained, the mattresses are old and uncomfortable, and there is luke warm water available in the bathroom; both in the evening or early morning.

WARNING, the actual hotel is nothing like the pictures on the Expedia website.

I the room after reading the blurb on the hotel, It was nice to find that we were to have a Cooked breakfast, only to find out when entering the breakfast room to be told after 25 min wait that they only provide a continental breakfast, toast and coffee, and cereal , not nice when you have driven 9 hours with 2 children all looking forward to a cooked breakfast, then on paying the bill I was asked for more money for the breakfast, I explained that I booked this on line and it included a cooked breakfast witch we did not get.

The young man on the reception became very annoying by telling me that the Breakfast was not included and that I would have to pay more, I carried on putting the children and luggage in my car, I was the approached by a young lady from the hotel asking me to return to the hotel and to settle my breakfast bill, I did return with my mobile phone and showed the app that explained what I was paying for and this included breakfast, also I explained I was not happy as in there room they advertise a full cooked Scottish breakfast that we did not get offered, she just walked off saying ok bye.

Not happy at all one to be treated by the staff in this way, also the satff were not of this country and made me and my family feel very uncomfortable on leaving.

Misleading information

Although we were only there to grab a couple of hours sleep, we chose that hotel based on advertised proximity to Edinburgh airport and easy transportation. Neither was true. The shower stall was mildewy and still had the previous occupant's stuff in it. The heat was on in the room and we couldn't turn it off so I attempted to open a window, to find the window had a broken hinge and was therefore only attached by one other. The staff was of little help.

Receptionist very pleasant and helpful. Bar closing at 10 not great. Coffee undrinkable, and breakfast a non event. Basic, but served our needs for somewhere to sleep when at Highland Show.

The only dismal part of our holiday

Apart from the check-in which was quick and easy I don't really have anything positive to say about my stay here. My daughter and I were bitterly disappointed.

Every day we had to remind them that we had paid for a cooked breakfast as they had forgotten. The hotel seems to be run by students who have no experience of running a hotel. Things seems very much to happen because it is convenient for them.

I have never stayed in such a noisy hotel! The floors creaked really loudly. My room was on the ground floor and I hardly slept a wink because of the noise on the floor outside my room and all the creaking going on with people moving on the floor above.

The room was adequate but price was not what was quoted I was quoted 35 per night for 4 night stay and 40 for fifth booked separately was charged 40 for all nights
Did not use room on fith night
My room was clean however cups were left as used on one occasion noise from above room was excessive kettle cable too short could only be used from one socket

Hotel within 30 minutes of Edinburgh airport

My brother and I stayed here after landing at Edinburgh airport at 11.30pm. We informed the hotel in advance of our late arrival and they provided a code (to let us in) and instructions to our room when we arrived (after midnight). We were very happy with the service and the room was fine, clean and warm with a good shower.

Nice, kind of far form Edinburgh but the train station is so closed. No inconvenient at all.
