Front desk staff [especailly Kareem] was nice and generous. Hotel met my needs in the ways that count. Bed, window and shower were all large. High water pressure and hot water.

There were some very minor quibbles--the safe didn't work [no batteries and none at front desk to replace them], the phone didn't work [to call the front desk, necessitating an extra trip up and down the stairs].

But they gave me the top floor room that I asked for. The coffee machine made a fabulous capuccino.

The breakfast was a little thin --- sliced meat, sliced cheese, carbohydrates and yogurt. I decided not to get it, feeling a bit disappointed.

Overall I was happy with the value and experience and would definitely stay again.

The only negative comment I have is that it doesn’t have elevator and the stairs are to tiny and it has spiral staircase make it hard if you go with big luggage’s. Beside that the place is convenient to spend 1 night.

Great affordable stay

Can here for a short stay. The room was big and beautiful with a Juliette balcony. The staff were also very friendly. Only downside was lack of elevator/lift and a few bugs in the bathroom but the hotel is not to blame for that. Would visit again.

Good place to stay near public transport

Good place to stay in this part of city. 5 minutes walk to nearest metro and tram stop.
Please note this is small property with no lift, it might be an issue for someone with heavy luggage. The stairs are steep to climb if you on their top forth floor.
My room was well maintained and daily cleaned during my stay. The only negative I have noticed is their staircase and bedroom corridors were not vaccum cleaned during my stay.

Property looks nothing like their Orbitz/Expedia page. The property is undergoing renovations and even so, rooms are small and smell bad, carpets in main hallways stained and spots of mold around the room.

Staff was trying to be accommodating and showing us other room options but all were more or less the same. Would likely be fine for solo travelers but would not recommend for couples or those who are looking for a romantic or clean space.

This hotel is two or three miles away from Paris City Center but close to a Metro station that allows to reach it in a few minutes. The rate for rooms was very convenient compared to most of other 3 stars hotels in the city. The staff was very kind, friendly and serviceable. All the property looks very clean. Room furniture (i.e. beds) are quite outdated but comfortable. My room had a light musty smell but was clean and the bathroom was in good condition.

I booked this hotel last minute. The staff here are very friendly and helpful. When I was not happy with my room they changed it immediately! They provided an extra heater as I was very cold and showed me how to get around. They do offer breakfast at €12 which is not bad compared to local offerings. It is located near line 1 which takes you to some of the landmarks trams and buses are available. Other lines are nearby too if you don’t mind walking.

There are many supermarkets and shops which open late where u can get last minute supplies.

The room I stayed in was quite big for a place in Paris and was on the top floor. There is however no lift so if you don’t like stairs then you may want to skip this hotel. My room had a separate toilet and shower which was good. Also had a flat screen tv.

I enjoyed my stay here and would recommend for a short 2 day stay in Paris.

No elevator and no air conditioning but we knew that when we booked. Hanine at the front desk was very helpful. Room was clean and the continental breakfast was good. A number of restaurants close by and entrance to the M1 subway line is a 4min walk. That subway line gets you quickly to any destination needed.

We really loved the location and the staff was great! The 1st room we had was extremely small for 2 people and the staff was nice enough moved us the next morning to a much larger and nicer room. It was clean, simple and a little bit away from the city center. However the metro line is right around the corner and within minutes you were anywhere you want to be. It was nice to be in a more residential area away from the crowds. Nice restaurants and sidewalk cafes were a few steps from the hotel. We ended up eating and drinking in the area every night.

This is a small hotel in a convenient location. It is about a 10-15 min walk from the train station. Lots of restaurants, cafes close by. No lift, but that’s Paris. Very friendly, welcoming staff. Great hotel for the price.

No elevator, i had to climb 4 stairs to reach my room, the floor wasn't clean, no flip flop which costs them 1€, no wifi coverage, bed is good, bathroom is tight, trash bin in the toilet was without cover (you can imagine the view), 1 metro ride to reach Eiffel tower which is good.

Very old and very stale. No air conditioning so beware of staying here in the summer. I left a pair of expensive jeans in the room and I e-mailed them. They returned my email saying they had them and if I gave them my credit card info and address they’d send them to me. That was almost two months ago. Follow up emails and phone calls have gotten me nowhere. Very unprofessional and awful customer service.

Service was nice. The room was definitely on the smaller side. I understand that in europe rooms can be small but in this case, only one person can walk through the front of the bed at a time. Condition of the place is great. When you enter it gives a very sophisticated feeling. If you have more than one suitcase with you good luck going up the stairs. We had 4 suitcases with us, stayed on the 4th floor and no elevator; it was a little bit of a let down.

Paris is hot in the Summer

Paris in the Summer is Hot. Hotel doesn’t have A/C so be warned. A fan was provided and the windows open wide so that was a relief. Staff is friendly and the area is not busselling with tourists so it’s quiet and had a great Saturday street market. The metro 1 line is the best part as you can use that to get to all the major sights, shopping, food, etc. We’d stay again for the Saturday market alone, but otherwise we’ll probably stay at our usual digs. This is a good back up though. Also the Patisserie across street is delicious.

The room was really nice with modern decor. The bathroom was quite spacious for Parisian hotel. There is a really nice outdoor area where you can have your breakfast and relax. However, when I asked about check out time, I was told 12. I went to Bois de Vincennes before check out and on returning at 1030, I was again reminded that check out was 12pm. The cleaning staff were also waiting at the top of the stairs and I told them I was leaving soon. I enjoyed staying at the hotel but felt like I was being chased out at the end!

There was no AC inside of the room. It was very very hot and we were on the ground floor. There is no elevator in case you have many luggages and need to go upstairs but at least you may open the windows safely if you are warm. The room was very noisy and everytine someone flushed the toilet there was a returning noise all night long as if we had flushed the toilet ourselves. The breakfast was nice and included croissants and 2 other pastries, apples, cerreal, bread, nice coffee, milk, and OJ. The staff was very nice, polite, and friendly.

My partner and I stayed here for 4 nights while on holiday. While located in a residential area, the hotel is a 2 minute walk from a metro station on Metro line 1 making most tourist sites such as the Louvre, the Orsay, the Arc dear Triomphe and the Champs Elysees directly accessible, while the Eiffel tower and Versailles are accessible with only a few changes on the metro. The hotel itself is clean and well decorated and a great deal for the price. Would recommend

Stayed 3 nights, every morning at 4.30am someone upstairs was stomping around for over an hour - no idea if was guest or staff member. Then after they went out (or down to man reception?) they left some kind of intermittent alarm to go off in their absence. No ventilation / no extractor-fan in small stuffy room.

We thought the hotel would be downtown but it was actually about a 10-15 min walk from downtown. They offer a free shuttle on the weekends but it's first come first serve. They also ran out of taxis on the Friday night.
The hotel was really nice and we were given an option of city view but a loader room or no view but a quitter room. It was nice to have the choice. We had the \"louder\" room but it was fine.

Nice enough little hotel.

The hotel is not close the the Parisian attractions but it's 3 minutes away from the closest metro station.
The staff is polite, the 'breakfast' is bread, butter and some cheese.
It's an old building turned into hotel, there's no lift ( be ready for that) and the stairs are circular, complicated when carrying luggage up and down. Other than that it is a nice place to come and sleep after a day full of activities.

Tip: Across the street there is a boulangerie that does have the best pastries. Beware they only take cash.

So, I booked a five (5) days stay in this hotel and paid in cash during the time I checked-in. Everything went swiftly until the day I checked-out. The receptionist was asking me to pay even if I already paid on the first day, I showed him my receipt and said it was \"okay\". I got back from the holiday and checked my bank account and was surprised to see a pending debit transaction from the hotel dated A DAY BEFORE I CHECKED OUT. Basically, the hotel charged my bank for my stay despite the fact that I've paid for it already. I got my refund in the end, but was utterly annoyed. Because of their slip-up, I had to pay the extra charges in my bank due to the transaction I didn't even made at the first place!

Nevertheless, the only good thing about this hotel was it was situated in a nice, quiet area and very close to the Metro. Service, however, needs improvement. That is all!

when i arrived i checked with the staff if they had one or two reservation in my name, it was two for the same date.
Expedia who i booked through has charged me twice for the same reservation, i have emailed Expedia 3 times now and only had there standard reply saying they try to deal with all matters within 48 hours

i would not recommend anyone to book through Expedia.

Very friendly desk staff got us checked in quickly. Nominal charge for breakfast the next morning which was delicious and served at a table in a small dining area. There is no elevator in the building and our room was a 4th floor walk-up, so beware if you have a lot of luggage. Overall a good experience and nice room for the price.

Hotel is only a 2 min walk from Metro (Porte de Vincennes) and is on Line 1 which is great to see all main attractions. Staff were friendly. Had a facility to store luggage on last day which was great as we weren't flying out till 9.50pm.
Courtyard is pleasant for those who like to enjoy a cigarette! Continental breakfast was nice (7 euro). Wifi was great.
No lifts but we were on first floor so wasn't really an issue. Overall good value for family of 3 staying in triple room .

My wife and I stayed June 17/18. Originally offered a room on top floor, I think 4th (5th by US measure). It was set up for 3 with a view of a weed infested vacant lot across the street. I was offered a different room one floor lower and took it. Big mistake. Bathroom was split, sink one small room, toilet and shower in a separate room. Shower leaked on floor, room had been poorly remodeled (MDF baseboards nailed directly over existing ones) shoddy paint job. Bed was comfortable and office staff very helpful. It's a bit off the beaten path but subway close by so it worked. It's an okay deal for the price, but may not stay again.

In considering hotels for my Paris trip, I noticed a pattern in reviews on Expedia and Trip Advisor with regard to the budget hotels I was considering. The reviews for all hotels in the price range of Hotel le Twelve split about three ways: this hotel was nice, this hotel was what I expected for the price, and finally, the odd reviewer who reported \"THE WORST EXPERIENCE EVER.\" Hotel le Twelve is definitely NOT in the third category (despite some claims on Trip Advisor and Expedia). I expected a hotel room to sleep in without luxury and that's what I got. Any good trip to Paris should involve very little time in the hotel room anyhow. My room was a single, and was quite small by US standards, but this is what one should expect (so I suppose I fit into the \"this is what I expected\" category). If you need an elevator, this hotel will not suffice, as it, like most budget hotels in Paris, does not have one. The good news: the Metro stop is literally a one-to-two minute walk away; it's a five minute walk to the Nation stop for RER A connections; there are numerous markets to shop for necessities such as water and snacks which will help budget-wise; and, the staff is very friendly. Also, I did not have the experience many report with regard to noise from neighbors above--yes, you can hear them walk around a bit, but it's not a huge issue.

Very reasonably priced accommodation, especially for Paris. A one-minute walk to the Porte de Vincennes station (M1), and maybe eight-nine minute walk to Nation, with several lines. The room was clean, neat, reasonably large. Wifi didn't work at first, but they had it fixed within a couple of hours, after which signal strength was reasonable. Two caveats though: 1) no A/C, just large windows which, if left open, let in all the street noise. In August you'll need to choose between cooling the room and reasonable quiet. 2) No elevator (that we saw).

Good value for short stays

We stayed in hotel le twelve for one night before taking the train to Disneyland. We only checked in around 11pm and left the next morning. The room was very small but clean and had fresh looking furniture. It was not luxurious (pipes visible, etc) but it was clean and we had all the comfort we needed. Bathroom was small but clean, and the shower was good. We had some hassle with the wifi at first but eventually got that working too.
We stayed in a room on the 4th floor and there was no lift, which was not a problem for us but people should be aware of this when they are booking.
Overall, good value and I would recommend for short stays.

Location and staff make it worthwhile.

Overall we enjoyed our stay at Le Twelve. Being half a block from the metro, line 1 at that, made getting anywhere very quick even though the hotel itself is towards the edge of town. Staff were extremely friendly and helpful. I really appreciated the effort they made to assist us.

Condition of the room was somewhat disappointing. Bathroom had an overwhelming mold smell and a large hole in the ceiling. A large spider had been squished by the wall mirror and left to dry with it's legs sticking out the side. Clearly visible and should have been removed/cleaned. Our friend's room was much more polished. They seem to be making some steps to fix the issues. No bed bugs. Always a plus.

Would stay again. Might request a different, more completely, renovated room next time.

The hotel was one of the best I stayed in Europe for its budget price. Although does not have an elevator, the staff was super friendly n helpful with everything I needed from directions to help with the luggage. Cleaning service everyday, flat screen in the room n free internet were a great plus! The location is very good, just a few meters from the Metro station. Win-win!

Good location but very small rooms

No Restaurant, no receptionist after 12, no parking, very very small and old rooms, very loud and it's like the people from the top floor are walking on your head.

Too bad minimal conditions

Except for the staff that were ok,. . . room door extremely hard to open, sink problems, NO AIR CONDITIONING for the too tigh,small, hot room . . . no air inside the room, NO REFRIGERATOR and no air conditioning in the Hotel at all !!!
Camping could be better choice for the price !
Be aware of the NOT REFUNDBLE business, because this is the first thing you have in mind when get to the Hotel.

Hotel Le Twelve, Paris

Very convenient for the Metro Station of Porte de Vincennes. Helpful staff. The rooms are smaller than they look on the website but fine for a short stay. Convenient for Gare De Lyon - 3 stops on the Metro. There is no lift so if you are on the third floor or more you need to be organised!

Staff very friendly. The front desk clerk was nice enough to let me print out my tickets to Roland Garros.

Two stars hotel, should be minus two starts

The rooms are very small, the floor/sealing are very thin so you hear your upstairs guests very loud and clear that makes it unpleasant experience. Unless you stay on the last floor (I think sixth floor) but there is no elevators. The guy on the front desk (I don’t remember his name, he is from morocco) is the only good thing about this hotel, he is very nice and will do anything to accommodate you. I will not recommend this hotel to anybody.

Good residential location, ok room

Hotel is a bit far from main Paris attractions but is in a charming part of the city with a great market on the weekend. Room was basic, clean but the hotel was a bit noisy.

Le Twelve in Paris

Says exactly what it says on the tin! It is a basic hotel, located on the outskirts of the city of paris... I needed access to INSEP so was great for that, but otherwise, i'd stay closer.
It was secure and staff were friendly- though pics of hotel on this website are deceptive.
