The room and bathroom were really clean and neat. It was quiet at night. We had dinner at the restaurant downstairs, Kaiju. The food was really good, some shareable and some you can have alone. You need a reservation for the rooftop bar which was a bit of bummer because we didn't know. We ended up going late at night when it cleared out a little and we did get a nice little view of the city. Also highly recommend visiting the new bar across the street, Esencia Cocktail Bar! The owner, Oscar , is very passionate about his bar and serves up some of the best cocktails we've ever had.

Bedbugs!

Everything was going great until, on the final morning before our morning flight, we found a very large, engorged bed bug. Original preliminary inspection of the mattress and bedframe upon arrival revealed nothing, but this was a well-fed bedbug in the late stages of its life. Overall, a horrifying end to what we all thought was a beautiful, clean and hip hotel on our trip - now extended while we deal with the headache of making sure that was the only one.

A hotel of it's kind

The hotel is kind of special that features bear concrete walls and untreated woods decoration everywhere. You either like it or dislike it.

Other than the deco style it worked well: beds are comfortable, bathroom clean, and breakfast was good.

The hotel itself is clean unfortunately the elevator was a disaster as it was tiny could only comfortably accommodate 2 people and having 7 floors it was a big let down and required lots of waiting time . Otherwise than that the staff provided top quality service the pool and rooftop bar is the hotels usp and it is lovley and would highly recommend people stay for the pool and bar . The woman serving us drinks on the 5th of July made grate cocktails the rooms were a bit small but overall good value for money

Decent perks but it didn’t have basics like bottles of water in the rooms and one of the elevators is broken. I used the stairs apart from when I was coming and going with luggage. Pillows uncomfortable but the bed was fine. Loved the rooftop bar (but you can’t put drinks on your room) and I enjoyed the pool too.

The room assigned was just beside the outside stairs with no view and also time to time noisy. During checkout their system was not working so could not provide invoice and mentioned to provide during the day. No update until 8pm until I had to call and still didnt receive the full invoice. The day later when called again was able to have the invoice of my stay.

Jam Hotel was perfect for our family if 5. The children loved the swimming pool and the bed with the sliding doors. All of us slept well and enjoyed a coffee from the personal coffee machine in our room in the morning. In terms of value for money, it really was a bargain!

Super hotel and rooms -- ideal for a family of four. It's so rare to be able to get four beds and so we were delighted. Fantastic service from the staff (friendly, helpful, professional). Very clean. The only slight downside is that it can be little noisy from the road below (with trams and traffic). Not all the rooms are above the road but the four-bed rooms are. However, that's a small concern as overall we were very happy and had an excellent stay.

Really liked this hotel. The decor is very cool with the concrete ceilings and antique style switches, but not too much style over substance. Our room fit five people really nicely. The beds were so comfortable - we all slept really well, and the bed enclosure against the wall was a real hit with the kids. The little roof pool is tiny but a great touch, and they have a fantastic roof bar. On site parking was full when we arrived, but there was plenty of parking available down the side streets nearby.

Could be good if they would sharpen up

Check in was at 3, room wasn't ready until 3.50pm, we had small children with us and this was a pain. Housekeeping wasn't done on 3 of the 5 days until well after 4pm which meant we came back and then had to get it of the way for that to be done. The pool is so tiny, don't be decided by the photo like we were. It was uncomfortably full with 10 people in it. A plug socket was hanging out of the wall with bare wires in our room, tried to tell reception but couldn't find anyone to tell.

Great find in a great location.

An excellent find which reflects the wonderful oddity of Belgium and Brussels in particular. Rooms straddle the line between hostel and boutique hotel with the family rooms particularly well designed to fit four without seeming cramped. The design features are subtle from the use of recycled plastic to graffiti sticker instructions. The rooftop bar is a real find though often crowded and the chill out pool is tight on space but a great idea for hot nights. The only issue is the cramped lifts which struggle to accommodate more than three people. We didn’t eat there (and the drinks menu was light on beer variety) but the Blond boulangerie three doors down was superb for breakfast.

We enjoyed our stay at this hotel. In case this helps anyone, the parking is on the street, or the property offers parking for 15 euros just across the street. This area has a lot of shopping and restaurant offerings. It is about a 30-45 minute walk to other historical areas but there are plenty of public transportation options available.

Staff were quite unhelpful and a little rude. Checkin process was fine.

Breakfast on the 1st day was fantastic, plenty of food and a wide variety of food. On the 2nd and 3rd day they had run out of most things by 9:30 am. So on the 3rd day I went down earlier at 8:30am and the same thing. Had to ask multiple times for cutlery, napkins, water. they ration out the coffee pods for the machine for which there is often a long queue. Really not worth it. Better off going to the cafe next door.

Rooms look very pretty on the surface but lots of wear and tear. Scuff marks and holes in the walls, the shower was good but clearly has seen better days. The shower cubicle wasnt the cleanest either. Little things like toilet roll wasnt topped up. The shower gel in the bathroom was pretty close to empty. Overall nice to look at but doest really perform.

Amazing hotel in the best neighborhood of Brussels.
Friendly staff (Rita), clean room, nicely laid out for a family.
On top of all this, superbe rooftop to enjoy my wife and I our last evening in Brussels without the children. A great add-on to other hotels we did in Brussels!

Jam hotel is quite unique in style and setting which I really liked, my room was quite small for my friend and I , if we had stayed more than one night that would have definitely been an issue.

Hotel looks amazing however on night two we woke up with bug bites all over our body. We informed the hotel staff and they were willing to swap our rooms out and gave us trash bags to go to the laundry mat (no laundry service provided and we had to pay for it). When we go to inspect the other room bedding had hair all over it and makeup. Bed was just made and floor was disgusting.

We picked up and just ended our trip early. On the way home my friends had a severe reaction to the bug bites that ended with us spending the night in the hospital. We are on 12 hours of deep cleaning and still waiting on my car to get detailed. Hotel did refund us the entire stay but this hotel is complete trash.

The real drawback of this property are the area is sits in (very polluted with street litter) and the distance from city center. There are local trains nearby. The hotel itself is dark, with brick walls. The restaurant was closed the entire time we were there which was inconvenient and I selected this hotel because it had a restaurant. The room for 3 was big enough though.

Some noise from neighbouring rooms on the Saturday night.
Lots of cafes nearby if you don’t go for hotel breakfast.

our stay at the Jam hotel was good. The only thing I can fault is that the linens and towels were stained. I only got a very small towel for the shower and it was stained. The room was otherwise basic but clean and comfortable. The location can't be beat and the rooftop bar is lovely.

Hotel is lovely and full of character.
Beds comfy and nice touch with coffee maker.
Decent location with plenty of places to eat and several bars.
Recommend Arion (under 5 mins away) for a relaxed excellent quality dinning experience.
Swimming pool nice to relax after busy day walking though a dip pool rather than swimming. Downside there was a private party there so most tables reserved and couldnt relax and enjoy the area.

NOISE we were in room 114 and there was ridiculous amounts of noise from restaurant below when setting up and more importantly until 1 at night. Emptying empty bottles and lots of banging and crashing. Starts again at 6am so frustrating, recommend taking ear plugs.

We loved staying at Jam. The decor was quirky and it was very clean. It's in a fab central location easily accessible by tram and convenient for the Louisa metro stop. There are also shops, bars and cafes all around the hotel. Staff were very friendly. Definitely recommend as a great place to stay.

I liked the staff. The room had bunk beds which the kids liked and were comfortable to sleep in. Not a pull out sofa :). Location had a few restaurants and a market near by.
To go to the main square needs a ride or 1/2 hour walk.
Streets at night around the hotel were fine.

The hotel was great it had a retro feel. Art studio redesigned into a hotel. It was a 25 minute walk from the train station and all uphill, that’s the only downside.

This felt more like a youth hostel than a family hotel. It was cleaned less thoroughly than other similarly-priced hotels our family of four stayed in across Western Europe. We were excited for a swimming pool, but the pool was too small for swimming and too cold for lounging in Belgium’s chilly summer evenings. The hallways are inexplicably dark, which gives the place a slightly creepy vibe. The bare wood and exposed concrete decorative motif in the rooms is charming, but maintenance is required. For example, our shower drain must have been blocked so it had been removed entirely, exposing the plumbing. Recommended for young adults who appreciate the rooftop bar and being a little out of the tourist zone.

Bit Dissapointed

Room very dark during daytime even with curtains pulled right back and all lights switched on. Felt very depressing. Light above bath/shower was not working so made showering quite diffcult once shower curtain was closed. Bedside light shade broken. No English TV channels at all, not even News!! Bit dissapointed with room. Thankfully didn't spend too much time in room and went outside to explore beautiful city!

the website states 3PM check-in. We arrived at 3:04PM and were told our room was not ready, but would be in about 5 minutes. After an hour of sitting in the lobby we finally got our room. No services were provided in the mean time for the inconvenience. overall disappointed with this stay.
