I travel frequently for work, this is the worse experience I have ever had, first the receptionist at checkin was rude, the room don’t look like the photo at all, it is dark, and very ran down, the vinyl on the seating has splits and was taped together with duct tape, the room smells of dampness and mold. I rang house keeping or reception no one pickup the phone for a long time. I went down to the reception, a different receptionist from before, and she was rude too, and I witnessed another receptionist being rude to another guest, my overall impression is this hotel just don’t care, staffs are rude and not helpful, they don’t care about general repair and maintenance, I can see this hotel was once a nice hotel but just lacks TLC. The only good thing about this hotel is the shower water temperature and pressure is good, and two of the concierge staffs are helpful with our luggage.

Stuck there during typhoon. Room smelled of cigarette (previous occupants). We didn’t expect to be entertained or whatever, but we weren’t allowed to walk around and explore the hotel and that sucked.

The room was pretty dirty, hair on the ground and what looked to be mold or dirt in some of the furniture (bench/chair). Shower was old and stained and chipped everywhere and the sink faucet was leaking. The surfaces didn’t look wipped down and over half the lights didn’t work. Great staff who were very kind and super helpful. Didn’t complain about the room and checked out very early.

My family and I stayed at Regal Kowloon from June 26-July 4, 2025. This was my return to Hong Kong after many years and it was lovely to visit my 2nd home again. I would like to share a few of my experiences:

1) Our room was spotless and the beds were comfortable, making a great night's sleep for me and my children. Housekeeper Ah WONG was very pleasant and always greeted us in the morning on our way to breakfast.

2) Front Desk staff were very courteous: WILLIAM and ASLAN provided helpful information about my stay. Duty Manager KING WONG was kind to approve our late checkout request. You have a good Front Desk team, Maureen - much appreciated!

3) We enjoyed the breakfast buffet, thanks to Paggy and the crew! The variety of food was fresh and scrumptious. I was impressed with the turnaround of the table after one guest leaves and the the table is ready for the next guest on busy mornings.

4) EMA in Club Lounge took good care of us as we relaxed and enjoyed our drinks, snacks and the massage chair :-)

5) Thank you Concierge MICHAEL & DAISY for storing our luggage while we were out and waited for our ride.

6) The hotel's location was conveniently located near Victoria Harbour and the Tsim Sha Tsui waterfront. It is also a walking distance of many shops, restaurants and the metro station.

Overall, we had a fantastic experience and would definitely recommend this hotel to others. THANK YOU REGAL KOWLOON HOTEL!

The property is located within a comfortable walking distance from many attractions, with plenty of delicious food options just a five-minute walk away.

Our room was spacious and fairly clean. However, it seemed the bathroom hadn’t been thoroughly cleaned before our arrival, as there was some minor dirt and hair in the shower. This wasn't a major issue for us—we were able to give it a quick scrub with soap and water. We did wish there was a microwave in the room to heat up leftovers, but this didn’t significantly impact our stay.

The lobby staff were friendly, though the receptionist rushed us during check-in and didn’t provide any information about the hotel’s amenities or typical procedures. As a result, we felt a bit unprepared and unsure about what services were available.

Overall, my husband and I enjoyed our stay and would definitely consider returning on our next trip to Hong Kong

Not 4*!!

I would not recommend staying here, it's not 4*. The hotel is very tired, neglected and in need of significant investment.

Check in was poor with long lines of people waiting, the process feels very slow and old fashioned, it's clear the hotels systems are dated. There is nowhere to sit down in the lobby which feels chaotic with rows of bags and cases chained together because the concierge has nowhere private to store them. The condition of the hotel is poor, it's clearly not receiving any investment and just being used as a cash generator, everything is either broken, peeling, scratched, chipped or worn. The rooms haven't been deep cleaned in a long time, the beds are solid, I'm heavy and it still felt like sleeping on wood. The basics haven’t been considered which are now essential such as no power by the bed and mistakes were made in the design like a hand rail on the shower screen which clearly guests lean on so there's now warning signs not to do so. Glass bottles for water which again have warning signs about breaking the bottle. The hotel just feels very uninviting. It needs huge investment and it could be great but if the owners have let it get to this exhausted old level, they clearly don't care. Shuttle driver, slow down!!

The positives were location but the 5* similarly priced Royal Garden next door is in the same place. One employee who went out of his way to provide the best service he could was Tahveeb, he was great, kind and welcoming so thank you Tahveeb.

A little old but very well maintained, reasonably large room in a very good condition. The hotel's location is great - walking distance to Avenue of Stars, and there is a nice square area right in front, many good restaurants and cafes around, MTR station in walking distance.

Great location by the harbour and 4 min walk to nearest MTR exit (but 12 min to the actual MTR) but the hotel is very outdated and was not like the photos. The room is very spacious but again outdated. The office chair was broken and the battery operated clock wasn't working. No usb plugs, no outlet in the washroom. No washroom fan and there was a sign to warn you about how to shower in a way that won't set the alarm off. The shower doesn't have a full sliding door..it goes halfway so if you don't shower carefully, you could get water on the floor. The hallways are dark and dingy and it felt dirty.
I had to ask for new cups and mugs after I saw they still hadn't been changed after 2 days when I clearly left my tea bags in there. When I called to ask why- they said they don't change it unless asked. I'm not sure I call that as an eco friendly practice...

If you just care you have a spacious room by the harbour for a good price, sure this is fine. But if you're used to more modern hotels that have better service, then try another place.

Entry by car closed. I had to walk with 3 pieces of luggage. No bellman to help. The 14th floor was dark when I got off the elevator. There was no light switch when I entered my room which was pitch black. I used the light on my phone to navigate to the bed where the lights were.

I didn’t like the hotel at all, it was old, smelt like mould.. the photos made the rooms look new when it was very old and dated… service was terrible, the concierge couldn’t make an effort to call a taxi driver for us, expected us to walk to the taxi rank with all of our luggage… I would recommend not to stay here..

Hotel seems a bit dated but great for price we paid. Everything was convenient and safe. Staff were great. Fast check in and check out. We had the do not disturb sign and housekeeping never bothered us and even checked with us when we left our room if we needed fresh towels. Location is great with MRT nearby and food options close by.

The hotel is rather old, which is expected. Some of the wallpaper is falling off. There is a lot of dust on the sofa.
However, i found something mouldy on flat sheet and duvet, i have reported this to guest services.

Quiet area of Kowloon yet so close to the actions.

Located in east TsimShaTsui in a quiet area but so close to the actions. Great amenities associated with executive room with lounge access. Free shuttle bus to/from airport. Great variety of international cuisine for the complementary breakfast. Good food and serve yourself beverages (alcohol and non-alcoholic choices) complementary in the executive lounge from 3 to 8 pm.

Terrible beds!

The beds are terrible. Just box spring with a little foam cover. Halls and room needs better cleaning. I have to stay here again in December to January 4th. I stayed at the Regal Kowloon maybe 10 years ago. I remember on checking in my room had a nice view out to the sea. I don't recall much else of the room but having stayed in many hotels that is probably a plus meaning it was clean, tidy, fresh etc.
I booked again this time as our usual hotel was a bit pricey so given my previous visit it was a safe option.

I went on the trip with a work customer and our rooms were on the same floor. On walking in the room it felt cold, uninviting. I immediately got a text from my customer who said \"how is your room\" - my reply was \"grim\".
The wallpaper was peeling and marked in places, the resealed silicon in the bathroom and shelves had black mould and was dusty in the corners - it looked grimy and dirty. As my work customer put it - he felt he would be dirtier AFTER a shower - I had to agree. We took photos, didn't unpack and went down to reception, Speaking to a guy in the lift who had stayed here 15 years and said his room was \"okay but dated\"

We spoke to reception and showed them the photos. They went away and came back with a room upgrade each to a suite.

These featured the same decor and \"retro\" styling and probably only benefitted from being a bit tidier by the fact as a premium room, it had less traffic.

If the first room was a 2/10, this mustered a 6.
No hand towels, safe too small for a laptop, staff not even holding doors when exiting with luggage etc. etc.

There's more but I have run out of characters! Won't go again.

Terrible conditions of damp and mould.

Unfortunately the stay was cut short due to the terrible condition of the hotel room and hotel condition in general. The room had a dehumidifier running 24x7 for 3 nights yet was unable to deal with the damp musty smell and conditions. The bathroom had mould and the extractor fan did not work. The family suite we had, had a terrible damp smell and the beds felt damp and sticky to the touch. Despite attempts by the hotel staff and being offered another similar room which had the same if not slightly worse conditions. I would steer clear of this hotel until they have resolved this issue, which the supervisor advised would probably need a refurbishment as he said they had not had one for many years due to Covid and other factors, he said the conditions of damp were normal for their hotel due to the humidity in Hong Kong. This I was unable to accept and moved to the hotel next door - The Royal Garden which was far superior and did not suffer from any of the issues. Would most certainly recommend the new hotel.

Dennis who checked us in was wonderful. Highly recommend his services. Facility is a bit old in the room. First room they gave us was horrible but then Dennis reassigned us to a better A/C and no molding smelling room on the second round. Overall was good and may consider stay there again depending on the room assignment.

Alfie and the team did a great job of looking after us. Ultimately one of the best value hotels in Kowloon.

Looks are decieving in website photos. Bathtub looks like a child caulked it. Very old and not updated. No USB ports in a business hotel. Had a large desk we didn’t need. But that’s ok. Beds were like sleeping on hardwood floor. Horrible. My back hurt for days after. The lobby had no place to relax either. We ordered a pizza from the place downstairs, it was late. Pizza was good. But my daughter was kicked out for bringing an outside drink. Didn’t see that posted anywhere. Person checking us in for my cousin and my rooms mixed us up, along with the credit card info, everytime I went to the desk they thought I was my cousin and asked about americanexpress card. Which was not mine. Also charged $25 dollars more than hotels.Com said I would be. Hotel charged me extra for exchange rate, hotels. Co. Said around 450$ for 2 nights. I was charged exchange rate to usd and $25 more. I argued with hotel staff and they said I said to charge USD not Hong Kong. Not explained to me. I’m out 25$. The location was great but many hotels to choose from so I won’t go back to the hotel,
