1) the tennis court fee and hire is outrageous and should be mentioned that it is chargeable on the website.

2) towel hire is also another annoying part of the holiday. Keeping a “EURO” deposit of holiday money when I then have no use of at the end is just silly.

3) the room above me was getting renovated so wasn’t under construction.

4) the gardeners were outside our room most of the time. Again incredibly annoying and loud.

5) advertising of a “hot tub” on site suggests there is somewhere warmer than the pool available. The jacuzzi was the same temperature and if there is a hot tub on site maybe reception should indicate where this is.

6) room standards are dated and in some cases dangerous, we have the electricity trip 5 times during our stay. Tumble dryer buttons missing, switches hanging off the wall.

Outdoor pool was closed, did not use indoor pool.Pool upkeep was good but water temps in March not comfortable to swim in.Roo. clean up a towel replacement along with bedding could have been better. Staff at front desk were helpful, dishwasher replaced quickly, bonus having small freezer in our unit. Good size room, kitchen area. Coffee mugs and larger glasses.along with a few more kitchen utensils would have helped. No ventilation in washroom, heating worked well. TV was very small but range of stations was excellent. Golf course and tennis courts on site were good unfortunately tennis courts had no pickleball lines. Not sure what programs were offereed for families.

Property is well maintained in the communal grounds area Staff are polite and helpful Reception area clean.
3 bed superior apartment nicely decorated and clean on arrival, however the bedrooms could benefit from a thorough clean to remove dust. Also ,however some appliance's microwave and toaster , smoke alarms did not work so had to be replaced , when the reception was alerted about this problem Maintainance people arrived immediately to the property. Problems with linen, brown blankets in wardrobe need to be cleaned as they are filled with dust mites and are not usable. Some linen have soiled stains also so need to be replaced and cleaned. Issues with the apartment configuration as bedrooms are downstairs and kitchen is upstairs. This makes it difficult for people with mobility problems as the stairs do not have railings and this makes it difficult to go up and down the stairs , However once upstairs the decor , amenities are very nice and there is a large balcony with a dining table outside . Also a dining table for 6 people inside and lots of cutlery, pots and pans. Also beware of the electrical problem , the electricity will trip and cut off if there are too many appliances being used. So when cooking , turn off the lights upstairs and downstairs. Apartment was very cold and had to use the AC heater in all rooms, all ACs work very well. Apartment has a washer dryer which is very helpfully. All bedrooms at the back had patios with tables and chairs which was a bonus.

Property was not at beach front. But we knew this already. Property overall looks nice from outside and landscaping is great. But what really matters is amenities in the apartment or villa.

Main concern is block A accommodation is outdated with poor amenities.
Kitchen sink was clogged and staff did not take care of it.
Predated coffee machine was provided. We asked for pod coffee machine but was not provided.
Cleaning was not done on dedicated cleaning day. Towels were not replaced on the cleaning day.
Few lights were not working.

Unpleasant experience. Avoid the stay.

We rented a 2 bedroom apartment and unfortunately it was full of black mold (in many places). As much as we enjoyed the size of the unit, we think that it needs some renovation. I wish we were given a more updated place. Or at least a \"mold free\" unit. It rained intermittently our last 3 days there and we started to have a leak in our living room the day before we left. We let the reception know but I don't know if they were really concerned about it. The outside of the property is well maintained. The \"health club\" is pretty pathetic. If you like going to the gym, this one will disappoint you. It's very small, there's very few machines and they are rusty... Serious renovation/upgrades needed there. The indoor pool is pretty depressing and there's no jacuzzi. The customer service is very poor. The other amenities like golf and tennis are good options but they should give a better deal on the golf fees for the hotel guests. Tennis will cost you about 15 euros/hour if you wish to rent a court

I booked a standard room. It was very disappointing. It hasn't been touched decor wise since it was built in 1986 and the apartment was nothing like a 4 star quality, more like 1.

We waited an hour queuing in reception - there were 2 receptionists but one was obviously new and needed a lot of guidance.

Then to arrive to our apartment. The decor is very tired, it's something out of the 70s/80s and hasn't been touched since then. There was air con but only in the lounge (although you couldn't change the temperature) and bedroom, there is no air con in the second bedroom.

We had to put the sofa bed up although it lies at an angle (again not replaced since the 80s). There were no sheets for the bed. Also no toilet rolls even though it was advertised with toiletries included.

We went to reception to complain because there is no phone to call reception and they don't answer if you call from your mobile.

The receptionist tried to help. She said she would speak to her manager and see if she could move us to another apartment. She said she would call me on my mobile so we went out to eat dinner with our 2 small children. No phone call! So when we got back, we went to reception and no news. She phoned her manager again and the deputy manager. 5 phone calls later as they didn't answer! She said there is a 1 bed apartment that we could move too, which is superior. We are a family of 5 and had booked 2 bed - it was better but don't stay. They need to renovate!

The apartments are spacious and contains equipment to cook your own meals if you need to.
However, they are tired and need updating. A small shower over the bath but hot & powerful.
We wouldn’t return here unless the t had been updated, I’m guessing in its hey day it was a beautiful place to stay.

The apt was not clean, it was supposed to be a 2 bed superior.

The floor was filthy our feet were black.

Had to go to reception ask for safe key which they could not find, had to carry our money etc around. 2nd day went back & asked again & safe got key.

Went to reception again & there was no table on patio area only chairs.

There was no fly net up at patio doors.

The doors were very old & difficult to open & lock.

Had to go back to reception five days into our holiday as no cleaning had been in.
When she did clean she never wiped sinks, toilets, shower rooms, just mad the bed & washed the floor, they have soap dispensers in bathroom on wall & shower wall both empty.

Pool area - bins had holes in so any rubbish fell through in & the bins were rusty not fit for purpose.
some sun beds were broken.
Only saw pool being checked once; pool guys came in the afternoon & wondered around.

On one evening the sun beds & umbrellas were not put down, in the morning the umbrellas had fallen all over the pool area due to be windy the evening before.
Pool toilet had no light as you walked down the stairs into the toilet, the toilets were not very good.

The sun beds were dirty never washed down.
There were 6 lads in three different apartments , playing loud music, swearing & drinking, no one spoke to them disrupting other paying guests, disrespectful.

One good point The grounds are kept lovely especially by reception area.

I wish I had taken photos now.

When we arrived, we drove around for 20 minutes trying to find the check-in desk. Once checked-in, it was difficult to find our unit as it was dark and the lighting of pathways was poor. We did finally find our apartment which was spacious and included a full kitchen. The villa had a strong musty/mildewy smell. We immediately noticed the unit was in need of a major overhaul. Both toilet seats were damaged and obviously in need of replacement. There were other things in every room that needed to be remedied. The beds were uncomfortable and pillows flat. We would not stay here again.

Good location and the apartment was a good size and had all necessary amenities. However, the furniture is badly in need of updating as the couch was worn out and extremely uncomfortable. The bed was very hard. Cleaning was hit and miss. Lots of little maintenance items need taking care of.
Sent an email to the property describing all these issues but never heard anything back. .

Family of 3 had an amazing time at the property. Really well impressed with the kitchen gadgets provided. Some board games available too which were a plus. Property had dishwasher, washing machine and heating. Will certainly book my next year’s annual visit to the Algarve at the Balaia Golf Village Resort.

Absolutely fantastic self catering accommodation, our apartment overlooked the driving range, very quite with a really nice small pool near by. Well stocked and maintained apartment on a nice quiet site conveniently situated for surrounding golf courses. Not much very close and everything was an UBER ride away but would reccomend for anyone travelling to the Algarve for a golf trip, fun little par 3 course on site and loads of fantastic courses within 20/30 mins. Albufeira is a bit lively but found some nice restaurants and the beach is really nice, I will definately visit this site again

Excellent base, quick 10 mins Uber ride to Albufeira Old Town, plenty of great dining options within walking distance too. Plus onsite restaurants which we didn’t try as wanted to eat out.
Resort has six generous pools, we tried them all, our 2 bed apartment was single story and our patio was right next to one of the pools. Had our own deckchairs which was heaven! Apartment was a little dated and decor could be modernised a bit (apartment 418) but it was immaculately clean and had everything we needed. Perfect base for families. Would definitely come back to Balaia! We had such a chilled week!

The conditions of our rooms were beyond horrible. Mildew all over bathrooms. Torn linens on the beds. This was not acceptable and made for a very uncomfortable stay. One of the rooms was definitely better with clean linen and the place itself was well kept. The other room was not clean. The drawers were hanging off hinges, Ants everywhere we had to actually buy cleaning products to make the stay bearable. The comforters were ripped and smelled horrible, pillows were terrible and we had to cover them with towels to be able to sleep on them. The kitchen was old and greasy. We were very upset with the conditions of this room. The staff were fine but not very accommodating.

This property is like if a private equity shop bought a nice resort and then ran it into the ground by doing everything possible to cut costs. We arrived at check-in at 4pm and couldn’t check into our room until 5:45pm. On our checkout day, the housekeeper rang our doorbell at 9:45am so that she could turn over the room for the next guest. The Turkish bath, sauna, and steam room were broken when we were there. All of the amenities they offer cost an additional amount (tennis courts, golf range, bowling, bicycles) that’s above market rate. Our room also did not have soap, shampoo, or conditioner. The windows didn’t have screens on them so we had a lot of bugs in the room including ants. The one plus was that there was a wash machine in our room and it was about a 10 minute walk from the beach.

We stayed few days in July mainly as has golf course , lovely resort , great for a chilled out break , clubhouse lovely just a pity isn’t open later in evening , restaurant mmmm , it be a no from us , went first morning for breakfast, the drinks area overrun with ants but girls serving must be used to it as nobody seemed to do anything about it. So was a no to eating there , shame as not much in way of restaurants immediately beside resort , we did found if you turn right at hotel entrance and walk 10 mins this takes you to busier area with restaurants bars. Apt fine , a little dated but clean enough , again outside terrace area was overrun with ants ,,, pools were lovely, as were snack bars and staff serving , never to crowded and water very clean , pool attendants great as very laid back , all kids we seen seemed to have great fun with inflatables , will definitely return, bear in mind this is very large resort we landed lucky to be quite near entrance and pool but a good walk if you further back. Apt 111 near reception got sun most day on terrace and pool 2 min walk , spar and a supermarket both just outside entrance . First visit portugal loved it , they also have uber which is great , 33 euro, faro airport to Balia resort, uber pik up to left of airport exit, behind outside cafe , Golf 60 euro a day this included hire of clubs shoes , you could play all day if wanted ,my hubby went out around 9am and played course then back at 3pm for another round(closes at 6) .

They were very accommodating when I had an issue. Small supermarket/cafe within complex as well as a spa/salon. Very quiet. Short walk to restaurants in the area or a 4-5 Euro taxi/Uber to nearby town or 7-8 Euro taxi/Uber to Albufeira. Maria Luisa beach is a 10 minute walk away.

Beautiful but with a room for more improvement

The place is beautiful and relaxing, I could stay there for 2 weeks or more because of how close it is to Praia Da Maria Luisa and to the other shops. The restaurants nearby are also cheap but offers good food - fresh fish and delicious kebabs. Though I’m not a fan of the resort’s restaurant which is the Varanda. Also there’s a lot of lovely pools to choose from. The indoor pool area definitely needs more cleaning and jacuzzi was not working. But overall I like it because of how simple but elegant it looks like. It was not too crowded as well when we got there. Also, I believe that the apartments are like a residential places to rent.

While I didn’t get a chance to play the 9-hole course or use other amenities, I quite liked our 2 BR condo. It was spacious, clean and had 2 usable bathrooms. The decor and overall property showed its age but it served our purpose as our Albufeira hub admirably. We appeared to be the first occupants of the shoulder season so had to air out the condo. Cleaning crew came twice during our stay. There’s an on-site grocery and cafe that is convenient if you need to stock up. Dining options are within walking distance including couple Indian restaurants! Beach is nearby as well and getting to other parts of Algarve is convenient as well. Apartment had 2 nice sit outs out back that we didn’t use on this trip.

The beds are terrible. Hard as rocks and the pillows are unacceptable. Time for the Balaia rentals to get decent beds and bed sheets and blankets. I will not stay there again .

The reception staff were fantastic, super friendly and helpful, nothing was too much trouble.

However, all the outdoor pools were unheated and freezing. The indoor pool was tiny and run down. The jacuzzi was lukewarm. The sauna & steak room were being used as a storage facility. The gym was very run down, tiny and did not resemble the photos on Expedia or resort website one bit! The food in the restaurant was appalling - do not put yourself through it! €18 for evening buffet is an absolute joke for what was served. Poor quality food, no labels saying what each item was, limited availability of food and it was cold. We stayed in a superior 1 bed apartment, this was also a great disappointment. Compared to photos online we were put in an older run down apartment that looked nothing like photos we made the booking based on. The bedroom was also damp as well. We asked to see another room and they deliberately showed us one that looked out onto main road that had a fly issue out the back so that we wouldn’t move. All in all, very disappointing - especially for the money we paid! Definitely expected better.

Disappointing Balaia Golf Village

Our first apartment although renovated smelled of mould and mildew and had no sunlight. The second room was sunny but not renovated - that is OK but the level of cleanliness in the kitchen, on the headboards, on woodwork, etc. was terrible. The sofa was so bad it should have been thrown out long ago. And since we changed rooms, we were not allowed to have the basket with dish soap so I washed dishes with shampoo!

Wonderful weekend with friends. We all have kids ranging from one year old up to 14 and it's perfect for all. The rooms are clean and spacious with everything provided. Golf course was a bonus. Swimming pools are great and staff at pool bar and clubhouse really friendly. Check in and check out was not so good. Queued up for ages outside in the hot sun before being allowed in. Then staff were not so helpful and friendly but they were clearly rushed off their feet. Overall a great place to stay. Definitely be back!

The apartment was a decent size for two people for a 2-week stay, we were satisfied with the accommodations. The kitchen has the basics and as long as you did not want to cook gourment meals, it had everything you needed. The property can use some maintenance and repairs (windows pulling away from the sills and in need of re-sealing, cracked door panels, worn out cabinet moldings), but this was nothing that lessened our enjoyment. For those planning to stay here, you need t know that you need to provide your own dish soap, face soap, etc. as the property only supplies enough until you can do some shopping. If booking through through Expedia, you get free access to the indoor pool, but you still need to rent towels and buy a bathing cap, so it's not really free. They have a number of nice-looking outdoor pools, but they are not heated :-( . Reception staff is friendly and helpful. Nearest beach is about a 10-15 minute walk away. We would not have a problem staying here again.

The bed at the Balaia resort Was extremely uncomfortable. They brought us a mattress , it was a bit better, but still uncomfortable.

The last week we started getting some type of bite from an insect. We heard that the sand fleas at the golf course can be bad. I’m not sure if that is what it was, but they were very painful. Around the ankles and on the arms.

Relaxing Holiday

Excellent resort all pools ( 6 ) and surrounding grounds very well maintained, stayed in studio apartment it had everything you could need it had nice balcony overlooking the pool , beach about 10 min walk, some lovely restaurants 10 mins walk in direction of Olhos de Agua. Overall excellent stay would recommend.

Great place for a restful and quiet time away. The season around early September is quiet and you hardly hear any of the other guests.
The property was fully furnished. I particularly enjoyed the shower, the water pressure is fantastic. My parents enjoyed access to all the UK channels and could watch their sports.
Would consider coming back here again

Very spacious and spotless. But beds were rock hard, only two mugs, kitchen worktop was in extremely poor condition with several breaks in. None of the basics such as salt, pepper, dishwasher tablets, washing up cloth/sponge were supplied.

The apartment was infested with ants. I noticed them on the second day (we checked in late on Sunday and I saw them Monday morning). They were in the kitchen, hallway, both bathrooms and one bedroom. I trod on lots on the Monday morning. Reported the issue to reception and asked to move. The room they wanted to move us to also had ants so I kept our initial room. The receptionist sent a maid to the room and I showed her the ants and left. She sprayed insect killer and cleaned all the ants except the ones in the bedroom, that remained for the remainder of our stay, which shows that the rooms are not cleaned daily. The next day more ants appeared so I had to go back to reception and ask them for someone to spray them and for the apartment to be sprayed daily. They also left a can of Raid for us. We were sleeping with the smell of insect spray.
There were also silverfish insects that I trod on and a spider appeared when I opened the bath mat to have a shower.

The condition of the hotel was more akin to 3* not 4*

The restaurant food was good and the staff were nice.

Stayed here on many occasions. This time we asked for an apartment on top floor (as last time family was very noisy above us) to be told by man on desk that there is no 2 bed superior apartments on top floor. Strange, as we have stayed in ones before. The first apartment they offered us was in the furthest away corner of resort and as we didn’t have a car it would take us a good 15mins to walk from main entrance each time so we said no to that. The next one was looking right on to main road so we refused that one too. We eventually got one looking on to golf course and it was upstairs like we requested. Our room was not ready until 3.30pm which was a bit of a pain. When first opening balcony door is seemed to come away from brackets. We reported it to reception and it was fixed within the hour.

Stayed in a 2 bedroom villa.
The complex and facilities are excellent, 6 pools all of whcib are good size and suitable for children.
The golf course is a 9 hole and ideal for beginners. All the holes are well kept if a little hard to follow.
Villa itself is a good size, ours was a double 2 singles and a double sofa bed. Some of the villa was starting to show its age but overall we were very happy.

We really enjoyed our stay in Balaia resort and did not want to leave. This resort has everything one needs to relaxation. Staff is really nice and attentive. Resort is very clean and very well maintained. Rooms are spacious and view from our patio was priceless. They have multiple restaurants on premises and a food store, so plenty of options to choose from. I would highly recommend this resort to all travelers and families.

Very warm and friendly people made our stay a fabulous one. Professional caring staff and Carlos the taxi driver that took us and brought us back on our day and night trips to Albufeira and ZooMarine. Weather was also great.
The Balaia is perfect for young family holidays!

I loved the big size of the property, especially the living room - so much room to stretch!

There's also so many swimming pools which is great choice and variety.

The supermarket around the corner is so close and well-stocked!

The only negative is the Children's Outdoor Park - it need more facilities/toys.

Will definitely go again!

Very nice place, lovely people and staff, beautiful area, however there was a slight crack in the bathroom wall and it lead to a mini invasion of ants at night, overall I recommend to anyone to visit here, and I recommend to seal the crack

Apartment was lovely, clean and very comfortable. Cleaners came in every day to make the beds and clean and were always very nice. The apartment had a washing machine, tumble dryer, fridge, freezer, dishwasher, oven and hob so plenty of appliances but could have done with more pots and pans as they were very limited. Didn't effect our stay very much but would have made breakfast time a little easier. We will definitely be going back

This is my 3rd visit to Balaia and I'm never disappointed. Beautiful surroundings kept immaculately cleaned. 6 pools to choose from, lovely restaurant and bar. Apartments are spacious and well equipped. Staff are very helpful and friendly.
