I should preface this review by saying I had the great good fortune to live in London in 1983. London has a very different, slightly down-at-the-heels look and smell for me that I LOVE. People give five ⭐️ reviews for different reasons. This is mine: the Parkwood has this wonderful feel for me. It is a very clean and exceptionally friendly place. The breakfast is lovely. The staff and owner Monty are friendly and flexible. I am not the kind of traveler who wants a sterile anonymous environment. The Parkwood is quirky and welcoming. I will be back the next time I have the good fortune to go to London again.

While the staff is helpful and lovely, this BnB is barely one star. The wifi worked well, the pillows were good, and some of the breakfast was fine for our needs, however, while we knew we were booking a cheaper hotel, this place is falling into absolute decay. The room was on the 3rd floor, and there are no elevators, which meant walking our 23kg luggage up four flights of narrow stairs. There is no air conditioning, and the window barely stays open. The rooms itself is genuinely dirty, the curtains are stained and the wall has marks of previous guests. There is absolutely no water pressure in the shower. You can hear the steps of everyone staying in the room/s above walking around, so we were happy we had ear plugs with us.

We were here for just one night. Temps were in the high 70s and the room has no AC. But the window could be opened to let air in and the room had a tabletop fan that we used the entire time. If it had been any warmer, it would have been tough to sleep. Breakfast was very good.

Bit mixed I'm afraid. Warm welcome on a very hot July day, three flights of stairs to room, having arthritis not the most convenient, room very hot and no air conditioning although fans were provided. Breakfast in the mornings excellent, price probably fair given excellent location but unfortunately circumstances conspired against us on this occasion

We had a nice stay at Parkwood Marble Arch. The staff was wonderful, kind and attentive. The accommodations are small and modest but the location cannot be beat. We were literally across the street from Hyde Park, the tube stop, the bus stop and tons of restaurants and entertainment. Breakfast was fresh and hot with good, strong coffee (we’re American!) There is no central air… if the outside temperature had been hotter, I would have struggled. The room is small and dated but, again, the location and the staff really made for a nice 2 night stay. Our trip was 2 quick days in London so Parkwood fit our needs well.

Basic accomodations in a great location

Great location and access to main transport links and central London.
The accomodations was basic, I was on the 4th floor which would have been the attic. The shower pressure was so low, just a tickle of water came out. Furniture/fixtures and fittings are in need of repair.
All that said, staff were friendly and welcoming. The bed was comfortable.

No STAR hotel

First of all. 3 star is an absolute joke of a rating. We got a so called upgraded room where I personally wouldn't let a wild animal sleep in. It was disgusting and for the price and absolute liberty. Shower cubicle door was hanging on for dear life. Shower was ineffective at best. Beds were rock solid and uncomfortable. Even the packet milk was off. The room was an odd job nightmare and pieced together with bad DIY. The location is ideal but the building needs a full and I mean full overhaul. Floorboards were all bouncy including the dungeon they called the breakfast dining room. I simply cannot give this place a worse review if I tried. Whomever gave this hotel 3 stars, allowing these people to charge more than they should be allowed, should be sacked from their job. Definitely needs a review and in all honesty they should be paying people to stay not demanding such high prices for a complete dump of a room and hotel. Should be embarrassed to work in hospitality

Location is excellent for shopping and walking. Staff are warm and welcoming and it reminded me of the ambience of a rural b&b.
The building and rooms are dated but that is expectable for that price in that location and I wouldn't think it twice next time I need a short stay in London.

When we arrived the guy on reception was very welcoming, however once we got into our room it was a different story, very out dated, room needs complete renovation and redecoration, carpet in room dirty looks like it’s never been cleaned in years, curtains had stains and slashes of paint on them furniture out dated and way to big for room size, bathroom disgusting sink mucky broken seals all around and mouldy, bottom of shower base all broken massive build up lime scale, water pressure very low. This hotel is in a fantastic location but it definitely needs a lot of money spending on it to bring it up to a decent standard. Breakfast was basic but okay lovely staff and service just a shame the floor is all wonky and completely bowed in the centre to the point where it looks like a sink hole could occur at any time.

Great location, 2 mins walk from Hyde Park. The room was clean and comfortable however one of the reasons i booked was that it was listed as being soundproof. The window was not double glazed so i could hear traffic all night, and i could easily hear the people talking in the next room, so I don't believe it is soundproofed. I would happily stay here again though. It felt safe (front door is kept locked and you get a key) qnd the staff were vwry friendly. Free wifi too, although I didnt use this.

The room was so small we could barely walk around the bed. Nowhere to open our suitcases. The shower in the ensuite was teeny.However it was clean and comfortable, so if it's what you can afford, go for it. Just don't expect a lot of space.

From the moment that James welcomed us to the hotel, and to our departure with Gail and Ronnie, we had an amazing night at the top of Hyde Park. The breakfast was absolutely delicious, traditional, English breakfast, made more special by the two wonderful women serving and cooking a delicious food. We have found our new home in London.

Hotel in perfect location for Hyde Park and Marble Arch. The service was excellent from all staff. The room had everything you need for an overnight stay and the bed was very comfortable. Breakfast was attended by very helpful and friendly staff and had some personal touches such as a coffee pot for the table and hot toast served to the individual tables. It would have been nice to have vegetarian bacon and sausages on offer. Overall a great stay, thankyou!

Location was great. Staff were all amazing, breakfast was nice. Facilities are old so noise from other rooms and floors travel through. There were many small, simple things that could be done to make the place so much nicer, such as our light over the bathroom sink was missing the bulb, the headboard covered the light switch making it impossible to use, and the decor was the strangest mix of I don’t know what, not a straight picture in the place, etc. Has potential but needs attention to be all it could be.

The location was fantastic, good breakfast, the staff was very friendly, and the bed was very comfortable, which for a positive aspect.

The negative, the noise I can hear everything from the room next door.
The bathroom needs to be up upgraded, The water pressure coming out of the shower was very low, to get hot water you had to leave the water running for a while.

My opinion Is a good hotel for one night.

I was looking for a low-cost hotel in this area for an overnight business stay: akk I need is a clean room, a comfortable bed, wifi, tea/coffee facilities and a bathroom. The Parkwood apparently fit the bill. However, the shower was cold, the fan did not work, half the bathroom lights were out and in the room the electric heater was falling off the wall. The property needs a serious make-over. However, the staff were friendly and the breakfast adequate, and the double bed was comfortable for one.

Good area for Middle Eastern food

Located just off Marble Arch, the area is conveniently located for Oxford St and Hyde Park. The area is also abundant for Middle Eastern restaurants.

The hotel is perfectly functional. Rooms are a reasonable size, and the bathroom (walk-in shower) wasn't too cramped. (Worth a check because it looked like some rooms weren't ensuite). However, everything is very tired looking and repair jobs have been done on the cheap, which makes the place look somewhat rough.

Check-in was smooth, though I was surprised to be called at about 5pm to be asked when I was planning on arriving (very politely). If I had a real grumble, it would be the creaky floorboard, which means you hear everything from the room above, and you become very conscious that you are doing the same.

I didn't have breakfast.

I was there for work, and it was fine for that, but it ihotels not a location for a romantic escape.

The hotel is not disability friendly, stairs into the hotel, and has no lift.

Convenient one night stay near Hyde Park and Paddington. Friendly and accommodating staff, able to leave our luggage and head off. Room basic but clean and fine with small ensuite and tea and coffee facilities. Included breakfast was very good with wide choice. Underground and shops just short walk away. Small issue with our TV but otherwise would definitely recommend.

The best part about this stay was the location. Perfect for Hyde park, which is what we wanted. The price was reasonable but you really do get what you pay for as the room was really poorly maintained, the communal areas had a horrible smell, the beds were comfy but there were stains on the throw and throw pillows which had all seen better days and need to be thrown immediately!! It was just about doable for an overnight stay, would I return? Sadly not. I can appreciate budget accommodation but this needs a lot of love and maintenance and repairs. It’s like the hotel that time forgot! Budget should still mean clean. Also message for owners.. the tap in bedroom sink area is wrong way round and needs sorting for safety urgently!!

Host Shelia was very accomodating to give us a quick orientation to London attractions and eating places. This old hotel could use some reconditioning. The chief asset of this place is its fine location near the Marble Arch. This provides an easy landmark and quick access to the HopOn and HopOff buses. Our stay was good. The full breakfast gets you off to a great start for a fair price.

Parkwood at Marble Arch is rich in history. The building is old, but fairly well maintained. The room we had was quaint, clean, comfortable mattresses. If you're looking for pristine and new, this is not your place. If you're looking for a place steeped in history with amazing English breakfasts and friendly staff, then Parkwood is your place!

Superb location but older hotel.

Parkwood is notable for its location. It is a block from Hyde Park, from bus services and 2 blocks from the subway. Everything downtown London was right there. We were able to walk to most places we wanted to visit. The building and conditions is older and definitely needs upgrading. Our room was small but comfortable enough. What amazed us was how quiet it was for where we were. We also had to walk up 4 long and often narrow flights of stairs not easy to do with heavy luggage. We were carrying carryon luggage so you definitely don’t want to do this with big luggage.
Staff were very friendly and helpful and allowed to keep luggage while we toured. The breakfast was surprisingly good and plentiful. Staff, location and breakfast bring the value of this hotel up quite a bit. Without it, it would have made the hotel a bit tough.

I stay here every time I come to London. It's not fancy, but has everything you need. Breakfast is good and included, the staff are nice. I would like to see recycling facilities and perhaps access to a fridge. Some rooms have fridges. The fire escape is a nice place to sit and have tea - which is provided in the room. It's an old building, so water pressure is pretty bad. Lots of hot water though not much cold (rarely relevant in London though). Good value as London is VERY expensive.

The location of this hotel is great...near public transportation and in walking distance to a lot of restaurants, etc. The hotel is more like a boarding or guest house rather than a hotel. The building is is \"ok\" condition, it is cramped and aging. We were located on the top floor, and there is not elevator, so we had to walk up four flights of stairs with luggage. It is definitely cheaper than most other options in London, but the price reflects what you receive.

This is, by far, the worst experience we've ever had. The reception/office closes at 10.00 pm. I arrive at 10.05 and was verbally attacked. The staff was rude, aggressive and racist towards African American males. Additionally, what is listed on Expedia as check in and check out is vastly different than their onsite rules.

The owner was very accomodating.
The last check in was suppose to be 10pm.
We booked a night flight. Therefore we only arrived at the hotel at 11.30pm.
The owner arranged someone to be there to check us in. That’s very nice of them.
The flip side after we checked in was, the building is an old building with no lift and our room was on the fourth floor! We had 4 huge and heavy luggage, 1 cabin luggage, 1 huge paper bag of things & 4 backpacks!
Luckily the men were able to manage..
The room we booked had an attached bathroom. It’s clean.
The flip side is there is no place to place our toiletries while we shower. Had to leave everything at the sink that was beside the shower. Every time I wanted to take something, I have to open the door of the shower to get it. As for the water... you can turn it on to the biggest. But the amount of water that’s comin out is only that minimal.
Overall in terms of cleanliness and comfort... I would give this place a thumbs up..

Great location, not good for wheelchairs due to steps even before you enter.
Excellent help from Gail the manager and the 2 ladies in the dining room were awesome - beaming smiles, nothing was too much trouble for them.
Good choice of food for breakfast and perfectly presented.
Room 4 we had was “cosy” but had everything we required, tea making facilities, fridge, en-suite.

There is an outside smoking/ sitting area on first floor.

The breakfast room is darling, bright and cheerful! The lobby area is crowded and the furniture is worn. My room was of ample size and comfort, but the carpeting was in rough shape.
The location is great! easy walk to the Marble Arch, Hyde Park, restaurants and shopping. I would stay here again. It's reasonably priced for the location, has charm, but is not super clean or deluxe.

The location is superb and the well managed hotel is spotlessly clean with an excellent, freshly cooked English breakfast, (the sausage is particularly good quality). This is truly a hidden gem in London-- an affordable hotel steps from Hyde Park and Marble Arch. Everywhere we wanted to go was within walking distance or a short tube ride away. When you are staying in a large city, it really is important to have a central home base. The front desk staff were very helpful when we needed them. Breakfast was good and plentiful. Though the rooms are small and basic, they are comfortable enough. We really liked Parkwood and will stay there again.

Reception hours and check out time not ideal.

Location was excellent and the place was clean however our flight was an evening flight and on the day of our arrival I received an email saying that the reception closed at 10 pm so we had to get a taxi to the hotel to arrive on tile. Also checkout is 10.30 am instead of the normal 12.

If you can not lug your bags up flights of stairs, this is not for you. Otherwise the location is great. Breakfast is good. Rooms small ..hotel was once a one family home.

Comfortable room with terrace; fabulous breakfast; close to Marble Arch tube and buses; opposite Speaker's Corner. Friendly reception, but not 24hrs.

Little gem

Great little hotel perfectly located for the hyde park concert we attended, only a five minute walk.
Friendly staff, great breakfast all cooked to order.
The room we had was en-suite which was great as some rooms had a shared bathroom. The room was small but had everything we needed for a comfortable stay. It was clean and well presented.
All in all we will definitely be booking again the next time we visit london.

Simple, clean, friendly in great location.

Great location, great price, very friendly staff. We were on the \"third\" floor which was five flights up, so beware if that's not for you. We also enjoyed the breakfast.

Amazing customer service!

Hotel is a little older and there is no lift so if you're on top floor, it's a bit of walk. Aside from that, the service was amazing!
