FIL Suites is located in the heart of Palma de Mallorca, in a centuries-old building that was once home to the Mallorcan textile factory, Ca'n Ribas. After a careful renovation project, its essence remains, as its been fitted with cutting-edge design and a few luxurious touches.

The suites come standard equipped with a kitchen, balcony, and shower or bathtub. There are 5 types of floor plans available for each client, and all of them are suited with highly-functional, contemporary furniture.

Inside the building, the guests may help themselves to a library specialized in design and architecture, as well as to other communal spaces. FIL Suites is within reach of Plaza Mayor, the Teatro Principal, and Carrer de Sant Miguel.

Just steps away are a plethora of restaurants, bars, and shops. The airport of Mallorca is only 7 kilometers away.

There is also onsite parking (fees apply). The FIL Suites reception desk is designed to offer a friendly and personalized service, so that each guest can have the opportunity of discovering the island and the local Palma culture.

the property was very centrally located, easy walking distance to the beaches & the cathedral, lots of dining/shopping options. hotel & room were both clean and well maintained, staff at front desk super friendly & helpful. my only small complaint is the noise from ppl above us that kept us up for couple hours at night (not sure if they were rollerblading or what, but someone was going back & forth over us for 1-2 hrs after 10pm). i would try to request top floor if possible, otherwise our stay was perfect!

Location: Very convenient as you are in old town and an easy walk to the waterfront. There are many many restaurants a very short walk away. Hotel: Feels newly renovated. Had a suite with full kitchen, dinning areaand large balcony. Very clean and modern. Staff: Very friendly and helpful. The hotel seemed to be in a locals area which was very nice as the closer you get to the waterfront tourists take over. I would certainly stay here again.

We felt that this was an incredible property with beautiful rooms, although we had a mixed experience with our room for the first two nights being in the ground floor, facing onto the road and also next to the lift and cleaning cupboard. Due to the noise from outside, other guests, and the cleaners in the morning, we had very little sleep.

We raised our concerns with reception and while they were unable to move us in the first night (we were there during the Easter holidays), they did move us to an excellent room on the 4th floor for the second half of our stay - the room was great and no noise at all.

It feels like there is just one room in the hotel letting it down, and I wonder whether they could either repurpose it or install more soundproofing. Had we not had the first two nights in the noisy room, our review would have been flawless. The staff are lovely, beds very comfortable, showers powerful, and once you check out you have facilities to change and shower before your flight.

A fantastic hotel and central base for Palma. My sister in law and I absolutely loved this hotel. From the moment we arrived, the staff were so friendly and helpful. Having a desk allowed us to arrive early and leave our bags. The staff made sure we had all we needed and remained helpful throughout our trip. The communal areas in the hotel are immaculate and the room was too. We had a small balcony that overlooked the front of the property, which was a great addition. The room was clean and comfy, with a TV to watch Netflix. The bathroom areas are quite quirky, but that’s only something to bear in mind dependent on who you’re sharing the room with! All in all, we couldn’t recommend it more.

Great property combining old and new

Great property overall, lovely staff and our \"Fil - The Best\" suite was excellent in most respects. The property is well located and we could easily reach various places in the Island via the Estacion Intermodal including the Soller/Port Soller train/tram and Binissalem for wine tasting at Jose Ferrer.
The only downside is that we were expecting a balcony on an upper floor based on pictures in listings online. However we were allocated a ground floor room, which although atmospheric being in former cellars, was often too warm. After enquiring we discovered the a/c is only used for heating in the cooler seasons (not clear on listing) and the only way to gain cool air was to open the door to the patio which opened directly onto a public square. Although there was a fence, it seemed strange and having the door open overnight felt insecure. We would specifically request an upper floor in future but would happily return on that basis.

A/c wasn’t working properly, room was t hot. Have to open the window for room to get colder. They tried to explain that during winter the ac only works in heat mode. I tried changing the temperature on the control panel and it was always the same. It didn’t work. For only that reason i am giving this 3 star review, if that wouldn’t happen it would have been a good stay. Friendly staff, place looks good.

This was outstanding lodging located in the heart of old town Palma, with available parking in a parking garage! An older building that has been beautifully renovated with all of the creature comforts you could desire. The room was wonderfully spacious including a balcony overlooking a wonderful square with nice restaurants, all with outside seating.

We loved how comfortable this hotel was and how modern the facilities were. It is very walkable to lots of shopping and restaurants and only a 15 min walk from the Cathedral. Parking is convenient and cost only 10 euros but it must be reserved ahead of time as spots are limited. The only thing missing would be if they provided breakfast but otherwise loved our stay here!

This was a very cute apartment. My 2 girlfriends and i stayed for just one night but would be a good place for several nights as it was quite spacious. The only comment is the glassed in shower in the middle of the apt that could maybe be all frosted glass instead of just partially frosted. Otherwise, no place.

Fabulous rooms in a historical property just steps from all the sights and a convenient supermarket. Staff were friendly and helpful. Mini kitchen was equipped with everything you need for a short stay. Complimentary bottle of wine was a nice touch. The only problem is that taxi drivers don’t always recognise the name, so be sure to have the address open in maps.

Spacious and modern suites in a convenient quiet sidestreet in central Palma. We particularly enjoyed the in-house parking facilities. Just one complaints - the light switches in our room were placed right against the back of the bed, so that any pillow movement during the night would suddenly switch on all room lights - very annoying! Also wish they would change towels and refill coffee more often than once every three days. But overall, highly recommended!

wonderful friendly staff. good recommendations. i just needed a small overnight room and it was roomier than expected from the photo. nice lounge area to sit in. enjoy being in an older remodeled building. wifi worked well.
i was worried about the area when we pulled up, but it was safe for an older single woman to walk late into the night. just one street away and you're in the old town.
taxi that they ordered for an early morning flight showed up on time.

The, so called, manager is extremely unprofessional and rude. The cabinet attached to the dishwasher in our apartment was evidently damaged by water overtime and when my girlfriend and I came to using it, the damage worsened. We reported the issue from the simple use of the dishwasher straight away. The manager stated this was our fault and blamed us, despite this kind of damage being impossible to happen over night. Not only did she not give us a single moment to explain, she demanded money from us and gave us no other choice but to pay by threatening to either kick us out or call the police.

As well as this, she was extremely rude and abrupt in her mannerisms which is not something you expect from a professional. This situation quite frankly ruined a large part of our holiday, leaving us with the sacrifice of little money to enjoy the rest of our trip. We are appalled at the handling of this situation and unfortunately the manager let’s down the apartment. Importantly, the other two receptionists were lovely. We will not be returning here and do not recommend staying - unless you want to be charged for the maintenance of their hotel! We believe we were taken advantage of and this should not be allowed so easily.

It is also important to note that the street the apartments are located on seems to be some form of red light district. This proved to be quite noisy at night time when trying to sleep.

Lovely modern apart/hotel. The rooms are very spacious and I had booked the smaller out of the 2 and was considering upgrading but there was no need! Ideal for my family of 3 with a 3 month old. It had everything we needed. Restaurants are a walk away. Can Antoni beach near by although not the best beach. You will find nicer beaches in Palma which we visited too. I was able to book a taxi via the reception as taxis are so hard to come by during tourist season. Friendly and welcoming staff easy to access the building when there are no staff and they were a phone call away if needed anything. The only con was that there was no light to the toilet? Would defo recommend for family’s friends or couples!

Really beautiful aparthotel, Beautiful bedrooms, showers, sheets, finishes and generally a really high quality property, in a wonderful location. A lot of money was spent on the refurb. Very helpful staff on front desk, really spacious rooms… A little bit loud at night time with windows into a square with a couple of restaurants, but it’s a city centre hotel, so that’s to be expected. High quality and high class property, and would 100% stay there again.

Nice place in a great location although the small street behind seems like a hang-out for prostitutes at night but they didn’t bother us. Suites are huge and comfortable. Great beds and it was quiet. Was unable to connect any Apple devices to the Wi-Fi however so we couldn’t use it.

The hotel was within minutes of the main shopping areas of Palma, surrounded by a cluster of excellent restaurants. Despite its central position the rooms was silent at night. Eight minute walk from the bus and train station, and the station for the historic train to Soller. Ten minute walk from the Cathedral. Reception was excellent with a swift and clear check in process. The beds and pillows were excellent, the hotel, a historical building sympathetically but superbly renovated. We could not fault our stay and will be returning.

The toilet was not functioning in our original room so we were moved into the ‘duplex’ unit which included an upstairs bedroom and bathroom and a downstairs dining, living, kitchen, and bathroom. We recommend this larger unit if staying for multiple days but the smaller unit would be fine for a couple of nights. The bathrooms are open concept so if you are concerned with privacy, this is not the most private setup, but it worked fine for us.
The internet does not function well in this building so, if you need consistent, high-speed connectivity, you will have to work in the lobby which is well appointed but not private.
The kitchen has a few basic items but no salt, oils, or any basic cooking supplies. The hotel is located next to a supermarket that is perfect for everyday needs.
The staff is friendly, accommodating, and generally able to help with basic instructions, information, etc.
The location is on the edge of the ‘old town’ and easily walkable to all sites, restaurants, shopping, etc. I would feel safe here as a single, female traveler.
Overall, the property was nice but, in the future, we will choose a place with better connectivity.

Had a great stay! Good bits: location - can walk everywhere, large comfy bed, good shower, all modern and tidy, great air con, parking - big deal in Palma, friendly reception. Less good: no fridge in the room, loo area could do with more privacy. Getting into the parking first time was rather confusing as you have to block the one lane street while you're getting the key from reception. If I did it again I'd park on the 1st level of the same parking, pay a little, and then re-park, rather than having stressed drivers behind me beeping.

The location is ideal for visiting the old town...close to everything. No car is required. 5-10 min walk from airport bus drop off. The balcony overlooked a small square with a children’s park and there is a grocery store almost next door.There is virtually no concierge help at all- best to go to the tourist information office at Plaça España. On the one day the room was cleaned (they do housekeeping every 3 days) a dirty rag was left on the kitchen counter and the stovetop was dirty. The kitchen has the bare essentials - could have used a dishcloth and tea towel.

Loved this hotel in the middle of Old Town. It was easy to get wherever we wanted to go. The hotel was a prior fabric factory which they have chosen to use remnants as decorations which I enjoyed. Staff was super helpful. 👍👍 for this hotel.

Very modern and spacious. Everything was quite new. It's an excellent central location and a good place to stay without car. The kitchenette was very useful as we liked to eat dinner in.

The main defect with the build is the internal soundproofing. The entrance door is not well sound proofed and during the day we could hear a lot of noise from the cleaners in the central courtyard when trying to nap.

Internet was good when it was working but occasionally cut out. TV signal was poor too (scrambled picture) but internet based services like netflix worked well.

Overall a brilliant place with a few minor issues.

This hotel is absolutely stunning - our favourite in all of Mallorca! The rooms are beautifully done up, and the bonus free bottle of wine on arrival was awesome. There is also an amazing pasta place literally less than a minute away which we'd highly recommend for dinner. The rooftop pool was beautiful, and parking was super easy. We had to check out early and that was also no problem at all. Overall would highly recommend this place and will 100% stay here again if we end up back in Mallorca one day!

The best quality of the hotel is its location. Within 10 minutes, you are in the heart of everything: restaurants, shops and activities. The hotel is beautiful and unique, extremely clean and feels luxurious. You have a patio on the roof to enjoy (only open until 8 PM); large seating area and when you exit from the gates of the hotel, you have a lovely plaza with restaurants and coffee shops.
If you are used to having a hotel with amenities, such as hotel shops or eating options on premise, this hotel does not have any of that. If you need any services (reception area) before 9 AM or after 9 PM, you will not have any of it as the reception only available within these hours. There is no room service and the housekeeping comes every 3 days. But there is a welcome present for you, a bottle of wine, on arrival. So, overall, this beautiful hotel is perfect for being able to walk to best areas of Palma old town, comfortable beds and luxurious bedding and towels, but don’t expect its usual hotel amenities

Very unique boutique style hotel, very central to the old town. We booked a junior suite which was perfect for my wife and I.....small kitchenette and seating area, glass partitioned bathroom areas and huge bed. Refreshing air con. Rooftop pool is really a plunge pool but a nice touch. Small supermarket only a few metres away.

Palma de Mallorca Short Stay

Lovely relaxing stay in beautiful suite and building. Everywhere was spotlessly clean. Nice sun terrace and small pool on the roof with views across the city. Within easy walking distance of everything we wanted to see and do (promenade, cathedral, restaurant and shops). Wouldn't hesitate to use again.

Loved our stay at Fil. Although our suite faced the street, it's only a one-way street with virtually no traffic at night. Convenient kitchenette and small supermarket is only 50m away from the hotel.
Staff is very friendly and helpful.
My only comment is to improve bathroom ventilation and use bleach on tiles to kill fungus that grows because of lack of air circulation. Everything else was perfect! Will stay again!

Central location, great for adults. There is several very good restaurants and a fabulous bakery round the corner Great property with splash pool on roof terrace. Rooms are of a high standard but not enough power points. The room we had fil-more had an open plan which friends may find unsuitable as there is little privacy. I would recommend this hotel and use it in the future as it is of a very high standard which happens to be a renovated textile factory.

Upon walking in you are greeted with a wonderful clean scent. The front desk is so helpful with any questions. I was upgraded to an apartment on the fourth floor which was so lovely. I had a skylight in my room above the bed which I’ve never had before! The room was so clean and was so comfortable. The location is so close to anything you want in Palma. The rooftop closes at 8PM which was the only downfall - wish it was open longer. I wish I was able to find out the scent of the hotel. The hotel has a great story being in a former textile factory. I loved everything about this place - location, hotel design, cleanliness, friendly staff, easy parking spot (upon request) and comfort. I was sad to leave but hope to be back soon!

This hotel has been renovated to high standard and is very clean. However, my view was that there was not enough amenities for the cost of stay. When we arrived there was no toiletries apart from hand soap. There were insufficient towels. The kitchen is very poorly equipped in my view. For example only one large saucepan. No kitchen knifes so we had difficulty even cutting bread. I asked for one but it never came.
On a more positive note the air con was great and the staff very friendly. There is a very small pool (plunge) at the top of the building and loungers.
The hotel is very central but why has no one else mentioned that it is on the same street as the red light area? We were shocked to see what were obviously pimps sitting (all day) in the children’s playground across from the hotel. Children were playing there at times. To be fair no-one bothered us, and we did not feel unsafe.
The other issue was the open plan toilet and shower. The toilet did not have a full door and the rest was glass, opaque in places. I do not think that many people would feel comfortable with this-I didn’t.
For the money paid and what we got I thought this property was expensive particularly compared to others we have stayed in, in Europe.
