Parking easy. Selina answered the door quickly and check in just as speedy. Booked a double but was offered a king FOC which was a lovely surprise. Spacious room, bathroom very clean. Heater easy to use (turn off) and big window. Lovely views across Eastbourne, a good second best to a sea view this time of year.

Really friendly staff and nice property. Quick to give recommendations for dinner and be helpful with any questions and requests. Only small downside was our room was quite small (room 3)- but may just have been ours. It was very clean and well maintained though. We would happily recommend and stay here again.

Greated immediately on arrival host was very friendly , got a parking permit for directly outside, as it saved driving around to try find a free space.
Our room was lovely very clean , en-suite shower is amazing, lovely beauty mirror with a light.
Slept really well
Cooked breakfast to order was hot and very tasty.

Lovely property on the beachfront with great service. The breakfast in particular was really good. The room was also good, but one thing that can be improved is the water pressure of the shower. The temperature is steady but the water was somewhere between a trickle and full flow.

We had a wonderful stay at the Beach Front Hotel! Really warm welcome and such a friendly team. We stayed in the sea view room 4 which did not disappoint. The room was surprisingly quiet considering it was on the main seafront promenade. Super spacious and clean room. Breakfast is alone well worth the stay. Great value for money! Highly recommended.

This Guest house was excellent. The staff were very friendly, the room was spotless and the breakfast, which was included in the price was suburb. The room was small but we only needed it for the night and it had all we needed. Larger rooms are available.
I have stayed at hotels that were many times more expensive than this and nowhere near the standard of this guest house.
I selected it in the hope that previous reviews were genuine and I can validate that it is that good.

Very clean and comfortable room. Staff were all welcoming and were quick to help, good to have recommendations on places to eat etc.
Breakfast was delicious and we would definitely stay again and recommend to others.
We parked outside on seafront and took advantage of guest permit which cost £2 a day although nearby streets are free but we liked the convenience of having the car outside. We didn’t use our car as everywhere is in easy walking distance including bus stops for hop on/hop off bus if you’re wanting to explore further.

Ensure you stay at the Beach Front Guest house

This should be rated as a 5star hotel rather than a guest house The guest house was immaculately clean and beautifully decorated throughout and extremely comfortable. .Kris one of the owners was there waiting for me as I had requested early check in -I arrived at midday and check is is usually 4pm -7pm .I was very impressed with that and also his friendless and the welcome that I received .Kris upgraded me to a sea view room which had become available at no extra cost to me .The room was huge with its open balcony and the views overlooking the beach and sea were fabulous .I forgot my laptop charger ,both Kris and Duncan went to endless trouble for me to try and find one but were unsuccessful but Duncan guided me to a nearby phone and computer shop(iPhix) were I purchased one. The staff there were very helpful. Duncan also gave me a 2nd charger for my 2nd phone to help speed things up. Breakfast was freshly cooked for me and delicious and again Kris & Duncan organised this for 7.30am with the chef (Thank you ) as I had to leave for work at 8am , breakfast was normally served from 8am onwards.
I would highly recommend and I have already the Beach Front Guest House to everyone coming to stay in Eastbourne. I had an amazing stay there .I will very definitely be back. Thank you Kris and Duncan

V comfortable lounge area and small front conservatory ideal for sitting in the evening.
15 min walk to BR Station and central shops.
Food delicious, ample selection and nothing was too much trouble.
Large refrigerator selling limited selection of alcohol and soft drinks at sensible prices.
Shower en suite very newly installed, sparking clean with good attention to detail,

As a rule I normally book at a larger hotel but after reading all of the reviews for the Eastbourne ones I was disappointed and decided to choose a boutique type hotel. Well I could not have picked better than at the Beach Front one. It is very chic and tasteful and definitely clean and the breakfast was delicious. Great bed and breakfast. Very clean and COVID safe. Breakfast was freshly cooked to order and delicious. Staff were very friendly and attentive. The guesthouse is walking distance to all amenities. Parking however is on the street with pay and display or permit bought from guesthouse, unless you drive around to find free parking on side streets. Hotel.com advertise it as free parking but should clarify this. I would definitely use this guesthouse when in Eastbourne next.

An amazing room with an amazing view

My partner and I had a fabulous two night stay here. We upgraded to a sea view double room/suite which was stunning - clean, spacious, great view out to the beach front. The hosts were so welcoming and friendly- we were able to drop a bag off on arrival and the room was actually ready at 12noon, which allowed us to freshen up from our train journey and then head out for the day, which was an unexpected bonus.
The location is good - we walked from the train station and it took us 10-15mins so was fine for us and bus stops close by. The breakfasts were delicious with a good choice of cereal, fruit, yogurt and full English breakfast. Overall, it was a refreshingly modern, clean and impressive independent hotel, I would definitely recommend (and go for a room with a sea view!)
