I arrived at the property, which is a self check in in facility. I had recieved no notofication of codes for entry so had to call the help number. I was told my room number and recieved a text with code. On locating the room, it was already open and had not been serviced after the previous occupant. i called help again and the needed to wait around 30 minutes for the arrival of staff and the room prepared for me. Once i got in the room, the door handle fell off on the inside. Not impressed at all with the initial check in or the room maintenance.

Plenty of off road parking, no staff onsite, vending machine in main building with limited supply of chocolate bars and drinks etc.

Room 17 - large room, comfy bed, powerful shower, proper size towels - the kind that actually go all the way around a fully grown adult male, space to work and very good wifi connection / speed. Downside.......no curtains in room just vertical office style blinds missing a blade which let lots of light in at night. Also the walls in the annexe are very thin, could hear the neighbours using the facilities and snoring throughout the night - appreciate this may not be the Dakota's issue but I can't be the first to have noticed and a few packs of ear buds would have helped.

My stay was alright, i would say it's reasonable value for money and not bad especially on short notice. Parking is plentiful and free, as it's on the property (though a bit tight if you have a wider/longer car like an SUV or estate). There's a chinese takeaway next door

I was in room 1, which was in a decent condition, looked reasonably clean and tidy except for a panel being off of the wall where there was electrics/piping visible.

The only real nside was an awful smell coming from the drains in the bathroom. I genuinely felt sick when i first smelt it upon walking in. Leaving the bathroom window wide open did help to lessen the smell but it didn't go away. This must be addressed in my opinion, especially as I've read other reviews complaining about it too.

The only other negative was that the room was absolutely freezing most of the night until around 3am, when the heating came on, which then felt blisteringly hot. There's no way to turn heating up or down so you will simply have to put up with it. Not the end of the world but it did significantly reduce my quality of sleep.

Bar those issues, Joy was very friendly and helpful, the process of getting door and lockbox codes was pretty straightforward. Overall i would give the Dakota a 3/5 stars, although there are some issues that need sorting before i would personally think of returning.

I'd also like to add that i appreciate the speed at which the room was made ready as I booked it at very short notice. Thank you!

Room was clean and bed comfortable, quite a small room but good for what we needed for 1 night, easy parking and a quiet night, kettle with tea bags etc, easy entry to building and room. Only 1 negative was that there was mould on ceiling in bathroom so obviously poor ventilation, I opened window in bathroom while showering and that helped but obviously over time it hasn’t been well ventilated. Would definitely stay again when that way.

The cleanliness of the room unfortunately wasn't good.
Carpet needed hoovering. Toilet seat not clean. The bin in the bathroom had someone elses sanitary deposits. The shower grate was filthy and rinsed the shower before i went in. Such a shame as a great price for the room, but feel a deep clean of the room is needed.

i never even saw the room. This was my second bad experience with Hotels.com in the SAME day after years of using the service with rarely a negative experience. It makes me really question whether I will use it again. In this case, the hotel was not a hotel at all but an airbnb equivalent. There was no front desk and nobody to speak to at the property. The entry was locked so we couldn't get in the front door. I do occasionally stay in AirBnBs on my own but never with my family. Found a hotel through a different app and had a good night. Did not bother trying to talk about a refund since I expected the result would be I would be pointed to the no refund policy. I don't like buying things blind, especially if I can't be confident on what I am receiving.

The hair dryer is missing . And the radiator is not working. We message the host around 11pm. We appreciate that it’s a bit late in the night but no response until we check out.

Also there is dust on the wall, not as clean as other guests commented

However the bed is quite comfortable.

Hotel is located on a quiet street in a small village just outside Coventry airport and the outer ring road. Chinese takeaway next door and convenience store across the street (although check opening hours; it was shut when I arrived about 5pm). Also a pub about 5-10 min walk down the road. Plenty of parking at the rear and access codes to the front door and your room are sent shortly before arrival. Room had all usual amenities - storage, telly, kettle with plenty of tea and biscuits, shampoo/body wash/hand cream in the bathroom. Extras of essential items were available in the main entrance, along with a vending machine for snacks and drinks. WiFi worked well, bed was very comfy, room was a good temperature, and although some noise was audible from other rooms, people were very considerate about trying to be quiet. Shower was a bit cosy, particularly for anyone over 5'10\". Room was generally clean but had a few stains on the carpet and hard water marks on all the bathroom sanitary ware. Still very good value for money, though, and would definitely stay again.

I was at The Dakota for four nights and two of them were a bit of a challenge but the managers were amazing. Brilliant communication and were able to help me. They offered suggestions for where to eat too which was a bonus. It was a nice and quiet location and the rooms were quiet too aside from some banging doors from other guests but that’s to be expected. The key lock boxes were fabulous and I felt very safe as a solo traveller. There was the odd few cobwebs and the bathroom smelled a bit damp but nothing major. I would stay there again.

On arrival we noticed the room hadn't been cleaned there were marks on sheets quilt cover mattress protector.
We text the owner i think to ask for the bed to be remade. Removal of dirty underwear found in a draw plus empty bottle of shower wash out of the shower.
The shower when wet was slimey wall and tray. The grout was orange/pink where it hadn't been cleaned.
Marks in the toilet, extractor fan was jamed up with dust cobwebs.
Cobwebs in the bedroom been there for a long time as black. Blind did not work properly the small window did not close
Or lock. The quilt was a 13.5tog far to heavy for summer only 1 pillow each.
Dust everywhere even on top of the kettle the 2 glasses were coverd in finger prints and marks, there were no spoons to stir your tea, a very small tv for the size of the room.
The text messages i received from the owner whilst we were out for Dinner ( there know this) did interrupted our dinner out with friends.

The room was clean and a good size, with space to walk around both sides of the bed. Had a closet and drawers for storage, a small table and chair for work. The bed was comfortable. The shower room was clean and stocked with the basics.
Plenty of parking at the back for cars. In a small SUV it was a tight squeeze as the entrance was to the side of the building between the main house and the external rooms to the left.
As it was self-check in, didn't meet anyone other than other guests coming and going.
Communication via text was good and responsive.

Really good value in a quiet area away from the hustle and bustle of the city. Unfortunately the village shop closed down a year or so ago so get your snacks en route :)

Basic rooms but very clean, good parking and great value for money. Nice friendly pub nearby.

Can be tricky to enter the rear car park in a larger vehicle but manageable. Could do with better access to drinking water is my only suggested improvement (e.g. free bottle of water or water fountains in the communal areas).

We've been staying here for the last 2 years as its close to my sons exam centre, ( hes only 15) but its also far enough away that its very quiet and peaceful. We get a good nights sleep everytime we stay, 4 times last year 4 times this may/june. Amazing walking areas close by, a local Chinese next door, rooms are very spacious, very clean and tidy, shower rooms imagulate, always plenty of toilet roll and washing accessories ( which is always a bonus if you forget), towels also provided, bed linen is always clean and fresh, a new vending machine which has brilliant prices to next to.the main entrance. We feel secure within the building as its a code to get in the main building and then one into your own rooms. Lovely friendly staff on site if you catch them ad they're always busy xx

Everything was fine. Check in was easy. Messaged about no towels and the lady told me there was. There wasn’t. Bought my own and wasn’t bothered about there being none but the fact she assumed I was lying instead of just apologising. Easy mistake. Window was broken but she told me the button worked. It never hence the cobwebs and noise from gravel in the car park.
Really nice b and b. Shame about attitude of the host when I asked about towels. A simple apology would have sufficed. Then she argued the window did shut it but it never. Everything else was of a decent standard. Said she would check the cameras about towels during a property reset and let me know. I assume they have and realised she was wrong hence no message as promised. If you get something wrong just own up to it. Would not have been a problem until I was told I was wrong. Left the receipt for the towels as a gift. Nice b and b wrong attitude.

Exterior look of the property is nice and the area is quiet. There were multiple issues during my 1 night stay though. Firstly, The Dakota had no staff present at all. The fire alarm went off and my partner had to call the owners so that they would come to deactivate it. Secondly, the room was unhygenic, there was poo spots on the underneath of the toilet seat and on the wall next to the toilet, there was toothpaste splatter on the bathroom door and the shower floor literally had large amounts of grime in every corner and to top that off the shower was leaking quite badly, the floor was a puddle after I took a 15 minute shower. I informed the owners and sent them the photos and videos I took to which they responded that they personally cleaned the room and if im not happy to leave and they will refund me. If i had anywhere else i could go that night, I would most definitely have left. I will never stay there again and I urge others to book elsewhere, unhygenic and owners not willing to solve the issues.

I actually had a different hotel booked originally but cancelled on them as they had me on hold and talking to centralised call centres - just to see if any possibility I could check in early or get keys early - which they couldn’t give any form of reassurance or guarantee. The Dakota however sent a personal response to me straight away and were highly accommodating.

I stayed here twice recently for work - 10 nights in total. The communication via text was very prompt. Parking was easy. The shop opposite is not open and there is no shop in walking distance. The accommodation is pleasant but simple. The beds i stayed in both were uncomfortable and needed new mattresses - i had to sleep top to toe in one as it was so uncomfortable. The bathroom in the first room was very damp - see photos of mould and smelt. The first room need a good clean with thick dust on some surfaces. The 2nd room, upon checking in the bathroom was unclean with urine on loo and pubes. The shower flooded the room each time i used it - i did report this but it wasn't sorted. I certainly wouldn't rush back. Yes, it us cheap but all accommodation should be clean.

The other reviews are correct - the bathrooms do smell mouldy, the walls are paper thin and the beds aren't comfy. Not ideal. Parking good but did get blocked in one evening but owners sorted quickly. The shop opposite is closed and no other shops in walking distance. There is a vending machine in the reception area.

Really liked the Dakota. Felt safe as a single traveller. Room was very clean and although small (single), was perfectly adequate with tea and coffee making facilities. Accommodation is self check in so I didn't see any staff during my stay, but communication was good pre arrival. Shower wasn't warm enough to shower under unfortunately, but I would still book again as it was good value. There is a Chinese takeaway next door (cash only) and the Dakota provided plates and cutlery in reception which was a nice touch. The supermarket opposite is permenently closed.

Would benefit from dusting and a deep clean!

Initially the property looked very nice. It was quiet as I expected considering the time of year. The room was smaller than expected but there was enough space for us as a family. The room appeared clean but the bathroom was hugely disappointing, with the horrible damp smell and mould all over the shower. My wife couldn’t stand it so bought bleach and cleaning stuff and thoroughly cleaned the shower, which actually had flies coming out of the drain plug. We used an entire bottle of bleach to clean it. Upon closer inspection, all surfaces in the room were covered in a layer of dust too. Overall it was quite disappointing as the property looks really nice, but a lot more attention is required on the cleanliness of it, especially the shower if our room was anything to go by.

I have stayed here with my husband a few times and it has always been convenient, clean and offering everything needed at a budget price. However this time I was on my own and got a single room. The room was very small, not a problem as I was just sleeping there and it was clean, but the mattress was hard and lumpy and i didnt sleep well. There was no hairdryer in the room and there was no way of accessing one early in the morning so overall I was disappointed especially as I have used here before.

Great place to stay

Nice clean rooms. Self service - get your key from a coded lock box but had no problem with that.
Comfortable with all the usual facilities sgd fast free WiFi
Free car park at the back.
Good Chinese take away next door abd a good pub just down the road.
Will go there again next time I get a job in the area

Only stayed there for a night, check in was simple and did not involve having to talk to anyone which is a plus in my book, was pretty decent otherwise, can recommened for people on a bit of a budget

Some sort of room cleaning and emptying of the waste bin would be nice! Nobody came to clean the room while I stayed there.

Really enjoyed our stay. We booked very last minute and the room was clean and had everything we needed for 1 night stay. Room was larger than normal hotel room and had a double and 2 singles, great for a family with older children. Only quibble would be could not watch the TV as it did not swivel so everyone could see it. We would stay again.

Nice little stop over for a great price
The shop and Chinese takeaway were both closed but not the end of the world other outlets aren’t far away and now I know this I would come better prepared next time

Compact (single), well organised, very clean, comfortable, all essential items provided, great bathroom, good ventilation in room (windows), secure, great parking out back, very quiet and quiet neighbourhood
