Tiniest room no chair and very noisy . Toilet in a cupboard next to bed so noisy and the drain smelled . Was told it was an economy room but looked totally different to photos . Staff were nice and helpful and it was in a good location

This is not a hotel it is a bespoke experience.
You will be made to feel like a special guest in someone’s home. The staff will go above and beyond to make things to your liking.

The breakfast/restaurant serves a beautiful buffet of top quality of foods, coffee and other beverages all elegantly prepared to delight both your eye and your palate.

The room it is served in feels like a throw back in time. With palm frond motifs on the numerous pillows lining the banquette, comfortable chairs with cane seating, marble tabletops, Erte art on the walls, Oriental carpets and authentic jazz music playing in the background.

The display of art and hand painted murals line the corridors and each room is individually curated with it’s own little vintage radio keeping the soft music playing, if you choose.

The furnishings in the rooms are eclectic. Some will have distressed finishes alongside truly elegant touches such as crystal chandeliers.

There are a few caveats. It is an old house. So the plumbing will make some noise when in use.
But it is momentary, it does not last. Some rooms have been renovated and some may still need a little TLC. But don’t let that stop you. The staff will make it right. They’ll even bring you a lovely little assortment of fresh fruit and pastry to sweeten your stay!

Stay open to the experience and you may fall in love like I did. This is a special place. I did not want to leave.

Ińes who works at the front desk was amazing!!! She was so kind, so welcoming, so hospitable, and so helpful. I thought I lost my luggage and she helped me track down the taxi driver. She went above and beyond the call of duty and didn't hesitate to help me. The room was so beautiful. So many quaint details in the room, attention to detail, and warm environment. I will be back to stay in Casa Oliver and tell all my friends to stay there when in Lisbon!

This place has the worst breakfast we have ever had anywhere in the world. Hotel staff intimate they have outsourced it to the shack at the back of hotel. They haven’t, it is owned & run by same hotel. Breakfast consists of half a glass of orange (if they have it), a bowl of fruit consisting of 1/2 grape, yes 1/2 grape, a slice of kiwi fruit finely chopped, and a small piece of melon finely chopped. This amount of fruit is because hotel manager only allows this amount per guest. You are allowed 1 small cup of coffee (yes 1 cup), then you choose from a small selection of breakfast options which are not all available, or some of the ingredients are missing. Why you ask, this is because the hotel manage isn’t stocking up on the items and won’t refund the staff if they buy them!! The bowls are all chipped. The location is outside, so good luck when the weather is bad. You have to feel sorry for the breakfast staff.

Location, location. Its an old building. But this was my best stay in a long time. Room was big and a great space and mini bar. With balcony doors to the park it couldnt be better. And did I say location? The area has some of the best restaurants I have tried in any city.

Great place to stay. Close to nice restaurants. The shower leaked a little. The breakfast arrangement was a little odd. You had to make a seating time but some didn't follow the rules. Short staffed on breakfast at the end of out stay.
The room was hot no air conditioning.

First time in Lisbon.

This quirky hotel had interesting “extras”-vintage radio in room, Smeg tea kettle and lots of drink ware. However, there was no real lobby to speak of (or restaurant), and rooms were spread over several buildings, with tricky locks and unusual hours (nobody at desk after 4 or 5 pm). It was more of a guest house than hotel. The attendant was a bit terse as well. Fans in room helped with heat. Double bed a bit snug for a couple.

The only positive thing about this property was the location. The lady on reception was so rude and unhelpful.. I phoned yesterday to check out and she told me “so.. we don’t open till 8:30? What do you want me to do?” I said I told her this when we first arrived and she said well you should have reminded me. When we first arrived, she told me check out wasn’t until 30pm.. so said again, what did she want me to do? Looking at the room, it looked nice.. but there was dampness all over the roof, part of the bed didn’t have slates under it… so it kept falling down everytime I sat on it.. this is just absolutely unacceptable to be honest. It’s not as if it was a hostel, it was a reputable hotel that I booked into. The bathroom was so dated and the shower wasn’t even warm. I would not recommend this accommodation to anyone.

Se hospedar na Casa Oliver é uma diferente experiência. Porém, não pode ser considerado hotel convencional. Gostei muito do quarto (apesar de precisar de alguns reparos) e atendimento. Café da manhã bem gostoso! O que somente me incomodou foi a acústica do lugar: alguns hóspedes chegavam tarde da noite e faziam muito barulho.

I love the room, even when it was on the basement, the decoration, it was clean, spacious, walking distance from main attractions. The staff was very helpful and friendly. They print our plane tickets for no charge, and hold our luggage before check in and after check out. I will stay again.

The hotel is in an ideal spot; it is nearby to all the tourist sites, restaurants, and boutiques. I loved the room we stayed in; it had a European luxury aesthetic. It had all the amenities, and the staffs were so accommodating. Best of all, the price was such an incredible deal that made the travel experience so much better.

Had a delightful stay at the Cass Oliver. We had started our visit to Lisbon with a conference at the Ritz Hotel. We liked Casa Oliver better. The vibe and decoration were fun, location and service were terrific. The Bathoom was compact but functional. The breakfasts were very good. While the hotel does not have laundry service there is a full service and very reasonably priced laundry just down the street. It was very nice to get a week of laundry for two people done for the same price as the Ritz wanted to charge us for 3 items of clothing.

The Hotel was able to line us up with a private driver for a full day tour of. Sintra and surroundings at a very reasonable cost. That too was a great experience.

The only slight downside for me was that my room was in a different building to the breakfast room and reception. However my room was on the back of the building and extremely quiet..

Staying between two beautiful gardens in Principe Real in a lovely small hotel was very nice. To have wild parrots soaring over the trees of the botanical gardens in the bright early light with the view of Lisbon before me set the tone of my whole trip. The staff was warm and knowledgeable and helped me navigate Lisbon. A great central location to see all the sights.

Hidden gem in lisbon

Casa Oliver is a gem. Beautiful hotel, amazing building with a lot of character. Staff is extremely polite and helpful, did not have a chance to try the breakfast. Builtifully decorated rooms, renovated and clean bathroom, great shower, soft bed, all great comforts . Also best area to stay in lisbon, close to all nice places and not too turistic.

Central location but dated and dirty property

Fun if touristy location in midst of Principe Real with funky bookstores, restaurants, bars etc. That said I would NOT STAY HERE. Place feels more like some of the 50-60 Euro guesthouses I stayed in than a nice hotel. You can get way more for your money in Lisbon. I made a last minute reservation given the location and pretty good reviews but was very disappointed. Rooms are dark and the worst part is that everything feels kind of dirty and fraying around the edges--walls are chipped and peeling, linens have stains on them, towels are pilled and have makeup stains on them (even if it's clear they are clean and have been recently washed they are still grossly old). The shag rug in my first room was so disgustingly dirty I was grossed out and had to switch rooms; receptionist was very accomodating. My second room was a bit better, but very dark and still had mildew in bathroom, old towels, chips in paint etc. Beware most rooms are also on ground floor so you get a fair amount of street noise, especially since there is NO air conditioning (just fans), so you have to have windows open regularly in summer.

There was sewage water leaking on the floor of the bathroom that I notified within an hour of checking in, it was sewage water so it smelled and additional water kept flowing into the bathroom with time. Notified Front desk and asked for it to either be fixed or for my room to be changed. Got back from dinner to find three bath towels soaked on the floor of the bathroom and water still pouring and no help regards to changing rooms. No one apologized at any point of my stay, and no offer of reparations. Thought my stay I had to use the bathroom with flip flops on not to step on the sewage water.

My stay at Casa Oliver was very relaxing and the hotel was very clean and the staff helpful and friendly. I stayed for a week and I had the breakfast which was good. My only recommendation would be to change the choices for breakfast sometimes because it can become very boring. Also, I made the mistake of getting off at Avenida Metro when I arrived which was quite a walk to get to the hotel and all uphill. It is better to get off at Rato Metro.

Excellent location and I really liked the decorating! That being said there is some problems with this place. The bathroom is extremely loud, I don’t know if it’s a water pump or what but, when you turn on water or use the bathroon there is a noice that’s so loud you can’t sleep through it. Also, beware there is no air conditioning and it gets very very unbearably hot in the rooms, a fan just does not cut it. There is a disgusting rug that looks like it’s been there for 20 years and never cleaned, it didn’t even want to step on it without shoes on.

Lovely room in lovely old property in a fantastic neighbourhood. My room was at the back of a separate building which made it very quiet and it had a nice outlook.
Comfy bed, fluffy towels, nice and private, very quiet. Great nights sleep.
Only small downside which was the coffee arrangements - 1 euro per pod after first night for coffee and milk; never worked out how to use the coffee maker anyway. Cheaper and easier to go to outdoor cafe in the park across the road. Breakfast was extra and never made use of it. Could have done with a bin for rubbish in the room, the only one was in the bathroom. Never ate the 'complimentary apples'.

The room was lovely and I found the location fantastic - what a pleasure not to be in the heart of the bustling tourist trap. There is an issue with the weird smell (rotting fish???) in the stairwell of the lovely old building. I mention it because travellers need to know and be prepared to hold their breath. Once in the room everything was fine and lovely - spacious, well-appointed, comfortable and clean. My room was on the lower ground floor to the back of the building so it was nice and quiet and I heard nothing from neighbouring rooms, which I understand from online hotel reviews is a real bonus in Lisbon. I tried the breakfast one morning (costs 12 euro) and it was plentiful and nice to catch sight of the international guests at the hotel. My only gripe is that the supply of teabags was not replenished....

Fantastic location

Fantastic location for walking to every where. Had a basement level room which was large and nicely appointed in a retro fashion, felt like staying in a cottage. Very bright and loved the tall ceilings. Very comfortable bed. The hall ways had a very musty moldy smell but the room was fine. Friendly staff. Breakfast room was a bit small and no windows making it dark. we preferred to hit a local cafe on our way out. But a nice option to have. Would recommend and would stay again.

We stayed here before our wedding and came back again after the wedding. João at the reception was amazing and did everything to make our stay better - tips about where to eat and what to do at night, showed us the honeymoon room we had booked to make sure it met our expectations, and accommodated a whole bunch of other requests. A total superstar. The neighborhood of Casa Oliver became our favorite location in Lisbon - easy access to the hot spots and a beautiful park across the road that we ended every day in. We loved the boutique feel of the hotel and the personal touch. The only downside was the lack of AC during a few unusually hot days, but we managed with the fan. Can’t wait to come back.

The staff was very friendly and welcoming. They gave me one of the very best rooms in the hotel. They carried my bags. The room was air conditioned. The hotel is in the middle of the artistic center. A perfect location, with lots of wonderful, outdoor restaurants. Cobblestone streets and beautiful gardens. I would definitely stay there again. It helped me fall in love with Lisbon!!!

Perfect area - boutique Hotel - room discomfort

Pros: perfect area to stay in Lisbon. Not touristy and you fit in with the locals. Friendly staff when checked in and cleaning staff did a great job.

Cons: Don't come here for your honeymoon expecting a pleasant time. We were only given 2 free Nespresso cups and asked to pay for more for a 3 night stay. Beds were extremely uncomfortable and bathrooms were horrific. No fan, no privacy and you will have to listen to your roommate go #1 and #2. Construction woke us up at 7am, all three mornings.

One Night Only

One night was enough in this well located hotel. The hotel was nice enough, our room and bath, clean and quiet. The problem was a strong sewer gas smell that permiated the room, made worse by the many air deodorant scent sticks, an obvious attempt by the hotel to cover the smell. With the heat turned on, the smell was awful. Realize the old buildings often have this issue, but it definitely made our stay less enjoyable than it could have been. We were also dissapointed that no breakfast was available, we were told the cook had the day off (on a Saturday? ) seemed strange. Anyway, the great location, close to many nice places to eat, made that an easy fix. The smelly room..not so much. I'd definitely avoid room 14 if booking here.

Short break in Lisbon

The location of the hotel was good, the reception staff helpful and the view from the room windows great. However, in my view the description on the Hotels.com web site needs to be improved as the impression gained was that I had booked a small hotel. I was charged 160 Euros per night and was not impressed with the quality of the facilities. ie
The hallway inside the entrance from the external door was not illuminated despite it being necessary to access a short stairway to the rest of the building.
The very small \"bathroom\" was part of the original room and was poorly fitted. The toilet moved as it was not fixed to the floor, the shower door could only be closed if the bathroom door was not fully closed and an electrical socket was not properly fixed to the wall.

Charming hotel with great staff.

Great hotel with a lovely old world feel. Staff were very warm friendly and welcoming. Room was beautiful with nice view over gardens and nice big windows. Place was spotless with a charming quirky feel. Bed was so comfortable it was hard to leave it some mornings and although there is no air conditioning the room always felt nice and cool.

The room itself was clean, roomy, stylish and overall pretty comfortable. I loved the two big windows that could be opened full length. The rooms do not have air conditioning so without the windows, it would have been close to unbearable. They provide a fan, but the neck would not stay tilted up, so I had to engineer a solution myself to keep it tilted up towards torso level. The windows sufficiently blocked out the noise of the street as well. The water was a bit strange. Whenever used, a large, ugly sound came from somewhere, perhaps a pump or generator? But it would only last a few seconds so it wasn't a problem, just a bit jolting. The fridge was useful to keep snacks and food in. Wi-fi signal was good and strong.

The staff was welcoming and friendly, and it was nice that they are available until midnight.

The area around had restaurants and bars within walking distance. My friends stayed next door, and we had a nice chill night walking and visiting a bar and a restaurant for some good drinks and eats.

Hotel is situated just 15-20mins walk out of the main area of Lisbon. Lovely place Principe Real on Saturday the park opposite has a tiny market and there's a gem of a cafe in the middle of the park. Comfortable room nice big bathroom with a large shower. Only comment is that there's no basic toiletries given we had to purchase some, eg shampoo, conditioner.

So, this was a different type of hotel for us. I will start with the fact that from the moment I booked this place, the customer service is phenomenal! They emailed a greeting and then as our date got closer, asked for arrival info. Our plane was super delayed and we weren't going to be there by midnight. I emailed them immediately (once I had more info) and they responded back quickly with a how-to of how to enter (private codes). We had no problem entering. This is not hotel with a lobby. We entered a dark hallway, but made our way to our floor. Our room was clean and spacious. The ONLY problem is a musty smell that wouldn't go away the entire time. But, since we were barely there, we only smelled it a night. It's an old building, so maybe it's just that. Perfect location, close to the Metro. Awesome neighborhood. Did I mention the service? They were fabulous. I didn't eat the breakfast, so can't comment on that. They have a hand held shower, so you have to hold that, but it's a good size stall. Very comfortable bed, we slept soundly! Our room faced the street and it wasn't noisy at all. I would absolutely stay here again, musty smell and all.

Really lovely hotel. The staff were extremely friendly and helpful. Great location for exploring the city and close to transport links if the hills are just too much. Surrounded by lovely cafes, restaurants and shops. We couldn't have asked for anything more. The only slight trouble was the noise from nearby bars as it was hot and the windows were open, but otherwise we'd definitely recommend this hotel.

Very pleasant hotel in great location

This hotel is located on one of the most beautiful squares in Lisbon with a good cafe just 2 minutes walk from the door. It's also only a five minute walk to the impressive botanical gardens (currently closed for a six month renovation unfortunately) adjoining the natural history museum. A very comfortable room with a pleasant outlook towards the botanical garden. The only idiosyncrasy was that hot water came out of the cold tap in the shower and cold out of the hot tap!

Hotel is at the top of the hill and takes around 15 minutes to walk to the town. You can use the tram to take you down and costs Euro 3.60 return. Walking distance to visiting places.
The room did not have kettle and fridge. You can make your hot drinks at the reception room. Sometimes there isn't enough cups or glasses. No one at the reception was around 8.30 am. The hotel is on the 2nd floor. When you come back late, there are not any lights on the ground floor.

awful. Avoid at all costs.

Avoid at all costs. Very hard to locate, as hotel (more like a hostel) was on the second floor. We arrived after our flight was delayed to be met by a woman who was very abrupt with us as we had knocked on the door rather than pushed a bell (if it was labelled we would've done so) We were shown to our room, which was absolutely freezing. It was very basic and there was what can only be described as a cupboard in the corner of the room which was the bathroom. Doors didn't shut properly to said bathroom and as it had a pump system when flushing the toilet it sounded asthough a plane was taking off in the room. This also went off every few minutes when having a shower. There is wooden flooring throughout meaning you can hear everything, even down to people in other rooms having conversation and arguements. Whilst settling into our room there was a knock at the door and someone just walked in. Although having key code systems to get in the building and rooms, for this to happen made me very uneasy about leaving my possessions in the room for fear of our room being ransacked. Overall I wouldn't even give this place 1 star. I used my 'free room' on this place and I bitterly regret it.

Fine for a short stay, good location

The complimentary breakfast advertised was not available to us. I did see some guests eating breakfast, but we were told breakfast was not included - confused? The rooms are big, bright and airy, there is plenty of hot water, bed was comfortable and it was quiet. Once upon a time the rooms would have been very grand, but time has taken it's toll. However, overall good value for money and we were only there to sleep, so a few signs of damp on the walls, and flaking paint not a problem. The room was very clean and perfect for a city break.

A no-brainer in Principe Real

An affordable solution in an upscale neighbourhood. Rooms are large, elegant, with a very comfortable bed - and a real reading light! The hotel is on a busy street but double-glazed windows cancel out any noise. Right across from a small, attractive treed square, with any number of shops and restaurants within minutes. Good breakfast available quite cheaply, and the staff are friendly and very competent.

Looks good BUT it's not great!

The hotel looks beautiful in pictures. Beware! It is not as great as you think. My initial impression was that the hotel was not actually an hotel! It is rooms in a coverted building. While the reception is on the second floor, my room was on the ground floor.

My room at first glance seemed clean. No problems there.
Then start to come the little flaws. The light appliances on the bed sides had been ripped of the walls and the holes were covered with BROWN tape! Yet the walls were white. The room was freezing cold - I was provided with a small heater, and told that if I wanted more blankets I could ask in \"reception\".

The wall paint in the bathroom or \"small shower room\" was pealing, this is because there was no extractor fan.
There was also some sort of hot water heating system behind the toilet which made extremelly loud noises to heat the water. The shower looked great and made of marble, yet leaked into the small bathroom and effectively into the bedroom.

On the plus side! YES THERE IS A PLUS SIDE! The area was great, only a few steps from Bairro Alto which has the best night life in lisbon!

If you wanted to have a good night out this is the place to be. BUT!!!! beware you wont get to rest your hangover with a sleep in! There were some ground works right outside my window on the back of the building.

Overall I would not stay here again! Sorry.

Small hotel full of character

I spent two nights in Casa Oliver in July and loved it.
My room was clean and spacious with fabulous views over Lisbon, especially at sunrise. On each floor there is a common sitting area and on one floor a coffee machine and, if you choose the option, breakfast.

There are bars and restaurants practically on the hotel's doorstep (but far enough not to be heard!). The metro and train station are within walking distance and taxis are easy to pick up outside so that all of the sights of Lisbon are just a short ride away.

I would definitely recommend the hotel to anyone staying in Lisbon looking for a central location and a beautiful room.

It is a guess house

This place is not a hotel, it is a guess house therefore while you are sleeping you can hear people talking from other rooms or cleaning stuff. The guy who received me was really helpful and friendly. My room was good with view to the botanical garden which I loved.

Great location, walking distance to centre. The staff were very friendly and helpful. The hotel is situated next to the botanical gardens. Old building with lots of character. Lots of bakeries and shops near by. The only small negative was the bathroom pump being so loud to pump waste water away, this was only during showers etc though

The hallway smelled like garbage, the bedroom smelled like wet dog, and the bathroom smelled like a swamp. The photos look nothing like the rooms. Worst of all, the heat didn't work, and there was no one around to even give us extra blankets. We slept in our winter coats in a room well below temperatures guest houses are legally required to maintain. The other guests were extremely loud, as were children jumping up and down above our room. We wanted to leave that night but were unable to locate anyone who worked there. Worst of all, we were lied to by the woman at the front desk that it would be no problem for Hotels.com to refund us. She lied.

Awesome private old world hotel

Great hotel with a very nice and motivated owner. Rooms are all unique and very well designed mixing antique and modern. Excellent neighborhood to walk around for late dinners and drinks.

Affordable €11 parking about 500m from hotel.

Down fall.... There is no staff at night. The private owner heads home every evening and there will be nobody to check you in. All rooms have key code access as does the building so plan on calling early in the day to get your codes. Calling in the evening can be frustrating.

I would absolutely stay here again.

Friendly staff to help you check in. A bit frustrating for international travellers as you need to call when you arrive. Also a lot of construction going on close by that looks like it will be going for another 3-6 months.

Really comfortable

This hotel would probably be better described as an up market hostel. It was a bit of a shock to my husband as he usually stays in top of the range hotels....however he soon warmed to the place. The sitting area was quaint and the owners obviously very trusting with their artefacts. It was lovely wakening every morning to the parakeets. The only slight problem was they forgot to renew our loo roll!!!!

A hotel room flat above in Bairro Alto Lisbon.

This bedroom flat is quite comfortable and is located in a trendy area of Lisbon. The bed and linens were heavenly. The room was large for Europe. A large common coffee and tea room is available 24/7 to clientele. The room is accessed by a funky small elevator or very steep spiral staircase. There is no reception so you must call before you show up. Otherwise we loved this spot, not far from interesting bars and restaurants, some with awesome views of Lisbon.

Great find in a good location!

Casa Oliver is a great old hotel in a good location in Lisbon. It was a short walk to lots of places to eat and transportation. Great decor and comfort. The only downsides are there is no staff on hand, you have to call them to let you in and we had to wait for a while. It is also very loud and you hear all of the others staying there. Overall we would go back!

The room and the shared living room were nice and clean. A wonderful view over the city. The area was good as well. The only problem was the loud sound of the water pump whenever someone took a shower. I hope they will fix that problem soon. Today is 3 June 2013. Besides that I can recommend the place. We paid for a suite and our room was towards a very noisy street. No fridge, no table in our room, no balcony and very strong smell of paint. Second day no hot water when we called they put it back on. Nice design and nice neighbourhood but we'll not stay here again.

[+] Fantastic location, really unbeatable. The room was modern and very clean. A back room with view over the city and the botanical gardens. Very quiet. [-] In spite of the call 1 hot before my arrival, the agent was over 1 hour late. It was a nice day and I could wait on a bench in the park in front of the house. Still, one hour of delay and leaving a client stranded on the street with all the bags is not ideal. Check-out is at 11am, with the threat of a hefty 100 Euros fee if you delay. If your flight is in the afternoon or evening you are stuck with your bags for a long time. Consider your timing. Upon arrival was asked to pay again (the charge was on the contract I was asked to sign), in spite I had fully paid in advance to hotels.com. Also you are asked to sign on other charges and rules, e.g. to \"throw the garbage bag into the container basket on the street. In case of leaving it inside the apartment or inside the building where is located the flat, you will be charged 30 Euros by your credit card\" (quoted from the contract) - I believe that the exact contract should be made available at the time of booking on hotels.com and not upon arrival. Transparency is essential before accepting non reversable fees.

Perfect for our 2 night stay. Would recommend!

Friendly and helpful even giving us directions by phone when we called before our arrival. The place is easy to locate from the metro 'Yellow' at Rato station.

Lovely looking building, we had a room at the rear which was very quiet.

En-suite not in perfect condition but more than good enough for travelling on a budget.

Good info on the local restaurants/bars/clubs etc and easy to set up a WiFi connection.

Rooms not finished perfectly and could with Tea/coffee in the room (but there is an unlimited supply from the beautifully decorated communal lounge) but this place was priced far lower than a hotel with much, much better facilities (and staff) than any hostel and represents excellent value for money.

Fantastic choice for us, a couple staying for a few days before moving on. We'd look to book here before anywhere else next time we go back to Lisbon.
