Nicely refurbished rooms but no heat in the room so was given a small space heater?? Then mid afternoon the music started beneath us, we were told by the front desk the party would finish between 5-6pm. At 7pm it was still going strong. Music so loud no TV could drown it out and the floor vibrated. We asked to be moved, which was accommodated but only to a smaller queen size room (we had a king) - no compensation and no apologies. Would not stay again.

A pleasant experience overall. Mohan at the reception was very professional and helpful. Other staff were also very accomodating and helpful. Breakfast was decent the lady was very efficient and friendly. Hotel itself was in a good location with a private car park.

The room was very clean, and had been recently updated. The staff were really welcoming and friendly, and it was great to be able to take our dog with us too. A bed and water bowl was provided by the hotel for him. The only constructive criticism would be that the room would benefit from a light above the mirror. We wouldn't hesitate to stay again or recommend this hotel.

The staff were all friendly and welcoming. The restaurant was being refurbished so only the bar was available for food which would have been fine but there was a conference on all day and evening which meant most of the bar was closed too. We were told we couldn’t have half of the food menu because of this.
The floorboards are creaky due to the nature of the building which meant when people went to bed at 2.30am it was extremely loud above our heads.

However for £150 a night inc breakfast, id expect a Coffee machine in the room. Nespresso or akin.

Breakfast: coffee machine drink was simply terrible- slow as well. Need a decent fast machine. Ended up asking for a coffee from the bar which had a proper machine. Given free.
Juice was bad as well- watered down package stuff. Over done the water ratio. Rest of the breakfast was adequate- nothing special.

Venue: lovely location with free parking.

Three star rating that could be Four with a bit of attention to detail.

The hotel is quite old, and the water pipe in the bath leaks. There’s noticeable mold on the carpet floor, and a construction site outside makes it noisy at times. The one redeeming feature is the excellent service from the staff—they were friendly and very professional.

We were in a refurbished room which was very nice. The only complaint is that the pillows were very hard ... a couple of softer pillows would have improved our night's sleep. Bit of noise from the upstairs room when the occupants left at 5am but not much that can be done about that!!!

Unfortunately the property is being refurbished and it seems new ownership still learning all that is required.
Our room was excellent with everything required for a short stay.
Unfortunately the breakfast area lacked atmosphere and little can be said regarding the variety and availability of food available.
Whereas the bar area and temporary restaurant areas were acceptable, it was necessary to eat in the bar area as the dining area lacked any heating. Also, whereas the food was freshly cooked, the menu had little to offer.
The management did recognise there were issues and emailed guests with apologies, perhaps some form of recognition should be considered whilst the refurbishment continues.
Having said this, I am sure this will eventually be an excellent place to book for a Canterbury visit.

One problem, and this is not your fault..., the room next to us had a man snoring all night, which sounded like someone trying to start a motorbike, then in the room directly above, the person sounded like they were either building a boat or putting together flat pack furniture, from 19:00 to 06:00 in the morning..., so I didn't get a lot of sleep..
Everything else was good, the staff were excellent..

The hotel is being refurbished atm but our rooms were very nicely decorated (& clean), as was the hotel bar area.
Free car parking on-site.
Lovely building & grounds but still close to Canterbury town centre.

Only possible downsides
- refurb of restaurant not finished yet but hotel clearly communicated this before we went...
besides, it's only 10 minute walk into town anyway which has lots of bars and restaurants.
- tea & coffee in room but no biscuits 😉

My check in was Wednesday at 3pm but I arrived at 12pm on the day of my sons graduation on the 17th of September and the young man on reception was so accommodating in going out of his way in providing me an area to get dressed and freshen up after my 5 hour drive. Pleasant place about 1015 min walk from town

We stayed on a Sunday evening so probably less busy than many days. Plenty of parking which was free if you registered at the hotel for 24 hours from arrival so we had time to visit the cathedral on the morning of our departure. Staff were welcoming and we were pleasantly surprised to be upgraded to a modernised suite. King sized bed was very comfortable. Breakfast was sufficient with a fair degree of choice but would have been great if coffee machine available for more choice than just filter coffee.

All the staff were very friendly, but not too attentive - especially at breakfast, as anything not already out in the buffet was a \"challenge\" to order. We received a message on the last night of 4 from the manager asking to let him know about any issues - that would be better to send on the first or second night? No requests about holding a loyalty card, but that could be due to booking via Expedia.

We paid extra for an executive room but it didn't meet the description. A good sized room with quite a lot of it as empty space. On our last morning there was no hot water for a shower for which an apology was not offered. The corridor carpets are \"mended\" with tape. Not great value for money.

Comfortable stay in newly renovated/built room. Ten minute walk to the city with plenty of free parking. Room was similar to a Premier Inn but was brand new. Breakfast was not included so we didn’t try it, but there is a Waitrose and a. Tesco Extra about a ten minute walk away. Only downside was that there is currently major construction going on at the hotel so 8:30am on the dot we were deafened by loud noise.

We loved staying here. It really had a mix of modern and historical. Felt like a proper English hotel and had a tub in our room!! Hard to find in Europe. There was some construction but it wasn’t impacting our experience and it’s obvious they’re reinvesting in the property and up keep which makes me know I would want to stay there again in years to come.

+ Well located near centre, free parking. Excellent friendly helpful front desk girl (eventually).
- arrived and noone around , notice to call 0 , noone answered. No one in bar. . After a while and deciding to at least find loo bumped into clearly overworked \" do it all \" girl. Pity cos she was extremely helpful eventually - re buses , petrol station etc.
- big minus. Our room was on 3rd in roof . Corridors extremely hot and so was the room. Aircon in room refused to reset from 24c. Opened veluxs - was well into the night before room reached a suitable sleeping temp.
Hotel seems to be having work done (restaurant wasnt available for instance) and by general appearance of common areas and corridors, not before time.
We had only chosen it as suitable and reasonably priced stopoff for Channel Tunnel for which it proved ideal simple drive in morning so on balance it did what we wanted without being anything to write home about.

The hotel building is beautiful inside and out, with historic charm and tasteful decoration. The room was a good size.

However, sound insulation was extremely poor. Noise from adjacent rooms, the corridor, upstairs, and downstairs was clearly audible. The floors squeaked heavily, and even placing cushions under the door did not help. Guests with children and a dog arrived next door late at night, making it difficult to sleep.

The room had a low ceiling, small windows that barely opened, no air conditioning, and was very hot. A fan was provided in another room I was offered, but it was closer to loud kitchen ventilation pipes, which continued running past 11 p.m. I had a very poor night’s sleep.

At check-in, I was told a vegan English breakfast would be available, but only bread and baked beans were offered. Also, the hotel is under refurbishment, which was only mentioned after booking.

Due to the noise, lack of ventilation, and misleading information, I would not stay here again.

Nice old hotel with modern skin

A very cool old hotel that has been around since the early 1800s (I guess it operated as a hospital during WW2 which I found very cool).

It was crazy hot and it has no AC but staff was accommodating and made it as nice as possible.

It’s a short walk to Canterbury castle, and it’s a nice stroll through the neighborhood.

We would stay here again.

One side of the property is very dates, we had a family room basically in the loft with no AC or fridge, it was 40 degrees in our room and we could barely sleep.

Next night we changed rooms to a newly renovated room and it was way nicer and more modern.

Staff were friendly and helpful and understood our concern and we had no problem switching rooms.

Scaffoldings obstructing the views

The hotel is refurbishing so there are scaffoldings near the windows of many rooms - I saw many guests complaining about this as well. This was not explicitly said before booking, so because of that, I am giving it 3 stars. It was quite clean though, and very close to the town centre.

Staff were all great - super polite, friendly and helpful. Room was spotlessly clean and parts looked recently painted. Lovely large towels. Overall however the room needs renovation. Was delighted with the vegan choices for breakfast and the hot breakfast was well cooked and tasty. Hotel is currently undergoing renovations and this does impact on facilities. The areas done (reception and bar area) look great but our bedroom windows were in a terrible state and the view mainly of scaffolding. Also the hotel is set back from the road and the signage at the entrance is missing, so it is difficult to find the entrance from the road.

An aging property going under refurbishment. We stayed in a pet friendly large upgraded room, with a view of the front garden. The hotel is set back from the main road, so very peaceful. Within a 10 min walk of the city, so an excellent location. We thought the price per night on a BH weekend was competitive, which included a good breakfast and free parking, which many of the other hotels charge for, these days. Very welcoming and friendly staff.

The position is great and the decoration good. The reception staff were always helpful.

However, the bed was a small double and very hard and uncomfortable. Also, there was a noisy fan sound from somewhere that woke me up.

I realise that beds are very subjective and the noise may only be localised but it affected me.

This does not take away from the location or service. Also, the rooms were very well finished and the styling thought about.

The property is outdated (the smell reminded me of my grandma's house- definitely not a bad smell, but an \"old\" smell) except for the ground floor which seems to have been recently renovated. Walkable distance to the city center, though some may say it's slightly far away (10 minutes). For the price I paid, it was good value.

Abbots Barton Hotel = perfection! From check-in to check-out, everything was flawless. The staff? *Chefs kiss*—so attentive and genuinely lovely. Pro tip: Order the room service pizza at 3AM (trust me, it’s a crispy, cheesy lifeline 🍕✨). Location-wise, it’s a dream—just a short stroll to Canterbury’s heart, but blissfully quiet. Comfy rooms, zero complaints. 10/10 would recommend to anyone visiting!
