Be careful - they automatically charge you 5% service charge (tip) on leaving unless you tell them not to. They don’t tell you about this, it’s only mentioned in t & c’s.

Also was told they couldn’t check me in without photo id.

My favourite hotel room ever! So cool and fun lovely room, unreal bed and love swivel tv in the Junior suite room especially so you can watch from sofa or bed at the perfect angle!!

Staff are always lovely and the pip restaurant is really good.

Air con - heart of city close to shops,restaurants and bars!

The staff were lovely. Room was very clean and the theme carried through to the rooms.

So many little details in the room that made it a unique experience, telly had a greeting message in my name, electric blackout blinds, great amenities in the room.

I paid extra and booked a twin room . But second bed was not made up and there was no bedding . Had to request houskeeping at 10.30pm

Also i had a srvice charge taken from my bank after my stay which was not stated before i booked.
I stop in hotels 4 nights a week all round the country amd i have never had this in 10 years of doing so.
Im afraid i wont be stopping here again. Its a shame as rooms are very nice.

The vibes, the music throughout the building, the decor, the environmental friendly everything, the clever choices of decor etc, the perfect temperature, the perfect mix of nature and modern, the utilities, the bedroom, the view, the ropes, the slippers, the attention to detail, the quality of the free hand soap, lotion, shampoo and conditioner and the freebies in the room. Love the 247 Grab and Go selection and room service.
Loved the vast range of choice at breakfast, both for food and drink. Loved that the staff went up and beyond and made me feel like I was the only girl in the hotel, (and I can put money on the fact that they made every single guest feel like that!!). Nothing was a problem and their patience, professional yet down to earth, accommodating nature was second to none!!! AMAZING!From the minute we arrived, to the minute we left,I was truly in ore and just mega impressed. Special shout-out to the night Receptionist/s, security, morning Receptionists, Manager, Majid, (hope the spelling is right AND the name haha),the man with red dreads, all the morning staff to be fair and all the morning bar staff.Couldn’t do enough and I was able to have my dream breakfast, because Majid made me modifications possible with no trouble whatsoever, adding smoked salmon, smashed broadbeans and syrup AND a Valentine’s Day red rose!!! The staff did more for me than my “fella,” and I ain’t even joking!He felt so much shame ha.Thank you!!!

3 night stay in January 2026, Great location just off Deansgate at the shopping end. Nice decor, modern and funky. Staff very friendly. Easy check in. Room was very clean and serviced each day... tea coffee etc in room. Cocktail bar was relaxed and pleasant place at the end of the day. Breakfast choice was very good. Would recommend and stay again. ​The decor is incredibly unique and perfectly captures the hotel's \"Treehouse\" spirit. It is clear that a lot of thought went into the design; the attention to detail across the board was simply perfect.

​Amenities & Dining

​Bar & Restaurant: The atmosphere was lovely and the quality was top-notch.

​The Gym: Having free access to the hotel’s fitness facilities was a fantastic added bonus that really rounded out the stay.

The property is cute and it does feel like being in a treehouse. However there isnt a car park you have to use the one next door which is a private and not cheap. There is no lift in the carpark so if you have a disability you're not going to have fun. Oh Then there are also steps to the get to the lift inside the hotel.
I also booked the king size room, but there is no way that the bed in the room was a king, me and my friend we both have a king at home and the that bed was a double at best, we were almost on top of each other. I brought it up when we checked out, and was told it was a standard uk king and that was that....it definitely was not.
Our room was at the front of the hotel (main road) and there is no double glazing, it was so noisy, especially with the xmas market and all the restaurants/shops across the road.

The room was nice. Very friendly person checking in. I kind of despise the service charge which comes out of your bank unless you say you don’t want to pay it. We didn’t wish for our room cleaning when we were there so our only interactions were check in and check out. I asked if I could reduce the amount to £10 - the girl didn’t seem to happy but credit to the other (maybe senior) member of staff who said of course and also appeared very grateful. Would be better system to have a card machine purely for tips that they have in some coffee shops where on checkout people are free to type in an amount and tap their card. It feels nicer to give from free will.

This is one of the best hotels I have stayed in lately. Everything was exceptional. The place is so comfortable, cute and cosy and the location ideal and the details, oh the details, are just so carefully curated. Even the staff were so kind, they helped me with a sick child into a cab at 3am to go to the ER with such genuine concern. Save yourself the research and just stay here! If there was a Treehouse in every place I went I would stay there.

We loved the room and the whole hotel design.
The only cons was the wait to get into our room - check in at 3pm but when we arrived at 3.45pm the room still wasn’t ready and I had to chase the receptionist at 4.15 when we finally got keys. Breakfast food was good but I had to ask for things like serving spoons on the buffet. Overall good but definitely space for improvement given the cost of the rooms.

Average, breakfast particularly disappointing with very limited à la carte and buffet options. Staff friendly enough, particularly objected to service fee being added to drinks when sitting at bar and the attempt to add another 5% ‘hotel service charge’ to cost of stay when checking out. For the 3 days we were there one of the lifts was out of action which meant with no central staircase we were often left waiting some time for lifts.

The room was gorgeous, large area with seating & a huge TV. Stunningly decorated. The small details such as proper milk in the fridge made the stay. If you’re after a cosy vibe, spacious and relaxing, this is your place. Also super close to the centre & has parking literally next door!

Needed somewhere to stay for a last minute trip to Manchester and saw this hotel. Not a brand i recognsed but i neednt have worried.
The staff were fantastic throughout and the delightful and quirky touches throughout the room and the hotel were great.

We came during the Christmas season and it was beautifully decorated and the staff warmly greeted us as we came inside. The building was well kept with fun, eclectic, and thoughtful decor. The room was charming with wonderful texture and variety in the lighting. Everything was crisp and clean from the lobby to the bedroom to the bathroom. The beds were incredibly comfortable and spacious.
The only marks I would take off would be the shower would splash everywhere while on due to a rather short glass side on only one side. The other was during breakfast one morning I received some large pieces of shell in my eggs. The rest of the food was fine though and no other issues beyond that.
Overall, a wonderful stay and would highly recommend to anyone coming to Manchester.
