The location is great, however the room I stayed at looked nothing like the pictures. We stayed at the building across the street. The bathroom ceiling in my room had a leak, and the bed was very small and uncomfortable.
On weekends it can be very noisy at night as the property faces a busy square.

The air conditioning was an issue for all of our stay.
The remote was not working until the last couple of days after we calling reception to let them know about the issues we were having.
The air conditioner made a racket and was never fixed - even after 3 visits from staff.
The noise kept us awake when using the AC at night - it got noisier as it pulsed off.
For the last night we switched it off as it had got even noisier.
It sounded like a fan issue.
These things should all be checked and corrected between visitor stays - it left us a little disappointed in the stay.

The location was great and you can tell they have renovated the rooms. The walls are thin and we were on the 3rd floor room where it sounded like someone was constantly dropping or walking above us- supposedly we booked a loft but there was clearly a loft above us. Aside from lack of good sleep everything else was nice. It would be nice if the hotel management could share with guests to be mindful of noise carrying over, since it’s not common sense for all guests.

WE LOVED IT!!!! perfect location for two young girlies on their first euro trip, with great staff and service. We had an amazing ride from the airport, and he gave us great suggestions on what to do in the city. The staff was extremely helpful with our own user issues with the safe, and were always prompt to help. We would definitely stay again.

A very clean, well appointed room. Staff very responsive. Great communication on WhatsApp. Room located on delightful, treed square with easy access to restaurants. Only drawback was a noisy bar next door that didn’t quiet down until after 2 pm. Maybe it’s quieter on weeknights../

Had a great stay! The spot is easily walkable to everywhere we wanted to go. There’s many locals that gather every night so if you don’t like noise, be mindful of that, but I enjoyed seeing them gather. Made the area feel more authentic.

The stay was comfortable and the staff was very friendly, providing helpful tips and sightseeing ideas.

The check out experience was also easy considering we had to leave at 4am!

What a gem of a place! Cute little apartment in a great location - can walk to many main sites and train/tram in 20 minutes. Great restaurants and coffee shops nearby. Front desk staff very helpful. Great stay.

I loved this property and plan to come back, check in was seamless everyone was so nice and it was in a great area. It is a walk up depending on what floor you’re in but I didn’t mind. My room was actually perfect for a solo trip and the room was nice and modern. The AC was great as well. I’ve raved to my fellow flight attendant and pilot friends regarding this property. 10/10 would recommend.

Great staff and accommodations in an amazing area of Lisboa. So close to many markets, restaurants and maybe a 10-15 minute walk to some of the more popular sites. Really enjoyed our time here, it was perfect for our one night stay. We had a lower, street level apartment with the bathroom being a little more of a basement addition (the layout was nice, bedroom on front of building bathroom at back, split by the kitchen and entryway) so by no means were you cramped. Also would be a great option (the lower level especially) during the really hot months to keep cool! Amenities were great, there was a fridge and honestly can’t say enough about the water pressure and water heater after a long day walking 15+ miles through the city! Thank you to the staff who were warm and friendly. They also (during our stay) allowed you to store luggage if the room wasn’t open.

Amazingly comfortable, walkable, cozy little place overlooking a charming little park with restaurants and shops less than a block away! Staff were kind, helpful and incredibly pleasant. Room was clean, bed was comfortable and had everything one could need.

Only thing to know in advance is that you will need to take the stairs to reach most rooms, so plan accordingly.

Overall, I had a wonderful visit and felt like I was in a quiet little space just blocks away from the heart of the city.

Overall disappointing. The room was in a separate building two blocks from the check in, and up two steep flights of stairs. Small room, one small window. New shower but had spongy base, installed improperly. TV turned on but showed only a programming message. Bed was comfortable and room was clean. Location was very good, with local cafes right there.

Convenient location. Some of the units can be very noisy. There is a beautiful square with restaurants and convenience store in walking distance. The units are a bit dated but comfortable. The staff were very helpful and friendly.

The accommodation was ground floor, dark and very damp. Opening the front door from the street there are garbage bins inside, just near the apartment door. The neighbours upstairs were noisy - loud tv, music and stomping around on wooden floor boards till past 1am. Reception said they couldn't do anything about it as the people above were residents and they didn't have anything else available. Two nights were 2 nights too long.

The only drawback were the three flights of long stairs to get to our room. The manager helped us up to our room with our luggage. The next morning we were leaving at 7 AM for a flight and there was no one to help us. I have a bad back and if I had known about the stairs I woud not have chosen thie residence. Other than that it was fine.

Flores guest rooms are very near or literally on the charming, intimate Praca das Flores park and square. It is a unique and vibrant neighbourhood with abundant and varied dining options. The Flores staff and service are excellent. My 4 star ratings for cleanliness and facilities only means that they could up their game a little in these areas. Some minor room upgrades (new furniture, cooking ware) would make the rooms more welcoming. All linen, towels, sheets, beds were spotlessly clean, as were the kitchen and bathroom sinks, shower, toilet etc. Floors could have used a more thorough mopping. Staff also will arrange car transportation to and from the airport. We have not tried the Flores breakfast, mainly because there is a wonderful breakfast cafe (\"Copenhagen\") right beside the Square which opens at 7:30. I will happily rebook at Flores next time I'm in Lisbon.

Location was amazing, we absolutely loved where it was located, felt very safe and lots around. The one down side is because of the amazing location a lot of people gathered there but we found if we shut the bathroom door at night we couldn’t hear a thing!!
My only complaint would be the cleanliness- bathroom wasn’t the cleanest and cleaning staff opened the door while we were sleeping before 9 am one of the days.
It was our honeymoon and Flôres went above and beyond surprising us with a little something special.
We did not pay for the breakfast here. We went elsewhere.
Overall we would definitely book here again!!

Room was as pictured, with everything we needed for 5 days in Lisbon.
Friendly and extremely helpful staff at reception. Very responsive to any questions.
Extremely clean. Good water pressure in shower. Firm mattress.
Room is up a couple flights of steep stairs - thankfully we pack light. Not suitable for anyone mobility challenged or with big suitcases.
We did not have a car. Uber and walking distance to all the sites we wanted to see. Transit was nearby but we did not try it.
Footsteps very audible from the adjacent hall and rooms. Maybe can't be avoided with the age of the building, but suggest you bring earplugs.

Great location near a treed plaza with many delicious restaurants and locals hanging out. Wonderful coffee and breakfast just around the corner - Copenhagen Coffee Lab.

Located on a lively little square /street in what seemed to be a decent area.There were a number of good restaurants and coffee shops nearby. I would not recommend if you have any sort of mobility issue as the stairs are extremely steep and there is no elevator. Overall we enjoyed our stay and would return.

We had a great stay here! It’s a perfect location, with lots of amenities close by. We stayed at the very top of the guest house, so there were lots of stairs. We didn’t mind, and we had a great view of the streets below. Highly recommend, and would for sure stay here again!

The room was very charming and comfortable, with a great view from the 3rd floor window. The bed was OK, a little bit hard but I still slept well. It was quiet but you could hear your next door neighbours when they unlocked their door. The shower did have a bit of mould in it.
It was my fiancee's birthday and they surprised us with a basket of fresh fruit, chocolates and a bottle of wine.

A great option for Lisbon!

Flores Guest House was amazing. It's an incredible neighbourhood with the lovely Praca das Flores on your doorstep. The rooms were clean and practical - great value for money. The only thing to note is if you have physical accessibility issues you'll want to make sure you can access the rooms as the buildings are quite old. Staff was great and went out of their way to help.

Flores house staff were nice and professional! It was clean! However the property was not as described. They need to update the bathrooms, there was duck tape used to prevent leaks in the shower. The view was not what they described. The walk up with bags was terrible. Would not recommend for anyone with issues walking up stairs.

Check in was very easy. The hotel messaged us before we arrived to see when we would be arriving and what type of beds we needed in our apartment. Front desk staff was very accommodating. They gave us a map and recommendations for restaurants near by. Our one bedroom apartment was very cute with everything we needed. There was a little noise from upstairs and the street but the bedroom was very quiet and the air conditioning was appreciated. We only stayed one night but would definitely stay again if we are back in Lisbon

It was good for 1 or 2 nights but it was not in good shape. A bit worn. Please note that the second bedroom on the mezzanine has a low ceiling (approx 4.5 feet)...but very good for kids! The surrounding is nice, with market, restaurants and bakeries and a park. Also, the building beside this appartment was in construction, we had a lot of noise! But this hotel has many other appartments. We had the 39.

We had 2 rooms book both of which were clean and comfortable. There are very steep flights of steps to access the rooms which were fine for us but just to be aware.
Staff were very friendly and helpful.
Reasonably well situated - 15 mins walk to Metro, 30 mins walk to city centre.
Lively square around the corner with eateries available.
The only aspect which let our stay down was the noise of other guests - namely playing loud music on our first night.

Many stairs to the rooms so need to be able to climb many stairs while carrying luggage. Parking is about four minute walk away. Lobby is up the street just so people are aware. The signage for the hotel is a small sign in the window and easy to miss. This is my first stay in Lisbon so this might be typical of hotels here but I was surprised so I thought I would share that. The room is quite nice and the bed was comfortable.

This hotel is wonderfully convenient- it is off a side road from the main artery near the grand canal and 3 minutes from the train station, 10 minutes from buses. Walkable to everything, clean and quiet and does have an elevator! Our room was ready on arrival so we could take a little rest before sightseeing. I saw reviews about the value for the money but in my opinion compared to other hotels in Venice, this hotel
is a good value. It is nice and location is excellent. Free breakfast also nice.

Perfect location for exploring the city

We had a great stay overall at the Flores Guest House. The location is very convenient for exploring the core of the city centre with many good restaurant options within 10 minutes walking distance. The host was very responsive and helpful with any requests. The office was open most of the day so that you can speak with someone when needed.

Getting into the property feels a bit sketchy and dirty, it’s also up the top of multiple flights of stairs. Once inside the apartment it is nicer but basic. Nothing fancy but does the job and in a good location.
You have to request services if you want them ie. new towels/cleaning etc
It’s a spacious room but wouldn’t want to pay too much to stay here. Good budget friendly place.

The stairs were very steep getting to the room. Staff did help with luggage. Parking was not close by. The room looked out on a lovely park where on Friday and Sat. nights the crowds would gather. It was a joyous noise of happy people, not a rowdy crowd. It was a hike up steep streets to get to public transportation. The price was good.

The staff are very helpful and friendly, but the facilities are poor, the room smelt damp and was the furniture was very wore out, skirting boards coming away from the wall and the bed frame was peeling. The shower was extremity cramped I’m 5’8 (175cm) and I was hitting my head, my poor partner who is 185 cm had to hunch to use it. We were on the top floor and had an aircon unit o top of the roof which made a loud humming all night, resulting in a poor sleep. I wouldn't recommend to a friend

The place was amazing! It was a perfect stay for my family and I to get the real Lisboa experience. It’s located right next to the Praça das Flores and a great amount of cafes and shops to explore. It was a fairly small apartment, but perfectly sized for our small trip. Overall we had a great experience! We are definitely keeping this property in our list!

We loved our trip to Lisbon. This hotel/lodging was in a perfect location! Close enough to walk many touristic places and half a block from a more residential and wonderful park/plaza with amazing restaurants and bars. The guest house is in an older building so a few stairs to contend with and it picked up some noise from the hall, but other than that it was great! I’d come back!

The location was excellent. Next to a lovely park with occasional live entertainment and an outside bar. At least six restaurants on the sides of the park. Wonderful bakeries and coffee shops within a block. A cute backyard patio. The hallway to this patio was not lit.
The property needed repairs and the hallways were dark with unmarked dangerous steps. The kitchen was also poorly lit.

Property was in a good location, functional and bed was comfortable. However, pictures were misleading as it indicated that the room was much bigger and had a kitchen in our room. This was not the case room was small and was a shared kitchen on a different floor which was disappointing. Also, the steps to the room were very steep and not for people with mobility issues. Owners should update pictures to be more reflective or what you are getting.

The property was entirely misleading. The photos have not been updated in years. The walls were significantly gouged and stained. The bathroom shower frame was broken with dangerous exposed edges. The entire unit smelled of mold. The bed was stained. And the mattress was severely worn out and consisted of two doubles pushed together. As well there were cockroaches throughout. Every light switch and door frame was absolutely filthy. The staff was helpful but seemed unaware of the level of filth present in the unit. I would strongly recommend not ever booking this unit. I have photos of all the issues, including the cockroaches.

Comfortable appartment for family of 4 with AC and kitchenette. The apartments are close to Praca das Flores, a small park/square with restaurants and a kiosk and a wonderful place to have a pre dinner drink.
Other than that it is agreat place to start exploring the city either on foot or by public transit

Wouldn’t stay again, disappointing.

Generally very disappointed with this stay. The room was tired, mould in the shower, dust on the furniture, a damp smell, balcony couldn’t even be stood on, the room was much smaller than suggested in photos, housekeeping only came once out of the 4 nights we stayed, no water offered when arrived, fridge was broken inside so couldn’t stand bottles up in the door, air conditioning fan was broken, no lock on the door to the room so had to lock ourselves in every night with the key, no where to hang up our clothes only a ludicrous amount of drawers, towels smelt damp… just so disappointing. The location is great though.

The staff were very friendly. The location was perfect, surrounded by a lot of nice restaurants, coffee shops etc. The issue we had is that we had the ground floor room and it sounded like elephants were staying in the rooms above us. Thankfully the guests were quite between midnight at 6am, but it was surprising how loud it was. Our kids slept on the foldout sofa bed in the living area and the sheets weren't big enough to cover the bed and the casters of the bed didn't lock so it kept coming apart. In addition because we were on the ground floor - when you walk outside you are about 2 feet from the street. The majority of people in Portugal like to smoke on their doorsteps, and the smoke came in to this area as if someone was smoking in the room.

The staff were very friendly. Our room was just a few doors down from reception. The beds were comfortable, though after all our walking we probably would have slept anywhere! The street was nice and quiet.

Everyone was so helpful. Our room was clean, bright and spacious. The breakfast basket available for delivery each morning was the highlight of my daughter’s stay!

We have a good stay and staff is great and kind. The neighborhood is amazing with lots of cute cafes and restaurants nearby. However, our room absolutely stank like a mix of swage and mold. That’s the only bad thing about the place. We stayed on the 3rd floor so not sure if the other rooms have the same problem. We understand it is an old building, but there are ways to improve there with air purifiers and what not.
Overall, good stay mainly because of the area.
