We have stayed in the Belhaven before (over 20 years ago the first time) and loved it. I have also recommended it many times to visitors to Glasgow.
So, it saddens me to say that this visit wasn't so great and they really need to do some work if they intend to be around in another 10 or 20 years.
When we arrived, we got upgraded from a standard double to the suite. Sounds great. And getting up there it's an beautiful big room and seems very nice at first look. But further time spent revealed that it needs work and repair. Just a few of the issues:
Huge room but little furniture. No wardrobe at all, just a rail (which feels more like an Ibis than a decent hotel suite).
Massive great double bath - jacuzzi. I thought \"great\" and proceeded to fill it, which was fine, but then turns the jacuzzi jets on and it started to fill with particles and a few flakes of mould, so clearly the pipework has not been cleaned for quite some time (no point having a jacuzzi without maintenance!).
The sink was chipped and the plug no longer went down. Best throw away and buy a new one. Should be less than £300 at a plumber's merchant and an hour of labour!
Wiring for the lights above the paintings was wrong - you needed to switch both the switch by the door and the one by the bed. This is not how to wire a two-way switch! Half an hour of an electrician's time would sort it.
They have to spend some real money to get this room back up to its potential!

The staff was amazing! Very kind and helpful above and beyond. Place was cleanish, bedding was clean and bathroom clean. The big issue is, we were in a basement room so might be just our location, but the carpets smelled awful. Very moldy smell, which I’m allergic to, so I felt terrible every morning. Place was very cold but damp, our towels never did dry, bedding was damp. Even the clothes in our suitcases came home damp and smelly. The building has character so with some dehumidifiers and harder flooring, it has potential to be a great place. Public transportation right outside, tons of great restaurants close by and botanic garden across the street for a nice walk.

Pleasant and quiet location although the 3hr max parking is a pain. It would be ideal if the Bellhaven offered parking permits during the stay. The family room is huge and definitely worth it with two young children. Comfortable beds and great shower pressure. Staff were friendly and helpful. Breakfast was good. For the price I would definitely stay again.

This was a very average stay, which isn't a bad thing. For the first 3 days, our toilet was not working. They had to give us a key to a private bathroom downstairs. It was frustrating because we had 3 people in our party who needed to take turns using the bathroom so it was inconvenient to have to use a toilet not in our room. You had to move the handle like 10 times before you got a flush. Then suddenly by day 3, it was ACTUALLY fixed and we had to give the other bathroom key back. We were only offered a free drink at the bar as compensation (which we didn't use anyway). Other than the toilet fiasco, it's an okay stay! Bathroom was spacious, great water pressure and it gets hot! Even the room was spacious for three people. Tip: leave the bathroom fan on because for some reason it keeps the room cool. There is NO AC so the fan in the bathroom helped. Beds were okay, pillows offer no support so maybe bring your own to use. Had an old fashioned feel so I didn't mind the old fashioned smell lol. Staff is very nice and kind and attentive to any request. My old gripe is the second half of the stay, they stopped giving us fresh towels so I had to ask for fresh towels twice. They also didn't make up the bed our last two days or give us toilet paper. I recommend this place if you JUST need a place to sleep and eat breakfast. Great location and easily walkable to the subway. VERY average stay but worth it if you can tough it out.

Room fairly basic although clean. On top flloor and no lift, which wasnt mentioned on web site, I dont recall. Site states parking available, which is true but it is on street and payable by ring go parking app. They did not say that during active hours, 8 until 6, maximum stay is 3 hours. This could be a problem if your visit is for, say a wedding, as was ours. We felt that £471 for 3 nights without breakfast was a bit excessive for this hotel.

The hotel is in a beautiful high-end neighborhood. We felt safe walking around, the gardens across the street are beautiful. It is on an accessible bus route without being noisy, and is a 10 min walk from the west end restaurant and shops. It was a quaint and beautiful area. Our room had a musty smell; a stain on the floor and a spot in the roof and wall where a previous leak hasn’t been properly re-patched/painted. The room was dated and the carpet needs to be replaced. If you are okay with an outdated room, the location is a nice time spent away from the hustle and bustle of other tourist areas! I would return with lower expectations. They offer breakfast, we didn’t try it but looked good!

Room was spacious but sparsely furnished, stain on chaise longue at end of bed, cobwebs on ceiling, bathroom very cramped, shower unit awkward to access, noisy bathroom door closure. Clothing rail rather than wardrobe. Would not stay here again.

This was a true gem, the brilliance of which is only outdone by staff. They were helpful, friendly, and amazing. We had no problems coming early and storing our many bags before a later checkin. The staff moved our bags to the room. The room was large and so beautiful. High ceilings. Gorgeous fixtures. Large windows. Two big comfy beds. A plush carpet. A spacious table and chairs in our room for breakfast. The hotel was also in a great location. Easy to walk to places. We had a rental car when we dropped off our bags and the little street is pretty tight with parked cars on both sides. I don’t think I’d want to have a car in Glasgow, but they had a turnaround spot and the drivers in the city are courteous and safe, so you could if you needed to.

A brief overnight stay in Glasgow for a concert at Hampden park. Lovely old building, well maintained. Room was spotless. We were on the 3rd floor. Stairs all the way, the last set quite narrow. I’d have liked to stay for a couple of nights at this side of town. Very nice

The Kings Arms Hotel, Lockerbie, Scotland- If you want modern, bright and shiny, this is not the place for you. I like comfortable, good bed, clean accommodations with a historical angle if possible. We are traveling with my young adult fraternal twins. This location had a “family room” that could sleep 5 (1 couple and 3 individuals), so 1 bed went unused. We had 3 large windows for lots of daylight. No special view out the windows (roof top of building next door). We received a friendly greeting upon arrival and offers to carry our bags up (not necessary). Parking is limited, but we scored a spot just a few steps away. I feel the cost of the accommodations was reasonable, and by the way, the brand new, spacious bathroom was a surprise treat! Towels were fluffy. We were very happy here.

The room is tired, wallpaper peeling from walls, plaster peeling from ceiling, and the carpet was dirty with iron burn marks on it
The room was constantly cold. One radiator for a big space (not double glazed windows) and it kept turning itself off.
The noise was from outside was really audible - you could hear the traffic from the main road.

They did give us a free breakfast to compensate but it would be a deal breaker for us to stay again.
All in all nice enough hotel but needs some tlc. I wouldn’t be likely to stay again.

Disappointing stay, room 7 was very cold (even with heating on), no curtains at windows just blinds, water pipes very noisy on either side of window obviously was waste water from upstairs rooms, no hot water on Sunday told new boiler switches off overnight and they have to put it back on in morning and takes few hours for hot water, we had to boil kettle for hot water, beds comfortable, breakfast good. My bank card was charged for another room prior to our check in was told they must have your bank card when I said no I had it myself I had to show them I had it, asked for manager to phone me Saturday no call, on checkout on Sunday asked to speak to manager told she was fixing a toilet and to give it a week for refund, asked for evidence refund processed and was given receipt for other room with the other residents personal details name and address on (receptionist wasn’t bothered when I explained she’d gave me the other persons details breech of data protection).

We were in a party of 4 people and we were so happy with the hotel, the beds were so comfortable, the cleanliness was fabulous so clean, the staff couldn’t do enough for us, the staff were so helpful they were amazing, so friendly and the breakfast was delicious, so tasty and fresh, there was a choose off full Scottish breakfast, omelette or continental. I honestly cannot say one negative thing about this hotel, we are booking again to go back in October

Beautiful hotel with lots of character! Staff were so friendly and ready to offer their assistance regarding finding your way around Glasgow, room requirements etc. Breakfast was top notch, eggs made the way you like them, fresh fruit, yougurt, cereals and typical Scottish fare beans, sausages etc. We cannot emphasize enough how great our stay was and location is in a beautiful terrace area in the west end. Bus stop three minutes away on the Great Western Road, across from a Botanical Gardens entrance, three blocks to Byers Road! Great restaurants and shops all within walking distance including the Hillhead subway stop! We will be back and do not hesitate in recommending the Belhaven to all!

The Belhaven is a comfortable place with friendly staff. Bathroom set up was imperfect (shower was not set up properly), and when the bathroom door was fully closed the person in the bathroom was locked in! It was warm when we visited and ventilation was poor.

Well priced single room for an overnight
Booked a simple low priced basement room with use of my own bathroom only a few yards away. Room was spacious, comfortable, adequately furnished, clean and quiet - all I needed for an overnight trip to the city to see friends. Very close to the sights and attractions of the west end - Byres Rd, the Botanic gardens, and free parking across great Western Rd near Kirklee Post Office. Would stay there again.

After a rough few days of travel we arrived to the hotel and welcomed by a very friendly staff member at the front desk. We discover there was a mistake we made on our booking and needed a different room and they were extremely accommodating and very kind. This kindness turned the trip which started as a series of unfortunate events into a lovely time exploring Glasgow. I would definitely stay again. The location was perfect for me. The staff was so accommodating, i had everything I needed. Both Violetta and another woman whose name i didn't get (short blondish grey hair, seemed like the manager, she was amazing) provided impeccable service. Breakfast is very good. I don't think I've ever gotten better value for my money at a hotel ever. Stay here, especially if your trip's focus is the West End of Glasgow.

The hotel has sone great old world charm and decor. Great ornate ceilings etc and sash windows. Perfectly placed for staying in the west end of Glasgow. Could do with some double glazing though to cut down the road noise but not sure if thats a planning issue as none of the properties in that street appeared to have anything other than single glazing which isnt very eco friendly. I dare say its a Glasgow council nonsense, same as the lack of parking. Hotel clean and staff friendly.

The room was ok, but a little sparse. Bed was comfortable, except the pillows were lumpy. It was hard to get in and out of the shower as the sink was across the shower curtain.
The bar was closed as \"they don't hold a license\", which was disappointing.
Also, as we were told that the street parking is no longer free after 8am, we got up for a 7:30 breakfast (as that is when it opened). Then the lady who was to cook for us only got there at 7:30, so we just had a light / rushed breakfast.

The Belhaven is located in the West End close to shops, bars & restaurants, plus the Botanical gardens and access to subway to Glasgow central, the hotel itself is looking very tired and could do with a serious makeover, our room was very large and functional, it was quietly located, but bathroom definitely in need of an upgrade. Didn’t have breakfast there as a lovely coffee shop located across the road
