A lovely B&B, Fiona and James are a great couple. Very friendly, helpful and polite.
Breakfast was great, plenty of choice.
Room was lovely very quiet and clean.
Three parking spaces available, which is a bonus, there is plenty of parking nearby.
Overall a lovely run B&B
Will stay there again

Had a lovely stay , Sharon (and Teddy) , were extremely friendly and welcoming .
Our room and the guest house in general was very clean and the breakfast was lovely (I had the Full English both days).
The location was very good with only a 10-15 minute into the main part of town or a 20 second walk to the beach front .
Well worth the high rating it already has , thanks Sharon for a great stay !!!

The guest house owner messaged before arrival to find out the arrival time so all was ready.
A very warm welcome was ready for us. We were showed to our room and everything about our stay was explained in detail.
The room was very clean and lots of extras like plenty of products in the bathroom, tea, coffee, biscuits and cakes on arrival.
Breakfast had a lot to offer, full English, cereal, fresh fruit etc
Overall an excellent stay and guest house, highly recommend

Sharon, one of the owners, makes this place special. She asks your name, and continues to use it in such a friendly manner that you feel like she sees you as a friend staying with her, rather than a paying guest. The breakfasts are very good and you never feel rushed to eat up and leave the breakfast room. Location wise it is spot on, with everything you need only a few minutes walk away. The rooms are clean, and the beds are very comfortable. I cant recommend this place highly enough and would definitely stay here again.

A lovely friendly welcome from Sharon. Our room was clean & had everything we needed. Bed was comfy. A 10 min walk into the main town where there are lots of eating places. Breakfast the next morning was very nice, cooked well & warm, plus a good choice of cereals, fresh fruit & fruit juice. Couldn't fault our stay, would definitely rebook if we return to Eastbourne

Fantastic hosts!

We loved absolutely everything! Sharon and Neil were the perfect hosts. Nothing was too much trouble. We just felt at home as soon as we arrived.
Our room was so comfortable as was the bed.
Despite Storm Babet we still thoroughly enjoyed our stay.
We would love to return when we’re next in Eastbourne.

We stayed here for a short break of two days, but would love to come again on a longer trip. Car parking was not in the front of the property, but round the back, but this was no problem to us, as it was only a very short walk to get to the entrance of the house.The house was clean and tidy, and the proprietors were very pleasant, and I'm sure would have tried their utmost to help if there were any issues. Our breakfast was unfaultable and set us up for the day. The menu was varied, so if you only wanted an egg, you could have one, but if you wanted a full, big breakfast that was available too, and my husband thoroughly enjoyed this! The host and hostess were very friendly and pleasant, but not in a pushy way. We hope many other people will find this place as nice as we did. It made our trip to Bournemouth most pleasant. .

Excellent location; met with a warm welcome; room and bath were sufficiently large, clean, quiet, and very comfortable; breakfasts were more than ample and delicious. Our hosts were very friendly and personable. Only negative was there was no shower in our bathroom, just a tub bath.

Sharon & Neil are amazing people and the place itself is so wonderful. Right on the sea front, easy to find, easy parking, Sharon cooks a top notch English breakfast, the mattresses are insane (we want to buy one), Teddy (the dog) is very well behaved and delightful and all in all can’t recommend the place enough. The rooms are very well heated and the views from the balcony are breathtaking. Whether it’s a business trip, romantic weekend away or a place to stay with a friend it is the best place you can hope to stay in Eastbourne. We will be returning as soon as we can.

We had a good stay at Bay Lodge and would stay again. The only problem was the Wi-Fi was very poor in our room and phone signal went on and off. So it was hard to communicate with family and friends who were also in Eastbourne for an event. In the breakfast room wifi was good however and breakfast was excellent.

An exceptional 2 night stay. Delicious home made lemon drizzle cake upon arrival, very welcome after a long journey. Room very clean and bed extremely comfortable. What can i say other than excellent. Room was perfect i had booked the single room. Bed comfortable, shower lovely and tea making facilitates even included cadbury's hero! Home made Lemon Drizzle cake on arrive and a great cooked breakfast on departure. Cant fault it, would recommend.

We have a the most lovely and relaxing short break at bay lodge guest house, from arriving and Jon's warm welcome with Hayleys lemon drizzle cake Hmmmmmmmm. The guest house was lovely and clean, our room was very impressive no complaints slept like a baby. We loved the extra touch with the chocolates, mints and squash along with the tea and coffee compliments, breakfast was just devine and a lovely start to the day. Covid rules were adhered to so no concerns.
Eastbourne was a 5 minute walk which was lovely, we enjoyed the walk along the front and the harbour was just amazing and well worth a visit.
Definitely be returning at some point the only downfall was the M25 it took us 6 hours to get home.
