Really grateful for the parking video I received, or I'd have never found it. Parking was secure.
The room was cosy and very comfortable, and exceptionally clean. I was really pleased with the bath tub and the underfloor heating in the bathroom. Amenities were lovely natural products that smelt divine.
The only gripe I had was that the guests upstairs were having a shower quite late & the pipes were loud. Otherwise, excellent hotel and I'll be staying again.

Check in process was a shambles including room assignment being in correct and then “virtual receptionist” providing us the access code to a lock box which co trainer key cards for an occupied room. Luckily the occupant was not there but this concerned me significantly as clearly guest security is not robust. In addition the room was cheap style of substance with significant black mould present. Parking good, didn't realise this was an unmanned hotel with no staff. Room was bitter cold, no heating but a lovely guy moved me to a different room by WhatsApp. Not ideal for what I paid. Will make sure there are staff in my next stay. It was essentially an AirBnB, which I HATE!

Once you figure out where the in gate is (a little map on the check in instructions may be helpful) a beautiful building with authentic architectural designs and my room 14 was on the ground floor overlooking the gardens. Comfy bed exceptionally clean and nice a quiet, very safe for lone travellers., I will be visiting again, the physician pub over the road and food was really good! I will be back

Everything was perfect, the room was so big and nice, the bathroom was amazing, and they even gave gowns, towels, a hair dryer and an iron. The pillows and bed were exceptional too. My only gripe was that the TV wasn't a smart TV so you couldn't watch netflix or YouTube on it, other than that my stay was perfect.

Our stay was super easy with the code check in and key box etc. Room was lovely and very clean. The only issue we had was unfortunately with one of the other guests at the hotel, which is obviously completely out of the hotel hands but due to shouting, banging and crashing from 6am, and the police arriving it ruined our stay. Huge shame as we loved the hotel. Hopefully our next stay will be much more pleasant.

The room was nice and clean and aesthetically pleasing but there was a very bright green light above our head that kept us awake as well as some rattling sound from a white box in the wall. We were told to call a number for problems but when we called someone said hello in a very sleepy voice and then cut the call. We called again twice but no respone. The room was not sound proof and the floorboards above us creaked ever time someone walked aswell as if someone closed the door or spoke on the ground floor. The room was cold despite turning the temperature to max.

My partner arrived late there were issues with the gate not opening properly causing damage to his wind mirrors on the van!
The gate to exit is even smaller. I had to get assistance from the lady in the cafe next to the hotel as my car seemed too wide to exit. In order to get out she assisted by entering the code to the entrance and I exited that way. A bit inconvenient when you are on a deadline to get somewhere in the morning and no staff on site to assist.
I enquired about staying an extra night and the lady on the other end of the phone didn’t have booking access to quote me a direct price through them. So advised to just book through a third party.

Unfortunately this property is situated next door to building works which ruined the stay hearing circular saws and hammers all day. What further ruined the stay was the absolute lack of any sort of level of customer service when trying to rectify this issue with someone.

Room 18. Noisy as it's by the front door. Sinks in bathroom didn't drain. Plaster on wall damaged. For the money, UHT milk is poor when they could provide real milk in the fridges.
Main issue we encountered was in the middle of the night a machine outside of the room malfunctioned, emitting a high pitched noise, resulting in a really poor night's sleep. No one is on site to resolve the issue. Rang the contact number in the morning but no one called back. Escalated via hotels.com for a refund but it was declined. Just poor service for the cost of the room.

Edgbaston house is a beautiful building and in a lovely area, I remember staying when it first opened many years ago, however the rooms are looking tired, the hall way is looking tired, the walls are flaking and the furnishings are stained. It just needs a new lick of paint and the skip by the front door, which is a hazard has been there for over 2 years and is unsightly. I would stay again but the cost per night is a bit excessive.

The room we stayed in (16) had an exit sign illuminating through the room so kept me up. A simple curtain for the door would resolve that.
Loud banging and noises from the floor above woke us and there is no bird deterrent on the roof so birds running across the roof also woke me up.

We booked here very last minute after being let down by our previously booked accommodation. Great location for us for the University. Rooms are spacious and bed linen and towels were good quality. Changed daily. Nice touches with ground coffee and bikkies. Communication was excellent and parking a bonus. All in all excellent. Would definitely stay again.

Overall, it was a good experience, but there was one little thing - I was in room 19 which faced the parking lot, and right outside the window was a sitting area with chairs. It was a bit bothersome as I felt I had to keep the curtains drawn.

We had an amazing night away here - I've wanted to visit for ages and finally got the opportunity on my birthday this year. We were given room 16 which is huge and has a gorgeous free standing bath. The room had been decorated with petals and towel swans!! Felt totally spoilt. Appreciated the Cafetiere and ground coffee on the tea tray. Fresh milk in the fridge would've been a nice touch but that's my only quibble.

The hotel was safe and nicely done out. Had a ground floor room, so there was some noise from people walking around upstairs and as I was right by the front door, also got all the noise from people coming and going. My daughter's room was at the back, so would suggest asking for a back room for quiet, although she too said she could hear noise from people above. It's not clearly signposted where to park, so that's easy to miss. But overall, we thought it was good.

The room and entrance hall were an art deco delight, clean, elegant and user friendly. The free standing bath in front the bay window and french doors was an interesting departure from the norm particularly as the room had a big en-suite with a huge walk in shower, the peculiarities of interior design!! Overall a very comfortable stay.

Unusual check in as I needed early check in and there’s no front desk, but good comms and a very clean room, free gated parking. Decor was really unusual but really liked it. Bathroom clean and new. Very comfortable.

The room was very clean and the bathtub was lovely but there is no food at the hotel. There are a few nice places around. The fire alarm went off at 7.30am on Sunday morning so scuppered any chance of a lie in which was why I was staying there in the first place. There was no staff on site to switch it off and it went on for over 30mins. Eventually we switched it off ourselves. I have tried contacting the hotel by email but it is not working. It is a shame as the room was nice.

A very nice hotel in Edgbaston near to city centre, lovely old style building and room is very nice with high ceilings, lots of space a nice bath and bathroom.
Very minor issue was I couldn’t find a way to get fresh air into the room at night - probably as the room is ground floor so opening a window isn’t secure - but it felt a touch stuffy at night.
