Unlivable Conditions – Strong Mold Smell
I did not stay at this hotel due to unlivable conditions. Upon entering the room, there was a very strong and overwhelming mold/mildew odor that immediately raised health and safety concerns. The smell was so severe that the room was not habitable.
Because of this, I left the property shortly after arrival and did not stay overnight. This was extremely disappointing, as basic cleanliness and air quality are the minimum expectations for any hotel stay.
I would not recommend this property until the mold issue is properly addressed.
I have requested a full refund and have yet to hear back from them. That is the least they could do. I have never experienced anything like this.

Staff were very lovely and the room was very clean. AC was very refreshing especially in the 35°C heat and worked extremely well. You can expect to walk 15-20 minutes Into the main touristy bits but I couldnt reccomend this any more if you are staying in Florence.

We only stayed 1 night to catch our flight in the morning but the rooms were very clean and comfortable. The staff was friendly and very helpful.

We stayed one night. Sra. Tiziana was was very helpful about everything we asked. She held the luggage until the room was ready and held it for the day until we picked it up so did not have to drag it around. It is a 12 minute easy walk from the Firenze SMN train station. She was able to direct us to the most efficient public transportation when necessary. The room was clean and quiet. If you go in the summer, ask them to show how their AC units work. Morning breakfast was pleasant and typical continental. After you leave in the morning, you are able to return there without going through a front desk, just punch in the code. Recommended highly. We were traveling as a party of four and we all agreed.

Overall this property was fine and worked for what we needed.
The self check in process was very smooth and very appreciated as we arrived much later in the evening.
At first glance in the dark and dim light, the room was fine. But there was a very horrible stench coming from the bathroom. Since I'm pregnant I'm very sensitive to smells but even my husband thought it was quite awful. It lasted the whole evening and was still there when we left. I did note this in my feedback regarding the check in process and while we were out the next day they made up the bed and I think possibly dealt with the smell. It wasn't all gone but it was much more bearable.
In the daylight I did notice what I had thought the night before was just vintage chips in the wall, was actually dirt on the walls, more so what appears to be blood and other such substances. We noticed some mosquitos in our room so I am assuming it was other people killing them on the walls.
The breakfast provided in the morning was a great treat and much appreciated. The host was there helping make cappuccinos and was very lovely. There was yogurt, pastries, fruit, fruit juices, and a coffee machine.

Quaint and Friendly Stay in Florence
The hostess at this hotel was the best! She was so helpful and kind. The room was quaint and had a wood ceiling and wood beam, which gave it lots of character. We had a private bathroom that was down 5 steps which was a little tricky to use. It was an older bathroom and had a few small issues. The hotel was about 5-10 minute walk from the train station which made it really convenient for dropping off our luggage before exploring Florence. Our hostess provided a delicious breakfast for us.

Not a hotel, but a B&B, but not in a home. My room was under the eaves, not on the main floor so absolutely no wifi unless I went down 2 flights of stairs. Tiny bath en-suite, but down a set of stairs. Shower head attaches to wall facing bidet. No glass in bath. Room was clean, and very basic.

It's a 15 minute walk into town so well placed but our room was on the main road so was a bit noisy. I was surprised to have to pay an additional tax on top of the booking when we arrived but other than that had a lovely stay. It felt more like an air BnB than a hotel but no worse for it. Would have no issue to book again.

The room was nice and tidy, and in the heat of Florence in Aug, the air conditioning was definitely appreciated. As this was my first time in Italy, I didn't know what to expect from hotels, this was more like an apartment, a happy surprise. Check-in was a little strange but explains why they ask from your estimated time of arrival to the hotel, I would try to be as accurate as possible. There is no lobby or receptionist area to check in so when you arrive, you have to call the hotel contact and let them know, only they can let you into the building. I love that breakfast is also served but do not expect a continental breakfast, expect quick and on the go, which was perfect for me. The location is super convenient to S.M Novela train station (about 7 min walk) and heart of Florence (about 20 min walk or 10min bus ride). Absolutely loved my stay and would 10/10 recommend this location.

Awkward check in for the location. The hotel is extremely hidden with no signs or notice of the hotel. I buzzed the door a few times with no answer, after waiting half an hour, I called and had no answer, then I buzzed again and finally got through for the check-in. Looks just like the photos -- with a beautiful balcony available in one of the two rooms we booked. Certainly nothing fancy for breakfast, but still a nice spread -- with someone there to make coffees for us right at 8 AM. We were supposed to arrive in the evening, however due to change of our plans we arrived before 12 pm and were well welcomed by Tiziana, she was sweet and personable. She gave us the map of Firenze and recommended the places to visit - that was lovely! The B&B has an elevator which is a big plus! The room was spotless clean with a comfortable bed. Also, we enjoyed the breakfast in the morning - simple and tasty! The only small minus was we didn't have a mirror in the room (we got the one with the external bathroom). It would have been nice to have one in the room.

At first we were a bit apprehensive as we thought we’d booked a hotel and it looked like someone’s house. Tentatively I rang the door and someone appeared from the street a couple of minutes later to check us in. It was indeed 2 apartments on the top floor converted into a bed and breakfast. There was a lift to take us up. The room was basic but clean and functional. A small breakfast was available in the morning. The staff were very friendly and helpful. Situated 10 min walk from station and a further 10 to the start of the centre of Florence, it was relatively handy for a base. A small bus at €1.50 into town was a good option to start then walk back

Really nice place, looks nice, big and spacious, super clean and white, nice bathroom, good customer service with all info ready when needed to check in and go into the building and room. Overall great experience. Giving it 4 instead of 5 (if I could I would give it 4.5) only based on location. Not bad at all, but more of an issue with the city than the actual hotel. We did not love the area full of key touristic places and enjoyed most the less crowded areas and older feel of the other side of the river. If you come to the typical touristic things in the city, you will be a bit far but within walking distance, and chances are you will walk a lot anyway. The good part of that was that it is close, but not that close, so it feels quieter and nice. But next time, or knowing what we know now, we would have probably stayed on the less filled with highlights but nicer neighborhood across the river.

This place is definitely outside of most walkable attractions. Especially, after we were coming from our stay in the Ponte Vecchio area. We noticed immediately that the area is more sketchy. It is nearby the Santa Maria Novella station, which I found out afterwards that it isn’t the safest area. Also, we had plumbing issues and the ac didn’t work.

The bed was not too comfortable and the water pressure was weak but none of that matters because of all of the god things. The hotel is located just a 5 min walk to the train station and 15 min walk to all the big attractions in Florence. Plus, the host was the kindest woman ever. She gave us a map with recommendations on where to go and made sure we had everything we needed as well as provided a nice breakfast.

When we travel outside of the USA, we look for 4 main things in a hotel... 1. Location, 2. Cleanliness, 3. Air Conditioning, 4. Wi-Fi. This hotel ranked 5/5 except for the Wi-Fi. it was very spotty and VERY slow. Location was very good, close to the train station. Very clean, we loved that. Air conditioning worked very well too. Staff was great, even thought he did not speak english. The room was HUGE and had a great view.

Evidently there were duplicate reservations when I had only paid for one set of 4 rooms, there were 8 rooms reserved. That took quite a while to sort through! The rooms and the overall experience were good. The location is a bit distant and the neighborhood seemed a little sketchy at night.

Wonderful lady at check in (owner?) who kindly let me drop my bags in the room early. The cleaning staff was lovely as well.

There is street noise, so if you’re noise sensitive bring earplugs.

The code to enter the hotel didn’t work, but the key did, so I managed to get back in. I’m not sure what happened because the lady clearly pointed at the keypad and pointed at the code given to me. (She didn’t speak English)
I’d suggest trying the keys and code with the staff before you leave, to be sure you can get back in. If you get back to the hotel after the office closes, and have a problem, you could be locked out all night, if no one answers the phone.
