Worst mattress I’ve ever slept on and we stay in about 20-odd hotels a year. There is ZERO padding, could feel every spring. I can’t stress how bad it was. My parents said there’s was the same in their room. Rooms are also a little outdated, carpets needed to be replaced a long time ago. Otherwise, it’s a great location with a nice view if you book a good room.

Since I feel that you're pressing me to be picky, then its got to do with transparency & disclosure, kinda like what you'd naturally find in a prospectus or a marketing proposal, which is what advertising is. Such things as \"room deposit\" and \"parking fees\" should be part of that marketing beforehand so any buying decision is fully informed up front, instead of the after purchase shock or being forced into \"research\" (thats not marketing). However, its fair to say that in such areas, where does the Private Sector cite the \"Civic Leadership\" in areas of disclosure deficiency? Its The Govt Sector, the worst ethics known to mankind to ever consider to emulate.
Please we private Sector ppl's are sooo much better.

We were impressed with the city views and balcony area, size of the apartment and proximity to areas we wanted to visit. However, the room had a very bad sewerage/drain smell which didn’t seem to dissipate during the stay. The car park entry is 2.1m but the actual carpark we were given did not fit a larger car in it due to the limited underground parking areas.

The apartment was very noisy with city and train noises all night long, which is understandable for the location but if you do not like too much noise, I would suggest looking somewhere else.

The parking was an issue - anything bigger than a small car and there’s problems. The TV had no reception, the DVD player was missing its HDMI cable and remote so couldn’t use that either. The cleanliness could have been better- mould around the shower, the couch had clothes and food in the sides. The location was handy though.

The bathroom floor around the shower & in the shower has a lot of mould!! The shower door leaks hence there is mould around the shower base! Very basic furniture almost looked like it came from the opp shop! Spare bed was very uncomfortable! Convenient stay for one night!

Conveniently located, but SO loud. Between trains, car traffic, people in the hallways and apartments above, it’s the noisiest apartment I’ve ever stayed in.
It was clean and tidy, but beds and lounges were pretty uncomfortable.
For a lower price point it would have been okay, but definitely priced too high.

Unfortunately I would not recommend this property. It was quite dirty (large amounts of hair on the floor), it had limited kitchen wear (e.g., only two small mugs and one wine glass) and it was incredibly noisy. We were in room 606 and the rubbish disposal is immediately across the hall. THe sound of bottles crashing down from 6am was incredibly loud and caused us to check out early. The one bedroom apartment also did not have a queen bed, but rather a double bed. Very disappointing.

Although the reception hours were limited, the staff were very helpful and supportive. Room was very comfortable with view from balcony and wonderful views of the River city from Rooftop. Easy walk to Fish Lane bar, South Bank entertainment precinct, many eateries and bars. Walk directly to the Casino over the river from South Bank. Good holiday stay.

We stayed here over the weekend and were really disappointed with the experience. The rooms were very basic, which we expected to some degree, but the air conditioning situation made it quite uncomfortable. Neither of the two split systems were working, and the small portable unit provided didn’t do much to cool the space at all.

Parking was also frustrating — it’s not well signed, and we were given a park that someone else was already in, which made things unnecessarily stressful. Communication around parking could definitely be improved.

The beds were reasonable and fairly comfortable, but that’s about the only positive we could find. The rooftop area, which looked great in photos, was underwhelming in person. The chairs and cushions were old and uninviting, the barbecue looked like it hadn’t been cleaned in ages, and the spa bath was out of order. We’d been looking forward to using that space for breakfast and relaxing, so that was a real letdown.

There was also people partying in the room next door to early hours of the morning.

Overall, it wasn’t a great stay and definitely didn’t live up to expectations.

I preserved through 7 days here.

On arrival for check in they texted with details of their office hours, they were super helpful and even got me in my room earlier.

They ask for a deposit on arrival which is fine but to note it is not on Expedia page of information. Not a deal breaker. After check in they were non responsive to questions.

The apartment is large, spacious, full kitchen, heating and cooling, clean linen and full washer dryer and clothes rack. What it lacks is ambience, again, not a deal breaker.

The cleaning regime is terrible. A very pungent disinfectant is used (I could smell it during the week through the front door as the cleaner mopped the hallway) but it does not make up for removing grime. Floors are grey, carpet grey.

The kitchen utensils I wouldn’t trust without a good run through dishwasher. The frying pan had soo much caked on burnt bits I photographed and sent to the front desk number and heard nothing back. Let a message for cleaning to bin it.

Location is great for arts precinct but you are crossing one more block out to a less desirable street. I had two near misses during my stay that as a solo traveler have never encountered.
The bonus though is Hope St cafe - a social enterprise is lovely with great coffee.

If you are remote working and need wifi - don’t do it.

If you are looking for basic apartment and at a cheap rate it’s manageable. It’s not holiday or relaxing material.

The lady at counter was extremely nice and helpful but that doesnt counter the fact the room had zero hot water and the next they attempted to relocate us to was just luke warm manager wouldnt do a refund was extremely un professional i wouldn't recommend this place for anyone to stay especially winter if they cant manage to keep hot water running

Hotel should be avoided. Location is great, but is next to Supportive Housing - which unfortunately meant that every night there was police attending to screaming, violent people. On the last night the room flooded and there was no on-site manager to assist. No running water the next morning and the toilets were flushing brown water. Mentioned this to staff upon checkout who simply shrugged their shoulders.

Beautiful apartments, great balconies, stayed in a level 9, 3 bed and each room had a balcony plus big living room had big balcony. 2 bedroom on level 7 was amazing for bbq and drinks on balcony if you had friends staying oj the trip or as a family or couple.
group of friends as it had an enormous balcony across front and wrapping around side with decent city and river views, second one on level 3 had pretty big balcony and again had private Nice open plan designs, and building is quiet. Close to museum, library, science cenre, cultural centre, major bus line stop and train station less than five min walk away.

Do not like the area late night, threatening begging, homeless people often sit along front enfrance on footpath, carpark is difficult in bigher cars/utes,
Dont like how much staff harrass you at check out after calling reception.
Don't like that their sister company morgan suites have a lunatic manager who got me banned from both while kicking us out 20 min post check in because our service dog barked to alert us to my daughters medical needs, and due to that they owe me over $500 but refused because our service dog was accredited while unknowingly to us- was pregnant so we had pups with us (cant leave service dog behind, but cant leave pups off mum).
Whats worse is fleet lane cancelled a booking on midnight because of this experience and caused me to be almost without accommodation. Thankfully a much better hotel brand could accomodate me, but i paid max rate

New Year's Eve fireworks were clearly visible from the rooftop terrace at 7: 45 pm. I could even smell the smoke! I could also enjoy midnight fireworks from the apartment balcony. After 4:30 pm, since no one is at the reception, one can only access extra toilet sundries or bin bags or coffee sashays the next morning. Fortunately, there is a convenience store and Woolies metro nearby.

This is a short walk from Rail and bus transport and great to walk to Southbank and dining areas. Unit itself is good, clean but basic.
Some amenities need replacing…broken ironing board which would not stay upright and clothes drying rack all rusted and paint falling off. Nevertheless it’s a great location and reasonable price

The property had the following issues upon entry :

* Air conditioner (that was turned off) was dripping down the mirror into the carpet
* windows, window sills and joins in bedroom were covered in growing mould and evidence of lack of cleaning this was evident.
* pillows were horrifically YELLOW, dirty and stained
* walls and couch had not been cleaned, something was spilled down the wall and there was hair and dirt all over the couch.

No rooms nor refund available. I was moved to a “sister” property across the road.

I was disappointed with the cleanliness of the room, dust everywhere when we started the laundry machine. The main bedroom near the windows and bed was so dusty it activated my hayfever the entire stay.

The wifi and connection was our biggest issue. Constantly dropped in and out so interfered with our work. We addressed Reception with the issue to which she gave us a new password and wifi connection but that still did not work.

Some of the plates had were not washed properly and still had marks on it.

Overall state of the apartment was a 2 star rating at the best.

Most likely would not return.

The location wasnt too bad, close to West End. The hotel itself was average. A little noisy at times due to train/road and maintenance during the day. I did manage to sleep ok with the aid of my music. The room was clean (bed a little uncomfortable). Service was ok. Incredibly poor experience booked accommodation received a confirmation email followed by a conversation with the hotel Receptionist. Then when I arrived was told I didn’t have a room.

Location is fantastic for quick access to musuem, art gallery, South Brisbane station, local shops, and the Southbank area.
Communication regarding the location of the entrance, and the bond payment/check-in process could be improved.
The staff on-site were helpful and responsive, and we were able to store luggage after check-out.
There is a mini supermarket at the next building, which is very convenient. The downside to this is that the area attracted a few loiterers who seemed to be drinking/taking substances and left messes on the footpaths.
The apartment itself had almost everything you could need for a stay. There was a full European style laundry, oven, stovetop, microwave, cleaning items, crockery, etc. There is no dining table, but plenty of chairs.
We were a bit disappointed to find the rooftop spa/hot-tub was not available at all, as it had been one of the things we were looking for.
Accessibility could be an issue for some people, as the lift to access the entrance is out of order.

Location was perfect. Walkable to city, exhibition centre and other restaurants. Quiet and pleasant. Apartment was clean and tidy. They only provided 2 towels despite having 3 guests listed. However, they quickly provided extra ones when requested. Reception is usually closed (at least during the weekend) but staff was nice and welcoming.

It did not have house keeping services which was a little disappointing. I did see it on Monday when checking out, so maybe it's only avaialble during weekdays. Overall, I'd stay here again. Recommeded.

Basic unit. Fine not good. Internet did not work the entire time I stayed and no communication from staff to help despite letting them know. I stayed on the side of the building facing the city and despite being several floors up was kept up all night from the sound of the garage door opening and closing. Maybe other units are better (of course I imagine each has its own owner and some may be better decorated or cared for than others…) The unit I stayed in was not very well cared for: carpets needed a steam clean, burn marks all over carpet, mould stains in shower grout, marks all over the walls in the living room, no coat hangers or clothes pegs provided, ironing board cover so thin I had to use a towel on it to not ruin my clothes. There were also noisy neighbours on either side of my unit - one unit played very loud music so much it was rattling their door! (although thankfully my unit door blocked most of the noise once inside). Office communication was limited at best (especially after I’d paid the security bond, not a credit card hold but a full payment that I have to wait to be refunded). Location: It is about a 5 min walk to the cultural centre so good for transport, close to Woolworths metro, coffee shops and restaurants, and the arts precinct. So location is pretty good. Car parking was available but I didn’t use. The place is acceptable but not great. If I had a choice I’d probably stay somewhere else next time -unless I could get a nicer unit and/or higher floor.
