The hotel is in a good location to access the new and Autos within a few minutes walk
It’s a city centre , so streets are quite narrow and parking can be a challenge
The manager and receptionist were excellent and accommodated our requests and were so helpful and friendly- the staff are a real asset and the service stood out. There is some renovation work ongoing in the area but this did not disturb our stay
Overall a great value, excellent service and good location hotel for Lisbon

The hotel is located at the top of a steep hill, which is normal for Lisboa. Breakfast was nice but the server forgot our order twice. Also underwhelmed with amenities provided in the bathroom with only a shampoo/body wash combo soap. Bed and room were comfortable.

A lovely hotel on a hill.

This was our first time in Principe Real and this hotel was a lovely way to experience the neighborhood. A 6 minute walk up hil leads you to nightlife and restaurants, a botanical garden and an interesting store filled with local businesses. A 10-15 min walk down hill puts you in the middle of Avenida da Liberdade with access to busses, trains and everything else you could need.

The hotel was clean and the staff were friendly and professional. The breakfast was hot and fresh every morning and it was a great way to start the day. The hotel is located in a neighborhood on an incline so be aware and prepared to walk. Otherwise it's a quiet street and when we didn't feel like walking up or down, we were able to have a car service pick us up easily. A lovely hotel tucked away in a great part of town. We will definitely be coming back.

Love that it had breakfast included and free parking, the two reasons why I picked this hotel in the first place! Location was the best! Close to everything within walking distance. Although an older hotel and some construction around it, I highly recommend Principe Real!

Once you understand that Lisbon is a hilly city and that this hotel is on a hill you can decide if it's good for you. We loved it because you get a real feel of Lisbon \"life\" staying here. It's in a residential neighbor hood; restaurants, shops, parks, transportation are very close by. The staff is great, the rooms are comfortable and the included breakfast is great and convenient. Very enjoyable

If u like space to walk about, this hotels room is NOT for u !
Breakfast is 4 star as are the room prices for what is a 3-star hotel!
Bathrooms are disproportionately large with the bedroom being small & tight, making movement for two awkward and irritating! Balconies are a great reprieve! A shining star is Joao, the night receptionist.

The photo that is shared for rooms and restaurant is totally different than the reality. The blankets were old and doesn't look clean. The door locks were old and unsafe. The bathroom was old. In general I didn't feel conformable and left the room without refund for the second night. However I should confuse that Expedia promise me to refund the money back to my account

Very friendly & helpful staff. Our room ended up being a large suite. The bathroom was large & clean. Our only complaint was that the bed could have been more comfortable. Breakfast was good, too! I would recommend this little hotel to anyone. Not super plush or fancy,but perfect for us!

Pleasant hotel in good location

Good location (within walking distance from Bairro Alto and Praça do Comércio) with friendly and helpful staff. The bathroom was not the most hygienic (bathtub was quite moldy, the toilet not cleaned properly) but otherwise the room was clean. We were a little surprised that breakfast was not buffet style - instead, you can order from a menu that is quite limited but the food is really good and fresh.

To start, the hotel did not have the room we reserved. We asked them to upgrade us or give us a refund and we’d find somewhere else to stay. At first, the receptionist said yes and showed us the upgraded room. We agreed to take the upgrade and forget about it, even tho it still was not a room with two beds which we required. After agreeing, he said, “actually if you want that room that will be an extra 160 euros per night” which is more than we were paying for the room we booked! We got frustrated with this and said we’d be back after we got something to eat. My 70 year old mother then wanted to go back in and hear other people checking in to see if they were getting the room we booked, and he wouldn’t let her in the building!! He saw her jiggling the doorknob and refused to unlock it, one of the other guests ended up sheepishly coming to the door and opening it for her (he had an unlock button at the desk). We called Expedia and tried to get refunded and they could not get us a refund after speaking to this horrible man at the front desk, who contacted his manager. We show up at around 9pm and he still did not want to unlock the door for us to enter the lobby. Once entered, he had a look like “why are you here?” We said you denied our refund and we want our key. Once getting inside the room, it was clear this is not a 4 star hotel. The walls and doors were banged up, the caulking had mould growing in it. Avoid. Hotel Maxime a block away had the nicest front desk helping us!

We loved this little gem. The room was spacious; plenty of storage, plug sockets in convenient locations, comfortable sitting area and the included breakfast was delicious, served in a friendly way (remembered our breakfast drinks orders after day 1).
It was immaculately clean.
The tourist guidance offered by the front desk was helpful.

The breakfast started so late in the morning that we could not even eat at the hotel. Even just getting coffee early was an ordeal. The bed was possibly the most uncomfortable I’ve ever slept on and the pillows were just as bad. I would definitely not stay here again.

You could make tea in your room with a jug of hot water from reception but a kettle in the room would've been more convenient. These are small gripes but overall I would recommend this hotel and stay again.

Let's start with the slightly shallow side of this review. The room decor looked like someone was in the middle of switching to a modern design and just stopped. It was disjointed and kind of ugly. I know this is subjective so moving on.

More important the room itself seemed like it was in the middle of being renovated and shouldn't have been booked. There were light switches that didn't do anything, and lights that didn't work at all. What did work was oddly connected with too many lights tied to 1 switch. The floors looked dirty/stained, and there was what looked like a footprint on the wall. See also what looked like a bad patch job on the wall near the bedside table.

The mattress was terribly uncomfortable, as in I could feel springs. There was also some strange mildewy smell coming from behind the headboard. There was a chair that was too short for the desk it was used for...in short it was awful.

I did not complain because I was exhausted, didn't feel well, and it was one night. Unless something changes, I can't in good conscience suggest staying here.

A lovely personal hotel

We had the room \"at the top\", a lovely suite that cost a little more but gave us a lot of extra room. Our bedroom at the back was quiet and had a great view over the city, the lounge area was well furnished and comfortable and the bathroom generous and well equipped. We could open the windows, which was usually plenty to keep the area cool but the air conditioner was also efficient if needed. The patio overlooking the street was great for that end-of-day wine. The Manager is a fund of knowledge on the history of both the city and the country. Breakfast was good with service quick and comprehensive. The only consideration is that, if you plan on walking up to the hotel with your luggage, as we did, the route from the Avenida metro station to the hotel takes only 15 minutes but is gently uphill. Without luggage this is not a problem and the hotel is within easy walking distance of most places. We would happily stay there again.

The room itself was fantastic, and this hotel had the friendliest staff I've ever encountered. We appreciated the table service breakfast. For Pokemon Go players, there's even a gym within reach! The only thing that would have made it better would be a mini fridge, which ultimately isn't very important. Highly recommend!

The hotel is in a great location in the Bairro Alto with lots of restaurants nearby as well as a terrace with wonderful views within a couple of minutes walking distance. We had a suite as we stayed with our two children which was a good size; the suite was well kept and clean and importantly, had air conditioning. Breakfast was lovely ( a la carte, but you could order how much you wanted). The only small downside was that the road at the front at peak hours appears to be used as a shortcut by local drivers, so was very busy at times.

Hotel Principe Real on Alegria was welcoming and perfect for my trip. My room was spacious, very comfortable bed, lovely bathroom with good shower/bath. Friendly helpful staff. Breakfast was good - you order from a menu but as the hours are 7am - noon - it makes sense they dont do buffet style except for the Pastel de Nates - those little custard tarts! The hotel is on a hill..but i soon got used to running up and down and i was literally 7 mins from Avenida de Liberdade - and going up hill v close to botanical gardens. I would definately stay there again.

The noise from the street was very loud wven with the windows closed. Because we could not have the windows open room was too warm for sleeping and AC would not turn on. Parking situation was confusing. Extra charge for breakfast of $25 euros was not worth it when accidently booked the room for 1 versus 2.

Wonderful and courteous staff. Fine breakfast and hotel is close to train station and heart of Lisbon. Very nice room and front desk gave us a room early morning after arriving from airport so we could relax in the room after long flight. Only downside as hotel is in an area where buildings are being renovated so at times there was a bit of noise but not enough to deter you from staying here.

The hotel is not a 4 star hotel.

Terrible hotel. It is located on top of a hill. It does not have disabled or pushchair access.
The room was so old dated. The bed was extremely uncomfortable and there was a terrible smell coming from the toilet seat. The shower was full of mould too.
The staff were rude and arrogant. The most awful hotel I have ever been to. I paid for three nights but only stayed six hours.

Very nice boutique hotel close to the centre of Lisbon. 5 minute walk to Avenida de Liberdade with It's trendy shops & large selection of restaurants & bars. Whilst situated in a run down street, the Hotel itself is beautiful inside. It's staff are very welcoming & friendly & made our 11 day stay very enjoyable. I would certainly stay here again.

Hotel is in a good location as its close to attractions and public transport. Only problem is that it's tucked away in a uphill road meaning it's not suitable for those with walking difficulties or those with a pushchair or toddlers.

Staff are very friendly and pleasant. Rooms were very spacious and kept clean. Decor could do with some updating but nothing that major. The main issues we had was that there wasn't a kettle in the room. Might not be an issue for some but for us this was! When I asked about it I was told that tea would be served to our room daily (and left there if we weren't in in a hot pot). However, other than the first day we didn't receive tea the rest of our stay! Breakfast was only not the greatest. While the menu had a good selection, it wasn't as wide as it could have been (only scrambled and fried as options for eggs). The slices of toast we ordered also came back over toasted every time.

These are the small little nitpicks that we had. Overall the hotel was really nice and we still very much enjoyed our stay here.
