Satyam checked us in and he was very helpful. We had 3 rooms booked. He was ready with our keys and even recognised us by our name when we walked in. That felt so personalised. One of our rooms was on 2nd floor and he helped us with our luggage when he was just passing by and saw my girls bringing their bags up.
Room was very clean
Had Nespresso coffee maker.
There was a microwave and a refrigerator and a stove with kitchen appliances and cookware.
They have a swimming pool as well.
No elevators because it’s a vintage property.
Well kept
Has a ballroom
We didn’t try breakfast buffet as it had minimal veggie options.
But we had food ordered for evening and it was very tasty.

There was a 1 inch gap between the balcony door and frame. The wind was blowing in. I heard loud music from downstairs pub most off the night and it started at 7:00 am. There was no hot water in the morning. Their thermal pools were closed.

This hotel needs a lot of TLV. The furnishings are shabby; our A/C didn’t work and our bathroom sink had a crack; paint peeling on the bathroom door. The staff are very friendly and try to accommodate us with the broken A/C. But the experience was disappointing.

Hotel & Design room 12 was novel on ground floor. Easy walking distance to Eat Streat & city centre. Unfortunately car park next to room being built made for moderate noise during the day. (No cars using hotel driveway behind Room though!) Room must be under housekeeping floor because there was a bit of noise both mornings 6ish too walking back & forth & dishes clinking.

We really appreciated the historic value of this property. The story of the hotel is fascinating! The location was also central with easy walking access to cafes, restaurants, and the lakefront. The hotel staff were kind. We used Prince’s Gate as our launching point in Rotorua for three days to experience the volcanic areas of NZ. This included a sea plane flight with Volcanic Air, a visit to the free foot baths nearby the hotel, a drive to see Mt Doom in Tongariru National Park, and walks through wai o taupo and waimangu. The Prince’s Gate served as a good centralized location. We also appreciates the free parking right around the corner from the hotel.

We stayed in an apartment in an adjacent building. The decor was vibrant and colorful in a style perhaps reminiscent of the 1920's. It was spacious, comfortable, and quiet. The location was convenient, walkable to shops and restaurants. The buffet breakfast was okay, but not remarkable. The breakfast room got very noisy with the clatter of dishes when the employees started setting up the tables for the lunch service and clearing away breakfast items. This happened all three days we were there. This probably could have been done more quietly if the employees had sufficient training.

First off all that smell in a rooms ( we have 2 rooms for 2 nights), light in a bathroom wasn’t turned on, had to click on for a few times, can hear neighbors around you, bad insulation. Very disappointing stay. Sorry for that review, but can give more than 2 stars.

The staff was wonderful. The room was lovely and the the bed very comfortable. We had difficulty with the heating, but the desk person came and showed us how to use it. So all was better. The bathroom was quite large.the bar/restaurant had a fun vibe and the lobby of the hotel made me want to just sit and relax. It was quiet, we did not hear our neighbors. It was centrally located. Only problem was parking.

The property is 130 years old but well looked after although the floorboards do creak like Pais. Breakfast staff need more drive. We stayed 4 nights and every day you had to ask to have the milk, orange juice and coffee refilled and when the eggs and bacon ran out hey would come back with 2 eggs and a few rashes of bacon. I can understand if it was getting towards the end of breakfast but it was only 8 to 8.30.

This is a charming historic property but it comes with its challenges: if you are a light sleeper the walls are thin so you will hear voices/snoring. For accessibility, there is no elevator. There is no laundry on site, there is a laundromat close by but make sure to have NZ coins. The saunas and pools are out of order - you have access to the polynesian but only the family pool. The toilet also kept going for me all night with a constant dripping noise in the toilet bowl. The door also kept jamming when I was trying to close it - took a fair amount of time to get it shut.

I spoke to reception and management multiple times but nothing came of it and I had to get expedia involved to come to an adequate solution. I feel like there is a lack of concern and transparency from management, it isn't a cheap stay but it is close to some of the main attractions in town.

A unique antique property across the street from the Prince's Gates at Government Gardens, hence the name. The hotel common areas are phenomenal, old woods, wallpapers and furnishings well maintained. I rarely photograph my hotel surroundings, but made an exception here - museum like! The dining area and bar were great. Had a breakfast plan that was very good. Spend an afternoon sitting in the lounge in front of fireplace reading. Nice! An easy walk from city center with shopping, dining, parks, thermal features. The hotel's thermal pool was down for repairs, but they provided access to Polynesian Spa's family pool - 10 min walk away. The Spa's lakeside pools were excellent. The room itself was antique/boutique quaint, but very small with minimal amenities. Bathroom was clean, but tiny. Smell of sulphur from the geothermal areas was everywhere. Woke me at 3am one night it was so strong. Staff was pleasant and helpful. Overall a nice stay.

Unique and cool colonial hotel

Prince's Gate is a nice hotel that leans into its colonial history. It is warm and welcoming and the rooms have a style unlike other places in Rotorua.
The location is also fantastic.
Parking is only available on the street, not on the property.

Stayed here before and very nice place in excellent location. Spacious and comfy room. Disappointed that the hot pools were out of order due to maintenance. This was not mentioned on their website and one of the main reasons for booking here. They said I could go to Polynesian Spa and get a 20% discount…not okay since I had already paid the hotel and expected to use their pools.

This is a historic property and hence a bit old.

The location is pretty good - very close to the tourism centre and also a few minutes walk from Eat Streat.
